Pag IBIG Foreclosed Properties and Acquired Assets – Everything You Need To Know (2025)

Want to buy Pag-IBIG foreclosed properties/acquired assets this 2025? Find out exactly how, details below.

Here are updated listings/schedules of Pag-ibig acquired assets for sale

Pag-IBIG Website Updated With Unified Acquired Assets Database of (As of July 29, 2025)

Last July 29, 2025, I noticed Pag-IBIG’s page for foreclosed properties/acquired assets had a major update. While this is a welcome development, I can’t help but feel frustrated when I tried searching for properties in my preferred location(s). Let me explain…

The Good

Let’s give credit where its due, this is a step in the right direction, and here are the things I like with this update:

1.All Pag-IBIG foreclosed properties and acquired assets are now in one database

  • Since all properties are in a single database, you should be able to quickly find foreclosed properties in your preferred location (City).
  • However this is limited because you won’t be able to search using specific keywords (for example, the name of your preferred subdivision). I discussed more about this under the “What needs improvement” section below.

2.Since this is a unified list of foreclosed properties, the tranche/batch numbers become less important.

  • With so many schedules that include multiple batches/tranches, it can be overwhelming to keep track of them all. With all properties in one database, you can just ignore the batch/tranche numbers. Instead, just search based on location.
  • I mentioned the tranche/batch numbers are less important, but they are still important… because they are still there, inside the listings! And having tranches/batches means you still have a very short period of acceptance of bids/offers, which are usually just 1 to 2 weeks. (I discussed more about this below). This means it is still a challenge to do proper due diligence when you find suitable properties because of limited time.
pag ibig website see batch info as of august 1 2025
To see batch/tranche info, you can click the link on the property details in the search results. ISOP means “Invitation to Submit Offer to Purchase” for properties under negotiated sale. You will see “ITB” or Invitation To Bid for properties for 1st/2nd Auction.

What needs improvement

I’m not bashing Pag-IBIG’s website, I sincerely want to help them improve it so that interested buyers can easily find properties in their preferred location, which would translate to more non-performing acquired assets getting disposed successfully. Here is a list of things they can improve:

1.You cannot search using keywords (to find a specific village/subdivision/condo/barangay, etc)

  • For example, you are searching for foreclosed properties in Micara (In Tanza, Cavite). At the moment, you cannot search using the keyword “micara”.
  • This means you will have to search for Tanza, Cavite foreclosed properties, and then scroll through all properties on the list and see which are located in Micara.
  • This is okay if there are only few properties in Tanza. But what if there were hundreds? Then you will have to scroll through all of them to see all properties in Micara.
  • How to fix this – They can simply add a box where you can enter a keyword that is included when searching.

Please refer to a screenshot of the search function on Pag-IBIG’s website for your reference:

pag ibig website no keyword search as of august 1 2025
Here’s a screenshot of the search widget on Pag-IBIG’s website as of August 1, 2025. You will notice there is no keyword search functionality

2.Too little time to do proper due diligence due to limited period of acceptance of bids/offers

  • I noticed they still retained the usual 1 to 2 weeks period for acceptance of offers/bids for each batch/tranche
  • This means that by the time you find a suitable property for you, you probably have only a few days left for proper due diligence.
  • Keep in mind, you are buying real estate, which needs proper due diligence (can take weeks or even months to do). It’s not like we are buying a gadget at Lazada/Shopee where you can decide in a day and you’re also protected by a money back guaranty (foreclosed properties/acquired assets are for sale on an “As-is, Where-is” basis).
  • Anyway, I believe that they have limited period for acceptance of offers/bids because they have so many batches/tranches and each will have their own schedule.
  • How to fix this – I hope they would follow the process from other banks/government entities where they maintain one combined list with different contact persons and submission of bids/offers is on a monthly basis (this means no more multiple batches/tranches that have a very short period for acceptance of offers/bids).

