For those who want to download the complete list by copying it online, you might get frustrated as it could take a long time to download due to the large amount of data, even with a fast internet connection. At least that was what I experienced when I tried it. Anyway, after a long wait, I was able to download the complete listing. If anyone wants to download my copy (which I have already zipped) to avoid the long time to download I encountered, you may download it here.

  4. Again, to describe the foreclosure process in a very simplistic manner, there are 2 “major periods”: Pre- and Post-redemption period. So long as the redemption period has not yet expired, the Original Borrower (the Original Property Owner who first took out the loan with a government housing agency and NOT a mislabeled “ghost buyer”) may legally redeem/reclaim the property at anytime – by paying the appropriate amount owed – even if the rights to that property may have been sold to another party. However, after the redemption period has expired, the Original Borrower’s right to redeem is automatically forfeited.

    By Ms. Punzalan’s own admission, their party had illegally occupied the property, which was subsequently redeemed by the Original Borrower. While this is an unfortunate and infrequent incident, BFS does sell products that are in the Post-Redemption period i.e. where the Original Borrower has lost the right to redeem.

    We would also like to take this opportunity to remind our Buyers not to deal with or make any payments to any non-accredited BFS broker or representative. All payments should only be made in BFS’ offices.

      How can we inhabit the property if you will not give any documents required by the MEralco
      after we settle the amount in cash ?..like TCT/deed of sale /certificate of sale…? ty…pls let us understand the process of how to move in..how long will it take to issue move in permit?

    • Hi BFS, ask ko lang po how long is the TCT release given that it was the original owner who bought the property in CASH? I mean, wala na po siguro msyado processing for that since nasa pangalan n nila un, irrelease na lang ng BFS? Thank you.

  6. you do not entertain down payment? what do you call the money that they (BFS) have asked us to put 8 years ago which is 50k? no ghost buyers? why the whole subdivision has 2 owners in one property.

    Agent negotiated and came to us, asked for money, we built are house, then agent from BFS will come along claiming there is original owner which we have to pay for the right. We have been dealing with BFS for 8 years now, have given them all papers that they have asked, assuring us that we will be the buyer for that land since this $@#$^% first buyer has abviously abandoned the lot for ages now.

    When we built our house there, it is totally nothing, even a dog cant live there, obvious that there was nobody has lived there from the very beginning, and then all of a suddenly after 7 years a lady who is living in that same subd. came to us claiming that she is the orig. buyer and started harassing my family to claim some money from us for that @$#$# right. BFS even took her side. Imagine after 7 years that we are living there. That bitch even called us squatter.

    Philippine goverment, can you do something to protect the rights of those decent people who becomes a victim of this monsters, they are abusing the philippine law to own.

  7. BFS sells its properties on a 1st to purchase, 1st served basis. We do not accept any form of “reservations” and as such, does not make sense for us to entertain nor condone “ghost buyers”. Furthermore, we offer a variety of payment and discount schemes, including spot cash and installment basis.

    BFS also has no control over the duration of the 1-year redemption period as mandated by law and must follow due process.

  8. Tong mga taga BFS na to, meron pa kayong as per law na nalalaman. Mga buwaka ng ina nyo !!!! marami kayong sinisirang buhay na mga taong disente at lumalaban ng patas, makakakarma din kayo… mga hayop !!!!

Bakit ang BFS, kahit hiningan na nila ng D.P yung new buyer bakit hindi nila patakbuhin agad yung redemption period? bakit kailangan pa nilang bigyan ng chance yung mga ghost buyer na hindi nagbigay kahit sinkong duleng pero nakapangalan sa kanila yung property? may anomalya sa loob ng BFS. calling all senadors, imbestigahan nyo po itong BFS na ito, maraming ahente at opisyal sa loob ng BFS na ghost buyer ng mga govt. property, imbes na maibenta agad yung property, nabubulok ito dahil sa mga ghost buyer na original buyer kuno. yung 25 years na chance na binibigay ng batas, naabuso. tanggalin nyo na yung bulok na sistema nyo para mapakinabangan yung govt. property ng mga taong willing magbayad at magkaroon ng disenteng tirahan.

