John Calub’s “How to become a Money Magnet Comprehensive Seminar” has been highly recommended by my good friend Bryan Uy, the man behind InvestingPinoy.blogspot.com, which is why I am also inviting all of you out there to grab this opportunity to attend.

Bryan attended the same seminar last June 19, 2010 and was all praises for it. One thing he mentioned about this seminar is it can really help raise one’s “Wealth Thermostat”. If you are one of those who find it hard to believe that you are capable of becoming wealthy, then your “Wealth Thermostat” might be set to “low”. This seminar aims to change that.

More details about the seminar and how to register can be seen in the e-mail invitation below.

I’ve seen John give seminars and I can’t help but say he reminds me of T. Harv Eker, not that I have already attended any of Harv’s seminars, I was once able to listen to an audio recording of Harv’s “Millionaire Mind Intensive Program“.

John’s seminar promises to be a great way to “Sharpen the saw”, which is something we all need right?!

My wife and I have already registered, along with most of my teammates from the RYP team. As I write this post, about 20 slots are still available. If you want to attend, better act fast and register now, before the last few remaining seats are gone!

I hope to see you there!

Here are my answers…

Let me share my answers to Godeng’s questions below…

Hi Godeng,

Thank you for the comment, the timing is perfect as I am trying to learn as much as I can right now on how I can turn real estate investing into a worthwhile business and as a vehicle to help achieve financial freedom for my teammates.

Being “rich” would actually depend on how we define it.

I would start by giving my own definition of being “truly rich” which is synonymous to being “financially free”. I would say that I am rich if I am able to fulfill all of my obligations and provide the needs of my family, without the need to have a 9 to 5 job.

I know that I would still not be rich even if I were able to build a real estate business that can earn more than enough, but would earn nothing the moment I stop doing the various tasks needed by the business to work. Such business that will not work without me is not really a business I own, it’s just a job which I would happen to own.

My example above is the kind of business I would rather avoid as it is even worse than being an employee, because I would end up doing so much more work and spend so much more time, just to make the business work.

If we are able to create a business that works, even without us, where we own it, but don’t need to run it, as it has been setup in such a way that it will work even without us, and it earns for us more than enough to sustain our family’s needs, then we can say we are “truly rich”.

I believe that if the same setup was done to your “negosyo”, where it works even without you, then you can say you are already rich, as long as it truly earns passively, and it would not matter if you had to send four or forty kids(or more) to school as long as your “negosyo” earns more than enough, and you can even retire without expecting anything from your kids.

I guess the question that needs to be answered is “What can I do so that my business/negosyo can work without me?”

I’ll expound on this further through another article.I would love to hear your thoughts on my answers above. Thanks for dropping by! Cheers!

… and some more thoughts on being “rich”

Other definitions of being “rich” or “Wealth”

Other definitions for being “rich” might include putting a value on the amount of money or wealth one might have. We’ve all heard of words like millionaire, multi-millionaire, billionaire, etc. Some might even consider the currency used as a millionaire in the Philippines in Philippine pesos is obviously not yet a millionaire in terms of US dollars.

Again, I would rather stick to my definition above which is actually based on Robert Kiyosaki’s definition in his book “Rich Dad Poor Dad” where he described Wealth as a person’s ability to survive so many number of days forward. In other words, it is how long you can survive beginning from the moment you stopped working. How long would depend on one’s expenses, the amount of money saved, and the amount of money coming in through passive income.

A true business owner

To be a true business owner, I believe that you should be someone who owns systems that make the business work, and you have people that run the systems for you. This results in a business that can run even without you. This would also apply if one wants to turn real estate investing into a real estate business. As I said above, I will expound on this further through another article.

Time freedom is the key

Ultimately, I believe that being rich is not just about the amount of money you make but is also about the time freedom that comes with being able to earn money passively, so that one can live life to fullest! One need not spend most of his/her time to make a living if one has more than enough passive income.

I see this as a perfect introduction to my next post which is part 2 of my article about passive income which I shall publish this week (See part 1 here). Sorry for the delay, I just had to make sure things are back to normal for foreclosurephilippines.com. It would be pointless if no one can access the site right?!

To our success and financial freedom!

For the past few weeks, I have been on a six-day work week. This set-up really drained my energy. Most importantly, it made it impossible for me to go home to our province, a 10-hour bus ride from Manila. I miss my family so much! How I wish I could go home and see my family as often as I want.

Last Saturday and Sunday, I had no work – a very rare chance! I wanted to go home to our province but I was already so tired, physically and emotionally. I just decided to have a laidback weekend where I could relax, sleep, eat, read, think, and write.

As I was reflecting, I noticed that there are so many interesting activities outside the confines of the corporate world. There’s toastmasters, a public speaking club that will help you develop your communication and leadership skills. There’s swimming, which is a good way to beat the heat. There’s travelling. Photography. Badminton. Running. Jogging. Volunteer work. And many more!

I engage in all these activities and more! You could just imagine how physically taxing that was. Not only that, some of these interests could be expensive too!

