How can I find Pagibig house and lots, condos, vacant lots, etc?
Here’s a handy list for easy reference:
- Pag-IBIG House and lots (includes row houses, townhouses, etc)

To quickly find the types of properties you prefer, you can use “keywords” when you search our foreclosed properties database.
For example, the keywords “pagibig” and “house” will find all pagibig properties with the word “house” in their listing descriptions. This will also include rowhouses, townhouses, house and lots, etc. Click here to see the search results for pagibig+house.
For condos, simply use “pagibig” and “condo”. Click here to see search results for condos.
For Vacant lots, you will have to use “lot only” as this is the term often used by pag-IBIG. Click here to see the search results for lot only.
You can then filter according to your preferred location(s).

How to avail or participate in the auctions of Pag-IBIG acquired assets
This is just an overview/summary of how to avail/participate in a public auction conducted by Pag-IBIG:
1. View the list of properties included in the auction and identify properties you are interested in.
2. Do your due diligence. When you find a property that you are interested in, you need to do a reasonable amount of due diligence (property inspection to see extent of repairs needed, check if there are any illegal occupants, checking the titles/tax declarations for any problems, etc.). Always keep in mind that foreclosed properties are for sale on an “As-is, where-is” basis.
3. Secure forms so you can participate in the auction. If a property passes your due diligence, and you want to participate in the auction, you need to secure related forms from Pag-IBIG. You will submit these during the auction. (refer to the guidelines for exact forms, and where to secure them)
4. Register for the auction/bidding – Bidders are required to register at the Acquired Asset frontline counter servicing (venue to be specified per auction) prior to dropping of sealed bid offer/s. Only bid offers from registered bidders shall be accepted and a registration stub will be issued as proof of registration.
5. Submit sealed bid/proposal – Bidders are advised to submit their proposals together with a photocopy of their 2 valid Identification (ID) card and latest proof of income only on the scheduled date of batch. No proposals shall be accepted earlier or later than the scheduled date. Please refer to bidding guidelines for more details.
6. Opening of sealed bids shall be done as per schedule. The results of the sealed public auction shall be released and posted at Pag-IBIG’s official website. Winning bidders shall also be notified via email and SMS.
7. Winning Bidders Payment of Bid Bond – As per guidelines: “The winning bidder shall be required to pay his/ her BID BOND equivalent to five percent (5%) of the BID OFFER and shall be paid within 3 working days after the publication of the winning bidders. It shall be in Philippine Currency and may be in the form of cash or manager’s check payable to Pag-IBIG Fund. It shall likewise serve as the down payment of the winning bidder”

“1. The list of the properties for negotiated sale may be viewed at Pag-IBIG Fund website. Please take note of the Publication Batch No., Start/End Time and Date of Acceptance of Offer.
2. Interested buyers are encouraged to inspect their desired property/ies to purchase prior to submission of offer/s.
3. On the scheduled date of submission of offer, buyer shall register at the acquired asset frontline counter servicing at the start of the acceptance period.
4. Buyer must accomplish and submit an Offer to Purchase indicating the preferred mode of sale and payment in a sealed envelope. Then drop in a designated drop box.
5. Dropping of sealed envelope in a drop box is according to scheduled date.
6. Cut off time for submission of offer/s is at 5:00p.m. After cut off time, registration of buyers shall be closed.
7. NO more offers shall be accepted from unregistered buyers after the cut-off time and date.
8. The opening of sealed envelopes shall be done on the date, time and place stated in the Invitation to Submit Offer to Purchase
RESERVATION FEE SHALL BE ACCEPTED ONCE DECLARED AS THE HIGHEST PURCHASE OFFEROR OR WINNING BUYER.”

Important reminders for interested buyers
1. Pagibig does not accept reservations thru Real Estate Brokers/Agents
This was announced in Pag-IBIG’s website last September 30, 2019, and I noticed they also removed their list of accredited real estate brokers. They advice interested buyers to coordinate directly with the Acquired Asset Management Group or with the nearest Housing Hubs. Be very careful with real estate brokers/agents who are selling Pag-IBIG foreclosed properties, they are not authorized and you might end up getting scammed! Refer to article below for more info.

2. Pag-IBIG foreclosed properties are all for sale on an “as-is, where-is” basis
3. A big number of properties on the listings are occupied.
In summary, we do not recommend buying occupied properties, even if they can have big discounts.
4. Do your due diligence before submitting a bid/offer.