Depending on the stage of foreclosure that the property purchased is currently under, the property may still need to undergo further legal processes even after purchase, such as but not limited to expiry of redemption period and transfer of TCT to a specific party’s name. Hi, Ask ko lang po I already submitted my dos s bfs ksi my ngustuhan akong house but the problem is nung pagalis nmin tumawag sila then told me that yung lot na ngustuhan ko eh need pa n mtransfer sa balikatan so magadd pa ng 20-25k after mtransfer s bliktan another 20k n nmn pra maisalin sa pngaln ko,, any comment pls hope you could help me on this ngworry tuloy aq nung mabasa ko mga comments nyo

Ako po s i michael suriaga n g blk 16 lot29 tarlac st.city homes sampaloc IV ,ako ang kapatid ng me ari ng unit na ayon po bfs ay foreclose npo.ako ang authorized person at nakatira sa nasabing unit..Nagulat na lamang po ako nang aking malaman ko po ang unit pong ito ny naisanlang tira npo ng aking asawa na tatlong taon npo kaming hiwalay at wala po akong pahintulot para isanla nya po ito. sana po ako ay matulungan ninyo sa aking problma dahil nagawa po nilang buksan ang bahay ko ng walang pahintulot sa akin .Sana po ay mabigyan po ninyo ng pansin ana king jinaing.ito po ar sana po ay inyong mapasyalan ang aking po unit . maraming salamat po.

  13. Ung s bahay po namin s Cavite nabayaran Year 2009.. Tapos po nag email po ako dun s email add nila s bahay financial. My contact number nmn po sila tapos nag reply s email add ko kya po pla d p namin makuha ung title eh kasi d rw po makontak ung papa ko that time. Kya nung nag reply s message ko ang sabi po sa amin eh s Makati daw po kukunin yung title so Year 2010 nagpunta kami tapos naibigay naman po agad ung titulo tapos po pinicturan ko p nga kasama ung representative nila. Tapos po s Gen. Trias dun n pnrocess ng papa ko kya po ok naman wala n kaming naging problema.

Nakarating na rin kami s Alabang Office nila nagtanong kami kung pano ka makakabili ng property n agusto mo eh ang advice sa amiin eh di daw pwedeng bilhin ang isang bahay kung may nakatira pa… At dapat pa rin daw eh alam iyon ng first owner kasi mababalewala ang nagsatos mo dahil kailangan p rin ng authorization ng

Interesado kasi kami na malaman kung anong bahay ang foreclosure na sa lugar namin para kung may budget eh makabili kami… Nung malaman namin na ganon pala naisip namin na balewala din pala kung ganon .. Marami din kasi sa lugar namin n tinitirhan iyong mga bahay ng 1st owner kahit hindi n sila nagbabayad. Minsan hwag ka ring maniniwala sa agent kasi ang dapat mong kausapin eh iyong mismong s office nfg BFS kasi nag-aalok ang ibang agent ng foreclosure na bahay tapos kung hindi pala talaga alam iyon ng 1st owner dahil umalis n sa lugar oh nandoon pa sa mismong bahay nakatira eh kawawa ka kasi maglalabas ka ng pera na hindi mo alam na talo ka at naisahan pa… At dapat mo ring alamin na kung talaga bang naipasa na s BFS iyong bahay bago mo bilhin dahil kung hindi pa pala talo ka na naman…
        Pero ang alam ko nagbibigay sila ng discount sa 1st owner kung gusto mo pang mahabol yung bahay mo hal. Month of Dec. may letter n darating sayo tapos makikipagkita ka ng personal sa kanila at sasabihin kung pano ang mode of payment hal. need mong mag down ng 200 thousand tapos non mag ma monthly ka ng 35 thou depending iyon sa presyo ng bahay mo kung maganda pa ba oh hindi naman masyado tapos after ng ilang month ng pagbabayad eh dapat i update mo rin sila para naman alam mo kung talagang hindi ka naloko oh kung pano mo makukuha ung titulo after ng bayaran. S Bangko k naman magbabayad eh kung saan ang bangko n sinabi sa’yo…

  14. By law, up until the redemption period expiry date, an Original Borrower maintains certain legal rights over the concerned property and as such, needs to be upheld and honored by BFS. This supersedes any negotiations, including those with illegal occupants.