3.You have to wait for a property to become part of a tranche/batch

  • Since each Pag-IBIG batch/tranche has only a limited number of foreclosed properties, what happens to those that are not yet included with a batch/tranche? How about those that were not sold? For both, you can only hope that they will get included in the next batch/tranche. And there is no assurance that the next batch/tranche will include your target property since they limit the total number of properties to include. This can mean a very long wait.
  • How to fix this – In contrast, other banks/government entities do it this way – They regularly conduct auctions/sealed biddings for newly foreclosed properties. Any property that remains unsold will be added to their list of properties for negotiated sale. They usually maintain only one big list that is for negotiated sale, which are all available anytime (no need to wait for the next batch). For me, this is a better process because you can expect all unsold properties to be available for sale.

4.You cannot share an individual listing from Pag-IBIG’s website

  • With the current structure of Pag-IBIG’s website, each foreclosed property does not have its own unique web address called a uniform resource locator or URL. This means you cannot share a direct a link that will go to an individual foreclosed property listing. For real estate websites, I believe this is a very bad practice because there is no easy way to check the details of a property with a direct link.
  • To verify this, go ahead, find a property on Pag-IBIG’s website and look at the address bar of your web browser. No matter which property it is you want to share, you will only see the same URL: https://www.pagibigfundservices.com/OnlinePublicAuction/
  • How to fix this – This may sound like a major change because they will have to add a page for each listing. In reality, any content management system can do this programmatically.
  • Since Pag-IBIG’s website does not currently have any keyword search function, combined with the lack of a URL for each listing, it would be very difficult to verify listings I share from Pag-IBIG’s website (you will have to search a location and scroll through all listings to find a target property). Because of this, I have decided to stop sharing listings from Pag-IBIG (see announcement below).

5.Too much unnecessary info required to search

  • When I tried to search for properties in Tanza (Cavite), I had to guess which region Cavite was in and took several tries (Good thing I remembered Cavite is in CALABARZON but I felt like I was helping my daughter study for Araling Panlipunan… hehe), and then that’s the only time I can choose Tanza under City/Municipality. Is it really necessary to include the Region? I mean, does anyone actually think “Oh I want to find properties in Region 4A…“?! (See example screenshots below)
pag ibig website choose region first as of august 1 2025
You have to begin your search by choosing the Region…
pag ibig website choose province second as of august 1 2025
You will then have to choose the Province…
pag ibig website choose city third as of august 1 2025
Lastly, you can choose the City/Municipality
  • For NCR, you have to choose which district a city belongs to before you can choose the city. I believe this is unnecessary. I mean, the district is not really important in my opinion (do you agree or disagree? Let me know in the comments).
  • How to fix this – This is actually very easy, all they have to is to delete the “Region” field from the search form. For my NCR example, they can just remove all the districts and simply put NCR as the Province.

6.Too few properties per page in the search results

  • After you manage to search for properties in your preferred City/Municipality, you will notice the search results only have 10 properties per page. This means if you have a lot of properties, you will have to load a lot of pages. This is okay if you only have few properties in the search results, but it can be frustrating if you have a lot of properties.
  • For example, if there were 200 properties in Tanza under negotiated sale, you will have to load 20 pages to see all of them.
  • How to fix this – They just have to increase the number of listings per page, which can easily get done.

7.You cannot sort the search results

  • Since each page of the search results only has 10 properties, it would make sense to have the ability to sort them so only those that fit your needs are shown first.
  • For example, if you only want to see properties with a selling price that’s below 1M, you should be able to sort with cheapest properties first.
  • Another example, you want to see the newest listings (which should mean you’ll have more time to do proper due diligence) you should be able to sort with newest listings first (or just have an option to sort according to the period of submission of bids/offers).
  • How to fix this – They would have to customize their search form to include a sort function for search results. Any competent web/database developer should be able to do this.

8.Search results have 3 separate tabs (1st auction, 2nd Auction, Negotiated Sale)

  • This adds another layer of complexity because you will have to click on each tab and scroll through all the listings to see all properties available. I believe it would be better if the search results would all be in a single tab for faster searching (and then they can just show info if a list is for 1st or 2nd auction, or under negotiated sale).
  • How to fix this – This is very easy to fix, just point all search results to a single tab, and add the tranche/batch info on the listing details.

9.Search results appear to have too few properties (a bug?)

