Sooner or later, you will encounter what may seem to be a very enticing investment opportunity, but you need to be prepared to discern what is real and what is not.</p>
<p>Be ready to ask the right questions, as part of due diligence.</p>
<p>Failure to do so can mean saying goodbye to your hard earned money&#8230; forever!</p>

<p>BEFORE you part with your hard earned money, be ready to ask the following&#8230;</p>
<h2>7 questions you need to ask to avoid investment scams</h2>
<h3>1. Who is offering the investment?</h3>
<p>Do you really know the person or corporation offering the investment? If the one offering the investment is an individual, do you know him/her personally or do you know someone who can vouch for his/her <a href="http://www.foreclosurephilippines.com/2011/05/5-things-real-estate-investors-need-to-succeed-and-stay-successful.html" target="_blank">integrity</a>?</p>
<p>Ask for his/her NBI clearance. If the offeror is a corporation, get its Articles of Incorporation (AOI) and latest General Information Sheet (GIS) from the Securities and Exchange Commission (SEC) to check if the company is operating and to check who are behind the corporation. Check the track record of the persons involved, and trust your instincts.</p>
<p><strong>Let me tell you a story.</strong></p>
<p>Once upon a time, a bunch of people that included some friends of mine formed a team of real estate investors. One of those who joined the group, who looked like your average, harmless person, had apparently started inviting other members of the team to invest in her agency, and she promised the investment will give a 5% return of investment per week.</p>
<p>Thanks to some of the team members that confided to the rest, they all found out what this person was up to. Part of her modus operandi was to present the AOI of her company to would-be investors to make it appear as legit. Being very trusting people, some of them actually invested in her agency.</p>
<p>After comparing notes, they learned that at first, she was able to pay the return she stated. However, after some time, the payments stopped.</p>
<p>It appears she was just using the money from new investors to pay the old investors, and there was really no investment that would earn the promised interest, much like a ponzi scheme. When they learned about her scheme, they had her NBI records checked &#8211; Lo and behold, she had a <a href="http://www.lawphil.net/statutes/bataspam/bp1979/bp_22_1979.html" target="_blank">BP 22</a> (Bouncing Checks Law) record that was filed several years back!</p>
<p>What is sadder is that some of the team members had already told their friends and family members about the &#8220;investment opportunity&#8221; and thus unwittingly helped the con artist perpetuate her scam! This was before they found out about her ponzi scheme.</p>
<p>It just goes to show that there are good people and there are bad people in this world, and there will always be people who will try to entice you to part with your hard-earned money. Scams and scammers come in many different, harmless-looking forms.</p>
<p>In the example above, the mess could have been avoided if an NBI clearance was asked at the very start. In addition, there is wisdom in not being too trusting. I also believe it would help to pray for guidance and discernment.</p>
<h3>2. What are the supporting documents?</h3>
<p>There should be supporting documents and you need to read them carefully to determine the nature of the transaction &#8211; whether it is an investment or a loan or some other contract. Read the document(s) carefully as you need to know what&#8217;s in store for you. Remember that an investment may be lost completely &#8211; as in you get zero &#8211; but a loan needs to be repaid with interest.</p>
<h3>3. If it is a loan, what is the collateral?</h3>
<p>One example of a collateral is real estate. The collateral is what you will get in case the debtor defaults. That&#8217;s where the real estate mortgage contract comes in. More on this later.</p>
<p style="padding-left: 30px;">3.a Is the collateral just post dated checks?</p>
<p style="padding-left: 30px;">Post dated checks are simply not enough (<a href="http://attyatwork.com/bouncing-checks-bp-22/" target="_blank">checkout this article from AttyAtWork.com</a> and find out why)! Sure, a bouncing check will result in penalties, but you will have to enforce your rights through the courts. Thus, it will take time for you to recover your money, if ever.</p>
<h4 style="padding-left: 30px;">3.b If the collateral is real estate, will it be mortgaged to you?</h4>
