More than 2,000 Pag-IBIG foreclosed properties scheduled for public auction this July 2016

A total of 2,669 Pag-IBIG foreclosed properties are scheduled to be part of several public auctions to be conducted throughout July 2016. These auctions will be done in tranches and will be for various Pag-IBIG branches.


For easy reference, I have tabulated the date for each auction, the corresponding venue for each auction, location of properties included in each auction, and the downloadable invitation to bid/complete list of properties included in each auction.

The table with the download links for each invitation to bid can be found below.

The invitation to bid for each auction also includes general guidelines and instructions for bidders and contact details of Pag-IBIG.

The public auctions are to be done through sealed bidding.

In other words, interested parties will have to submit their sealed bids using the official bid forms from Pag-IBIG.

“Can I purchase through a Pag-IBIG housing loan?”

For those of you who are always asking if you can get financing via a Pag-IBIG housing loan to buy foreclosed properties, the obvious answer for these is “Yes”!

  2. Good afternoon po.. may question lang po ako sa procedure ng cancellation ng application.
    Last 2014 oct nag apply kami ng housing loan. Ang sabi sa amin balik kami ng Dec 2014 to check yung status. bumalik kami pero wala pang update. 2015, may komontak sa partner ko na kulang pa daw ung requirements. i update daw yung calamity loan. Nag sumbit kami ng payment form sa kanila. Then nung pumunta ulit ako sa pag ibig para mag follow up, ang sabi nagpapasa daw sila ng updated contribution sa pag ibig. ang sabi namin nagpasa na kami kasam ang hinihinging payment for calamity loan. Wala daw inendorse yung unang humawak ng papel namin. Ok sige magpapasa kamo ulit kami. Then nag send kami ult. by sept or oct ata ay tumawag samin na nagpapasa na naman. Ang sai k ilang beses ba kaming magpapasa ng requirements na yan? hindi kasi biro ang magpabalik balik from calamba to pag ibig main branch lalo pat hindi namin sigurado ang schedule namin s atrabaho. Then napuntahan ko sya this june ata or july 1st week. Saka lang nain nalaman na naka sched na sya for bidding???

    I made an argument with the man na nakausap ko. Ganun lang yun para sa inyo. DI daw kami makinta kaya kinansel na. So wala po bang ibang way, email or letter will do po diba? tapos sinabi na naaprase ang bahay, nag double ang value. Kasi napuntahan na ng taga pag ibig? SO napuntahan para ma appraise pero di kami napuntahan para tanungin man lang if we still interested? MAy we know exactly po if may habol po kami dito?

    1. Hi Ran, sa pagkakaalam ko po wala pang online submission. Suggestion ko din po, na-inspect na ng kamaganak niyo yung napili niyong property para mas sigurado kayo sa magiging desisyon niyo. Pati na rin po yung titulo, tax dec, etc ay napacheck niyo na.

  5. Hi Sir, if incase ako po ang may pinakamataas na bid sa sealed bid, automatic po ba na sakin na ma-award yung property? Also, ma-aaward ba sya sa winning bidder on the same date ng bidding? Ano po ung maipapayo ninyo sakin na magandang diskarte to bid, first time ko po kasi if ever. Thanks!

    1. Hi Maricel, bukod sa pagiging highest bid, e-evaluate din nila yun bid mo based sa pag-comply sa requirements, so ang advice ko, siguraduhin niyo lang na sumunod kayo sa guidelines.

      Suggestion ko rin taasan niyo ng konti sa minimum bid, para t least talo niyo lahat ng magsasubmit ng equal to minimum bid price. Good luck po!

    1. Hi Ms. Andrea, sa pagkakaalam ko po pwede yon, pero hindi ako sure kung kailangan sa Pag-IBIG muna ang loan then tska kayo pwede mag loan-takout papunta sa compnay loan niyo, or kung pwede sa umpisa pa lang.

