Why I compile Pag-IBIG’s listings and add to my database

I compile listings of Pag-IBIG foreclosed properties and add to my database to make it easy to search and find your preferred property.

I do this because it is so hard to search Pag-IBIG’s website.

A friend of mine even said they should fire whoever is responsible for the changes made to their website.

But don’t take my word for it.

Go ahead, try to search for all properties in a particular barangay or village or subdivision or condo etc. on Pag-IBIG’s website and tell me your experience.

And then try searching for it here and find it in SECONDS using my database (if those properties exist and the acceptance of bids/offers have not yet ended).

However, my database does not have a crystal ball (it cannot read your mind!), YOU HAVE TO ENTER YOUR KEYWORDS TO SEARCH!!! Go ahead, type the name of your target village, subdivision, condo, barangay, etc. below and click “Search”.

Online Public Auction – Buying Foreclosed Properties Just Got Easier (Now Includes Negotiated Sale)!

Pag-IBIG has officially launched the Online Public Auction (OPA) for their foreclosed properties/acquired assets.

This means there is now a more convenient way to submit bids/offers, no need to visit their branches or send via courier.

Please take note of the updated buying procedure in the Invitation To Bid/Guidelines for each tranche.

The same online facility can also be used to submit offers for properties under negotiated sale.

However, Pag-IBIG’s website still has a lot of room for improvements.

How to participate in a Pag-IBIG Online Public Auction for acquired assets

Here’s a quick overview/summary of the buying process via Online Public Auction:

1. View the list of Pag-IBIG foreclosed properties for sale included in the auction and identify the property or properties you are interested in. Take note of the PROPERTY NUMBER.

2. Do your due diligence. When you find a property that you are interested in, you need to do a reasonable amount of due diligence (property inspection to see extent of repairs needed, check if there are any illegal occupants, checking the titles/tax declarations for any problems, etc.). Always keep in mind that foreclosed properties are for sale on an “As-is, where-is” basis.

4. Register for the Online Public Auction – Bidders are required to register online on this page (also includes requirements):

5. Submit sealed bid – As I write this, bidders can submit their bids online as follows:

  1. Go to Pag-IBIG’s official website: https://www.pagibigfundservices.com/OnlinePublicAuction/ and search for your target property. Click the “Submit Offer” button and follow instructions. Bidders can only submit bids during the duration of acceptance of bids (The “Submit Offer” button will NOT be available before/after the period of acceptance of offers)
  2. Go to Pag-IBIG’s Property Finder Page: https://www.pagibigfundservices.com/OnlinePublicAuction/ListofProperties/PropertyFinder. In the drop-down under “Search By”, choose ROPA ID and enter the PROPERTY NUMBER of your target property as listed above and click the “Search” button. You will see details of your target property with the “Submit Offer” button. Click the “Submit Offer” button and follow instructions. Bidders can only submit bids during the duration of acceptance of bids (The “Submit Offer” button will NOT be available before/after the period of acceptance of offers).

6. Opening of sealed bids shall be done as per schedule. The results of the sealed public auction shall be released and posted at Pag-IBIG’s official website. Winning bidders shall also be notified via email and SMS.

7. Winning Bidders Payment of Bid Bond – As per guidelines: “The winning bidder shall be required to pay a DOWNPAYMENT equivalent to five percent (5%) of the BID OFFER, which shall be paid within five (5) working days from the receipt of notification. It shall be in Philippine Currency and may be in the form of cash or manager’s check payable to Pag-lBIG Fund.”

How to Buy Pag-IBIG Acquired Assets for Negotiated Sale

Note: They now have a “hybrid” procedure for buying via negotiated sale. This is through online submission of bids, and also through the old manual submission process. See details below.

1. Online submission of offers now available for Pag-IBIG Foreclosed Properties For Negotiated Sale

I noticed that starting last May 2025, the latest batches for negotiated sale already has a “Hybrid” implementation.

This means interested buyers can now submit offers online (similar to how to submit bids using Pag-IBIG’s Online Public Auction), while still allowing the manual submission of offers.