  • I just tried searching for properties in Quezon City, and noticed there were ZERO properties for 1st/2nd auction, I only found properties under negotiated sale. For me, this is hard to believe and I suspect there is something wrong or there is a bug in their search function.
  • How to fix this – Again, any competent web/database developer should be able to troubleshoot and fix this.

10.You cannot share search results

  • Even search results on Pag-IBIG’s website do not have any unique web address or URL. This means you cannot share search results. Perhaps this is the most annoying problem with their website. Sure, you can get a screenshot and share that. But if you want to verify and see the list of properties on Pag-IBIG’s website, you have to go through all the steps to do the search yourself (there is no direct link to the search results that can be shared).
  • How to fix this – They will have to point search results to a unique web address or URL, which would include data that influences the search results (again, any competent web/database developer should be able to do this)

Note: My update with regard to Pag-IBIG’s updated website is a work in progress. I will continue to update this as the days go by.

Important Announcement: I will no longer share Pag-IBIG listings

Because of how difficult it would be to verify a listing from Pag-IBIG (as explained above), I have decided to stop sharing listings from Pag-IBIG.

In the past, it was easy to verify a listing (you can check the PDF list from Pag-IBIG’s website, or you can search for the property using the keyword search or the ROPA ID within Pag-IBIG’s website). But these no longer work with the latest updates on Pag-IBIG’s website.

Since any Pag-IBIG listings I share will be hard to verify, I will have to stop sharing listings from Pag-IBIG.

I have finished deleting all Pag-IBIG listings inside my foreclosed real estate database.

Actually, this has been at the back of my mind for awhile because of how hard it is to keep up with new schedules/batches/tranches.

And I believe this is the perfect time to move-on. For me, it actually feels like a big burden has been lifted. ๐Ÿ™‚

And now I will have more time to upgrade my database, start my own real estate brokerage team, and also focus more on my online training. ๐Ÿ™‚

Don’t worry, I will still share weekly tips and information about Pag-IBIG foreclosed properties, and I’ll regularly update this page to reflect the changes on Pag-IBIG’s website that I will find.

Online Public Auction – Buying Foreclosed Properties Just Got Easier (Now Includes Negotiated Sale)!

Pag-IBIG has officially launched the Online Public Auction (OPA) for their foreclosed properties/acquired assets.

This means there is now a more convenient way to submit bids/offers, no need to visit their branches or send via courier.

Please take note of the updated buying procedure in the Invitation To Bid/Guidelines for each tranche.

The same online facility can also be used to submit offers for properties under negotiated sale.

More info about the Pag-IBIG Online Public Auction system/platform can be found here:

=> Pag-IBIG Online Public Auction – Everything You Need To Know

How to participate in a Pag-IBIG Online Public Auction for acquired assets

Here’s a quick overview/summary of the buying process via Online Public Auction:

1. View the list of Pag-IBIG foreclosed properties for sale included in the auction and identify the property or properties you are interested in. Take note of the PROPERTY NUMBER.

2. Do your due diligence. When you find a property that you are interested in, you need to do a reasonable amount of due diligence (property inspection to see extent of repairs needed, check if there are any illegal occupants, checking the titles/tax declarations for any problems, etc.). Always keep in mind that foreclosed properties are for sale on an “As-is, where-is” basis.

4. Register for the Online Public Auction – Bidders are required to register online on this page (also includes requirements):

==> https://www.pagibigfundservices.com/OnlinePublicAuction/Registration/RequirementsView

For more info, you may visit my article Pag-IBIG Online Public Auction – Everything You Need To Know (So Far)

5. Submit sealed bid – As I write this, there are 2 ways bidders can submit their bids online:

  1. Go to Pag-IBIGโ€™s official website: https://www.pagibigfundservices.com/OnlinePublicAuction/ and go to the tranche with your target property. Search for your target property using the PROPERTY NUMBER of your target property as listed above and then click the โ€œSubmit Offerโ€ button and follow instructions. Bidders can only submit bids during the duration of acceptance of bids (The “Submit Offer” button will NOT be available before/after the period of acceptance of offers)
  2. Go to Pag-IBIG’s Property Finder Page: https://www.pagibigfundservices.com/OnlinePublicAuction/ListofProperties/PropertyFinder. In the drop-down under “Search By”, choose ROPA ID and enter the PROPERTY NUMBER of your target property as listed above and click the “Search” button. You will see details of your target property with the โ€œSubmit Offerโ€ button. Click the โ€œSubmit Offerโ€ button and follow instructions. Bidders can only submit bids during the duration of acceptance of bids (The “Submit Offer” button will NOT be available before/after the period of acceptance of offers).