<p style="padding-left: 30px;">You need a deed of mortgage or a mortgage contract to ensure that you are holding on to something, just in case the loan becomes in default. Through the mortgage, the loan will be secured by real estate.</p>
<h3>4. How exactly will your money earn the promised interest?</h3>
<p>You have a right to know exactly how will your hard-earned money earn more money. Will it be used to buy real estate, and then the real estate will be sold to buyers for a profit? If the proposed investment does not even say where your money will be invested in, how will you know if it will be capable of earning the interest you desire?</p>
<p>In the story above, my wife actually could not believe how a small agency will be able to earn more than enough to give 5%  interest per week. That point alone should have alerted the potential investors already. Being the good persons they are, however, they just assuaged themselves by probably saying, <em>&#8220;Di naman siguro sya manloloko diba?&#8221; (&#8220;She can&#8217;t possibly be a con artist right?!&#8221;)</em>.</p>
<p>If the investment really has the capability to bring in the money, with a solid basis among other things, then that should be the only time for you to invest.</p>
<h3>5. If the money will be invested in real estate, will the property to be purchased really be a worthy investment?</h3>
<p>You need to see the property&#8217;s prospectus so you can check the numbers. Do the numbers make any sense?</p>
<h3>6. If it is an an investment contract, is it classified as a form of securities?</h3>
<p>Section 3.1 of the<a href="http://www.chanrobles.com/republicactno8799.htm" target="_blank"> Securities Regulation Code</a> (SRC) or <a href="http://www.chanrobles.com/republicactno8799.htm" target="_blank">RA 8799</a> defines &#8220;securities&#8221; as</p>
<blockquote><p><em>&#8220;shares, participation or interests in a corporation or in a commercial enterprise or profit-making venture and evidenced by a certificate, contract, instrument, whether written or electronic in character. It includes: xxx</em></p>
<p style="padding-left: 30px;"><em>(b) Investment contracts, certificates of interest or participation in a profit sharing agreement, certificates of deposit for a future subscription; xxx&#8221;</em></p>
</blockquote>
<h3>7. If it is indeed an investment contract, is it duly registered as mandated by Section 8.1 of the SRC?</h3>
<p>Section 8.1 of the SRC states that:</p>
<blockquote><p><em>&#8220;Securities shall not be sold or offered for sale or distribution within the Philippines, without a registration statement duly filed with and approved by the Commission. Prior to such sale, information on the securities, in such form and with such substance as the Commission may prescribe, shall be made available to each prospective purchaser.&#8221;</em></p></blockquote>
<p>Furthermore, section 3.1(G) of the<a href="http://www.chanrobles.com/republicactno8799amendedrules.html" target="_blank"> SRC Implementing Rules and Regulations</a> (&#8220;IRR&#8221;) defines an investment contract as:</p>
<blockquote><p><em>&#8220;&#8230;a contract, transaction or scheme (collectively “contract”) whereby a person invests his money in a common enterprise and is led to expect profits primarily from the efforts of others.</em></p>
<p><em>1. An investment contract is presumed to exist whenever a person seeks to use the money or property of others on the promise of profits.</em></p>
<p><em>2. A common enterprise is deemed created when two (2) or more investors “pool” their resources, creating a common enterprise, even if the promoter receives nothing more than a broker’s commission.&#8221;</em></p></blockquote>
<p>If it is not registered and approved by the SEC, then my advice would be for you to just walk away. If I were you, I would rather wait for the <a href="http://www.foreclosurephilippines.com/2010/04/real-estate-investment-trusts-reits-next-big-thing-in-real-estate.html" target="_blank">Philippine REITs</a> to become available.</p>
<p>I&#8217;ve said it before and I&#8217;ll say it again, we all need a healthy dose of skepticism, while keeping an open mind.</p>
<p>Learn to discern and don&#8217;t let yourself fall for <em>&#8220;get rich quick&#8221;</em> schemes.</p>
<p>If something does not feel right, or it sounds too good to be true, then it probably is.  But the only way to be sure is to do your due diligence.</p>
<p>Lastly, don&#8217;t be afraid to ask the right questions!</p>

<h2>I quit the rat race</h2>
<p>2010 was the year I quit the rat race and got to enjoy what I believe was by far my most stress-free year ever in my adult life! Yes, there were also stressful moments (more on this later), but if I compared this to the job I left in the corporate world, it&#8217;s like a walk in the park! It&#8217;s also so much more fun, rewarding, and healthier!</p>