For example, here’s an excerpt from Batch # 15259 Invitation to submit offer:

“Online Submission of Offers

4.1. Online submission of offers will be implemented for Retail Sale.

4.2. Interested buyers must register at the Pag-IBIG Fund website to get the Buyer ID needed to submit an offer. For those already with Buyer ID, no registration is required. The registration will require one (1) valid ID of the buyer (if individual buyer) or authorized representative (if company/corporation). The Buyer ID shall be issued three (3) working days from date of registration. Hence, registration must be done at least three (3) working days prior to the cut-off date of acceptance of offers.

4.3. From 12:00 a.m. on May 20, 2025, to 11:59 p.m. on May 24, 2025, the buyer shall enter his/her/its offer for the property at the Pag-IBIG Fund Acquired Assets page in the Pag-IBIG Fund website.

4.4. The buyer, using the Buyer ID may view the Status Tracker on Acquired Assets Webpage at the
Pag-IBIG Fund website.”

Important reminders for interested buyers

1. Pagibig does not accept reservations thru Real Estate Brokers/Agents

This was announced in Pag-IBIG’s website last September 30, 2019, and I noticed they also removed their list of accredited real estate brokers. They advice interested buyers to coordinate directly with the Acquired Asset Management Group or with the nearest Housing Hubs. Be very careful with real estate brokers/agents who are selling Pag-IBIG foreclosed properties, they are not authorized and you might end up getting scammed! Refer to the articles below for more info.

2. Pag-IBIG foreclosed properties are all for sale on an “as-is, where-is” basis

3. A big number of properties on the listings are occupied.

In summary, we do not recommend buying occupied properties, even if they can have big discounts.

Also, if you buy an occupied property, there is a risk that the occupant will cannibalize/vandalize the property, just like this one: Occupied Pag-IBIG acquired asset cannibalized/vandalized by ex-owner

4. Do your due diligence before submitting a bid/offer.

5. Check for new Erratum/Announcements.

Please refer to the notice from Pag-IBIG:

“Interested parties are encouraged to visit Pag-IBIG’s website, https://pagibigfund.gov.ph/acquiredassets.html five (5) days prior the actual opening of bid offers, to check whether there is any erratum posted on the list of properties posted under the sealed public auction/negotiated sale.”

What are Pag-IBIG Acquired Assets?

Pag-IBIG acquired assets are properties that were repossessed by Pag-IBIG because the property owner (who financed the purchase through a housing loan from Pag-IBIG) was not able to pay their monthly amortizations for at least 3 consecutive months.

Typically, non-payment would trigger the foreclosure process.

If the borrower is unable to catch-up with payments (or is unable to restructure the loan), the property will end up in a foreclosure auction that shall be conducted by the Sheriff at the City/Municipal hall where the property is located.

The lending institution (Pag-IBIG or HDMF in this case) will end up as the winner of the foreclosure auction by default if there are no other bidders, and the redemption period begins once the certificate of sale is annotated on the title.

The redemption period (1 year for individuals, 90 days for corporations) gives the borrower a chance to redeem the property, where they have to make a full payment before the redemption period ends.

If the borrower is unable to redeem the property, then the property will end up as a Pag-IBIG acquired asset or foreclosed property and they can proceed with transfer of ownership from the borrower to Pag-IBIG.

This transfer of ownership is often referred to as the “consolidation”, which can take a long time, depending on the completeness of the documents and other requirements (for example, payment of real estate taxes, etc.) needed for the transfer of ownership.

Other things to consider

Here’s one tip I want to share. If you buy a property from Pag-IBIG, and you are already authorized to move-in, make sure to move-in and take possession as soon as possible.

This will help you avoid the problem encountered by an OFW who cannot move-in to the Pag-IBIG foreclosed property they purchased.

They cannot move-in because Pag-IBIG turned over the property to another buyer. Watch the video for details.

Frequently Asked Questions (FAQ)

1. How to avail Pag-IBIG acquired assets? How to buy via auction/ negotiated sale?

You can refer to the video and text summaries above. You can also read the bidding guidelines/invitation to bid for more detailed information, please download a copy from the table of schedules above (with red download buttons).

Note: Each schedule/listing of properties for auction/negotiated sale will have its own guidelines/invitation to bid, which also contains the list of properties for sale.

2. Can I get Pag-IBIG financing for Pag-IBIG foreclosed properties/acquired assets?

As a general rule, you can finance the purchase of Pag-IBIG foreclosed properties/acquired assets through a Pag-IBIG loan. This applies to buying via public auction and negotiated sale. Details are included within the guidelines for each tranche/publication batch. If you have questions, contact Pag-IBIG directly through the contact details specified in each of the listings above.

