    Hi Mar,

    Thanks for dropping by and for your question. Yes, foreclosed properties are definitely cheaper than new as the bank usually only needs to recover the unpaid loan to them, which is at least 20% lower than the market value of a property (normally kasi 20% is the minimum equity banks require for loans on real estate). In your case, if you intend to buy a lot, it would be very easy to verify the price as you just need to compare the current selling price per square meter with the price of foreclosed lots in the same area.

    hi jay,thanks for the answer on my first inquiry.i have another question.someone is selling their residential lot to me at a very good price but the problem is the title is still under their mom and was not able to transfer the title to him or any of his siblings before their mom died months ago.he told me that all of them (4 children)agreed to just sell the lot since they needed to pay the debt/money used when their mom was hospitalized before.as per the price of the lot i know its really really good but what about the process like in this case?is it a good decision for me to buy it?and as per this case,can u give me an idea and advice about it?what do u think would be the problem if i go ahead in buying this lot?is it enough that all of them ( the 4 siblings )can just sign the deed of sale so they can legally sell it?or is there any other legal procedures for cases like this.anyway,the husband(their father has already passed away also long time ago)…is property automatically goes to the kids if there is no last testament given?pls enlighten me with this.thank u so much jay.i really appreciate ur help.
