Did you notice these?
I actually wanted to inspect this because when I saw the pictures on the listing, it seemed too good to be true.
I inspected it yesterday, and it’s not perfect, but it is in pretty good condition. Here’s what I found that you should see in the video:
- I did notice some minimal damage to the paint for the wall inside the storage room behind the dirty kitchen (might be caused by a water leak or botched-up waterproofing).
- The ceiling or roof of the dirty kitchen seems to have water trapped there before (based on the discoloration… will need to be fixed before the rainy season).
- The tiles were so clean at the dirty kitchen, you would think they were newly installed!
- The bathroom at the ground floor makes it 3 Toilets and 2 Baths. The listing only says 2T&B’s so the additional toilet is a bonus.
- Upstairs, everything looked well maintained as you can see in the video.
- You’ll notice I was explaining stuff in english because my son was with me, and I was trying to explain my observations. More about my son below.
Anyway, with just five minutes of inspection, I did not see any serious repairs needed, which is so different from the usual dilapidated foreclosed properties we encounter.
I definitely need more than 5 minutes if a property was not in great shape like this one.
If it needed repairs, I would come back with a contractor or several contractors for repair estimates.
Why only 5 minutes?
My son decided to come along and see how (and why) I wanted to inspect this property. I explained that the property looked nice in the pictures and I wanted to verify this.
After my explanation, he said “So you want to check if it’s a scam?!” which is exactly what due diligence is for!
This also explains why I did not stay longer than 5 minutes even if I wanted to, my son wanted to go back to his Lolo/Lola’s house.
One more thing, it was almost 5pm, and our car was coding yesterday. We had to leave fast.
Good thing we had a friendship sticker and we were able to bypass most of the roads with traffic enforcers… haha!
Other things I learned not in the video
Of course, I asked the caretaker if there was electricity and water connections. She confirmed this and also mentioned she pays for both every month.
The entrance to the village is quite secure because there is only one entrance/exit and it is manned by a guard (there were actually 2 when we visited).
Flooding is not an issue in this part of Las Pinas because the elevation is quite high compared to surrounding areas.