  16. yung samin foreclosed na then tapos na rin yung redemption period, willing kaming bilhin kasi nga nakatira na kami don biglang sabi ng hayup na bfs specialist “ay, binuy back po ng orig owner” 220,000 pesos lang yung binayaran ng orig owner ha, may naglakad, kasi nga lam nila pede naming kagatin sa anumang presyo dahil nandon na kami eh at in 7 years na nadon kami nakikipag usap kami ng maayos sa BFS tapos bigalng ipagbibili nila sa mababang presyo yung lot sa oribuyer na wala namang binigay na kahit down eh kami hiningan nila ng 60k na DP, mga buwitre yang mga hayup na yan, dapat sa BFS linisin at ipa media, para mapahiya yung mga manager na hindi man lang makita ni anino nila.

    • Hi BFS, I have tried to email your after sales representative (L. M.) but he does not reply to my mail. para sa akin mas convinient ang email kasi mababalikan mo ang mga details compared to phone transaction na pwede mong makalimutan. after a month di mo na maalala ang info given by your sales representative. in my case months have past but still no response. I’m sure naman lahat ng nag entry sa Blog na ito may email… this is a good venue para malaman din namin yung issue ng iba and para din maiwasan yung ganung problema.. now kung talagang gusto nyo kami tulungan advice nyo kami on a regular basis. hindi yung kailangan pa namin mag follow-up…

  18. 2009 pa po nabayaran ng bayaw ko ung biniling bahay sa BFS…Cash po.. Hanggang ngaun wala pa pong title…Matagal na pong in-process…laging in-process…Hindi po tuloy kami makapagparenovate…kc kailangan ng title for the renovation loan… patulong naman po BFS Management…Kindly advice po ng timeline …

    Malamang may problema kaya di agad mailipat…

    • Hi Sir Jerome, I have the same sentiment; cash ko din binayaran ang house and lot ko last July 2011 pero till now wala pang linaw kung nasaan na ang processing ng papers ko. palagi nilang dahilan, dahil gobyerno daw di daw nila kayang pabilisin ang process. pero nung tinangap na nila ang bayad mo kabibilis. sana lang may tumulong sa atin dito, ilan na ba tayong nagbayad na at lahat wala pa ding hawak na papeles sa pangalan natin. kahit upuan sana araw araw ang papel natin matatapos din. di naman araw araw may bumibili ng bahay.

    • Same scenario, 2009 binayaran ng spot cash ang property sa BFS untill now 2015 na wala pa yung titulo ng bahay. May lawyer na ako kinunsulta at magsasampa na ako ng demanda sa kanila.

    How do i know kung na meet na ng previous owner yong redemption period na ibinigigay sa kanila. Intresedo po kasi ako dito sa
    property nila n malapit lang dito sa street namin at more than 10 years ng vacate. Me nakuha po akong broshure from BFS informing the owner about the BFS.

    Kung ako po ang bibili kailangan pa po bang makipag arrange at makausap yong previous owner or bahala na ang BFS duon, ano po ang security na pwede kong panghawakan na akin na talaga yong property baka kasi pag kami na ang nakatira biglang sumulpot yong totoong may ari.

      • Hi Sir Jay Castillo, nagpapasalamat kami sa ganitong Blog at meron kaming natutunan tungkol sa BFS.. pero sana lubusin mo na ang tulong mo. tulungan mo kaming mga nakabili na ng bahay pero hindi pa natatangap ang TCT. sana malaman namin ang tunay na proseso? saan ba tumatagal? BFS ba ang dapat habulin? ano ang dapat gawin ng mga bumili?

  21. Naghahanap po ako ng buyer for our house in Sabang, Dasmarinas Cavite in Greensborough. Accessible and peaceful community malapit sa lahat especially good schools and hospitals, malls. We migrated abroad already and wala ng mag aasikaso sa house kaya gusto na nming ibenta. 75sq. m. lot, 50 sq. m floor area. Pki email na lang ako. clean title ito so I need cash or pwede mag apply finacing as long as full ibayad sa min. thanks!