6. Opening of sealed bids shall be done as per schedule. The results of the sealed public auction shall be released and posted at Pag-IBIG’s official website. Winning bidders shall also be notified via email and SMS.

7. Winning Bidders Payment of Bid Bond – As per guidelines: “The winning bidder shall be required to pay a DOWNPAYMENT equivalent to five percent (5%) of the BID OFFER, which shall be paid within five (5) working days from the receipt of notification. It shall be in Philippine Currency and may be in the form of cash or manager’s check payable to Pag-lBIG Fund.”

Reminder: What you see above is just a quick summary. The exact step-by-step instructions are inside the guidelines as released by Pag-IBIG for each auction, which you can download above.

How to Buy Pag-IBIG Acquired Assets for Negotiated Sale

Note: They now have a “hybrid” procedure for buying via negotiated sale. This is through online submission of bids, and also through the old manual submission process. See details below.

1. Online submission of offers now available for Pag-IBIG Foreclosed Properties For Negotiated Sale

I noticed that starting last May 2025, the latest batches for negotiated sale already has a โ€œHybridโ€ implementation.

This means interested buyers can now submit offers online (similar to how to submit bids using Pag-IBIG’s Online Public Auction), while still allowing the manual submission of offers.

For example, hereโ€™s an excerpt from Batch # 15259 Invitation to submit offer:

“Online Submission of Offers

4.1. Online submission of offers will be implemented for Retail Sale.

4.2. Interested buyers must register at the Pag-IBIG Fund website to get the Buyer ID needed to submit an offer. For those already with Buyer ID, no registration is required. The registration will require one (1) valid ID of the buyer (if individual buyer) or authorized representative (if company/corporation). The Buyer ID shall be issued three (3) working days from date of registration. Hence, registration must be done at least three (3) working days prior to the cut-off date of acceptance of offers.

4.3. From 12:00 a.m. on May 20, 2025, to 11:59 p.m. on May 24, 2025, the buyer shall enter his/her/its offer for the property at the Pag-IBIG Fund Acquired Assets page in the Pag-IBIG Fund website.

4.4. The buyer, using the Buyer ID may view the Status Tracker on Acquired Assets Webpage at the
Pag-IBIG Fund website.”

2. Manual submission of offers under negotiated sale is still accepted (as seen in Batch # 15262)

Here’s a screenshot of the guidelines for batch # 15262:

manual submission of offers under batch 15262

It states:

“Retail Sale buyers are encouraged to use the online facility in submitting their offers. However, they can still submit their offers manually through dropbox”

To explain how to submit offers via manual submission, I uploaded a step-by-step video tutorial in youtube, see below to watch:

Important reminders for interested buyers

1. Pagibig does not accept reservations thru Real Estate Brokers/Agents

This was announced in Pag-IBIG’s website last September 30, 2019, and I noticed they also removed their list of accredited real estate brokers. They advice interested buyers to coordinate directly with the Acquired Asset Management Group or with the nearest Housing Hubs. Be very careful with real estate brokers/agents who are selling Pag-IBIG foreclosed properties, they are not authorized and you might end up getting scammed! Refer to article below for more info.

2. Pag-IBIG foreclosed properties are all for sale on an “as-is, where-is” basis

3. A big number of properties on the listings are occupied.

In summary, we do not recommend buying occupied properties, even if they can have big discounts.