<p>But wait, before anyone out there gets any ideas, you need to consider a lot of things before you can really quit your job. I&#8217;ll discuss these in another post.</p>
<h2>We won the apprentice challenge</h2>
<p>In 2010, I also got to be part of the team that won the first ever <a href="http://www.foreclosurephilippines.com/2010/04/the-apprentice-challenge-we-need-your-help.html">apprentice challenge</a> and I got to meet so many people, most of whom became good friends and mentors, for which I am so thankful.</p>
<p>I did however decide to leave the RYP team later on. One of the reasons I left was because of too much stress, which I found to be unhealthy. I also needed to focus on a lot of things left undone. Let&#8217;s just say things did not work out the way they were supposed to.</p>
<p>I did stay on to finish the coaching program initiated by Trace Trajano but I should have trusted my instincts.</p>

<p>Nevertheless, I&#8217;m still very thankful for the whole experience and for all the <a href="http://www.foreclosurephilippines.com/2010/12/top-20-lessons-learned-in-2010.html">lessons learned</a>.</p>
<h2>One of the happiest places on Earth</h2>
<p>Last August 1, 2010, we were finally able to attend <a href="http://kerygmafamily.com/">The Feast</a> at the PICC. I really wanted to attend The Feast sooner, as in a couple of  years sooner at the Valle Verde  (beside ULTRA), but I wanted to do so with my wife and our son.</p>
<p>When my wife heard about The Feast at the PICC, I was surprised when she insisted on attending. I even played hard to get and asked if she was serious. It turned out she really was and we have been attending regularly ever since. I guess this was one of those examples where things will fall into place, in due time, with the help of prayers of course!</p>
<h2>To our sources of real estate investments</h2>
<p>Thanks again to the various banks in the Philippines and other lending institutions whose listings of <a href="http://www.foreclosurephilippines.com/foreclosedproperties" style="" target="_blank"  onmouseover="self.status='http://www.foreclosurephilippines.com/foreclosedproperties';return true;" onmouseout="self.status=''">foreclosed properties</a> and repossessed cars were featured here in <a href="http://www.foreclosurephilippines.com">Foreclosure Investing Philippines</a>. Please keep them coming in 2011 as I&#8217;m sure a lot of people out there are just like me, and always look forward to finding good real estate investments through your lists.</p>
<h2>To my mentors and friends</h2>
<p>I am even more thankful to all my mentors for real estate investing and internet marketing that I mentioned in my <a href="http://www.foreclosurephilippines.com/2009/12/thank-you-and-farewell-to-2009-happy-new-year-to-all.html">thank you post for 2009</a>. I continued to learn a lot form all of you in 2010.</p>
<p>It was also great helping facilitate <a href="http://www.foreclosurephilippines.com/thinkrichpinoy" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/thinkrichpinoy';return true;" onmouseout="self.status=''">Larry Gamboa</a>&#8216;s <a href="http://bit.ly/trpinfo" target="_blank">Think Rich Pinoy Seminars</a> where I not only got to see the likes of Larry, Bo Sanchez, Alvin Barcelona, Randy Manaloto, Jay Mclean, Victoria Lucker, etc., I also got to know better the <a href="http://www.foreclosurephilippines.com/thinkrichpinoy" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/thinkrichpinoy';return true;" onmouseout="self.status=''">Think Rich Pinoy</a> franchisees, team members, and a lot of seminar attendees.</p>
<p>Other awesome events worth mentioning are the <a href="http://www.foreclosurephilippines.com/2010/07/real-estate-investing-and-internet-marketing-bootcamp.html">Internet Marketing Boot Camp</a>, <a href="http://www.foreclosurephilippines.com/2010/06/top-10-reasons-to-attend-the-money-summit-and-wealth-expo-2010.html">The Money Summit and Wealth Expo</a>, John Calub&#8217;s <a href="http://www.foreclosurephilippines.com/2010/07/how-to-become-a-money-magnet.html">How to become a Money Magnet</a> seminar, Maven Secrets (I  re-attended to review and sharpen the saw), and Roy Alejandrino&#8217;s <a href="http://www.foreclosurephilippines.com/2010/09/strategic-investing-practical-fundamental-analysis-seminar.html">Strategic Investing and Practical Fundamental Analysis</a>.</p>
<p>In some of the seminars above, I not only met friends and mentors, I also met business partners.</p>