  23. Aside from Property Sales, one of BFS’ programs is to invite Original Borrowers to settle their long-outstanding loans. This scope includes but is not limited to convincing illegal occupants staying in the properties to peacefully vacate and/or legally purchase their right to stay in the property.

    As stated in our website and as discussed with all our Buyers during the negotiations process, prices are subject to change at anytime to reflect current fair market values and may be paid via a host of avenues, including spot cash and installment pay schemes. Likewise, BFS sells pre-owned properties, which are “conditional” in nature i.e. may still be subject to foreclosure proceedings and processing time of government agencies, thereby delaying the delivery of titles.

    Nevertheless, your purchase with BFS is entirely legal and is in accordance with the law. That said, as long as you have fully paid for the property and have signed the necessary legal documents, you may inhabit the properties with no prejudice or other cause for concern.

Hi Sir Jay, ask ko lang po talaga po bang matagal mag release ng titulo ang BFS 2008 fully paid na po yung nabili ko sa BFS pero until now wala pa akong hawak na titulo pag nag follow up naman po ako sabi nila pina process pa po. wala naman po akong magawa OFW po kasi ako pero next year plano ko na pong mag stay muna sa Philppines hangat hindi ko nakukuha yung titulo ko natatakot napo kasi ako sino po bang dapat lapitan dito.. salamat po.

    I am not expecting that one day na isa na ako sa mga disappointed buyer ng foreclose property sa BFS. I heard lots of bad rumors happening in that office. but i thought rumors are just rumors. So, friendly advice lang po for those who have plans to get some foreclose property with BFS, not to assure your self na lahat ng sasabihin ng agent ng bfs ay mangyayari po. Be patient na lang co’z i assure you, they will try to get over your patient talaga.. Like what happened to us.. all the while we thought oky na ang pag uusap. We talked to a friendly staff of BFS. They offer a promo discount like 30%, 40% & 50% depend on the foreclose property tag colors ang discount you choose. So in our case prize after discount settled, but we have to request my relatives to move for a while all their things. ksi kasama dw talaga sa requirements nila na before you proceed for paying even cash payment kailangan totally wlang gamit na makikita when they check the said property. At first we were so worried co’z we heard some stories na pag umalis na ang relatives ko from the foreclose house and surrendered the key at BFS, We are not sure dw na samin ibibigay yung unit dahil pag marami dw ang interesado, bigla na dw tataas ang price na napag usapan na, and since wala na samin ang key wala na din kaming magagawa, unless we can pay the price they add into the actual price already agreed na.. from the actual price agreed tumaas po ng almost 70K ang babayaran na nmin. when you asked them nman why there’s sudden changes of pricing, ang dami ng dahilan.. so ang mangyayari it’s up to you na lang if you TAKE IT or LEAVE IT!.. nkaka disappoint talaga. So, careful.. careful na lang po…

    sir, anak po ito nang isang owner ng bahay dito sa panabo city mindanao…ang principal owner ng bahay is my father abundio bariquit who died just this march of 2012…before namatay yong papa ko nakatanggap na kami ng foreclosure notice sa bahay if im not mistaken on jan or middle feb 2012…due to some circumtances my father was died so he wasnt able to settle the problem..last june 01, 2012 pumunta ako sa bfs office davao asking if what best options that we are going to do..ang sabi po sa akin ng specialist pay asap or we have redemption period until jan 2013 at sabi ko kanya na bigyan kami ng time until na makahanap kami ng pera…do worst is last aug 30, 2012 nagpunta ang brgy konsehal namin sa bahay sinabihan kami na may nakalagay sa brgy hall na ilang days na lang at paalisin na kami sa bahay….naguguluhan ako sir whereinfact nagpersonal appearance naman ako sa bsf davao na bigyan kami ng time kasi maghanap pa kami ng pera ang malaking amount din yon hahanapin ko…hope u could help me regarding this problem…