5. Check for new Erratum/Announcements.
Please refer to the notice from Pag-IBIG:
“Interested parties are encouraged to visit Pag-IBIG’s website, https://pagibigfund.gov.ph/acquiredassets.html five (5) days prior the actual opening of bid offers, to check whether there is any erratum posted on the list of properties posted under the sealed public auction/negotiated sale.”
What are Pag-IBIG Acquired Assets?
Pag-IBIG acquired assets are properties that were repossessed by Pag-IBIG because the property owner (who financed the purchase through a housing loan from Pag-IBIG) was not able to pay their monthly amortizations for at least 3 consecutive months.
Typically, non-payment would trigger the foreclosure process.
If the borrower is unable to catch-up with payments (or is unable to restructure the loan), the property will end up in a foreclosure auction that shall be conducted by the Sheriff at the City/Municipal hall where the property is located.
The lending institution (Pag-IBIG or HDMF in this case) will end up as the winner of the foreclosure auction by default if there are no other bidders, and the redemption period begins once the certificate of sale is annotated on the title.
The redemption period (1 year for individuals, 90 days for corporations) gives the borrower a chance to redeem the property, where they have to make a full payment before the redemption period ends.
If the borrower is unable to redeem the property, then the property will end up as a Pag-IBIG acquired asset or foreclosed property and they can proceed with transfer of ownership from the borrower to Pag-IBIG.
This transfer of ownership is often referred to as the “consolidation”, which can take a long time, depending on the completeness of the documents and other requirements (for example, payment of real estate taxes, etc.) needed for the transfer of ownership.

As a general rule, you can finance the purchase of Pag-IBIG foreclosed properties/acquired assets through a Pag-IBIG loan. This applies to buying via public auction and negotiated sale. Details are included within the guidelines for each tranche/publication batch. If you have questions, contact Pag-IBIG directly through the contact details specified in each of the listings above.
It might be included in an upcoming schedule/listing. It’s also possible that it is not yet for sale (Ex. The property needs to be appraised, the redemption period has not yet lapsed, etc). It is also possible that it was already sold in past schedules. Please call Pag-IBIG directly to inquire. I highly suggest that you call the designated contact person(s) in other listings/schedules for the same location of the property/ies you are interested in.
We can no longer give assistance as brokers because Pag-IBIG no longer allows brokers/agents to sell their properties effective September 30, 2019.
However, I created a tool so you can find properties easily and “Do It Yourself”.
You can search our foreclosed properties database where you can quickly find properties in your preferred location (search for the city, subdivision, village, condo name, etc). You can even filter to only include properties withing your target price-range/budget, and also exclude properties that have illegal occupants as indicated in the listings from Pag-IBIG.
An “Occupied” status/remark means the foreclosed property has illegal occupants, and the buyer will have to eject the occupants. We also received feedback that some properties that are listed as unoccupied can turn out to be occupied.
Here are additional info for your reference:

2. How to avoid foreclosed properties that are tagged as “occupied” – This is now easy with our “Foreclosed Properties Database”. Here’s a step-by-step on how to do this: How To Exclude Occupied Foreclosed Properties When Searching Our Foreclosed Real Estate Database
If you find out that a property is occupied, my advice is to forget about that property and move-on to other available properties that are not occupied.
Please contact Pag-IBIG directly through their designated contact person(s) for each schedule/listing of properties for public auction/negotiated sale. The contact person(s)/contact details can be found inside the listing/bidding guidelines above, and also within the details for properties inside our database.
Yes you may, but you have to check if a property is really still available and was not sold during a previous schedule (you have to contact Pag-IBIG directly to check). To give you an idea, here’s what can happen to properties that are not sold (This is based on Pag-IBIG circular 428):
1. If a property is not sold sold during the 1st auction, it will be included in a 2nd auction (you have to check each new schedule/listing to see if your target property is included).
2. If a property is not sold during the 2nd auction, it will be included in another schedule/list of properties under negotiated sale.
3. If a property is not sold under a schedule/listing via negotiated sale, it will be included in another schedule/listing of properties under negotiated sale. They repeat this until it a property gets sold.
No, Pag-IBIG no longer allows accredited licensed real estate brokers to sell their foreclosed properties as announced on their official website last September 30, 2019.
Only Pag-IBIG has information if a property is still available and was not sold in previous listings/schedules of auctions and negotiated sale. Please contact Pag-IBIG directly to check if a property from an old listing/schedule is still available. I highly suggest that you call the designated contact person as indicated in the old schedule/listing.