      Pwede kasi na yung company niyo ang mag bayad ng cash sa Pag-IBIG, tapos yun na yung company loan na babayaran niyo, pero kailangan masigurado niyo na kayang i-release ng company niyo yung bayad sa Pag-IBIG before ng deadline nila.

      Ibig sabihin po ng “For Title Consolidation”, nakapangalan pa po sa former owner ang titulo, tapos ongoing ang paglipat sa Pag-IBIG.

    1. Hi Mr. Antonio, yung mga bidding po ng Pag-IBIG napansin ko halos every month merong nakaschedule. Hindi po ako sure kung pwede na ang mas mababang downpayment pag negotiated sale na, yung auction guidelines lang po kasi ang nabasa ko. Paki-check na lang po sa Pag-IBIG. Thanks!

    kung sakali hindi ako nanalo maibabalik pa ba yng 10% bind bond

    1. Yes, pag nanalo, magiging part na siya ng downpayment. Pag hindi ka nanalo, ire-refund yung bid bond.

      Mafo-forfeit yung bid bond pag nanalo sa bidding, pero hindi na-approve yung loan.

Good day!Sir Jay,qualify po Ba aq sa bidding?Meron po ako dati in avail na housing loan noon pero na foreclose po kc yung katiwala ko,di pala binabayaran equity ko for 8 months Kaya nung pumunta ko sa developer,forfeit na daw po mga hinulog ko ng almost 2 years at na foreclose na daw yung property!Pwede pa po Ba ako mag avail?

    1. Hi Ms. Rebecca, sayang naman po yung hinulog niyo. 🙁

      Kung sa developer po nangyari yon at in-house financing (hindi sa Pag-IBIG loan), baka po pwede pa kayo sa Pag-IBIG dahil wala pa kayong record sa kanila. Payo ko po mag seminar na kayo sa Pag-IBIG tapos ipaverify niyo na rin status niyo.

  11. Sir, what if, nagkasundo na sa bidding at nakapagbayad na din ng 10%, pwede din po ba tirhan agad? Thanks

    1. Hi Edz, sorry pero wala akong nakita sa bidding guidelines tungkol sa turnover/move-in. Sa ibang bangko kasi, pag nag DP at na release na ang loan proceeds, tsaka lang pwede tirhan. Paki-check na lang po sa Pag-IBIG kung paano ang sa kanila. Salamat.

    1. Hi Denise, sorry I’m not sure if Pag-IBIG will allow that, pero mukhang malabo kasi magiging kalaban mo sila.

    1. Yung nasa listahan po ang minimum bid price. Pwede pong tumaas ang final price kung may bidder na mas mataas ang bid.

  14. sir ang worry ko po ay may existing loan po ang asawa ko, bka po in case manalo at di maaprove s loan eh sabi di napo babalik ang bid bond. grounds pb ung existing shortterm loan sa para di maaprove? at kunsakali anu po pede gawin? ubra pb iupdate ang pymt s loan bago magbid?

    1. Para po mas sigurado, mag pa verify napo muna kayo sa Pag-IBIG bago kayo magbid. Sayang po talaga yung 10% niyo pag nadisapprove ang loan, kay mas maganda na magpa-pre-approve napo muna kayo sa Pag-IBIG.

    1. Hello po, usually yung hindi nabentang property, sinasama nila sa next auction. Usually every month po meron ang Pag-IBIG. Pag naglabas sila ng bagong sked, i-share ko ulit dito sa blog. Thanks!

  16. Mga Sir tanong lang ako kelangan po ba yung 10% na tinutukoy eh .. dapat dala na upon bidding?

    1. Opo, cash or manager’s check, isasama daw po yon sa sealed bid.

  17. Hi sir Jay, pag nanalo ako sa bidding, need ba magdown or need ba maglabas ng cash? or kung hnd man, dretso sa pagibig na ang paghuhulog? tia. 🙂

    1. Base po dun sa guidelines, yung 10% bid bond ay magiging down payment pag nanalo, tapos yung 90% pwedeng cash/installment/Pag-IBIG housing loan. Eto po yung nakalagay sa guidelines:

      “7. Each bid proposal shall be accompanied by a BIDDER’S BOND either in CASH or MANAGER’S CHECK issued by any commercial bank, payable to Pag-IBIG FUND, for an amount equivalent to 10% of the BID PRICE. It shall likewise serve as the down payment of the winning bidder.

