126 foreclosed properties up for grabs in 192nd UnionBank public auction on October 20, 2012!

The 192nd Special Public Auction of UnionBank foreclosed properties (Luzon and Metro Manila) will be held on October 20, 2012, Saturday, 9:00am, at the 29th Flr. UnionBank Plaza, Meralco Ave. cor. Onyx Rd., Ortigas Ctr. Pasig City, Philippines.

Auction participants are reminded to come early to have enough time to register as the auction starts promptly, and are know to be finished in about 45 minutes.

Interested bidders only need to bring PHP 20,000 show money in the form of cash or manager’s check (payee is UnionBank) to qualify to bid, per property.

UnionBank still offers 5% discount on cash sales and probably the most affordable *credit terms as follows:

Downpayment: 10% (minimum)  6 months to pay at zero-interest
Interest: 11% per annum (fixed for 15 years)
Term: 15 years (maximum) thru in-house guaranteed financing

*Still no credit checking for residential properties!

    Pano at kelan po ang payment ng CWT nitong Unionbank properties pag pinili yung 15yrs loan nila? E pano po pag loan take-out?

    • Hi Rodel, I couldn’t read the documents in the advertisement, I’m also not that familiar with Bacoor, but the price and terms sound okay, but of course you have to verify everything as part of due diligence. Let me know how I can help you further…

      • thank you sir jay… may mga hindi lang po ako maintindihan kasi po based dun sa nabasa ko pong article din dito sa blog nyo after ng terms hindi pa din sakin ung house tama po ba?.. dahil po sa isang line na “option to purchase” bakit need ko pa po bilhin ulit ung house po?.. God Bless po..

  2. Hi Sir Jay. First, I want to thank you for putting up this site to help out fellow and would be real estate investors. I’m very new with investing and just started doing it with stocks and mutual funds. I started learning about investing while reading Rich Dad Poor Dad by Robert T Kiyosaki. I haven’t finished reading because every time I stumble on a new type of investing, I immediately research on it to find out if I will be able to handle it. My latest is the tax lean certificate which brought me to your site. I’ve been reading several articles since yesterday (which are really informative, by the way) and wanted to learn more. I saw that there’s an upcoming Unionbank auction on October 20, 2012 and I would like to know how I can register as an observer (if there’s an observer registration). I thought that before I try doing it, better see how experts do it.=)

    • Hi Raymund, you’re welcome and thank you also for the kind words. You can just call up UnionBank to let them know you are coming (so they can reserve a seat for you) as an observer and you are with me. See you at the auction!
