Bahay Financial Services or BFS currently has a vast inventory of pre-owned or foreclosed properties for sale that includes investment/budget homes and lots. Their current listing includes properties in attractive locations in the National Capital Region (NCR), CALABARZON, Visayas, and Mindanao.

I have checked the listing and I noted that it includes more than 3,000 properties that are still in “Available” status.

For those who want to download the complete list by copying it online, you might get frustrated as it could take a long time to download due to the large amount of data, even with a fast internet connection. At least that was what I experienced when I tried it. Anyway, after a long wait, I was able to download the complete listing. If anyone wants to download my copy (which I have already zipped) to avoid the long time to download I encountered, you may download it here.

    Ask ko lang gusto so sanang bilhin ko ang haus ng pinsan ko na under n now s BFS. When i checked the lists of foreclose properties ng BFS wla namn dun. Nung pmunta ako s BFS ksama ung pinsan ko n may ari ng haus mura pag itutuloy ng bayad ng pinsan ko. Balak ko sana na ituloy nalng under her name pero ako bibili then i-transfer na lng s name ko later. What do u think of this?       Mas maganda nga ikaw na lang ang magtuloy para wala nang foreclosure na mangyari, tapos itransfer mo na lang sa iyo later. With regards sa kung may makukuha siya, If hindi pa foreclosed, pinsan mo talaga ang seller, so dapat nga may makuha siyang pera kasi kayong ang may transaction with each other, although hindi ako 100% sure dahil hindi ko alam ang loan amount, loan balance, etc. Baka may portion payment sa BFS mapunta.

  4. Hi Mr. jay, I just want to ask… what if ung bahay namin na for-closure is under na ng BFS? Pde b namin bilhin ulit un, but this time, under my name na? If so, same conditions dn ba with the others or pdeng mas mababa ang i-cash out namin and mas longer term?

    1. Hi Rhea, sorry mukhang nakaligtaan ko itong question mo. Talaga bang foreclosed na at wala nang habol? Baka pwede pang ma restructure yung loan, etc. If talagang foreclosed na, mukhang pwede naman na ikaw na ang bumili, it should be with the same terms available to other buyers. I still have not had my meeting with BFS to interview them on the details like payment terms, etc. Will eventually create a post about that once the interview pushes through.

I purchase a property from an original borrower pero rights lang then I sent a letter of intent sa BFS. My problem is how can I know it this property is already under redemption period or tapos na ang redemption niya? At by the way nakatira na ako sa bahay na to.     1. Hi Renz, the best way would be to deal with BFS directly. I haven’t really had any first hand experience with BFS though although I am supposed to meet with one of their representatives one of these days as I want to interview them and maybe I can include your concern in the interview. One trend I noticed is that a lot of people are somehow finding it difficult to get details about properties under BFS and I’ll try to get information on how this can be solved…

    Whenever I hear these 3 letters, It makes my blood boil…

    Anyone want to know why???? They are only making us pay 500K, when our real debt is just 100K. That’s what I call OVERCHARGING!!!

    1. Hello Anonymous, I’m sorry for the bad experience you are having with BFS. Having a loan balloon to 500K from an original amount of 100K is simply too much. What is their explanation for the big amount? I suggest however that you keep the communication lines open. I was supposed to have a meeting with a representative from BFS as I wanted to interview them to learn more about them but it got deferred. Anyway, I can also ask about your current situation and maybe they can suggest on ways on how to avoid such overcharging.

    1. Hi Leah, sorry but I would have to verify if that’s the correct address. With regards to verifying if the person you are dealing with is really from BFS, the easiest way would be to call them up using the contact numbers on their website. Also, if ever you are going to push through with the purchase, always pay using checks made payable to BFS, not the agent/broker, and I would also suggest that you should only transact at their office.     1. HI Myrna, actually BFS contacted me 2 weeks ago asking for my contact details so they can send me an updated listing of their properties. I sent my contact details to them and actually sent a follow-up e-mail but I am still waiting for the list.       1. hello….i just want to ask….the real owner is my aunt then almost more than so many years until now hindi na nya pinakikialaman ang bahay now the bfs giving me the right kung bibilhin ko ang bahay ang kaso any time this month they can demand a sherif nalisanin ko na ang bahay dahil almost 1 year na ang binigay na palugit…..possible bang gawin nila yun without sending any letter sa nakatira about 1 year lapse?……sa ngayun hinahanapan namin ng paraan para malikom ang pera…possible din bang ipagkaloob nila sa akin ang bahay sa tamang halaga? at may possibility bang ibigay nila sa iba ang bahay kung mas mataas ang offer ng bibili kaysa sa kung anong kaya ko? or malaki ang chances ko dahil ako na ang nakatira for over a year…..salamat

  11. Nag inquire po ako rati ng property sa bfs sa may sfdm bulacan. Ok sana sya mlki discount kapag cash ,no occupant, but i hesitated kasi the title is still in the name of the former owner at ako pa raw ang magtatransfer. Paano po ba ang process ng ganitong sitwasyon. Do I have to locate the previous owner to sign some docs? At gaano katagal kaya ang pagpapatransfer and fees involve.Sensya na po, no knowledge tlaga ako, but willing to learn po.