      8. Payment of the remaining ninety percent (90%) bid offer balance may either be thru any of the following modes:

      a. Cash – on which the approved purchase price shall be paid not later than thirty (30) calendar days from date of receipt of Notice of Award (NOA).

      b. Installment basis – on which payment shall be in equal monthly installment inclusive of 12% interest per annum and provided the chosen payment term shall not exceed twelve (12) months.

      c. Pag-IBIG Housing Loan – payment shall be in the form of monthly amortization based on the approved loan term, which may be up to a maximum of thirty (30) years with the following considerations:

      1. Loan approval and term shall be subject to eligibility requirements stipulated under the Pag-IBIG End-User Home Financing Program guidelines;

      2. The loan amount shall be the bidder’s bid offer, net of the 10% downpayment;

      3. In case the housing loan application has been disapproved, the 10% bidder’s bond shall be forfeited in favor of the Fund.

      4. The buyer shall be required to file his Pag-IBIG housing loan application and pay the following incidental expenses within thirty (30) calendar days from receipt of the Notice of Approval of Sale:

      a. Processing fee of Three Thousand Pesos (the P1,000.00 shall be paid on the auction day while the remaining P2,000.00 shall be paid upon submission of complete requirements);

      b. Equity, if applicable;

      c. One year advance insurance premiums (sales redemption insurance as well as fire and allied peril insurance);

      5. In case the Bid Offer, net of the ten percent (10%) bid bond, is still higher than the appraisal value of the property, the amount in excess of the appraisal value shall be treated as equity. It shall be paid by the buyer within thirty (30) calendar days upon receipt of Notice of Loan Approval.

      6. Original Borrowers who wish to participate on the Sealed Public Auction shall not be allowed to bid thru housing loan availment. They may only bid thru cash or installment basis.”

      1. sir pano po makikita ung itsura ng property?

        1. Hi Liberty, una po siguraduhin niyong hindi occupied (nasa listahan po), tapos itaning niyo sa Pag-IBIG kung may caretaker yung property. Kung meron, puntahan niyo na lang po. Advice ko tanghali kayo pumunta para kahit walang meralco yung property, makikita niyo pa rin yung loob.

  18. Sir.. Good day po. Nagloan ako sa spring town tanza cavity. Noong 2014 p po un! Bayad ko nmn n lahat equity, down payment move in fee.
    Ng validation c pag-ibig noong Feb,2016. Hanggang ngaun wla p din po clang update!

    Sir Question lng po. my nakuha ako unit sa acquired asset last 2011 and 2 years ko na po hindi nabayaran at ang sabi sa akin ay ipapa bid na this August. Nung nagpunta ako ng pagibig sabi nila pwede ko ipasalo sa wife ko kasi hindi ko nman daw siya co-borrower. Possible po ba na hindi ko maging co borrower yung wife ko. Kasal na po kami nung kinuha ko yung bahay. Yung amount nung bahay is around 175k lng nman po. Pagibig member din po yung wife ko.

    Next Question ko ay may gusto sanang kunin na House yung wife ko under her name thru bidding kaso po hindi niya kaya yung 10% na bond. Pwede po ba na 5% lng na bond ang ibigay? Kanino kaya pwede maginquire ang wife ko kung qualified siya sa Housing Loan? Ang kinakatakot kasi niya is baka pag nabigay na niya yung 10% na bond at manalo siya sa bid saka sabihin na hindi sya pwede mag housing loan dahil blacklisted na asawa niya. Naka lagay po kasi sa Guidelines ng bidding na mafo-forfeit yung 10% na bond pag nagka ganun. Salamat po.

