Here’s a listing of all Philippine bank websites that have their listings of foreclosed properties for sale available online.

The links on the table below will lead you to the specific page where you can find the listings of bank  foreclosed properties for each individual bank.

Bank foreclosed properties are also referred to as bank acquired assets, Real and Other Properties Owned or Acquired (ROPOA), Real and Other Properties Acquired (ROPA), bank owned properties, bank repossessed properties, and Real Estate Owned (REO) so don’t be confused if these websites refer to them differently.

Take note that this list currently excludes now includes rural banks, universal, commercial, and thrift banks that have websites and have their listings of foreclosed properties online. If you want to start investing in foreclosures by looking for bargain bank owned properties and cheap foreclosures for sale, this is a good place to start. Some banks even include their inventory of bank repossessed cars in their bank owned property listings.

This “Ultimate” list Philippine Bank Websites will be regularly checked and I will also update it once I find new websites here in the Philippines that have properties foreclosed by banks online. Please do let me know if you encounter any broken links or if you happen to know a bank website that is not listed here that contains their foreclosed listings so I can add it here as well. Thanks.

TO WHOM IT MAY CONCERN

There are no listings of GSIS foreclosed properties. I search for the listings for almost an hour but I can’t find any. I am very much interested to see/read the list because I did not write the location of foreclosed porperties when I attended the housing fair 2009 at Megatrade hall for according the personnel just visit their website. Thank you if you can send me the list.

Hi, I am a first timer here and I found out that acquired properties are not that great as far as the price is concern. Vechicles are too expensive also. You can find cars at the dealer better than the bank repos. This my own opinion based on what I seen so far. Thanks for posting.

Hello Jose,

Yes, not all acquired properties are priced below market value. Out of a hundred, you might find only one worth buying. The numbers don’t look promising unless you look at and analyze 100 properties regularly, lets say 100 every week or 100 every month(25 per week). I don’t mean you have to visit all 100 properties, you just have to shortlist foreclosed property listings and then analyze the numbers for the remaining 100 properties that you have shortlisted and see if they are below market value and can also produce a good positive cashflow. If you only analyze a handful or even a dozen of properties and then give up looking at more, it would be very difficult for you to find those great deals. The same goes for repossessed cars.

I think this is the main reason why only about 3% of people who initially venture into real estate investing actually buy their first properties. Persistence is key! Thanks for visiting!

Can you kindly explain what the Amortization Factor is?
I’ve googled it but I can’t find a clear explanation for it.

Just want to share that President Gloria Macapagal-Arroyo signed a new law recently by which individuals with non-titled lands may already apply for a title if they have inhabited the land for at least 10 years (previously 30 years).

HI sir Jay more power to you…thanks a lot for posting I really needed this site for a property hunting.thank you very much.Sir jay tanong ko lang po kasi in front of our apartment po sa caloocan may vacant lot po,sabi po ng mga tao doon na forclosed po ng bank,may nakapagsabi po na forclosed by pbcom pero di ko po makita s list ng pbcom yong property na yon.my possibility po ba na hindi nilagay ng pbcom yon sa list nila online?GOD bless you more po.Salamat po pala s pag reply nyo ng tanong ko po last time.

Hi Ann, thank you and sorry for the super late reply. Possible na hindi pa nag lapse ang 1-year redemption period kaya hindi pa nila pwede ibenta.

To track down the property details, just note down the exact address, go to the tax mapping section of the city/municipality’s assessor’s office, and ask them to give you the tax declaration number for that property. After that, you can check the tax declaration for the TCT number. Then you can check the TCT which bank the property was mortgaged to, which is most probably the one who foreclosed it.

Wow! Just what i was looking for. This site is very helpful! I can’t keep up with all the information you’re posting. I’m new here, trying to learn as much as i can to be “financially literate” and to know how to invest in real estate. anyway, do you have a list of terms that noobs like me should know, or a checklist of “to-dos” and “not-to-dos”? I also removed Banco Filipino and Maybank as BF’s website is now offline and I can no longer find a link to Maybank’s acquired assets. I also removed a duplicate link and now there are only 36 banks on the list.

what will I do to verify tct of a foreclosed property when it is not in the LRA? the bank said it is in the process of transferring the tct to the bank”s name. how can i check the tct? many thanks and more power to you!

Hi Myke, there should be a copy at the TCT at the Registry Of Deeds of the city/municipality where the property is located at any given time, even if the transfer is in progress.

Everything is way overpriced. One must be a fool to pay the prices posted by the banks on their websites. You can way better by going to a place and just asking around for a day or two.

As far as BDO is concerned, they allow you to make an offer if you pay in cash. its just a matter of leverage, i guess, to be able to get to do that.
I think they can give it to you at a much lower price if you do it that way. R. Kiyosaki got a 60,000 dollar property for only 50,000 in cashiers check attached to his offer. I dont see why we cant do it here.

Obviously, not all of the foreclosed properties out there are bargains, it may also be true that a lot of them are overpriced, but I would never conclude that ALL of them are overpriced. It’s just a matter of finding them. This is not for everyone though as this can take some time to do and some sweat equity.