Pag-IBIG can give occupants of their acquired assets a chance to purchase the property. They call this a “Direct Purchase”. Here are the details as quoted from Pag-IBIG circular 428:
“IV. DIRECT PURCHASE FOR OCCUPIED UNITS
1. Direct Purchase shall refer to the purchase of the acquired assets by the present occupant.
2. The Fund shall issue an Invitation to Purchase (ITP) to the present occupant offering him/her the option to purchase outright the acquired asset or to lease the property with option to purchase later.
3. The present occupant shall submit an Offer to Purchase (OTP) indicating his chosen mode of payment, and pay the non-refundable reservation fee. Said reservation fee shall be forfeited in favor of the Fund in case the buyer did not pursue the sale transaction, or his application is denied for reasons attributable to him. The OTP shall be valid for a period of thirty (30) calendar days.
4. The selling price of the subject acquired asset shall be based on its latest appraised value.
5. No discount shall be granted under direct purchase.
6. Once an offer has been made, the buyer must comply with the terms and conditions of the chosen mode of payment under Item VI.1 of this Guidelines within the prescribed period from payment of the reservation fee.
7. If the occupant fails to submit an OTP within the prescribed period from receipt of the Invitation to Purchase, Pag-lBIG Fund may initiate the eviction proceedings.”

When a Pag-IBIG foreclosed property’s title (TCT/CCT) is “FOR CONSOLIDATION”, it means it is still under the name of the former owner/original borrower and Pag-IBIG has not yet finished the transfer of the title to them. The process of transferring the title of a foreclosed property/acquired asset to Pag-IBIG is called “CONSOLIDATION” and it can take a long time depending on the completeness of the documents required for the transfer of the title.
PAG-IBIG ACQUIRED ASSETS and FORECLOSED PROPERTIES are the same. These properties are also referred to as ROPA (Real and Other Properties Acquired). They can also be referred to as pagibigfund acquired assets
The BIR has an “Abatement Program” where the taxpayer (HDMF in this case) can apply for the reduction or cancellation of taxes, penalties, and/or interest. This process can take a long time and will affect the consolidation of the title. This is the reason for the following disclosure in the affected listings:
“TCT UNDER DEVELOPER OR UNDER ABATEMENT MAY TAKE SEVERAL YEARS (MORE OR LESS 5 YEARS) FOR TCT TO BE CONSOLIDATED IN THE NAME OF THE FUND”
Since the consolidation of the title will take a long time, this can make it difficult to transfer the ownership if you decide to sell the property. To avoid complications with title transfer to your buyer, you will have to wait for the title consolidation to finish.

Hi Luningning, ganyan din sitwasyon namin nung nag self-employed na kami, hindi kami ma-a-approve sa bank loan. Naghintay pa kami ng 2 years para ma-build ang credit history through declaring all earnings which will reflect sa income tax return… sa awa ng diyos, na approve naman kami sa housing loan nung nag apply kami. 🙂
With regard to using your father’s house and lot as collateral, the banks will still require proof of income/capacity to pay, so babalik pa rin dun sa ITR, kailangan talaga mag declare ka ng income for two years para yon ang proof mo.
One last thing you can do is to buy from banks where installment payments are through a Contract-To-Sell or CTS (ex UCPB, UnionBank) , less stringent ang requirements, and baka pwede na yung bank statements as proof of income. Good luck and thanks for the question!

Hi Ms. Agnes, dapat po pwede kasi sa mga banks ganun ang best practice, naiintindihan nila kung bakit may multiple bids at mag proceed lang sa isa pag nanalo, tapos mag backout na dun sa iba (in cas more than one ang manalo).
Yun nga lang, sa Pag-IBIG circular 428, pwede daw mablacklist ang buyer as per section 5.1.1.1: “The buyer withdraws his/her offer to purchase after it has been accepted;” kaya dapat siguro i-consult muna sa Pag-IBIG before mag-submit ng multiple bids para sure.

Hi Rechelle Ann, nakalagay na sa taas yung list of schedules and period of acceptance of bids. Bale halos isang lingo ka pwede mag register at mag submit ng bid (yung time, depende sa branch kung ano ang office hours nila, tapos ang cut-off 4pm).
Pakicheck din ang guidelines (yung red download buttons sa taas), andun nakalista na lahat ng requirements, sobrang haba kung i-paste ko pa dito.

Hi Ms. Pia, yes po, ang mga properties na hindi nabenta ay sinasama sa next schedules. Bale yung hindi nabenta sa 1st public auction ay mapupunta sa 2nd public auction. Pag hindi naman nabenta sa 2nd public auction, mapupunta sa nakaschedule under negotiated sale. Pag hindi pa rin nabenta under negotiated sale, pa-ulit-ulit isasama sa next schedule for under negotiated sale.
For example, yung hindi nabenta sa 2nd Auction under NCR BRANCH – SPB 146th Tranche last FEB 01-05 2021, pwedeng isama nila sa FEB 22 – FEB 26, 2021 schedule under NCR BRANCH (negotiated sale batch 15066). Napansin ko every month nasasama sa bagong schedule ang isang property pag hindi nabenta, pero yung mga schedule twice a week sila naglalabas ng update (bale iba ibang schedule for 1st public auction, 2nd public auction, tapos under negotiated sale… i-isa-isahin mo talaga para sure na hindi mo makaligtaan yung gusto mong property, pero i-confirm mo muna kung sold na ba or hindi.