3. Where/how can I find a Pag-IBIG foreclosed property that is not on any current list/schedule?

It might be included in an upcoming schedule/listing. It’s also possible that it is not yet for sale (Ex. The property needs to be appraised, the redemption period has not yet lapsed, etc). It is also possible that it was already sold in past schedules. Please call Pag-IBIG directly to inquire. I highly suggest that you call the designated contact person(s) in other listings/schedules for the same location of the property/ies you are interested in.

4. Can you help us find Pag-IBIG foreclosed properties within my preferred location/city/village/budget, etc?

We can no longer give assistance as brokers because Pag-IBIG no longer allows brokers/agents to sell their properties effective September 30, 2019.

However, I created a tool so you can find properties easily and “Do It Yourself”.

You can search our foreclosed properties database where you can quickly find properties in your preferred location (search for the city, subdivision, village, condo name, etc). You can even filter to only include properties withing your target price-range/budget, and also exclude properties that have illegal occupants as indicated in the listings from Pag-IBIG.

5. What does it mean if a Pag-IBIG acquired asset is “OCCUPIED”?

An “Occupied” status/remark means the foreclosed property has illegal occupants, and the buyer will have to eject the occupants. We also received feedback that some properties that are listed as unoccupied can turn out to be occupied.

2. How to avoid foreclosed properties that are tagged as “occupied” – This is now easy with our “Foreclosed Properties Database”. Here’s a step-by-step on how to do this: How To Exclude Occupied Foreclosed Properties When Searching Our Foreclosed Real Estate Database

If you find out that a property is occupied, my advice is to forget about that property and move-on to other available properties that are not occupied.

6. Who do I contact to inquire for Pag-IBIG foreclosed properties?

Please contact Pag-IBIG directly through their designated contact person(s) for each schedule/listing of properties for public auction/negotiated sale. The contact person(s)/contact details can be found inside the listing/bidding guidelines above, and also within the details for properties inside our database.

7. Can I buy Pag-IBIG foreclosed properties that were not sold during a previously scheduled public auction/negotiated sale?

Yes you may, but you have to check if a property is really still available and was not sold during a previous schedule (you have to contact Pag-IBIG directly to check). To give you an idea, here’s what can happen to properties that are not sold (This is based on Pag-IBIG circular 428):

1. If a property is not sold sold during the 1st auction, it will be included in a 2nd auction (you have to check each new schedule/listing to see if your target property is included).

2. If a property is not sold during the 2nd auction, it will be included in another schedule/list of properties under negotiated sale.

3. If a property is not sold under a schedule/listing via negotiated sale, it will be included in another schedule/listing of properties under negotiated sale. They repeat this until it a property gets sold.

8. Can I sell Pag-IBIG foreclosed properties as a real estate broker/sales person?

No, Pag-IBIG no longer allows accredited licensed real estate brokers to sell their foreclosed properties as announced on their official website last September 30, 2019. Details are explained here: Real Estate Brokers/Salesperson are not allowed to sell Pag-IBIG properties

9. Can you please check if a Pag-IBIG foreclosed property from an old list/schedule is still available?

Only Pag-IBIG has information if a property is still available and was not sold in previous listings/schedules of auctions and negotiated sale. Please contact Pag-IBIG directly to check if a property from an old listing/schedule is still available. I highly suggest that you call the designated contact person as indicated in the old schedule/listing.

10. What are the requirements to buy Pag-IBIG foreclosed properties?

To get a complete list of requirements, please refer to the guidelines which you can download above (those in red buttons).

11. We live in a property that is now a Pag-IBIG acquired asset/foreclosed property, can we buy it/apply for it?

Pag-IBIG can give occupants of their acquired assets a chance to purchase the property. They call this a “Direct Purchase”.

With Pag-IBIG’s Online Public Auction portal, occupants can actually submit bids for the property they occupy. See screenshot.

Here are the details as quoted from Pag-IBIG circular 428:

IV. DIRECT PURCHASE FOR OCCUPIED UNITS

1. Direct Purchase shall refer to the purchase of the acquired assets by the present occupant.

2. The Fund shall issue an Invitation to Purchase (ITP) to the present occupant offering him/her the option to purchase outright the acquired asset or to lease the property with option to purchase later.