I couldn’t juggle everything!

I want to do everything! Yet, I don’t have all the time and money to pursue everything at the same time. I have to cut down on some of these activities. Guess where most of my time goes? Yes, to my work because I spend at least 11 hours a day 5 days a week in the office (inclusive of travel time).

Does my work make me happy? Let’s just say that I love a lot of things about my employer – the culture, the people, the activities, its corporate social responsibility projects, its personality development programs, and interest clubs.

But if money were not an issue, I would definitely be somewhere else. Yet, I cannot resign just yet because my work is my bread and butter.

I need more time and money!

I want to have more time and more money at the same time. I want to have as much time as I want to spend with my family and loved ones. I want to have more time to do volunteer work. I want to have more money to help our less fortunate countrymen. And I also want to have more money so I can do the things I want to do.

If I work overtime, I could increase my money but this also means less time for my family and other important things in life. How could I have more of both time and money?

What my mentors taught me

My mindset was limited because I knew only of one way to earn money – that was through my job in the corporate world. If I wanted to have more money, I needed to work overtime. I need to work hard for money!

Then I met my mentor Robert Kiyosaki through his book “Rich Dad Poor Dad”. I was shocked when he said that I could earn as much as I want even without working! He termed this as passive income. He also advised me that instead of working for money, I could make money work for me.

Wow! I felt so liberated! If I could learn the art of earning passive income and of making money work for me, then I could have more time to spend with the persons that matter to me most and I could also have more money to use to help others.

When the student is ready, the mentor will come

Last August 2009, I attended the Think Rich Pinoy Seminar of Larry Gamboa, author of “Think Rich Pinoy”, “Grow Rich Pinoy”, and co-author of Trace Trajano in “Think Rich Quick”. This got me really interested in real estate investing.

I guess I was ready to learn more about real estate because a few months back, I met my real estate mentor Trace Trajano. Trace taught me and my team how to invest in real estate with little or no money down. Trace conducted his first ever Think Rich Quick seminar in March 27, 2010. After learning from Trace’s teachings, my team was able to sell a condominium unit in just six days! Trace is really a fantastic mentor!

Jay’s thoughts

In a nutshell, Sha just wants to be financially free, who doesn’t?! I totally understand where she is coming from as I used to be as busy as her, if not even busier. I am happy for Sha because she decided to take action and make concrete steps to be financially free.

Good luck Sha and to everyone on the same journey!

know what I mean? That’s okay, play Cashflow 101 instead. 202 is designed for the “veteran player” and those who believe they have what it takes to become wealthy in a short short time.

b. To enhance enjoyment, there will be a contest among tables to see w/c one group gets out of the rat race more. If your group wins, congratulations, you have learned more!

c. People who wish to leave brochures, calling cards, samples to market to the seminar attendees may do so using a promotion/marketing table.

d. One of the attendees (you?!) can get to win a one hour mentoring/Q&A session with Larry Gamboa. It’s a raffle.

- 10 Mistakes Most Real Estate Investors Make

f. What’s an ebook?
It’s an electronic book, you read it from your computer. The format is normally Adobe Acrobat. To read it you’ll need the free Adobe Acrobat Reader from Adobe.com

3. How to register for the Think Rich Pinoy Events so I can participate?
You can pay the seminar fee via:

Bank Deposit: BPI Account Name: ESTI-TRP(Think Rich Pinoy); Account# 8291-0083-57. (Checking)
Paypal/Credit Card: Buy your seminar ticket by clicking this link.

Early Bird Fee is P1975 (until November 3, 2009) Regular fee is P 2450

4. How to confirm my registration?
Just email thinkrichpinoyseminar@gmail.com with the scanned deposit slip or paypal acknowledgment receipt with following data: Name, Address, Email Address, Cell # and Landline # AFTER you have paid via paypal or bank deposit.

5. Can we get a group discount?
If there are five of you, you can avail of the early bird discount (P1975.-) even until the last day of payment (November 3).

6. Other discounts?
If you want to attend AGAIN, you can pay 50% of the fee (P 2450 * 50% = P 1225.00) – just P 1225.00 to attend again and play cashflow 202 or 101, perhaps to challenge yourself. But you must hurry because there are very limited slots for these.

7. Maximum number of participants?
We can only accommodate 120 participants per session.

8. Is this a scam?
No. This is a financial education seminar and Cashflow game. The game uses play money. However, if your mindset is “scam” – unfortunately this is not the place to go – you won’t find any.

The goal of Think Rich Pinoy is to create wealth –using whatever legal means-though primarily through real estate – because that’s the safest way to go. You will not be required to buy property from Think Rich Pinoy people (at any given time we actually have only a handful available properties and we don’t get investors just because they have
the money) -you go buy them from sellers out there in the world. We just enable you to start building your wealth.
Real Estate Investing Wisdom is not taught in schools. That’s why we’re doing this. But the Think Rich Pinoy is NOT an end of learning,it’s a beginning -so please do not make the mistake of thinking you’ll become wealthy because of this one seminar.