    • yes sheena u can pay the original borrower/owner for the rights. ask for them to sign the deed of sale and special power of attorney.ask for xerox copy of title, tax declaration and latest computation of their real property tax. their marriage cert, valid IDs, 4 pcs ID pictures, latest billing statement then go to bfs Makati ask for their outstanding balance. this is proper way to transact with the bfs. NEGOTIATE ONLY with the rightful owner first and it will be all legal. because BFS cannot transfer title because HINDI naka pangalangan ang title sa kanila…

  46. people, be careful to any transaction to BFS since until now my property which I bought to them doesn’t have the Deed of Absolute Sale. After I paid cash since September 2011 up to this moment they haven’t release my DOAS which supposed to be 2-3 months process….Agent will promised everything to close the deal, then after that they will not even entertain your concern…It is very disappointing, specially their PASA department (Property After Sales Administration)..

    I am writing to you this mail since my husband and I are dissatisfy to your PASA department (Property After Sales Administration) which until this moment no one response from their side.
    When you said after sales, it should provide the service to customers before, during and after a purchase, and based in your website it is quoted that ” BFS’ is efficient and accurate processing, nimbleness, intensive focus on quality control and customized service” ; “enable BFS to stay at the top of its game in terms of total service delivery” … 
    I hope this statement will apply to all of your customer not in top priority bases and not  in words but  should put into actions.

    See, we are not able to  renovate our property which we bought to your office on September 29, 2011 due to insufficient documents.
    We try to apply for water and electricity connection, but they ask for the Deed of sale. This is said to be the prerequisite for building permit as well.

Alam ko ang pag-aaring ito ay nakansanla at under litigation. Ngayon ang tanong ko po kung ang nasabing pag-aari at titulo nito ay nasa pagiingat pa ng FBS o kaya naibenta na ito sapagkat ako ay umaasang ako ang makabili nito.

    Me gusto lang po sana akong malaman. Kung bibili po ba kami ng rights ng house and lot sa isang nagmamay ari ng bahay, ano po ang mga kailangan muna naming malaman sa BFS tungkol sa isang bahay na nagbebenta ng kanilang rights? Pwede po ba na basta lang kami bibili ng rights sa may ari ng bahay o dapat po muna namin makausap muna ang BFS bago kami bumili? Sinabi narin po sa amin ng may ari kung magkano ang dapat naming bayaran sa BFS. Sinabi din po ng may ari na magkakaron kami ng deed of sale pg binayaran na namin ang kanyang rights. Pumupunta po kami sa bahay nyang binebenta.

    Marami pong salamat sa pagbibigay nyo sa amin ng kaalaman.

  74. good day sir Jay. may bahay po ang ate ko na hinuhulugan sa BFS. bale 2nd owner po sya. pero 10 years na po sya hindi nakabayad. nagpadala na po ng forclosure notice ang BFS last year. pero last Feb 2011 inalok po sya ng amnesty/condonation (thru letter/notice) pero nasa Dubai na po sya at ako na ang nakatira sa bahay nya at umalis na po ako sa inuupahan ko. hindi na po interested ang ate ko sa bahay. sabi po ng BFS ay pwede ko daw bilhin ang bahay at mailipat sa name ko ang title. pumunta po kasi ako sa makati office at nagsubmit ng mga documents na iniwan sa akin ng ate ko sa account representative nila. from 1 million ay naging P300,00 na lang ito kung babaydan ng cash (hindi pa kasama ang closing/processing fee). ngayon po ay nasa legal department na po ang mag docs na ibinigay ko. posible po kaya na mailagay sa name ko ang title kahit sa 1st borrower pa nakapangalan ang title? 2nd borrower po ang ate ko. nagbayad lang po sya ng right to own sa 1st owner. sa nagyon po ay naghihintay ako ng decision ng legal department ng BFS. thanks sir Jay.

Ngayon po, Sino po mag shoulder ng Capital Gain Tax dito yong BFS ba o ako na buyer? At sino po maglakad para sa Transfer of Title? BFS ba? O kaya eh assist ba ako ng BFS para mailipat sa name ko ang titulo? Kasi po taga bisaya ako diko alam pasikot sikot ng bilihan dyan sa Manila. Salamat po.