Also, if you buy an occupied property, there is a risk that the occupant will cannibalize/vandalize the property, just like this one: Occupied Pag-IBIG acquired asset cannibalized/vandalized by ex-owner

4. Do your due diligence before submitting a bid/offer.

To guide you with your due diligence, you may refer to our article “31 Questions you need to ask when inquiring about foreclosed properties

5. Check for new Erratum/Announcements.

Please refer to the notice from Pag-IBIG:

“Interested parties are encouraged to visit Pag-IBIG’s website, https://pagibigfund.gov.ph/acquiredassets.html five (5) days prior the actual opening of bid offers, to check whether there is any erratum posted on the list of properties posted under the sealed public auction/negotiated sale.”

What are Pag-IBIG Acquired Assets?

Pag-IBIG acquired assets are properties that were repossessed by Pag-IBIG because the property owner (who financed the purchase through a housing loan from Pag-IBIG) was not able to pay their monthly amortizations for at least 3 consecutive months.

Typically, non-payment would trigger the foreclosure process.

If the borrower is unable to catch-up with payments (or is unable to restructure the loan), the property will end up in a foreclosure auction that shall be conducted by the Sheriff at the City/Municipal hall where the property is located.

The lending institution (Pag-IBIG or HDMF in this case) will end up as the winner of the foreclosure auction by default if there are no other bidders, and the redemption period begins once the certificate of sale is annotated on the title.

The redemption period (1 year for individuals, 90 days for corporations) gives the borrower a chance to redeem the property, where they have to make a full payment before the redemption period ends.

If the borrower is unable to redeem the property, then the property will end up as a Pag-IBIG acquired asset or foreclosed property and they can proceed with transfer of ownership from the borrower to Pag-IBIG.

This transfer of ownership is often referred to as the “consolidation”, which can take a long time, depending on the completeness of the documents and other requirements (for example, payment of real estate taxes, etc.) needed for the transfer of ownership.

Other things to consider

Here’s one tip I want to share. If you buy a property from Pag-IBIG, and you are already authorized to move-in, make sure to move-in and take possession as soon as possible.

This will help you avoid the problem encountered by an OFW who cannot move-in to the Pag-IBIG foreclosed property they purchased.

They cannot move-in because Pag-IBIG turned over the property to another buyer. Watch the video for details.

Frequently Asked Questions (FAQ)

1. How to avail Pag-IBIG acquired assets? How to buy via auction/ negotiated sale?

You can refer to the video and text summaries above. You can also read the bidding guidelines/invitation to bid for more detailed information, please download a copy from the table of schedules above (with red download buttons).

Note: Each schedule/listing of properties for auction/negotiated sale will have its own guidelines/invitation to bid, which also contains the list of properties for sale.

2. Can I get Pag-IBIG financing for Pag-IBIG foreclosed properties/acquired assets?

As a general rule, you can finance the purchase of Pag-IBIG foreclosed properties/acquired assets through a Pag-IBIG loan. This applies to buying via public auction and negotiated sale. Details are included within the guidelines for each tranche/publication batch. If you have questions, contact Pag-IBIG directly through the contact details specified in each of the listings above.

3. Where/how can I find a Pag-IBIG foreclosed property that is not on any current list/schedule?

It might be included in an upcoming schedule/listing. It’s also possible that it is not yet for sale (Ex. The property needs to be appraised, the redemption period has not yet lapsed, etc). It is also possible that it was already sold in past schedules. Please call Pag-IBIG directly to inquire. I highly suggest that you call the designated contact person(s) in other listings/schedules for the same location of the property/ies you are interested in.

4. Can you help us find Pag-IBIG foreclosed properties within my preferred location/city/village/budget, etc?

We can no longer give assistance as brokers because Pag-IBIG no longer allows brokers/agents to sell their properties effective September 30, 2019.

However, I created a tool so you can find properties easily and “Do It Yourself”.

You can search our foreclosed properties database where you can quickly find properties in your preferred location (search for the city, subdivision, village, condo name, etc). You can even filter to only include properties withing your target price-range/budget, and also exclude properties that have illegal occupants as indicated in the listings from Pag-IBIG.

5. What does it mean if a Pag-IBIG acquired asset is “OCCUPIED”?

An “Occupied” status/remark means the foreclosed property has illegal occupants, and the buyer will have to eject the occupants. We also received feedback that some properties that are listed as unoccupied can turn out to be occupied.