3. The present occupant shall submit an Offer to Purchase (OTP) indicating his chosen mode of payment, and pay the non-refundable reservation fee. Said reservation fee shall be forfeited in favor of the Fund in case the buyer did not pursue the sale transaction, or his application is denied for reasons attributable to him. The OTP shall be valid for a period of thirty (30) calendar days.

4. The selling price of the subject acquired asset shall be based on its latest appraised value.

5. No discount shall be granted under direct purchase.

6. Once an offer has been made, the buyer must comply with the terms and conditions of the chosen mode of payment under Item VI.1 of this Guidelines within the prescribed period from payment of the reservation fee.

7. If the occupant fails to submit an OTP within the prescribed period from receipt of the Invitation to Purchase, Pag-lBIG Fund may initiate the eviction proceedings.”

12. What does it mean if Pag-IBIG acquired asset’s title is “FOR CONSOLIDATION”?

When a Pag-IBIG foreclosed property’s title (TCT/CCT) is “FOR CONSOLIDATION”, it means it is still under the name of the former owner/original borrower and Pag-IBIG has not yet finished the transfer of the title to them.

The process of transferring the title of a foreclosed property/acquired asset to Pag-IBIG is called “CONSOLIDATION” and it can take a long time depending on the completeness of the documents required for the transfer of the title.

13. What is the difference between Pag-IBIG ACQUIRED ASSETS and FORECLOSED PROPERTIES?

PAG-IBIG ACQUIRED ASSETS and FORECLOSED PROPERTIES are the same. These properties are also referred to as ROPA (Real and Other Properties Acquired). They can also be referred to as pagibigfund acquired assets

14. What does “TCT under abatement” mean? Is it safe to buy?

The BIR has an “Abatement Program” where the taxpayer (HDMF in this case) can apply for the reduction or cancellation of taxes, penalties, and/or interest. This process can take a long time and will affect the consolidation of the title. This is the reason for the following disclosure in the affected listings:

“TCT UNDER DEVELOPER OR UNDER ABATEMENT MAY TAKE SEVERAL YEARS (MORE OR LESS 5 YEARS) FOR TCT TO BE CONSOLIDATED IN THE NAME OF THE FUND”

Since the consolidation of the title will take a long time, this can make it difficult to transfer the ownership if you decide to sell the property. To avoid complications with title transfer to your buyer, you will have to wait for the title consolidation to finish.

15. The Pag-IBIG listing on their website now has a status “Problematic Property” or “Reason for Erratum: For Further Verification”. Why can’t I submit a bid/offer?

When a Pag-IBIG property on their official website is updated with a status like these, it means the property has an issue and it is not available until the issue is resolved. In the past, I noticed the following issues as reason for erratum:

– an error in the listing (wrong address or data)
– property excluded due to invalidity of lapsed appraisal
– property excluded because they will issue an Invitation To Purchase (ITP) to current occupant (Direct Purchase)
– property excluded because it was already sold prior to publication of tranche/batch
– property exclusion due to direct purchase of current occupant prior to auction
– exclusion due to property found to be occupied
– exclusion for proper validation
– reserved by third party prior to auction
– included in settlement plan of developer
– w/ pending or ongoing legal case
– condemned unit
– w/ settlement plan with the previous borrower

Step-by-step instructions:

  1. Search by typing keywords This can include the subdivision, village, condo, property source, and/or location(s), etc. and click “Search”. For example, to only include properties from BFS, include the keyword “bfs”. To include properties in BF Resort Las Pinas, type “bf resort las pinas”.
  2. Use “Advanced Search” to choose preferred price range, lot/floor areas (if data is available), and also to exclude those classified as occupied/no possession.
  3. If you want to view all listings regardless of the source, then don’t enter any keywords related to the property source. Example, if you want to find and compare ALL foreclosed properties then do not use the “bfs” keyword when searching from my example above, and then you will find ALL properties in our database, not just those from BFS.

    1. Hi Jem, suggestion ko tumawag ka muna sa Pagibig para matanong kung sold na yung property na gusto mo. Napansin ko every month nasasama sa bagong schedule ang isang property pag hindi nabenta, pero yung mga schedule twice a week sila naglalabas ng update (bale iba ibang schedule for 1st public auction, 2nd public auction, tapos under negotiated sale… i-isa-isahin mo talaga para sure na hindi mo makaligtaan yung gusto mong property, pero i-confirm mo muna kung sold na ba or hindi.