    Nakabili po kami ng bahay sa BFS mga mid 2009. Up to now wala pa po kaming natatanggap Transfer Certificate of Title (TCT). Noong bumibili kami sabi 6 months daw ang processing, almost one year and a half na wala pa ring tct.

    I bought a BFS property here in Cavite, ang problema di ko mapagawa kasi ung likuran ng bahay nilagyan ng mga manok na panabong nung katalikurang bahay. Nasabihan na siya pero ayaw niyang alisin, anong legal actions ang pwede ko gawin? san ba magsampa ng kaso dito at anong kaso ?

  86. Mr. Jay. Good day! I just want to ask, if the redemption period ends, pwede pa bang mag ask for an extension. Sincerely, we want to save our home. Please give us some advice, or pwede po ba thru PAG-IBIG?

    • Hi Ren, unfortunately, the redemption period cannot be extended. The other remedies that you can go for would be loan restructuring, loan takeout to other institutions like Pag-IBIG but you need to be updated with your payments for at least 2 years, or you can just sell the property. You can even assign your right of redemption to a third party who will buy the property from you. I hope this helps.

By 2015 ang end ng 25 yrs terms ng mga subdivision s amin sa san mateo rizal. pwede pa kaya akong kumuha ng mga forlosed na bahay kahit na may housing loan ako sa pagibig? kaya naman kung pera ang pag uusapan. kasi may usband na ako para makashare dun sa bayad ng bahay sa pag ibig, pls advice.

  95. good eve po sa lahat. may inuupahan po akong bahay. yun may-ari po ay hindi na nakakabayad sa BFS. pwede po ba na ako na lang ang kumuha sa bahay dahil ang sabi ng mga kapitbahay ko hindi na daw interested o hinihintay na lang daw ng may-ari bawiin sa kanila ang bahay. pano po ba ang proseso nito. babayadan ko ba yun utang nila para maging akin yun bahay o magsisimula uli akong maghulog sa BFS?sana po may makatulong.wala po kasi akong alam sa ganitong usapin.god bless!

    • Hello Manny, bago ka magbayad ng kahit ano, magandang siguraduhin mo muna na may pinanghahawakan ka, documento man o kasunduan. BFS na siguro ang makakaalam kung paano ang paraan para dito. God bless din!

  97. Hi Jay! hingi lang po ako ng advise kasi me nabili akong rights sa dating borrower eh sa BFS po daw aayusin. Sabi nong agent before ko bilhin yong rights is puwede sa PAG-IBIG pero nong i process ko na hindi naman pala. nalaman ko din na hindi pa tapos ang redemption period niya. Ano pong mangyayari sa aking dito sa bahay nakatira na ako dito kasi tinur over sa akin nong dating borrower. Palalyasin ba ako dito ng BFS kahit hindi pa tapos ang redemption or palalayasin ba agad ako dito kung tapos na ang redemption?

    Baka po me alam po kayo kung paano i process to or kung nag pro-process po kayo nito baka po puwede sayo na lang kasi wala na akong tiwala sa dati kung agent at broker niya.

Hi jha,(just a guess)perhaps the lot owner is trying to tell you to buy the rights over the property and then let it stand for 10yrs without paying for the amortization. and possibly, when the 10yrs is over, it is by then foreclosed na and transferred to (bought by) BFS, where you will now deal with (and settle it). tama ba? If this is the case, you might as well put in paper such transfer of rights.

  100. hi.may problem po ako about buying a pre foreclosed property in tiera nova royale, bagumbong.ibinebenta po sa akin ng lot owner ng 180k (house and lot) ang property nya and sabi nya that amount is good for 10 years. after 10 years daw po bababa ang foreclosure papers and that will be the time na ipapa-appraise namin sa BFS ang value ng property at makukuha daw namin sa mas mababang amout.legal po ba ang ganitong proseso?i mean, may nangyayari po ba talagang ganito na sa owner at hindi sa bank binibili ang isang pre foreclosed property?

    • Hi JHA, sa totoo lang, first time ko nakarinig ng ganitong systema ng pagbili ng pre-foreclosed property. Ang pagkakaintindi ko sa pre-foreclosures eh bibilhin mo ang isang property bago ito ma foreclose, either you buy the property in cash, or take over the payments and just assume the balance.