Here are additional info for your reference:

1. Bad things can happen if you buy properties with illegal occupants. Don’t believe me? Watch this video to see what can happen: Why we don’t recommend buying foreclosed properties that are occupied (even if they are cheap)

Here’s another example of what can happen if you decide to buy an occupied property from Pag-IBIG: Pag-IBIG Acquired Asset still occupied after buyer pays monthly amortization for 1 year

2. How to avoid foreclosed properties that are tagged as “occupied” – This is now easy with our “Foreclosed Properties Database”. Here’s a step-by-step on how to do this: How To Exclude Occupied Foreclosed Properties When Searching Our Foreclosed Real Estate Database

If you find out that a property is occupied, my advice is to forget about that property and move-on to other available properties that are not occupied.

6. Who do I contact to inquire for Pag-IBIG foreclosed properties?

Please contact Pag-IBIG directly through their designated contact person(s) for each schedule/listing of properties for public auction/negotiated sale. The contact person(s)/contact details can be found inside the listing/bidding guidelines above, and also within the details for properties inside our database.

7. Can I buy Pag-IBIG foreclosed properties that were not sold during a previously scheduled public auction/negotiated sale?

Yes you may, but you have to check if a property is really still available and was not sold during a previous schedule (you have to contact Pag-IBIG directly to check). To give you an idea, here’s what can happen to properties that are not sold (This is based on Pag-IBIG circular 428):

1. If a property is not sold sold during the 1st auction, it will be included in a 2nd auction (you have to check each new schedule/listing to see if your target property is included).

2. If a property is not sold during the 2nd auction, it will be included in another schedule/list of properties under negotiated sale.

3. If a property is not sold under a schedule/listing via negotiated sale, it will be included in another schedule/listing of properties under negotiated sale. They repeat this until it a property gets sold.

8. Can I sell Pag-IBIG foreclosed properties as a real estate broker/sales person?

No, Pag-IBIG no longer allows accredited licensed real estate brokers to sell their foreclosed properties as announced on their official website last September 30, 2019. Details are explained here: Real Estate Brokers/Salesperson are not allowed to sell Pag-IBIG properties

9. Can you please check if a Pag-IBIG foreclosed property from an old list/schedule is still available?

Only Pag-IBIG has information if a property is still available and was not sold in previous listings/schedules of auctions and negotiated sale. Please contact Pag-IBIG directly to check if a property from an old listing/schedule is still available. I highly suggest that you call the designated contact person as indicated in the old schedule/listing.

10. What are the requirements to buy Pag-IBIG foreclosed properties?

To get a complete list of requirements, please refer to the guidelines which you can download above (those in red buttons).

11. We live in a property that is now a Pag-IBIG acquired asset/foreclosed property, can we buy it/apply for it?

Pag-IBIG can give occupants of their acquired assets a chance to purchase the property. They call this a “Direct Purchase”. Here are the details as quoted from Pag-IBIG circular 428:

IV. DIRECT PURCHASE FOR OCCUPIED UNITS

1. Direct Purchase shall refer to the purchase of the acquired assets by the present occupant.

2. The Fund shall issue an Invitation to Purchase (ITP) to the present occupant offering him/her the option to purchase outright the acquired asset or to lease the property with option to purchase later.

3. The present occupant shall submit an Offer to Purchase (OTP) indicating his chosen mode of payment, and pay the non-refundable reservation fee. Said reservation fee shall be forfeited in favor of the Fund in case the buyer did not pursue the sale transaction, or his application is denied for reasons attributable to him. The OTP shall be valid for a period of thirty (30) calendar days.

4. The selling price of the subject acquired asset shall be based on its latest appraised value.

5. No discount shall be granted under direct purchase.

6. Once an offer has been made, the buyer must comply with the terms and conditions of the chosen mode of payment under Item VI.1 of this Guidelines within the prescribed period from payment of the reservation fee.

7. If the occupant fails to submit an OTP within the prescribed period from receipt of the Invitation to Purchase, Pag-lBIG Fund may initiate the eviction proceedings.”