Hi Jem, yes, pwede pa rin mag-avail kahit senior citizen, lalu na kung cash ang mode of payment. Kung long term loan, pwede pa rin pero mas maiksi na yung term dahil hindi dapat lalagpas sa 70 years old at time of loan maturity.

How to avail or participate in the auctions of Pag-IBIG acquired assets
This is just an overview/summary of how to avail/participate in a public auction conducted by Pag-IBIG:
1. View the list of properties included in the auction and identify properties you are interested in.
2. Do your due diligence. When you find a property that you are interested in, you need to do a reasonable amount of due diligence (property inspection to see extent of repairs needed, check if there are any illegal occupants, checking the titles/tax declarations for any problems, etc.). Always keep in mind that foreclosed properties are for sale on an “As-is, where-is” basis.
3. Secure forms you need to fill-out and submit when you register for the auction. If a property passes your due diligence and you want to participate in the auction, you need to secure and fill-out related forms from Pag-IBIG. You will submit these when you register to submit your bid offers. (refer to the guidelines for exact forms, and where to secure them)
4. Register for the auction/bidding – Bidders are required to register at the Acquired Asset frontline counter servicing (venue to be specified per auction) prior to dropping of sealed bid offer/s. Only bid offers from registered bidders shall be accepted and a registration stub will be issued as proof of registration.
5. Submit sealed bid/proposal – Bidders are advised to submit their proposals together with a photocopy of their 2 valid Identification (ID) card and latest proof of income only on the scheduled date of batch. No proposals shall be accepted earlier or later than the scheduled date. Please refer to bidding guidelines for more details.
6. Opening of sealed bids shall be done as per schedule. The results of the sealed public auction shall be released and posted at Pag-IBIG’s official website. Winning bidders shall also be notified via email and SMS.
7. Winning Bidders Payment of Bid Bond – As per guidelines: “The winning bidder shall be required to pay his/ her BID BOND equivalent to five percent (5%) of the BID OFFER and shall be paid within 3 working days after the publication of the winning bidders. It shall be in Philippine Currency and may be in the form of cash or managers check payable to Pag-IBIG Fund. It shall likewise serve as the down payment of the winning bidder”

Hi Cindy, sorry to hear your situation. Mas okay po na hindi pa siya lumalabas sa listings ng Pag-IBIG, baka may chance pa na ma buy-back niyo. Suggestion ko huwag niyo na hintayin mapunta sa listahan, kontakin niyo na agad ang Pag-IBIG para maverify ang status at tanong niyo kung ano ang proseso para ma buy-back niyo yung property.
Naisip ko din na baka pwede niyo bilhin yung property as the occupant. Pwede kasi bumili ang occupant ng Pag-IBIG property. Tawag ng Pag-IBIG dito “Direct Purchase”. Eto po yung details na nasa Pag-IBIG circular 428:
IV. DIRECT PURCHASE FOR OCCUPIED UNITS
1. Direct Purchase shall refer to the purchase of the acquired assets by the present occupant.
2. The Fund shall issue an Invitation to Purchase (ITP) to the present occupant offering him/her the option to purchase outright the acquired asset or to lease the property with option to purchase later.
3. The present occupant shall submit an Offer to Purchase (OTP) indicating his chosen mode of payment, and pay the non-refundable reservation fee. Said reservation fee shall be forfeited in favor of the Fund in case the buyer did not pursue the sale transaction, or his application is denied for reasons attributable to him. The OTP shall be valid for a period of thirty (30) calendar days.
4. The selling price of the subject acquired asset shall be based on its latest appraised value.
5. No discount shall be granted under direct purchase.
6. Once an offer has been made, the buyer must comply with the terms and conditions of the chosen mode of payment under Item Vl.1 of this Guidelines within the prescribed period from payment of the reservation fee.
7. If the occupant fails to submit an OTP within the prescribed period from receipt of the Invitation to Purchase, Pag-lBIG Fund may initiate the eviction proceedings.