You might get one idea that can propel you to become a millionaire, it happens quite a lot. You might get it from the people, the game, the seminar, who knows? The important thing is -you’re ready to accept that idea and run with it. That’s where Think Rich Pinoy comes in-we make you ready or at least we set you off to the path of becoming
truly wealthy.

9. Can i pay on the site (UN Avenue Venue)?
You may but there’s no guarantee of being able to play cashflow as the slots are very limited. Better to secure your seat via credit card (using paypal.com Buy your seminar ticket here!) or deposit to the bank. If you’re abroad, the best way is to open a free paypal.com account, connect your credit card to it–following it’s directions –so you can buy a ticket online. Connecting your credit card to a paypal account is not a quick thing to do-so I suggest you do so now-even if you’re planning to pay later.

10. Schedule?
November 21, Saturday, 2009, 8am (we start promptly) to 6pm.

11. Venue?
Training Pavilion of Philam Life, UN Avenue, Manila

12. How to get there?

Commuting:
Go down at the UN Avenue LRT station, walk towards the Manila Bay with Manila Doctor’s Hospital on your right.
The Philamlife Building is in front of the Manila Pavilion/Casino Filipino.
Yes, it’s ironic but that’s where the Think Rich Pinoy event is held. Enter Philamlife entrance (not the casino).
Just tell the guard “Think Rich Pinoy” and you’ll be pointed to a training room just beside the nice outdoor chapel in a garden is located – so it isn’t really ironic. Just fitting.

Toilets would be opposite the direction of the training room.

Car
If you have a car, the parking is on the back of the building. You’ll have to take the other street parallel to UN Avenue, that’s Padre Faura (from Taft in the direction going to Robinson’s Place Mall Faura
Wing) and turn right at M Orosa, so you can reach the Philam Parking (w/c would be to your right.)

Map
A google earth/maps copy of the area is found in
http://fireurl.com/cggb

13. Lunch/Snack included?
Yes, we will serve a morning snack and lunch.

14. What should I bring?
If you want an autographed copy of your Think Rich Pinoy books, bring them.Bring a camera and get a photo shoot with Larry Gamboa. Why? Because it works. Most successful people do that, why shouldn’t you?
Your choice.

15. When do you plan to do a seminar here in (Country,City)?
We’re coming up with a manual on how someone in your city can host a Think Rich Pinoy event. If you’re really serious about this, please contact thinkrichpinoyseminar@gmail.com and say “I want to HOST Think Rich Pinoy” and we’ll take it from there.

Right now TRP events are all held in Manila. You can “count the cost” and fly in- like some people do or simply wait it out. The most important thing is to DO SOMETHING.

At least that’s the way I look at it. My purpose for making money through foreclosed property investing is not really just about having lots of money or getting rich, its about having the freedom to do the things that are truly most important in life, without worrying about where to get money to provide for my family.

Don’t let life pass you by while “working hard”

As I write this, I have a four year old son who is growing rapidly right before my eyes and I would rather be a father that is always there for him, than one who is always working hard in an office somewhere, confined to having weekends and short vacations as free time to spend with my family.

I tell you, spending the best years of your life “working hard” is not worth it when you realize that life is really passing you by.

Why I want to be financially free

The past decade in the corporate world has made me realize this, where earning a “living” is actually causing too much stress that is literally killing me softly.

This is the reason why a little more than 2 years ago, just after I was diagnosed with hypertension, I made a decision that I will get out of the so called rat-race as soon as possible and achieve financial freedom.

The goal is to have more than enough money in the form of passive income to sustain us without the need for a job.

I would rather have money and happiness

Money may not be everything but money absolutely affects everything that we hold dear in life!

I often hear people say that money is not important as they believe that happiness and family is more important.

But if you think about it, how the heck can you be happy if you don’t have the money to feed your family?!

I would rather have both, money and happiness!

Live life to the fullest now!

Life is short and I want to make the most of my life by living life to the fullest now, while I am at the prime of my life, not when I am sixty or sixty five years old.

The naysayers would often say that what I’m saying is impossible and we have no choice but to work hard, guess what, these words often become a self fulfilling prophecy.

I for one know for a fact that it can be done because I am doing it right now, which is what I am sharing to all of you through this blog about foreclosed real estate investing.

There is no need to defer life and happiness

Happiness does not have to be deferred. It just takes courage to act.

More than a year ago I gave myself a deadline and said to myself that I shall have financial freedom before my 40th birthday. Guess what, I am turning 40 this December 2009.

So far I am on track with my goals, I have already closed one deal for 2009, thank God!!! One down, three more to go! Makes me look forward to what lies ahead and it gives the saying “Life begins at 40″ a whole new meaning for me!

I would love to share a lot more “emotional why’s”, a term I borrowed from Bo Sanchez that refers to the big enough reasons why we would want to succeed in an endeavor, but I guess I will probably have to do so in another post in the future, I seem to get too emotional just thinking about them.

How about you, why are you into foreclosure investing? Are you in it just for the money? If not, care to share?