12. What does it mean if Pag-IBIG acquired asset’s title is “FOR CONSOLIDATION”?

When a Pag-IBIG foreclosed property’s title (TCT/CCT) is “FOR CONSOLIDATION”, it means it is still under the name of the former owner/original borrower and Pag-IBIG has not yet finished the transfer of the title to them.

The process of transferring the title of a foreclosed property/acquired asset to Pag-IBIG is called “CONSOLIDATION” and it can take a long time depending on the completeness of the documents required for the transfer of the title.

Read: Pag-IBIG Acquired Assets: For Title Consolidation Meaning (Safe To Buy?)

13. What is the difference between Pag-IBIG ACQUIRED ASSETS and FORECLOSED PROPERTIES?

PAG-IBIG ACQUIRED ASSETS and FORECLOSED PROPERTIES are the same. These properties are also referred to as ROPA (Real and Other Properties Acquired). They can also be referred to as pagibigfund acquired assets

14. What does “TCT under abatement” mean? Is it safe to buy?

The BIR has an โ€œAbatement Programโ€ where the taxpayer (HDMF in this case) can apply for the reduction or cancellation of taxes, penalties, and/or interest. This process can take a long time and will affect the consolidation of the title. This is the reason for the following disclosure in the affected listings:

“TCT UNDER DEVELOPER OR UNDER ABATEMENT MAY TAKE SEVERAL YEARS (MORE OR LESS 5 YEARS) FOR TCT TO BE CONSOLIDATED IN THE NAME OF THE FUND”

Since the consolidation of the title will take a long time, this can make it difficult to transfer the ownership if you decide to sell the property. To avoid complications with title transfer to your buyer, you will have to wait for the title consolidation to finish.

Search from over 30,000 Foreclosed Properties in the Philippines

To quickly search for available foreclosed properties FROM MULTIPLE BANKS/GOVERNMENT INSTITUTIONS in your preferred location/ village/ subdivision etc., use our Foreclosed Properties Search or FPS tool below (includes other banks/government institutions in our database).

Step-by-step instructions:

  1. Search by typing keywords Ex. Your preferred subdivision, village, condo, property source, and/or location(s), etc. and click โ€œSearchโ€. To only include properties from BFS, include the keyword โ€œbfsโ€.
  2. Use โ€œAdvanced Searchโ€ to choose preferred price range, lot/floor areas (if data is available), and also to exclude those classified as occupied/no possession.
  3. If you want to view all listings regardless of the source, then donโ€™t enter any keywords related to the property source. Example, if you want to find and compare ALL foreclosed properties then do not use the โ€œbfsโ€ keyword when searching, and then you will find ALL properties in our database, not just those from BFS.

All locations with foreclosed properties by Province/City

You can also browse all locations within the Philippines with foreclosed properties available from ALL banks/lending institutions inside our database, grouped by Province/ City, on this page:

    1. HI Larry, I just made a quick check on the database and saw a few that are not from Pag-IBIG.

Here are 10 foreclosed properties from Iligan:

      https://www.foreclosurephilippines.com/classifieds/?_form_scheme_id=98514&reveal_hidden=1&location=Iligan%3B+&adverts_search_minimum_price=34001

For Palawan, I saw 2, which you can see through the following link:

  1. Hi All you know i want to buy houses from you guys but you make it more difficult for us to buy the house from you and it’s not clean title , like BFS AT THIS MOMENT IN TIME BFS IS THE BEST TO BUY HOUSES FROM ? WE CAN GET CLEAN TITLE WHEN YOU GUYS MAKE IT MORE EASY
FOR ME TO BUY TI THEN I AM WAITING FOR THAT ITS SO HARD FOR ME AND OTHER TO BUY IT FROM YOU GUYS MAKE IT MORE EASY FOR US . I BUY 5 HOUSES FROM BFS ALL CLEAN TITLES I PAY CASH ALL THE HOUSES I BUY AND WILL CONTINUE TO BUY IT FROM BFS BEST

  2. Goodpm. Paano po kinocompute yung minimum bid amount? Yun ba ung amount na nasa letter from court na utang ng previous owner ng bahay or mas lower po dun? Thanks.