          Hi Jem, yes, pwede pa rin mag-avail kahit senior citizen, lalu na kung cash ang mode of payment. Kung long term loan, pwede pa rin pero mas maiksi na yung term dahil hindi dapat lalagpas sa 70 years old at time of loan maturity.

          Ang napansin ko lang na additional requirement pag above 60 years old ay yung para sa insurance:

          Insurance Coverage (if applicable only)

          Health Statement Form (Medical Questionnaire)
          -For borrowers over 60 years old
          -For borrowers up to 60 years old, if loans is over P2.0M to P6.0M

          Health Statement Form (Medical Questionnaire) and Copy of the result of medical examination conducted prior to assignment overseas as required by the employment agency

      Baka qualified po kayo, pwede kasi bumili ang occupant ng Pag-IBIG property. Tawag ng Pag-IBIG dito “Direct Purchase”. Eto po yung details na nasa Pag-IBIG circular 428:

      IV. DIRECT PURCHASE FOR OCCUPIED UNITS

      1. Direct Purchase shall refer to the purchase of the acquired assets by the present occupant.
      2. The Fund shall issue an Invitation to Purchase (ITP) to the present occupant offering him/her the option to purchase outright the acquired asset or to lease the property with option to purchase later.
      3. The present occupant shall submit an Offer to Purchase (OTP) indicating his chosen mode of payment, and pay the non-refundable reservation fee. Said reservation fee shall be forfeited in favor of the Fund in case the buyer did not pursue the sale transaction, or his application is denied for reasons attributable to him. The OTP shall be valid for a period of thirty (30) calendar days.
      4. The selling price of the subject acquired asset shall be based on its latest appraised value.
      5. No discount shall be granted under direct purchase.
      6. Once an offer has been made, the buyer must comply with the terms and conditions of the chosen mode of payment under Item Vl.1 of this Guidelines within the prescribed period from payment of the reservation fee.
      7. If the occupant fails to submit an OTP within the prescribed period from receipt of the Invitation to Purchase, Pag-lBIG Fund may initiate the eviction proceedings.

      How to avail or participate in the auctions of Pag-IBIG acquired assets

      This is just an overview/summary of how to avail/participate in a public auction conducted by Pag-IBIG:

      1. View the list of properties included in the auction and identify properties you are interested in.

      2. Do your due diligence. When you find a property that you are interested in, you need to do a reasonable amount of due diligence (property inspection to see extent of repairs needed, check if there are any illegal occupants, checking the titles/tax declarations for any problems, etc.). Always keep in mind that foreclosed properties are for sale on an “As-is, where-is” basis.

      3. Secure forms you need to fill-out and submit when you register for the auction. If a property passes your due diligence and you want to participate in the auction, you need to secure and fill-out related forms from Pag-IBIG. You will submit these when you register to submit your bid offers. (refer to the guidelines for exact forms, and where to secure them)

      4. Register for the auction/bidding – Bidders are required to register at the Acquired Asset frontline counter servicing (venue to be specified per auction) prior to dropping of sealed bid offer/s. Only bid offers from registered bidders shall be accepted and a registration stub will be issued as proof of registration.

      5. Submit sealed bid/proposal – Bidders are advised to submit their proposals together with a photocopy of their 2 valid Identification (ID) card and latest proof of income only on the scheduled date of batch. No proposals shall be accepted earlier or later than the scheduled date. Please refer to bidding guidelines for more details.

      6. Opening of sealed bids shall be done as per schedule. The results of the sealed public auction shall be released and posted at Pag-IBIG’s official website. Winning bidders shall also be notified via email and SMS.

      7. Winning Bidders Payment of Bid Bond – As per guidelines: “The winning bidder shall be required to pay his/ her BID BOND equivalent to five percent (5%) of the BID OFFER and shall be paid within 3 working days after the publication of the winning bidders. It shall be in Philippine Currency and may be in the form of cash or manager’s check payable to Pag-IBIG Fund. It shall likewise serve as the down payment of the winning bidder”

Sa father ko po ito nakapangalan and gusto ko po sana na ma-applyan ito since nakapagmembership na po ako sa Pag-IBIG this year 2020, kaso hindi namin sure kung lumabas o kailan ito lalabas sa Pag-IBIG database.     1. Hi Cindy, sorry to hear your situation. Mas okay po na hindi pa siya lumalabas sa listings ng Pag-IBIG, baka may chance pa na ma buy-back niyo. Suggestion ko huwag niyo na hintayin mapunta sa listahan, kontakin niyo na agad ang Pag-IBIG para maverify ang status at tanong niyo kung ano ang proseso para ma buy-back niyo yung property.