    1. Good day po. Sa pagkakaintindi ko po, kung hindi niyo po ginawang co-borrower wife niyo nung una kayong bumili last 2011, hindi pa nga po siya talaga co-borrower. Maganda po makipag meeting na kayo sa kanila bago mag August para lahat po ma-clarify niyo.

      Yung sa second question po, sa tingin ko po kailangan sumunod sa 10% bid bond kasi nasa guidelines na po yon. Mabuti pa po, siguraduhin niyo na kung magkano ang ma-aaprove para sa wife niyo before kayo mag submit ng bid. Direct napo kayo sa Pag-IBIG para sa loan, isabay niyo na sa meeting niyo tungkol sa una niyong nabili na acquired asset.

  20. Sr jay.. kunyari po nanalo ka sa bidding.. dba po pede din un iloan thru pag ibig.. ? Tapos po ilang percent po interest nun ? And ano ano po ba ung kilangan malaman bago po makapili ng isang property ?

    1. Yun pong San Pedro Laguna, meron sa NCR Branch auction on July 14, 2016 at July 28, 2016. Sorry po, walang Muntinlupa.

    1. Hi Wendell, sorry to hear your situation. Suggestion ko po dumiretso kayo agad sa Pag-IBIG (sa head office, sa legal department) para makipagusap sa kanila, baka maihabol pa. Eto po kasi nakita ko sa official website nila, may last chance pa raw:

      May suggestion din po ako pag walang dumating na billing. Pwede niyo na makuha yung statement niyo online ( https://www.pagibigfundservices.com/OnlineHLVerification/default.aspx ) at through email para mabayaran niyo pa rin on-time. Ako po madalas na hindi nakakareceive or huli na dumarating billing nila, kaya sinisigurado ko na makakuha ng copy (sa website nila, or dumarating through email) para mabayaran kahit walang dumating na billing.

    I am an OFW and interested in this auction, I am new to this and would like to know what would happen if I won the bid but I am not yet available physically, can he process the housing loan too? I hope you can assist me on this, Sir. Thank you.

    1. Hi Ms. Angelie, wala po akong nakita sa guidelines kung pwede rin na may representative para sa loan availment, although sa tingin ko po malabo yon. Paki confirm na lang po sa Pag-IBIG directly, yung contact details po nila nasa official website nila: http://www.pagibigfund.gov.ph/

  25. Hello sir Jay ask ko lang po, kelan po ba nafo-forclosed ang isang properties sa pag-ibig?

    1. Hello po! Tinignan ko po yung Pag-IBIG billing statement ko, pag hindi nakapagbayad ng 3 consecutive months, pwede nang ma-foreclose. Eto po yung nasa likod ng billing statement ko:

      “2. You shall be considered in default if you fail to pay three (3) consecutive monthly installments/amortizations and/or monthly membership savings and other obligations under the loan. Default will lead to cancellation of your CTS or FORECLOSURE of your mortgage.”

  26. Hindi ma open yung link for the house listings mismo.

    1. Hi Dani,

      Napansin ko din na yung mga link na nasa loob ng listings nila eh sa lumang page pa ang nakalagay (yung may .aspx sa dulo). Hindi yata nila na-update yung mga PDF nila. Hindi ko rin ma-update kasi nga PDF files yung listings ng Pag-IBIG.

      Eto din dahilan kung bakit ang nilalagay kong source na link sa post ko sa taas ay yung papunta sa home page ng Pag-IBIG (http://www.pagibigfund.gov.ph). Click mo na lang yung “Property Finder” mula sa home page nila, or “Properties for sale” sa may ibaba sa ilalim ng “Home”.

  27. What if occupied ung lugar?
    marami sa list occupied panu yun kami pa magpapaalis ?

    1. Suggestion ko lang po, pag occupied, iwasan po natin. Yung iba nakakabili ng occupied kasi kakilala nila yung occupant at nakakagawa sila ng kasunduan. Kung hindi niyo kakilala yung occupant, or wala kayong experience sa pag handle ng occupied properties, iwasan niyo na lang po, pag binili niyo na may occupant, kayo magpapaalis at kayo gagastos, at matatagalan po yan, lalo na kung may kaso.

