This Dream Buys Auction will include foreclosed properties from the Luzon and Metro Manila areas, although I also saw some foreclosed properties from Davao on the list.
Note: This time around, my wife and I shall be available to serve you as your duly licensed real estate brokers for the auction and afterwards. More details below.

Hi Sir Jay, Im a direct buyer but when i enter the auction site one of the broker tell me to write her name in the application form so that he will help me in processing my winning bid since Im an OFW and I dont know what to do I accept her help, I ask also how much is her professional fee and said its up to me how much i will give, I will give after all the requirement will completed. Im planning to give 10t pesos to that broker after completing all the requirement is that acceptable as a prof fee or not? I am very thankful that you have an internet website to read all the information about how to invest in real state.

Hi Gary, not necessarily. The only time it can be considered sold is if payment (at least the downpayment) has been made. I checked and I was advised to make an offer just in case the first one who made an offer backs-out or does not make any payment. Do you want to make pursue this and make an offer if you find the property suitable for you?
Yes sir, if I find this property suits my requirements. Does it need a lot of repair? How old is the property? May I know how much is the amount of association dues that needs to be paid?

Hi Alex, brokers do not get any payment from buyers as the seller will shoulder the professional fee, although in your case, I believe you are already considered as a direct buyer of the bank. Am I correct to say this?

Based on the picture, it needs major repairs, although I haven’t inspected this property yet so I have no idea what its present condition inside is.