Hi Jay-ar, yes, dapat pwede, assuming dinedeclare mo income mo as a VA and makikita ito dapat sa income tax return mo, yung ITR kasi ang magiging basis ni Pag-IBIG for your capacity to pay. Nagawa na namin ito as self-employed pero sa isang local bank (hindi Pag-IBIG), na-approve loan namin, past 2 years na ITR ang sinubmit namin. Nag check/inspect din sila sa office namin sa bahay during their credit investigation. Malamang ganun din para sayo. Suggestion ko, attend ka nung loan counseling seminar ni Pag-IBIG once mag resume (baka walang schedule dahil sa pandemic, paki check na lang kung meron na) para malaman mo kung ano requirements para ma-approve or pumasa ka sa credit investigation ni Pag-IBIG at qualified ka bumili ng acquired asset nila for installment payment.

Hi Joseph, yes, majority are occupied, which is why I added a way to easily exclude them from the database when searching. Anyway, my suggestion is to move on to another property, unless you are willing to talk to the occupant to see if they are willing to leave voluntarily and what would make them agree to do so. Good eve po ask ko lang po nangungupahan po kase ako ngaun dito somewhere in Rodriguez Rizal. Now ko lang po nalaman na ang inuupahan ko pala matagal na po palang forclose may nagpunta po na Pag-Ibig dito sa bahay. Ang sabi po pumunta po kami ng Pag-Ibig. Actually di ko po kaya magbid ng ganung halaga even 10% ng value ng unit pero gusto ko po itong makuha both me and my husband was a member of Pag-Ibig and is very active for how many years. Parehas po kaming may kakayahang magbayad if ever ng magiging monthly payment. May client po ako na gusto bumili ng lot somewhere in cebu city, yung ksama ko po sa realty my kakilala po sya na may binibentang lupa bali corporation po, meron 1k+ sqm meron din 4k+ sqm, ngayun po sa 4k+aqm lot may iba pong broker ang may hawak, sa 1k+ naman po ay yun kakilala ng ksama ko ang may hawak. Yung client ko gusto nyang bilhin yun 5k+ na lot, tanong po. May habol ba kame sa broker ng 4k+sqm kung sakaling mabenta, may makukuha ba kame? pano po ang sistema ng hatian sa sale namin, since yun buyer is yung client ko. Sabi ng kasama ko automatic dw na kalahati ang makukuha ng broker na yun give na 3% ng sale ang ibibigay ng owner. swerte naman nya, may batas ba tayo dito?

Hi Yang, thank you! Regarding your question, palagi namang depende sa usapan yan, walang automatic. Wala din sa batas kung paano ang hatian comm. Ang meron lang ay ang tinatawag na “standard industry practice”. Based sa details, sa tingin ko dapat mag share kayo at si broker ng 4k na lote, since kayo ang may buyer, siya naman ang broker ng owner/seller. Pag-usapan niyo na lang kung paano ang percentage ng hatian. Usually, depende yan sa share sa trabaho na gagawin for the closing of the sale, payment of taxes,transfer of title, etc.
Hi Sir Jay, if our target property location wasn’t posted yet for bidding can we reserve it at PAGIBIG ahead even without its presence sa bidding? We have a constant communication with the original owner kase. Actually, they weren’t living there anymore and at the same time not updated with their payments to PAG-IBIG. And the owner said, that we can get it at PAG-IBIG because they have no interest living there anymore.
1. Would there be a bigger chance if the original owner will just transfer the ownership to us? So there will be no bidding anymore? Safe na samin talaga mappunta.
2. Will their pending payments automatically shouldered to us?

Based on past similar transactions, the only way to do this is come up with an agreement with Pag-IBIG, the original owner, and you, where all parties agree that you will assume the mortgage loan and make it current. This means you will have to pay for any arrears/pending payments , and you will have to pass Pag-IBIG’s loan application process (unless you will pay in full).

Hi Kenna, yes po, nakalista po sa bidding guidelines ang mga forms at show money na dapat dala niyo during the auction. Makikita niyo yung bidding guidelines sa taas (yung red buttons).

Una, if scheduled for auction, dapat available pa up to the day of the auction.
Pansin ko masipag si Pagibig magsabi through their notices before the auction if hindi na kasama sa bidding ang isang property.
If yung pinunta ng tatay niyo ay kasama sa auction, pero biglang sabi eh sold na kahit hindi pa tapos yung auction, hindi naman tama yon.
Sayang naman pagod at gastos para sa pag followup ni tatay. 🙁

Usually, yung hindi mabenta sa auction, nagiging part sila ng Pag-IBIG properties for negotiated sale, so pwede pa rin po bilhin ng mga interested buyers. Pwede pa rin i-loan sa Pag-IBIG.