        I am sure the previous owner is trying to sell the property by fooling the prospective buyer. If you transact with the previous owner, the price is usually higher than the foreclosed price.

        The best way is to check with BFS, look at the TCT, tax declaration and other information. Transact only with BFS employees or accredited brokers.

  105. Hi Jay,

    I had a bad experience with BFS ‘SALES’ employees.

    During inquiries, we asked detailed questions INCLUDING who’s paying for previous owners’ meralco and water bills.

    Sales Person says BFS will pay for everything once the deed of sale / turnover papers are done.

    After paying and papers were signed, we rarely see this Sales Person and she was always too busy to discuss this utility bills.

    Bottomline, we paid for the bills after speaking with someone from the Admin Department. The property was posted ‘as is where is’ basis and that is sufficient to explain why we need to pay.

    The total bills including transfer of account costs between Php**** – PhP **** but the lesson here is not to seal any deals by mouth especially if you are dealing with these Sales Person. Eventually, they will tell you what you want to hear.

    Buy from BFS but be very cautious of these greedy Sales Persons.

      Thanks for sharing and I’m sorry for the experience you had. Is the sales person you dealt with an employee of BFS or just an accredited broker? I know what you mean, some people will really just say yes to what you ask just to close the deal.

      I suppose this serves as a heads-up to those interested in buying foreclosed properties from BFS. Make sure to include in your due diligence the task of making sure who will have to settle any arrears and have this in writing.

      Mas maganda nga ikaw na lang ang magtuloy para wala nang foreclosure na mangyari, tapos itransfer mo na lang sa iyo later. With regards sa kung may makukuha siya, If hindi pa foreclosed, pinsan mo talaga ang seller, so dapat nga may makuha siyang pera kasi kayong ang may transaction with each other, although hindi ako 100% sure dahil hindi ko alam ang loan amount, loan balance, etc. Baka may portion payment sa BFS mapunta.

    • Hi Rhea, sorry mukhang nakaligtaan ko itong question mo. Talaga bang foreclosed na at wala nang habol? Baka pwede pang ma restructure yung loan, etc. If talagang foreclosed na, mukhang pwede naman na ikaw na ang bumili, it should be with the same terms available to other buyers. I still have not had my meeting with BFS to interview them on the details like payment terms, etc. Will eventually create a post about that once the interview pushes through.

    • Hi Renz, the best way would be to deal with BFS directly. I haven’t really had any first hand experience with BFS though although I am supposed to meet with one of their representatives one of these days as I want to interview them and maybe I can include your concern in the interview. One trend I noticed is that a lot of people are somehow finding it difficult to get details about properties under BFS and I’ll try to get information on how this can be solved…

    • Hello Anonymous, I’m sorry for the bad experience you are having with BFS. Having a loan balloon to 500K from an original amount of 100K is simply too much. What is their explanation for the big amount? I suggest however that you keep the communication lines open. I was supposed to have a meeting with a representative from BFS as I wanted to interview them to learn more about them but it got deferred. Anyway, I can also ask about your current situation and maybe they can suggest on ways on how to avoid such overcharging.

    • Hi Leah, sorry but I would have to verify if that’s the correct address. With regards to verifying if the person you are dealing with is really from BFS, the easiest way would be to call them up using the contact numbers on their website. Also, if ever you are going to push through with the purchase, always pay using checks made payable to BFS, not the agent/broker, and I would also suggest that you should only transact at their office.   118. Nag inquire po ako rati ng property sa bfs sa may sfdm bulacan. Ok sana sya mlki discount kapag cash ,no occupant, but i hesitated kasi the title is still in the name of the former owner at ako pa raw ang magtatransfer. Paano po ba ang process ng ganitong sitwasyon. Do I have to locate the previous owner to sign some docs? At gaano katagal kaya ang pagpapatransfer and fees involve.Sensya na po, no knowledge tlaga ako, but willing to learn po.