      Naisip ko din na baka pwede niyo bilhin yung property as the occupant. Pwede kasi bumili ang occupant ng Pag-IBIG property. Tawag ng Pag-IBIG dito “Direct Purchase”. Eto po yung details na nasa Pag-IBIG circular 428:

    1. Hi Jay-ar, yes, dapat pwede, assuming dinedeclare mo income mo as a VA and makikita ito dapat sa income tax return mo, yung ITR kasi ang magiging basis ni Pag-IBIG for your capacity to pay. Nagawa na namin ito as self-employed pero sa isang local bank (hindi Pag-IBIG), na-approve loan namin, past 2 years na ITR ang sinubmit namin. Nag check/inspect din sila sa office namin sa bahay during their credit investigation. Malamang ganun din para sayo. Suggestion ko, attend ka nung loan counseling seminar ni Pag-IBIG once mag resume (baka walang schedule dahil sa pandemic, paki check na lang kung meron na) para malaman mo kung ano requirements para ma-approve or pumasa ka sa credit investigation ni Pag-IBIG at qualified ka bumili ng acquired asset nila for installment payment.

    1. Good day Ms. Rosalie, kayo din po ba si Ky Le na halos pareho yung tanong sa youtube comments? Mas madali kasi sagutin dun (andali hanapin yung comments na wala pang sagot). Anyway, eto po sagot ko:

      Depende if kaya pa ng “capacity to pay” based sa monthly income. Si Pag-IBIG ba 40% of monthly income ang maximum monthly amortization (kasama dapat yung monthly amortization niyo dun sa na-unang dalawang property)? If lagpas na sa maximum, hindi na pwede, unless siguro tataasan mo downpayment para maliit lang monthly nung pangatlo mong property.

    1. Naku sayang po, tapos na yung acceptance of offers. Pwede naman po magsubmit ng offer ang representative niyo kung nasa barko pa po kayo, kailangan lang ng authorization or Special Power of Attorney or SPA yung representative niyo.

  17. A lot of the good properties listed by PAGIBIG are occupied. What is your recommendation for occupied properties? Should I wait until they become unoccupied in a future listing?

    1. Hi Joseph, yes, majority are occupied, which is why I added a way to easily exclude them from the database when searching. Anyway, my suggestion is to move on to another property, unless you are willing to talk to the occupant to see if they are willing to leave voluntarily and what would make them agree to do so.     Is the “bid bond” still part of the requirements? I checked the Pag Ibig site and there is no mention of bid bond anywhere on the steps and requirements.

    1. Sabi po sa guidelines, si Pag-IBIG daw ang mag rerelease ng listahan ng winning bidders sa website nila.

  48. Good eve po ask ko lang po nangungupahan po kase ako ngaun dito somewhere in Rodriguez Rizal. Now ko lang po nalaman na ang inuupahan ko pala matagal na po palang forclose may nagpunta po na Pag-Ibig dito sa bahay. Ang sabi po pumunta po kami ng Pag-Ibig. Actually di ko po kaya magbid ng ganung halaga even 10% ng value ng unit pero gusto ko po itong makuha both me and my husband was a member of Pag-Ibig and is very active for how many years. Parehas po kaming may kakayahang magbayad if ever ng magiging monthly payment. Kindly please help me kung ano po pwde naming gawin para mapasa sa amin na po ng tuluyan itong bahay na aming tinitirhan ngaun. Thanks po!