Alam ko po pwede kayo mag lumpsum contribution para mag total pa rin kayo ng 24 months. Attend din po kayo ng seminar ng Pag-IBIG para sa mga housing loan applicants para ma verify niyo rin contributions niyo, at pwede na kayo magtanong dun about iba niyo pang concerns. Sa main branch po ng Pag-IBIG kayo tumawag, yung sa JELP building sa Mandaluyong.
Konting paalala lang po para sa lahat ng nagpapahanap ng property, hindi po namin kayo ma-a-assist dahil hindi na kami nagbrobroker ng properties. Pero ipinagpapatuloy namin na i-post ang listings ng mga foreclosed properties dito kasi website namin ito at alam namin na iyon ang hinihintay ng karamihan ng nagbabasa nito.
Isipin niyo na lang na para kaming online version ng newspaper na may classified ads (example Manila Bulletin). Siguro naman po hindi niyo tatawagan ang Manila Bulletin para magpatulong sa paghahanap ng property di ba po.
Alam na po ito ng karamihan na matagal na naming readers/subscribers, at nililinaw ko lang po ito para sa mga bagong visitors. Salamat po ulit sa suporta at pang-unawa.

Nakapag-reserved na po ako at nakapag-submit ng requirements sa PAG-IBIG at nabigyan na ako ng Confirmation Of Sale doc, as per stated sa doc na ito, I was able to meet their requirements sa property na gusto ko (including financial capacity to pay my mortgage), then ang sabi is for me to follow-up after 2 months. May tendency pa po ba na ma-disapproved ang housing loan ko kung sakaling na-meet ko naman ang mga requirements nila? They we’re asking kung gusto ko maglagay ng co-borrower dahil kung sakali nasa P900K ang ilo-loan ko. Pero nagsisimula pa lang mag-work ang mga kapatid ko kaya di pa sila qualified same with my parents na hindi member ng PAG-IBIG. But if ever po we have means to pay naman in advance dahil po sa ipon namin at sa ibang property na kasalukuyang ibinebenta din namin. Thanks!

Hi sir! Hope you can help us- matagal na po kaming hindi nakakahulog sa pag ibig, more than 12 months na po at nakareceived na po kami ng final deman letter sa pag ibig due this month. Kaya napag desisyonan po namin na ibenta na lng ang unit at ipasalo ang loan para naman kahit papano eh may makabalik sa mga hulog namin. Sorry po to hear your situation, kung kinakabahan na kayo sa agente, suggestion ko po hanap na kayo ng ibang agent. Kumuha po kayo ng licensed real estate broker para hindi kayo mangamba at mabenta ang property niyo ng maayos. Depende po ang pricing sa appraisal at sa loan amount na kailangan mabawi ng pag-ibig, so pwede pong mas mura nila mabenta, pwede din na mas mahal kung mataas ang appraisal..

Pagdating sa bid, pwede ka lang mag stick sa bid price kung walang kalaban pero mahirap malaman yon pag sealed bidding. Pwede na siguro dagdagan mo lang ng konti (around 5%) unless gustong gusto mo yung property (pwede mo pang taasan.
Kung balak mo mag buy and sell, compute mo muna siyempre kung ano ang pwede mong idagdag pero kikitain mo pa rin yung target profit mo.

Hi Neil, since “as-is, where is” basis po ang bentahan, yung buyer na ang bahala sa pagpapaalis. Depende napo sa buyer kung relocation ang gagawin niya, pero sagot na niya lahat ng gastos.

Regarding discounts, depende po sa listing kung may available discounts.
Yung sa downpayment, depende po pag na-approve yung loan niyo for the 90%, so pag a-approve po yung housing loan niyo sa 90%, yung 10% napo ang downpayment niyo. Good luck po!

Check niyo po muna kung sino may-ari, punta kayo sa city assessors office na nakakasakop sa property, sa tax-mapping section. Sabihin niyo gusto niyo mag due diligence sa isang property, tapos bigay niyo address. Sasabihin nila kung sino may-ari based on the tax declaration, pati na rin title number. Tapos punta kayo sa registry of deeds para makita kung sino may-ari based sa title, at kung kanino naka-mortgage (kung totoo nga na naka mortgage). Kung sa Pag-IBIG nga naka mortgage, pwede niyo check, tawag kayosa Pag-IBIG.

Bale kayo po yung naca-occupy? Try niyo rin po kahit hindi kayo yung former owner. Malay natin pumayag yung nauna magapply na tanggapin yung pera nila pag binalik niyo. Yun nga lang, hindi pa rin sigurado kung i-a-allow kayo ng Pag-IBIG, so tanong niyo na rin po para sure.