<p>2010 turned out to be very interesting because my wife started to attend seminars with me. Several years ago, she would often say things like <em>&#8220;Puro ka na lang seminar, wala ka namang napapala diyan&#8230;&#8221;</em> (In english: <em>&#8220;You&#8217;re always attending seminars but you get nothing out of them&#8230;&#8221;</em>). Now the tables have turned. <img src='http://www.foreclosurephilippines.com/wp-includes/images/smilies/icon_smile.gif' alt=':-)' class='wp-smiley colorbox-6776' /> </p>
<h2>To my dear readers and subscribers</h2>
<p>I would also like to thank YOU, for taking time to read what I have to share here in Foreclosure Investing Philippines. I owe the success of FIP to all of you and I shall always be gratefull.</p>
<p>Sorry if I may take a long time to answer the avalanche of e-mails, comments, and text messages, or if I have failed to answer them at all. I guess I was not prepared for these last 2010. Hopefully I&#8217;ll find a way to multiply myself through better automation, virtual assistants, and outsourcing.</p>
<p>Speaking of outsourcing, a good example would be the time when <a href="http://www.foreclosurephilippines.com/2010/05/time-to-outsource-my-title-transfer.html">I outsourced the transfer of the title</a> of one of my properties. I hope to do more of this in 2011.</p>
<h2>My thank you&#8217;s won&#8217;t be complete&#8230;</h2>
<p>Of course my thank you&#8217;s won&#8217;t be complete without mentioning my wife and my son, who I love so much and inspire me to do what I do, and to our God Almighty for everything, none of which would have been possible without him!</p>
<p>By the way, today is our 7th Wedding Anniversary, and my son recently celebrated his 6th Birthday. I guess it&#8217;s about time for another &#8220;baby project&#8221;. <img src='http://www.foreclosurephilippines.com/wp-includes/images/smilies/icon_smile.gif' alt=':-)' class='wp-smiley colorbox-6776' /> </p>
<p>Thank you also to my family, friends, and just about everyone out there who has helped in one way or another. 			<content:encoded><![CDATA[<p></p><p>As promised in my post on <a href="http://www.foreclosurephilippines.com/2010/09/how-to-compute-for-the-arv-of-foreclosed-properties.html" target="_blank">how to compute for the After Repair Value or ARV of foreclosed properties</a>, I will now discuss about<strong> Maximum Allowable Offer</strong> or <strong>MAO</strong>. Determining your MAO is probably one of the most important things you need to do, before you even consider buying a foreclosed property. This is because you need to make sure that a deal will really make money for you, and the MAO will help you know this. But what exactly is MAO?<span id="more-5693"></span></p>
<h2>What is MAO?</h2>
<p>In real estate investing, MAO is basically the highest or maximum offer or price that you would be willing to pay for a property, where you are likely to achieve your target profit. The MAO helps lessen the risk of losing money by being the ceiling price that you should be willing to offer or pay for, without paying or offering too much.</p>
<h2>Why do we need MAO?</h2>
<p>Simply put, if you found a foreclosed property priced higher than the MAO, and you decided to buy it, at the very least, you will definitely not meet your target profit, and you may even end up losing money. Therefore, what the MAO really tells you is it answers the question <em>&#8220;Should I buy this foreclosed property or not?!&#8221;</em>.</p>
<p>On the other hand, if you found a property priced below the MAO, then that property just <em>might</em> be worth buying. Furthermore, a property priced way below the MAO can be truly a great deal because:</p>
<ol>
<li>There is more allowance for one to make a profit, even if unexpected costs like cost overruns for repairs, increased holding costs due to prolonged time to sell, etc. were to surprise you later on.</li>
<li>If you are not too greedy, you can actually sell the property also at below market value which is synonymous with ARV. This will denitely help you sell the property faster.</li>
</ol>
<h2>How to compute for MAO?</h2>
<p>Borrowing the formula used by <strong><a href="http://www.foreclosurephilippines.com/tracetrajano" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/tracetrajano';return true;" onmouseout="self.status=''">Trace Trajano</a> </strong>in his book &#8220;<strong>Think Rich Quick</strong>&#8220;, the Maximum Allowable Offer or MAO can be computed as follows:<strong></strong></p>
<blockquote><p><strong>MAO = CF x ARV – Repairs – Profit</strong></p></blockquote>
<p><em>Where:</em></p>