    1. Good pm Ms. Ivy, sa pagkakaalam ko sa Pag-IBIG sa ngayon, ginagamit nila yung latest appraisal para maging basis ng minimum bid, less discounts (if any). Salamat din po for the question.

      1. Hi po ask ulet. Kung ang bahay nasa Auction pwede bang dumeretso ako sa Offer to Purchase instead na Offer to bid?

Sir Jay Castillo, just want to express my sincerest and heartfelt gratitude for your kind assistance and support sa lahat ng mga taong humihingi ng assistance for foreclosed property inquiry. I might be needing your advised and assistance in the near future if I may find one suitable property with which I am very interested to buy.

  9. Sir magandang araw Po. Tanong Ko Lang Po kasi nag hahanap Po Ang anak Ko ng bahay Na naka forclose Na para I applay Nya din Po s pag ibig kaso Po Ang sabi s pag ibig e naka pasok daw Po yon s for bidding kailangan daw Po e sumali sya Sa bid. tanong Ko Lang Po sir pano Po nakakakuha ng bahay s forclose Na ndi Na sasali pa Sa bidding.. Salamat Po sir at more power..

  10. Good Day Sir.

Malamang notice of foreclosure yon.

  21. Hi jay.
    Can i ask for help.
Interested ako bumili ng foreclose house ng pag ibig. Nkita ko sa website nila na under negotiated sale yung property.. does it mean na pwede ako tumawad pa dun sa posted price nila?
Second.. nung nakausap ko yung developer theu told me na meron pa daw ako babayaran na equity sa kanila kasi hindi pa daw bayad yung dating may ari.. is it possible? Kasi sabi ng oag ibig when i called them wala daw ako babayaran na equity unless e housing loan ko yung modes of payment ko sa property..
Cash ko kasi sana babayaran yun.. kasi may 30% discount sila if cash.. pwede pa din ako tumawad if ever kahit may 30% discount na from the selling price?
    Thanks

  24. Joseph Delos Santos

Hello po what happen sa property na hindi makukuha? pwede pdin bang eloan yun or bilhin ng interested buyer nag hahanap po ako ng good deal planning to get housingloan from pag ibig thanks po

    1. Usually, yung hindi mabenta sa auction, nagiging part sila ng Pag-IBIG properties for negotiated sale, so pwede pa rin po bilhin ng mga interested buyers. Pwede pa rin i-loan sa Pag-IBIG.

Pwede niyo po i-check sa website ng Pag-IBIG yung mga properties nila for negotiated sale through the following link: http://www.pagibigfund.gov.ph/aa/search.aspx

  25. Joseph Delos Santos

Hello po what happen after the auction sa property na d makukuha pwede padin bang e loan yun sa pag ibig halimbawa lang po? nag hahanap po kami ng pwede ma loan and idea po para makakuha ng Good deal salamat po..

  26. Good day! i just want to ask, is there a credible website where we can find properties for auction po? thank you so much

  27. Good day Sir Jay,

I just want to ask if in case na hindi kami maka attend sa auction due to busy working schedule, pwde pa rin kaya naming icooperate sa pagibig para makuha namin yung target property na gusto namin. Let’s say available pa sya at hndi pa nabili during the last auction. Your feedback is highly appreciated. Salamat!

  28. Hi Sir Jay,

I want to determine if i am eligible sa housing loan.

    This is what i’ve searched

“You must be an active Pag-IBIG member for at least 2 years and has contributed a minimum of 24 monthly contributions.”

Then nung nag open po ako napo kukuha.

  30. Aubrey Arador

hi SIR JAY.. consult lang po. na approve na po kami sa loan for acquired asset sa pag ibig. aware din po kami sa ” as is- where is” condition ng pag ibig pag ng acquire ng foreclosed property. yung nakatira po kasi ayaw umalis, nag sququat lang po sila. anytime po ba pede na namin sila paalisin since may authorization to move in na po kami?

I construe it works against the buyer?

        1. Bale hindi po kasi basta-basta pwede mag eject na walang basis, in this case, dapat may court order.

    2. Virginia cariaso

Please refer to one of the guidelines included in the listings above to have an idea. Thanks.