Sa pagkakaintindi ko po nung last time nagbigay ng orientation ang Pag-IBIG sa brokers, binibigyan naman nila ng chance na makabili yung current occupant. Hindi ko lang po sure kung ano ang procedure, kaya ang suggestion ko po paki check sa Pag-IBIG directly.
Regarding kung makipagtigasan, kung ako po ang tatanungin ay mas maganda na try niyo muna makipag-usap ng mahinahon sa kanila at pati na rin sa Pag-IBIG, tapos banggitin niyo na na pinaayos niyo na ang bahay, yung sa tubig, kuryente, etc.

“Rent to own” po ba yan? Pwede niyo po sabihin sa Pag-IBIG, pero malamang sabihin nila na labas sila sa usapan niyo (kayo at ang may-ari), at ang kausap lang ng Pag-IBIG ay yung may-ari na nag loan sa kanila. Medyo dehado po kayo.
Pero itanong niyo na rin sa Pag-IBIG kung ano status nung property, baka naman po nag ne-negotiate yung may-ari.
Worst case eh baka po malapit nang ma-foreclose, or naforeclose na po yung bahay. Pag ganun eh lugi po kayo kasi baka hindi napo mabalik sa inyo yung binabayad niyo sa may-ari.

Technically pareho lang po sila. Once a property has been foreclosed by a bank/lender and property ownership has been transferred to thr bank/lender after the redemption period, then the bank/lender has already “acquired” the property, and is already part of their acquired assets or foreclosed property inventory.

So far there are no public auctions scheduled for October 2016 that includes Pag-IBIG foreclosed properties in Cebu.
However, you can find Pag-IBIG foreclosed properties for negotiated sale in Cebu through the following steps:
1. Visit http://www.pagibigfund.gov.ph/aa/search.aspx
2. Under “Select Province” scroll down and click on “Cebu”
3. All Cebu foreclosed properties will be displayed
4. You can optionally choose a location in Cebu under “Select Municipality” and also filter based on price under “Select Price Range”

Here’s my situation. Currently po we’re occupying a foreclosed property which is first owned po ng tita ko but unfortunately it was foreclosed 3yrs ago. Gusto po nmin bilin or iassume ung balance so we went to pagibig to inquire. Sabi po ng pagibig that we have to wait until for bidding n ung property, but its almost a year na po pero ndi p din po saya for bidding. We went back to pagibig to check pero same p din po ung sinasabi nila. Any advise po kung ano pede nmin gawin. I know we are consider as illegal occupant pero until now kahit invitation to purchase wala po kasi sila binibigay 🙁
Hi Mr. Norberto, they might be waiting for the redemption period to lapse. There might have been a delay with the annotation of the certificate of sale, causing a delay in the start of the redemption period. Suggestion ko po clarify niyo kung kelan matatapos yung redemption period para may idea kayo kung kelan lalabas or ma-include yung property sa mga invitation to bid na nirerelease ni Pag-IBIG.
Tnx for your response Jay. We have already clarified but Pagibig can’t provide a definite date when would the property be included sa bidding. Sabi nila they will just notify us about it pero till now wala po. They also said that the property is already under Pagibig. Do we have to provide any documents for to secure the purchase of this property and make this process a bit quicker. TY!
Since it’s from Pag-IBIG, there’s nothing much you can do as they will just ask you to wait.
My suggestion, get one of their accredited brokers to assist you and monitor the availability of your target property. The list of accredited brokers can be found on this page at the official pag-ibig website: http://www.pagibigfund.gov.ph/aa/

sir ano pong redemption period, OFW kasi ako sir kaya yung umuwi ako gusto ko sana ma ayos yun kaso gusto ng pag ibig na bayaran ko ng BUO yung bahay sabi ko kahit na 5yrs bayaran ko sya kaso sabi nila 1 year lang eh malaki masyadp diko kaya naki usap ako kaso di nila ako pinag bigyan ngayon may pera nako babayaran ko na buo kaso nga naging result eh na bid na nila at may naka pag reseverd na daw, eh sir sabi ko yun reserved ako babayaran ko na ng buo, how frustrating…

Suggestion ko po, dumiretso kayo sa Pag-IBIG head office (yung sa Jelp building, Shaw Blvd. Mandaluyong City) para makipagusap directly kung ano status ng property. Magdala din po kayo ng letter na nag e-explain kung ano po nangyari kaya hindi kayo nakapagbayad, pati na rin po yung hospital bills. Kahit hindi sigurado, baka po mapagbigyan dahil sa nangyari, wala naman pong mawawala kung subukan.

Regarding naman po sa property niyo, nakalagay po sa billing statement ng Pag-IBIG na “You shall be considered in default if you fail to pay three (3) consecutive monthly installments/amortizations and/or monthly membership savings and other obligations under the loan. Default will lead to cancellation of your CTS or FORECLOSURE of your mortgage.”, kaya po naging acuired asset yung property niyo, lalu na at 2 years po palang hindi kayo nakapag hulog.
Suggestion ko po contact niyo agad ang Pag-IBIG para malaman kung talagang sold na yung property niyo or hindi pa para malaman kung pwede pang mahabol. Sana nga po pwede pa, sayang naman at 75K na lang po pala ang balance niyo.