    1. Hi Ayehn, first thing you need to know is if the one year redemption period has expired. We need to respect the previous owner’s right to get his property back. In case it has expired, the you can proceed with the transfer. However, the transfer that you should be concerned about is the transfer from BFS to you. BFS should have the title consolidated(transferred to them) and then you can take care of transferring the title from BFS to you.Transfer fees would normally be 8% to 10% of the selling price because it may include capital gains tax(6%), documentary stamps tax(1.5%), transfer tax, etc. so 10 % would be more than enough. Mga 3 months siguro para sa pag transfer kung walang problema ang mga papeles. No problem lalu na’t willing to learn! Salamat sa pag bisita!

  13. tumawag ako sa BFS, laki ng discount nila for cash payment for certain properties more than 30% ng tag price. kaya lng labo easy payment terms 50% down. thing is, im not into investing and im only looking for low-price house with easy payment scheme where me and family could settle in. any suggestions? ala ako swerte sa pag-ibig mostly occupied ung napipili ko sa cavite.

    1. Hi Shaun, I’ll be on the lookout for properties for you. As I have said in the past, even if you are not an investor, why not buy a house as if it were your first investment so that later you can sell it for a profit, or get positive cashflow from it when you decide to rent it out.     1. Hi Roel, yes, yan ang mahirap pag may occupants. Advice ko lang, pag may occupant, iwas na lang. Buti na yung nag-iingat, marami namang ibang properties!

Sir pls. help just let me know kung pwede pa mahabol ang foreclose na house and lot kung babayaran nman kaya lang installment kc before sabi ng BFS if cash 550K tapos last June 2009 sabi nila 680K na dahil nag ask ang father ko ng installment.     1. Hi Geraldine, yes may habol pa yan kasi nga meron pang 1 year redemption period ang property pag naforeclose. Okay din at nag negotiate na pala kayo ng installment terms. kailangan lang ma confirm niyo kung kelan nag start ang 1 year redemption period. Kahit naka leave yung agent, dapat may mas mataas na pwede mo kausapin. For sure mas gugustuhin nila na maiayos pa yung loan niyo kesa maging final ang foreclosure. Will also e-mail you.   17. @Diana, basically the redemption period is the one year period given to owners whose properties have been foreclosed where they have to right to continue staying at the property and come up with money to “redeem” the property which means they will have to pay the full loan balance.

    @Ariel, I don’t focus on foreclosed properties in the Taguig area hence I can’t give you any leads, sorry about that. However, I have just finished installing Google Custom Search to this site so you can search for posts that indicate properties in the Taguig area. Please try it out, you can find it at the top of the right-most side bar.

    @Paulo, I’m not sure if BFS will all immediate loan take out to Pag-IBIG, you will have to verify from them. What I do know is that Pag-IBIG accepts taking out loans from banks. First step is you will have to attend one of their daily seminars and then you can get more details during the loan counseling. Thanks for the visiting!

    bear in mind that these foreclosed properties have also accumulated tax arrears, tax payments sa municipality where they belong, so after you acquire the property, next move is to check the tax arrears, unless included na ito sa foreclosed property amount na babayaran mo.

  26. @Engle, usually you will have to pass their credit investigation and your net disposable income should be able to support the loan. better call them up to get the complete list of requirements. Thanks for dropping by!

    @Annie, Yung redemption period kasi is mandatory as per Act 3135 which means a borrower whose property has been foreclosed will have 12 months to redeem the property. As for the process, you just need to identify a property that you want to buy then call them up first to check if its available then they will assist you with the specifics on the requirements, loan terms, etc. Thanks for the comment!

I do noticed that they really are quite cheap. I also know a fellow investor who has bough 2 properties from them in the Rizal area and he says he ended up with good investments.   32. Hi Jerrell, if tapos na yung redemption period, wala nang habol yung dating may ari. If I’m not mistaken with the legal terms, the redemption period is one year after the execution of the foreclosure. Kahit hindi pa fully paid ang new owner, basta nag lapse na yung one year na redemption period, wala na ring habol ang previous owner. Usually the banks would inform interested parties if the redemption period has lapsed or not pero it would be better to double check, just to be sure. Thanks for visiting!

  37. i saw a property at the same village listed at national homes and BFS, lumalabas mas mahal pa yung sa BFS, although ang kunswelo na lumalabas eh vacated na yung property ng BFS unlike sa national homes.

  38. Hi Dins, yes they sell directly to individuals. I would suggest you give them a call. Just like most banks, they probably take a long time to respond to e-mails.

  39. is BFS only for real estate agents or do they sell to individuals who wish to purchase a property? i tried emailing them kasi, wala naman sumagot…

    1. I browsed thru several properties listed in their website but it looks a lot of them were dilapidated. I don’t believe that the price listed is appropriate. For example, I saw a this property with Ref No. 1503653 which is a very small shanty costing PhP 415150. I’m guessing that the lot must be worth this much while the building is worth nothing.