  28. Sir pano po Kung Ofw ka??di ka pwedeng umattend ng bidding pwede po bang me umattend na iba??

    1. Hi Jeffrey, pag nasa abroad ka at hindi ka makaka-attend personally, sabi sa guidelines pwede ka mag assign ng representative:

      “9. The Bidders shall be present at the opening of bids. Bidders may designate their Authorized
      Representatives, provided they shall issue the following documents:
      a. Notarized Special Power of Attorney (SPA) for individual-bidder
      b. Secretary’s Certificate for company-bidder”

      Siyempre dapat meron kang mapagkakatiwalaan tao na nag inspect ng property, check ng titulo, etc., para sayo, habang nasa abroad ka, bago ka mag bid sa auction.

    1. Check niyo po yung NCR listings (July 13 and 14 yung auction), meron po na San Jose Del Monte Bulacan.

    1. Sabi po sa guidelines, pwede din po ang Manager’s check bukod sa cash. Eto po yung item # 7 dun sa guidelines para sa NCR auction for July 13, 2016:

        1. Mahaba po i-explain kaya paki refer na lang po sa General guidelines na pi-naste ko sa baba (nasa loob din po ito nung listings pag dinownload niyo). Dapat po nag due diligence na kayo bago kayo umattend ng auction (Na inspect niyo napo ang property, nacheck niyo ang titulo, etc.)

          GENERAL GUIDELINES

          1. Interested parties are required to secure copies of: (a) INSTRUCTION TO BIDDERS (HQP-AAF-104) and (b) OFFER TO BID (HQP-AAF-103) from the office of the Acquired Assets Management at 7th Flr. JELP Business Solutions Center, 409 Shaw Blvd. Mandaluyong City or may download the forms at http://www.pagibigfund.gov.ph (link Disposition of Acquired Assets for Public Auction).

          2. Properties shall be sold on an “AS IS, WHERE IS” basis.

          3. All interested buyers are encouraged to inspect the property/ies before tendering their offer/s. The list of the properties may be viewed at http://www.pagibigfund.gov.ph/aa/ (Other properties for sale-Disposition of Acquired Assets for Public Auction).

          4. Bidders are also encouraged to visit our website, http://www.pagibigfund.gov.ph/aa/aa.aspx five (5) days prior the actual auction date, to check whether there are any erratum posted on the list of properties posted under the sealed public auction.

          5. Sealed proposals shall be received by the Committee on Disposition of Acquired Assets’ Secretariat at 7th Flr. JELP Business Solutions Center, 409 Shaw Blvd. Mandaluyong City, starting 9:00 AM but not later than 12:00 NN on the scheduled date; the said proposals shall be opened immediately in the presence of the committee and attending bidders. Bidders are advised to submit their proposals only on the scheduled date of batch. No proposals shall be accepted by the committee earlier or later than the scheduled date.

          6. The Bid Offer shall not be lower than the minimum bid set by the Fund.

          7. Each bid proposal shall be accompanied by a BIDDER’S BOND either in CASH or MANAGER’S CHECK issued by any commercial bank, payable to Pag-IBIG FUND, for an amount equivalent to 10% of the BID PRICE. It shall likewise serve as the down payment of the winning bidder.

          8. Payment of the remaining ninety percent (90%) bid offer balance may either be thru any of the following modes:

          a. Cash – on which the approved purchase price shall be paid not later than thirty (30) calendar days from date of receipt of Notice of Award (NOA).

          b. Installment basis – on which payment shall be in equal monthly installment inclusive of 12% interest per annum and provided the chosen payment term shall not exceed twelve (12) months.

          c. Pag-IBIG Housing Loan – payment shall be in the form of monthly amortization based on the approved loan term, which may be up to a maximum of thirty (30) years with the following considerations:

          1. Loan approval and term shall be subject to eligibility requirements stipulated under the Pag-IBIG End-User Home Financing Program guidelines;

          2. The loan amount shall be the bidder’s bid offer, net of the 10% downpayment;

          3. In case the housing loan application has been disapproved, the 10% bidder’s bond shall be forfeited in favor of the Fund.

