After maintaining a list like this for more than 16 years, I have learned that simple things like pointing an old link to a new address is too much to ask (it is either they don’t know this is happening, or they don’t know this is easy to fix).
Let me explain…
I noticed that most websites are poorly maintained and they often change a page’s address which will result in a “Not Found or Error 404” message.
For others, they will delete a page entirely when the auction/housing fair is over (like NHMFC’s page for their housing fair), which also causes the dreaded “Not Found or Error 404” message.
These could have been easily avoided if they added a redirect from the old web address/page to a new/valid web page/address.
Anyway, what I can do is to keep you updated with the correct links by personally checking each link, and updating the link to the page with foreclosed properties if they change it.
But my faith in webmasters has been restored!
Recently (As of April 2026) I noticed the regularly updated websites have new pages for foreclosed properties, and they redirected their old page to their new listings pages, which is awesome!

Actually, I found a list with over 400 bank websites, but I have to verify each one first before I can add them to the public list above.
So far, the 67 websites in the list above are sure to be working as of April 2026. I’ll continue adding more once I verify them.

Please help me with broken links
As mentioned earlier, bank and government websites undergo changes and end up with broken links.

Why do a lot of websites refer to the properties as ROPOA, etc. Aren’t they all foreclosed properties?
Bank foreclosed properties are also referred to as bank acquired assets, Real and Other Properties Owned or Acquired (ROPOA), Real and Other Properties Acquired (ROPA), bank owned properties, bank repossessed properties, and Real Estate Owned (REO) so don’t be confused if these websites refer to them differently.

Yeah I know, it can be very tiring to search for foreclosed properties on multiple websites.
Just checking if all the websites above are working is already a major task.
This is why I continue to add listings to my foreclosed properties database… so it will be easier to search and find properties that fit your requirements because all of them are in one place.
So far I have added 17 banks/government institutions and I’ll continue to add more.

Search from over 40,000 Foreclosed Properties in the Philippines
To quickly search for available foreclosed properties FROM MULTIPLE BANKS/GOVERNMENT INSTITUTIONS in your preferred location/ village/ subdivision etc., search our Foreclosed Properties Philippines Database below (includes other banks/government institutions in our database).
I only include legit foreclosed properties from official sources (bank personnel and/or official websites), with direct links to verify each listing (PDF and/or original source).
Step-by-step instructions:
- Search by typing keywords This can include the subdivision, village, condo, property source, and/or location(s), etc. and click “Search”. For example, to only include properties from BFS, include the keyword “bfs”. To include properties in BF Resort Las Pinas, type “bf resort las pinas”.
- Use “Advanced Search” to choose preferred price range, lot/floor areas (if data is available), and also to exclude those classified as occupied/no possession.
- If you want to view all listings regardless of the source, then don’t enter any keywords related to the property source. Example, if you want to find and compare ALL foreclosed properties then do not use the “bfs” keyword when searching from my example above, and then you will find ALL properties in our database, not just those from BFS.

Banks cannot be trusted. Someday I will tell you about the big problems in the Philippines that the government cannot see. They are just wasting the taxpayer’s money. And they have to make lots of changes with the law.

Hi Jay, I have a client who sold a condo unit, an ordinary asset, but instead the buyer of withholding the creditable 6% based on Fair Market Value, my client paid for it and filed form 1606. My question is: can he claim the amount deductible from his income tax? What about if his creditable tax exceed the amount of tax payable, can he record in the books as Creditable Income Tax to be applied for the ensuing year?

Hi Cez, As far as I know, the PDIC has taken over Banco Filipino’s foreclosed properties. If you know the previous owner and the TCT number, I can help you look for that particular property at the PDIC. I got myself accredited with them as a real estate broker.

Everything is way overpriced. One must be a fool to pay the prices posted by the banks on their websites. You can way better by going to a place and just asking around for a day or two.
As far as BDO is concerned, they allow you to make an offer if you pay in cash. its just a matter of leverage, i guess, to be able to get to do that.
I think they can give it to you at a much lower price if you do it that way. R. Kiyosaki got a 60,000 dollar property for only 50,000 in cashiers check attached to his offer. I dont see why we cant do it here.
Obviously, not all of the foreclosed properties out there are bargains, it may also be true that a lot of them are overpriced, but I would never conclude that ALL of them are overpriced. It’s just a matter of finding them. This is not for everyone though as this can take some time to do and some sweat equity.

what will I do to verify tct of a foreclosed property when it is not in the LRA? the bank said it is in the process of transferring the tct to the bank”s name. how can i check the tct? many thanks and more power to you!
Hi Myke, there should be a copy at the TCT at the Registry Of Deeds of the city/municipality where the property is located at any given time, even if the transfer is in progress.

Hi Ann, thank you and sorry for the super late reply. Possible na hindi pa nag lapse ang 1-year redemption period kaya hindi pa nila pwede ibenta.
To track down the property details, just note down the exact address, go to the tax mapping section of the city/municipality’s assessor’s office, and ask them to give you the tax declaration number for that property. After that, you can check the tax declaration for the TCT number. Then you can check the TCT which bank the property was mortgaged to, which is most probably the one who foreclosed it.

Just want to share that President Gloria Macapagal-Arroyo signed a new law recently by which individuals with non-titled lands may already apply for a title if they have inhabited the land for at least 10 years (previously 30 years).

Hi, I am a first timer here and I found out that acquired properties are not that great as far as the price is concern. Vechicles are too expensive also. You can find cars at the dealer better than the bank repos. This my own opinion based on what I seen so far. Thanks for posting.

Yes, not all acquired properties are priced below market value. Out of a hundred, you might find only one worth buying. The numbers don’t look promising unless you look at and analyze 100 properties regularly, lets say 100 every week or 100 every month(25 per week). I don’t mean you have to visit all 100 properties, you just have to shortlist foreclosed property listings and then analyze the numbers for the remaining 100 properties that you have shortlisted and see if they are below market value and can also produce a good positive cashflow. If you only analyze a handful or even a dozen of properties and then give up looking at more, it would be very difficult for you to find those great deals. The same goes for repossessed cars.
I think this is the main reason why only about 3% of people who initially venture into real estate investing actually buy their first properties. Persistence is key! Thanks for visiting!

There are no listings of GSIS foreclosed properties. I search for the listings for almost an hour but I can’t find any. I am very much interested to see/read the list because I did not write the location of foreclosed porperties when I attended the housing fair 2009 at Megatrade hall for according the personnel just visit their website.
