Bahay Financial Services (BFS) Pre-owned Properties for Sale (January 2009)

Bahay Financial Services or BFS currently has a vast inventory of pre-owned or foreclosed properties for sale that includes investment/budget homes and lots. Their current listing includes properties in attractive locations in the National Capital Region (NCR), CALABARZON, Visayas, and Mindanao.

I have checked the listing and I noted that it includes more than 3,000 properties that are still in “Available” status.

The BFS foreclosed real estate listing is available online and you may access it through the following link: http://www.bfs.com.ph/propertylist. For those who want to download the complete list by copying it online, you might get frustrated as it could take a long time to download due to the large amount of data, even with a fast internet connection. At least that was what I experienced when I tried it. Anyway, after a long wait, I was able to download the complete listing. If anyone wants to download my copy (which I have already zipped) to avoid the long time to download I encountered, you may download it here.

I know a fellow real estate investor who has already purchased two repossessed houses from BFS which are now part of his portfolio of real estate investments. He is already receiving positive cashflow from these properties.

    people, be careful to any transaction to BFS since until now my property which I bought to them doesn’t have the Deed of Absolute Sale. After I paid cash since September 2011 up to this moment they haven’t release my DOAS which supposed to be 2-3 months process….Agent will promised everything to close the deal, then after that they will not even entertain your concern…It is very disappointing, specially their PASA department (Property After Sales Administration)..

    I am writing to you this mail since my husband and I are dissatisfy to your PASA department (Property After Sales Administration) which until this moment no one response from their side.
    When you said after sales, it should provide the service toย customers before, during and after a purchase, and based in your website it is quoted thatย ”ย BFSโ€™ is efficient and accurate processing, nimbleness, intensive focus on quality control and customized service” ; “enable BFS to stay at the top of its game in terms of total service delivery” …ย 
    I hope this statement will apply to all of your customer not in top priority basesย and not ย in words but ย should put into actions.

    See, we are not able to ย renovate our property which we bought to your office on September 29, 2011 due to insufficient documents.
    We try to apply for water and electricity connection, but they ask for the Deed of sale. This is said to be the prerequisite for building permit as well.

    Kindly check the below correspondents for your reference, to have an idea that my husband is coordinating to your agent for the same.

    What we want is the commitment from your side when you will provide this document.

    BFS offers a range of conditional products across the spectrum of the foreclosure process, including ROPA and those still within the redemption period. We disclose all the relevant issues during our discussions with you so that you are thoroughly informed of the product(s) that you are purchasing.

    If you are an OFW or do not currently reside in the Philippines but would like to purchase a property from us, you may assign an AIF (Attorney-in-Fact) by providing the necessary SPA (Special Power of Attorney) to transact on your behalf.

    jay castillo ako ang kasalukuyang umuukupa ng bahay na may numero 9-5a 1st. street, plaridel 2 subdivision, Angeles City, ito po ay inaangkin ng isang Normilinda Dalisin na kung saan ay nabili niya diumano ito sa mga may ari nito. Alam ko ang pag-aaring ito ay nakansanla at under litigation. Ngayon ang tanong ko po kung ang nasabing pag-aari at titulo nito ay nasa pagiingat pa ng FBS o kaya naibenta na ito sapagkat ako ay umaasang ako ang makabili nito.

    as OFW here in hongkong,,,paano po ako makaka-avail ng property sa BFS ,,ano ang requirement na kailangan ko,,may program po ba kayo para sa aming mga OFW ,,kase po maraming OFW ang naghahangad na sa pagbablik ng pilipinas ay may sariling bahay na mauuwian …..

    Me gusto lang po sana akong malaman. Kung bibili po ba kami ng rights ng house and lot sa isang nagmamay ari ng bahay, ano po ang mga kailangan muna naming malaman sa BFS tungkol sa isang bahay na nagbebenta ng kanilang rights? Pwede po ba na basta lang kami bibili ng rights sa may ari ng bahay o dapat po muna namin makausap muna ang BFS bago kami bumili? Sinabi narin po sa amin ng may ari kung magkano ang dapat naming bayaran sa BFS. Sinabi din po ng may ari na magkakaron kami ng deed of sale pg binayaran na namin ang kanyang rights. Pumupunta po kami sa bahay nyang binebenta.

    Marami pong salamat sa pagbibigay nyo sa amin ng kaalaman.

    Nakapgbayad na po ako sa bahay ko… Wala po palang RPT ang bahay na nabili ko sa Developer pero may Title plano kong ipalipat sa pangalan ng anak ko…. need BFS’ assistance on this. Nahold lahat ng gusto kong i-settle… ano po ba pwede kong gawin.

  27. suggestion lang po sa BFS agent or staff sana kung may nakausap na kayong buyer wag nyo na pong ipapasa sa ibang agent staff of BFS kasi naiiba po ang usapan,at bakit po hindi pare-pareho ang sinasabi ng agent or staff ng BFS sa buyer,isa po ako sa naka-experience ng ganito sa BFS,handa na yung downpayment and requirments namin pero nabago lahat ang usapan kasi ipinasa kami sa ibang agent or staff ng BFS,nasayang po yung time namin kakakuha ng requirments and ganun lang nag mangyayari.thanks sir jay kaw lang po ang may time sumagot sa mga tanung namin.thank s gaain and god bless you

  28. hi sir jay,may gusto po akong bilhin dito na bahay sa BFS,handa na po yung 10% downpayment at requirments namin but nabago yung usapan yung father ko kasi ipinasa sa ibang agent or staff of BFS, kailangan po 20% yung ibigay namin downpayment and 3 months,6 months and 1 year to pay yung 80% wla naman pong ganun,dito lang po sa BFS may ganun masyado pong ginipit ng BFS ang taong bibili,sir jay can you help me to buy a house here in BFS 10% po ang kaya lang namin and then 5 years to pay ang 80%.sana po bigyan nman kami ng 5 years allowance to pay ng BFS.thank sir jay more power and god bless.tagal po magreply thru email ang BFS.

  33. good day sir Jay. may bahay po ang ate ko na hinuhulugan sa BFS. bale 2nd owner po sya. pero 10 years na po sya hindi nakabayad. nagpadala na po ng forclosure notice ang BFS last year. pero last Feb 2011 inalok po sya ng amnesty/condonation (thru letter/notice) pero nasa Dubai na po sya at ako na ang nakatira sa bahay nya at umalis na po ako sa inuupahan ko. hindi na po interested ang ate ko sa bahay. sabi po ng BFS ay pwede ko daw bilhin ang bahay at mailipat sa name ko ang title. pumunta po kasi ako sa makati office at nagsubmit ng mga documents na iniwan sa akin ng ate ko sa account representative nila. from 1 million ay naging P300,00 na lang ito kung babaydan ng cash (hindi pa kasama ang closing/processing fee). ngayon po ay nasa legal department na po ang mag docs na ibinigay ko. posible po kaya na mailagay sa name ko ang title kahit sa 1st borrower pa nakapangalan ang title? 2nd borrower po ang ate ko. nagbayad lang po sya ng right to own sa 1st owner. sa nagyon po ay naghihintay ako ng decision ng legal department ng BFS. thanks sir Jay.
