197th UnionBank Foreclosed Properties Auction Slated On February 23, 2013

February is turning out to be a very busy month when it comes to foreclosed property auctions, as UnionBank will be having their 197th Special Public Auction on February 23, 2013, Saturday, 9:00am, at the Function Room No. 1, 28th Floor, UnionBank Plaza, Meralco Ave. cor. Onyx Road, Ortigas Center, Pasig City, Philippines.

This auction includes properties from the Luzon, Metro Manila, and the brand new AMALFI house and lots located in Dasmarinas Cavite.

Auction proper starts at exactly 9:00am, so bidders are reminded to come early to register.

Note: This UnionBank auction will be on the same time and day of the 44th RCBC Properties Auction and the Dream Buys Auction of RCBC Savings Bank.

Auction terms

UnionBank still offers very affordable payment terms as follows:

  • Cash purchases will get a 5% discount (terms and conditions apply)!
  • Installment terms are as follows:

 

Downpayment: 10% (minimum) 6 months to pay at zero-interest
Interest: 11% per annum (fixed for 15 years)
Term: 15 years (maximum) thru in-house guaranteed financing

 
*Still no credit checking for residential properties!

Interested bidders only need to bring Php20,000 show money in the form of cash or manager’s checks (MC) per property.

  4. My wife went by and inspected both of these homes and they are occupied at the present time. Do they have a clear title? Also the homes are in much needed repair and we found out that one buyer withdrew after placing a deposit on the house because it needed a lot of renovations. I am still interested in the two homes as an investment but not at the current starting bid. After the Feb auction can I submit a proposal to Union bank for both homes collectively and can you facilitate this action. Thank you in advance for the information and help in this matter.

    My wife and I are interested in several properties. Do you have any details on the following properties:
    93 LA 102 / FA 40
    94 LA 107 / FA 70
    Pixs and how we may gain access to the homes to inspect them. Also is this area prone to flooding? My wife would also like to call you in reference to some other properties we are considering. Thank you in advance for your help.

        I am emailing to verify if the two homes I was interested in sold and did you find out if they had a clear title. If they didn’t sale and have a clear title I am wanting to place a combined offer for both homes ASAP. I am presently in the US but my wife is in the Manila area and can coordinate with you the purchase of the two homes. Please advise me at your earliest convenience.

    • Hi Rochelle,

      You will need to have a consularized Special Power of Attorney or SPA for a trusted representative who can represent you during the auction, and who can sign documents on your behalf.

      However, I highly recommend that you or your representative personally inspect any property before you bid as part of due diligence.

    Are the prices specified on the foreclosure listing the minimum bid? Does that mean during bidding, it is basically the starting price?

    Assuming a certain property was not sold on auction date, can I negotiate the price meaning offer a lower price (I think appropriate) and be accomodated by the bank?

    • Hi Alvin, yes, the listing indicates the minimum bid prices and the bidding starts from there. After the bidding, unsold properties are available for negotiated sale (offers can be lower than the minimum bid price), subject to management’s approval.

      • just an opinion. Is it not that most of the indicated min. bid seem to match the current market price for new properties especially condominiums. Then, better to buy new ones which prices are very competitive?..

        • Hi Jen, thanks for sharing your opinion. Yes, most would seem to match the current market values of resale properties but not ALL. I still find myself scratching my head when I see someone buy a property which I later realize to be quite cheap.

          By the way, you mentioned “… better to buy new ones which prices are very competitive?”, can you cite a few example of such brand new condos so i can check their pricing and compare? Thanks.

          • I agree Sir Jay, I saw one at BPI Buena Mano, a unit in The Columns, Makati is being sold at approximately 100k per square meter(3.8M for the 38sq.m. unit), I believe, ganon din po ang selling price per square meter sa mga new condominium in the area.

            Bakit po kaya minsan ganon, same price lang ung foreclosed sa new unit?
