Reminder: Focus only on the “Unoccupied” Pag-IBIG acquired assets/ foreclosed properties

I decided to delay sharing this announcement from Pag-IBIG because I wanted to guide everyone away from trouble.
In tagalog, “Ayaw ko na mapahamak kayo!” (I don’t want you to end up with a lot of problems and regret!)
It is the least I can do.
Which is why I wrote about why you should never buy “Occupied” foreclosed properties from Pag-IBIG. In case you missed it, here’s my article:
But “Occupied” foreclosed properties get a higher discount (up to 40% off)
Yes, you can get up to 40% off, but…
I believe the discount is not worth the problems you will face with buying an occupied foreclosed property from Pag-IBIG.
Again, please read/watch the article/video I shared above.
As I said earlier, “ayoko mapahamak kayo”.
How can I get the list of Pag-IBIG foreclosed properties/acquired assets?
You can access the entire list on Pag-IBIG’s website.

I am new to this, where can I get more info about Pag-IBIG foreclosed properties?
If you have a lot of questions with regard to Pag-IBIG foreclosed properties, I highly recommend you read the following article:
Why is it so hard to search for foreclosed properties in Pag-IBIG’s website?
I know right?!
They just deployed a new update to their website, which is why I believe they still have a lot of work to do to make it more user-friendly.
Anyway, in the 2nd article I shared above, I shared tips on how Pag-IBIG can improve their website.
I just hope they are open to my suggestions and they would actually implement at least some of them.
Why don’t you include Pag-IBIG listings in your foreclosed real estate database?
With the changes in Pag-IBIG’s website, I decided to remove all their listings inside my database.
I removed them all because it is now very hard to verify if the listings I share through my foreclosed real estate database are legit.
In the past, you can easily verify any listing I share as follows:
- Check the PDF listings if they contain the same info I have inside my foreclosed real estate database (Pag-IBIG stopped sharing PDF listings in 2024, but there was another way to verify… see below).
- You can refer to the ROPA ID for any property in my database and search Pag-IBIG’s website using their “Property Finder” tool for the same ROPA ID, and you can quickly verify the listings. With the recent update to Pag-IBIG’s website, they have removed their “Property Finder” tool.
The two ways to verify listings from Pag-IBIG no longer work, which is why I removed all of their listings.
Anyway, as mentioned earlier, just go to Pag-IBIG’s website to search for properties, here’s a direct link:

Good luck and happy hunting!
What will happen to previously PAGIBIG acquired asset listing that were not ACQUIRED. Why these properties are removed/ excluded in the next PAGIBIG listing since it is not acquired?
That is one problem with Pag-IBIG’s process for selling. Since they sell properties in tranches/batches where the number of properties are limited, not all that are still available will get included in the next batch/tranche and you will have to wait for them to get included.
This process is very inefficient because there is no way to know when an available property will become included in a batch/tranche.
They should at least follow a process where they have a masterlist of available properties that are awaiting to get scheduled in a future batch/tranche, just like with PDIC (I will share an article about this soon to explain in detail).
Hi Sir,
Good day!
Ask ko lang po . Hindi po ba pwede ang mga OFW? Kasi no option to fill para sa phone overseas, pang Pilipinas lang po.
Im looking forward to receiving your reply.
Thank you.
Hello Happy, good afternoon!