    Avid reader po ako dito and ang dami ko pong natutunan, btw nagsisideline po ako as realty estate agent, ang tanon ko po ay ganto. May client po ako na gusto bumili ng lot somewhere in cebu city, yung ksama ko po sa realty my kakilala po sya na may binibentang lupa bali corporation po, meron 1k+ sqm meron din 4k+ sqm, ngayun po sa 4k+aqm lot may iba pong broker ang may hawak, sa 1k+ naman po ay yun kakilala ng ksama ko ang may hawak. Yung client ko gusto nyang bilhin yun 5k+ na lot, tanong po. May habol ba kame sa broker ng 4k+sqm kung sakaling mabenta, may makukuha ba kame? pano po ang sistema ng hatian sa sale namin, since yun buyer is yung client ko. Sabi ng kasama ko automatic dw na kalahati ang makukuha ng broker na yun give na 3% ng sale ang ibibigay ng owner. swerte naman nya, may batas ba tayo dito?

      Hi Yang, thank you! Regarding your question, palagi namang depende sa usapan yan, walang automatic. Wala din sa batas kung paano ang hatian comm. Ang meron lang ay ang tinatawag na “standard industry practice”. Based sa details, sa tingin ko dapat mag share kayo at si broker ng 4k na lote, since kayo ang may buyer, siya naman ang broker ng owner/seller. Pag-usapan niyo na lang kung paano ang percentage ng hatian. Usually, depende yan sa share sa trabaho na gagawin for the closing of the sale, payment of taxes,transfer of title, etc.

  50. Hi Sir Jay, if our target property location wasn’t posted yet for bidding can we reserve it at PAGIBIG ahead even without its presence sa bidding? We have a constant communication with the original owner kase. Actually, they weren’t living there anymore and at the same time not updated with their payments to PAG-IBIG. And the owner said, that we can get it at PAG-IBIG because they have no interest living there anymore.

    1. Would there be a bigger chance if the original owner will just transfer the ownership to us? So there will be no bidding anymore? Safe na samin talaga mappunta.
    2. Will their pending payments automatically shouldered to us?

    1. Hi Rea,

      Based on past similar transactions, the only way to do this is come up with an agreement with Pag-IBIG, the original owner, and you, where all parties agree that you will assume the mortgage loan and make it current. This means you will have to pay for any arrears/pending payments , and you will have to pass Pag-IBIG’s loan application process (unless you will pay in full).

    1. Hi Kenna, yes po, nakalista po sa bidding guidelines ang mga forms at show money na dapat dala niyo during the auction. Makikita niyo yung bidding guidelines sa taas (yung red buttons).

    1. Sorry to hear your situation Ms. Imelda, suggestion ko po magtanong din kayo sa legal department nila, baka kasi sila na naghahandle ng account niyo. Mas maganda kung mahabol niyo before the bidding. Pag sa bidding kasi, maraming ibang pwedeng mag bid at baka hindi kayo ang manalo.

      Una, if scheduled for auction, dapat available pa up to the day of the auction.

      Pansin ko masipag si Pagibig magsabi through their notices before the auction if hindi na kasama sa bidding ang isang property.

      If yung pinunta ng tatay niyo ay kasama sa auction, pero biglang sabi eh sold na kahit hindi pa tapos yung auction, hindi naman tama yon.

      Sayang naman pagod at gastos para sa pag followup ni tatay. 🙁

      Baka naman po for negotiated sale na yung property? Tama po ba?

      Pag negotiated sale kasi, sabi sa Pagibig website, weekly sila nag u-update.
      Para po hindi masayang ang pagpunta ng tatay niyo, suggestion ko po ay tumawag muna sa Pagibig para sure (nasa bidding guidelines yung contact number). Again, siguraduhin niyo na hindi pa tapos yung auction.

      Hi Mariah, sa pagkakatanda ko sa orientation dati ni Pagibig for real estate brokers, may chance ang occupants ng property na bumili nito. Makipag ugnayan napo kayo directly sa Pagibig para sigurado.

    1. Good day Anjie. Pag bidding, siguradong available pa/wala pang nakakakuha sa isang property na included sa bidding, until matapos yung bidding sa date of bidding, unless may ilabas ang pagibig na erratum na nagsasabi na sold na pala yung isang property.

      Pag tapos na yung bidding, check mo dun sa properties for negotiated sale (visit: https://www.pagibigfund.gov.ph/AA/search.aspx ), at pag nahanap mo dun, tawag ka sa Pagibig para malaman kung may nag submit na ng offer. Goodluck!

      Ibig po sabihin hindi pa nalipat sa pangalan ng pagibig yung titulo. So matatagalan din po ang pagilipat sa pangalan ninyo from Pagibig. Hindi naman po isyu yon kung wala kayong balak na ibenta agad yung property.