    • Hi Ayehn, first thing you need to know is if the one year redemption period has expired. We need to respect the previous owner’s right to get his property back. In case it has expired, the you can proceed with the transfer. However, the transfer that you should be concerned about is the transfer from BFS to you. BFS should have the title consolidated(transferred to them) and then you can take care of transferring the title from BFS to you.Transfer fees would normally be 8% to 10% of the selling price because it may include capital gains tax(6%), documentary stamps tax(1.5%), transfer tax, etc. so 10 % would be more than enough. Mga 3 months siguro para sa pag transfer kung walang problema ang mga papeles. No problem lalu na’t willing to learn! Salamat sa pag bisita!

  120. tumawag ako sa BFS, laki ng discount nila for cash payment for certain properties more than 30% ng tag price. kaya lng labo easy payment terms 50% down. thing is, im not into investing and im only looking for low-price house with easy payment scheme where me and family could settle in. any suggestions? ala ako swerte sa pag-ibig mostly occupied ung napipili ko sa cavite.

As I have said in the past, even if you are not an investor, why not buy a house as if it were your first investment so that later you can sell it for a profit, or get positive cashflow from it when you decide to rent it out.     • Hi Geraldine, yes may habol pa yan kasi nga meron pang 1 year redemption period ang property pag naforeclose. Okay din at nag negotiate na pala kayo ng installment terms. kailangan lang ma confirm niyo kung kelan nag start ang 1 year redemption period. Kahit naka leave yung agent, dapat may mas mataas na pwede mo kausapin. For sure mas gugustuhin nila na maiayos pa yung loan niyo kesa maging final ang foreclosure. Will also e-mail you.   124. @Diana, basically the redemption period is the one year period given to owners whose properties have been foreclosed where they have to right to continue staying at the property and come up with money to “redeem” the property which means they will have to pay the full loan balance.

    @Ariel, I don’t focus on foreclosed properties in the Taguig area hence I can’t give you any leads, sorry about that. However, I have just finished installing Google Custom Search to this site so you can search for posts that indicate properties in the Taguig area. Please try it out, you can find it at the top of the right-most side bar.

    bear in mind that these foreclosed properties have also accumulated tax arrears, tax payments sa municipality where they belong, so after you acquire the property, next move is to check the tax arrears, unless included na ito sa foreclosed property amount na babayaran mo.

  133. @Engle, usually you will have to pass their credit investigation and your net disposable income should be able to support the loan. better call them up to get the complete list of requirements. Thanks for dropping by!

    @Annie, Yung redemption period kasi is mandatory as per Act 3135 which means a borrower whose property has been foreclosed will have 12 months to redeem the property. As for the process, you just need to identify a property that you want to buy then call them up first to check if its available then they will assist you with the specifics on the requirements, loan terms, etc. Thanks for the comment!

  138. @Katrina, I haven’t bought any properties yet through BFS as I often see that the properties in my area of focus have already been sold or reserved. I do noticed that they really are quite cheap. I also know a fellow investor who has bough 2 properties from them in the Rizal area and he says he ended up with good investments.   139. Hi Jerrell, if tapos na yung redemption period, wala nang habol yung dating may ari. If I’m not mistaken with the legal terms, the redemption period is one year after the execution of the foreclosure. Kahit hindi pa fully paid ang new owner, basta nag lapse na yung one year na redemption period, wala na ring habol ang previous owner. Usually the banks would inform interested parties if the redemption period has lapsed or not pero it would be better to double check, just to be sure. Thanks for visiting!

    nag ocular ako dun, very disappointing kasi nga occupied pa yung property ng national homes unlike sa BFS eh vacated na..parang over 50% ang tinaas ng BFS.

  144. i saw a property at the same village listed at national homes and BFS, lumalabas mas mahal pa yung sa BFS, although ang kunswelo na lumalabas eh vacated na yung property ng BFS unlike sa national homes.

  146. is BFS only for real estate agents or do they sell to individuals who wish to purchase a property? i tried emailing them kasi, wala naman sumagot…

    • I browsed thru several properties listed in their website but it looks a lot of them were dilapidated. I don’t believe that the price listed is appropriate. For example, I saw a this property with Ref No. 1503653 which is a very small shanty costing PhP 415150. I’m guessing that the lot must be worth this much while the building is worth nothing.
