Pursuant to the amended BIR Revenue Regulations no. 1-2024 of Corporate Recovery and Tax Incentives for Enterprises Act (CREATE), the selling price of GSIS properties above PhP3,600,000.00 shall be subject to 12% Value-Added Tax (VAT).
The down payment and the balance of the winning bid offer shall include 12% VAT payable on the prescribed date indicated in the Notice of Approval of Sale issued in favor of the winning bidder. (See the below sample computation)
Example: Posted Minimum Acceptable Offer is PhP3,600,000.00 and the Bid Offer is PhP3,700,000.00
DP – (10% of PhP3,700,000.00) + 12% VAT = PhP 370,000.00 + 44,400.00 = PhP 414,400.00
Balance – (90% of PhP3,700,000.00) + 12% VAT = PhP3,330,000.00 + 399,600.00 = PhP3,729,600.00