          4. The buyer shall be required to file his Pag-IBIG housing loan application and pay the following incidental expenses within thirty (30) calendar days from receipt of the Notice of Approval of Sale:

          a. Processing fee of Three Thousand Pesos (the P1,000.00 shall be paid on the auction day while the remaining P2,000.00 shall be paid upon submission of complete requirements);

          b. Equity, if applicable;

          c. One year advance insurance premiums (sales redemption insurance as well as fire and allied peril insurance);

          5. In case the Bid Offer, net of the ten percent (10%) bid bond, is still higher than the appraisal value of the property, the amount in excess of the appraisal value shall be treated as equity. It shall be paid by the buyer within thirty (30) calendar days upon receipt of Notice of Loan Approval.

          6. Original Borrowers who wish to participate on the Sealed Public Auction shall not be allowed to bid thru housing loan availment. They may only bid thru cash or installment basis.

          9. The Bidders shall be present at the opening of bids. Bidders may designate their Authorized Representatives, provided they shall issue the following documents:

          a. Notarized Special Power of Attorney (SPA) for individual-bidder
          b. Secretary’s Certificate for company-bidder

          10. The Opening of Bids shall commence from 12:01 PM until completion.

          11. The bidder who offers the highest bid shall be declared as the winner.

          12. In case of a tied highest bid, it shall be resolved by applying the following order of preference:

          a. Cash Offer (Mode of Payment);

          b. Time of entry/registration in the auction room.

          If there is still a tie, it shall be resolved immediately by an open auction between/among the tied highest bidders.

          13. The non-winning bidders’ respective bid bonds shall be returned to them immediately together with an Acknowledgment Receipt once a winning bidder has been declared.

          14. If the winning bidder fails or refuses to push through with the purchase of the property, or fails to pay in full the remaining balance within 30 calendar days from receipt of the Notice of Award (NOA), he shall lose his right as winning bidder and the 10% bidder’s bond shall be forfeited in favor of the Fund.

      2. tanong ko lang po sir Jay, un po bang listed na price ay assume balance lng po o yun na ang total price ng properties ?

        1. Hi Demy! Yung listed price po ay total price na. Since through sealed bidding po itong mga auction na ito, pwede pa pong tumaas ang final price pag may nag submit ng bid na mas mataas sa listed price. Yung pinakamataas po ang mananalo, basta nag comply po sila sa bidding terms.

      3. Wala po properties from davao?

  32. san po listahan ng ioauction this july? Meron hobang sa Muntinlupa area.

    1. Sa taas po, naka-tabulate yung schedule, tsaka kung saan ang venue/listahan. Yung listahan pwede niyo po download, makikita po sa bandang kanan. Pag hindi niyo po makita, baka sa phone po kayo nag browse, i-swipe niyo po para makita sa kanan yung pula na mga DOWNLOAD buttons.

    2. Inurong ko din po yung mga Download buttons para madali makita kahit phone gamit niyo. Tinignan ko po pala yung mga NCR listings ng Pag-IBIG, walang kasama na properties sa Muntinlupa, sorry po.

  33. Pati din pla sa pagibig mhirap kumuha ng bhay,kya pla mas mdaming walang sariling bhay. Pahirapan din sa mga requirements at pang down..

    1. Sa pananaw ko po, baka po yan para hindi na maulit ang foreclosure, kasi pag sobrang dali kumuha ng loan at mababa downpayment, tataas naman ang monthly, tapos baka mahirapan lang at hindi kakayanin, baka maforeclose lang sa dulo.

      1. Tanong lang po if we are interested klangan po ba may cash na kaming dala by that time for us to be able to bid?

        1. Opo, kailangan po upon submission ng bid ay merong kasama na equivalent to 10% ng bid price niyo, in cash or manager’s check. Eto po yung nakalagay sa guidelines (kasama din po ito sa listings na for download):