Suggestion ko po, hingi kayo ng statement of account sa owner, pati na rin authorization para ma verify niyo yon sa Pag-IBIG.
Kung formal assumption of mortgage, dapat po ma-approve kayo ng Pag-IBIG. Sa tingin ko po kailangan niyo parehong makauwi dito sa Pilipinas para maayos lahat, at si Pag-IBIG po ang magsasabi kung paano ang buong proseso.
Kung internal agreement niyo lang po with the owner, hindi alam ni Pag-IBIG na may usapan kayo nung owner, at pwedeng ituloy niyo na lang ang bayad, pero si owner pa ring ang nakaharap sa Pag-IBIG. Pwedeng gumawa kayo ng kasulatan or SPA na pag fully paid na eh kayo na ang kukuha ng titulo sa Pag-IBIG at pwede niyo na ilipat yung ownership sa inyo. Ingat lang po kasi halos wala kayong pinanghahawakan (papel lang), tapos hindi niyo naman talaga kilala yung owner.

As long as genuine yung SPA, yes po. Mas maganda po magconsulta na din kayo sa abogado para yung contrata niyo ay mas kumpleto ang wording at mas protektado kayo.

When we checked at the RD ung title po ay may annotation n certificat of sale sa HDMF*(Pagibig)…gsuto po nmkin bihilin ung properties pero bka hinid umalis ung occupant at may laban b sya pgngkaton sa sinsabi nya n nbili nyang rights s dting owner? tumira lng sila ddun cgurto mga march or april this year..pero ung title ay nka certificate of sale pa last aug 2015..natatakot po kmi bka mwalan ng saysay ung pagbili nmin ng bahay kasi sa nabsa ko duiot sa link na to:

Hi RJ, as I often mention here, whenever you see an occupied property, just walk away and move on to the next property. It’s not worth your time, money, and effort, not to mention loss of peace of mind and many sleepless nights.
The illegal occupant may or may not have a legal agreement with the former owner, but that’s worthless because Pag-ibig foreclosed the property anyway, which is his problem, not yours, unless you buy it. Please don’t.

Honestly, hindi pa kami nagkaroon ng propery na may kaso kasi umiiwas kami (kahit abogado misis ko), kaya hindi ko masasabi kung magkano gagastusin niyo.
In my opinion, pareho kayong hindi buyer in good faith kasi pareho niyong alam na may issues yung property (yung occupant – alam nila na naforeclose na yan ng Pag-IBIG… kayo naman – alam niyong may illegal occupant).

In Cabuhat v. Court of Appeals, we said that it is well-settled that even if the procurement of a certificate of title was tainted with fraud and misrepresentation, such defective title may be the source of a completely legal and valid title in the hands of an innocent purchaser for value. Thus
Where innocent third persons, relying on the correctness of the certificate of title thus issued, acquire rights over the property the court cannot disregard such rights and order the total cancellation of the certificate. The effect of such an outright cancellation would be to impair public confidence in the certificate of title, for everyone dealing with property registered under the Torrens system would have to inquire in every instance whether the title has been regularly or irregularly issued. This is contrary to the evident purpose of the law. Every person dealing with registered land may safely rely on the correctness of the certificate of title issued therefor and the law will in no way oblige him to go behind the certificate to determine the condition of the property.
Hope this means we can consider ourselves as buyer in good faith as we have checked and rely on the correctness of TCT on RD office.

Mine is more of how sellers look at it.
For example, if the bank says “Check niyo po muna yung property, huwag niyo bilin pag may problem kasi “as-is, where-is” po tayo”. Tapos sinabi ni buyer na “wala namang problema, hindi siya occupied, walang kaso, at walang problema sa title”. Yon ang buyer in good faith para sa kanila kasi nag due diligence naman sila ng maayos at walang nakitang problema, kay nila binili.
In contrast, pag si buyer eh sinabi “May problema yung title pero bibilhin ko pa rin…”. Most banks would say something like “Okay po, pero tandaan niyo na as-is where is po tayo. Huwag po kayo mag reklamo later…”. Kasi nga pag nagreklamo ang buyer later, baka sabihin ni bank “Eh alam niyo naman na may problem eh…”. So parang hindi in good faith and tingin nila doon sa example ko.
Anyway, tama po, timbangin niyo po ng mabuti bago kayo mag decide. Good luck RJ.