<p><strong>CF</strong> – CF stands for the cost factor. A cost factor of 90% or 0.9 means it will take around 10% of the value of the property as the cost for acquiring, carrying, and selling the property. If this is confusing, I believe that instead of multiplying ARV with CF, you can just subtract the projected costs for acquisition, carrying costs, marketing costs, etc. In effect the formula would look something like this (<em>MAO = ARV – Repairs – Profit – <strong>acquisition costs &#8211; carrying costs &#8211; marketing costs</strong></em>)</p>
<p><strong>ARV</strong> – ARV refers the After Repair Value. Refer to this article on <a href="http://www.foreclosurephilippines.com/2010/09/how-to-compute-for-the-arv-of-foreclosed-properties.html" target="_blank">how to calculate ARV</a>.</p>
<p><strong>Repairs</strong> – This is the estimated repair cost you got from the contractor you are most likely to choose. Make sure you get at least 3 estimates from reputable contractors and use the one that is most favorable to you in terms of cost, time for completion, etc.</p>
<p><strong>Profit</strong> &#8211; Profit is your target profit from this particular deal. How much profit really depends on you. <em>How much profit for you would make this deal worth all the time, money(if any), and effort you will put in it?</em></p>
<h2>Sample MAO calculation</h2>
<p><strong>Sample property:</strong> After short-listing close to a hundred <a href="http://www.foreclosurephilippines.com/foreclosedproperties" style="" target="_blank"  onmouseover="self.status='http://www.foreclosurephilippines.com/foreclosedproperties';return true;" onmouseout="self.status=''">foreclosed properties</a>, you found a very promising <em>foreclosed house and lot</em> which was selling for only Php900,000 within your village. After some research, you found out that your village is a hot market, hence you use a CF of 90% or 0.9. After following the instructions on <a href="http://www.foreclosurephilippines.com/2010/09/how-to-compute-for-the-arv-of-foreclosed-properties.html" target="_blank">how to compute for ARV</a>, you get an ARV amounting to Php1.4M.  Your best contractor submits a proposal with an estimated cost for repair of Php100,000. Lastly, you want your profit to be at least Php200,000, equivalent to about 4 months of your take home pay at your current job, where you are always stressed out. Is this a good deal?</p>
<p>To find out, lets compute for the MAO:</p>
<blockquote><p><strong>MAO =  CF x ARV – Repairs – Profit</strong></p>
<p><strong>= 0.9 x Php1.4M – Php100,000 – Php200,000</strong></p>
<p><strong>= Php960,000</strong></p></blockquote>
<p>Since the selling price of Php900,000 is below the MAO which is Php960,000 by Php60,000, then this is <em>probably</em> a good deal.</p>
<p><em><strong>In this case, do you buy the property since the numbers look good?</strong></em></p>
<p>Well, my advice would be to test the market first. Will someone really buy the property for Php1.4M? If you arrived at your ARV using comparable properties that were sold during the last 6 months, then it is more likely that people are going to buy at that price.</p>
<p>Another thing to consider would be the accuracy of repair estimates. Is the Php100,000 repair estimate really accurate? Did you get at least 3 contractors? Will the time frame for the renovation(if any) increase holding costs?</p>
<p><em><strong>How about the cost factor or CF, are you sure that using a CF of 90% is accurate?</strong></em></p>
<p>Using a CF of 90% means the estimated cost for acquiring, carrying, and selling the property is just Php140,000 ( I got this by multiplying the ARV by 10%). Depending on the payment terms with the bank where you found the foreclosed property, the Php140,000 might not be enough to cover closing costs(taxes and fees, etc), holding costs(your monthly amortizations, if any, for the number of months needed to renovate and sell the property), and marketing costs ( may include professional fees if you decide to hire a licensed broker or referral fees for successful referrals, cost for advertisements, etc.).</p>
<p><em><strong>“What if the property is being sold through public auction, how do I make an offer?”</strong></em>.</p>
<p>If it were for sale through a public auction, first you need to check if you can make a pre-auction or knock-out bid. If not, you will have to attend the auction and bid on the property, while keeping in mind that the maximum bid you can make is only up to the MAO (or a little less to leave room for allowance for cost overruns, etc). If someone else is bidding for the same property, and you MAO has been breached, don&#8217;t forget to put down your paddle!</p>
<h2>Am I making any sense?</h2>
<p>I really hope that what I am sharing above is really helpful, but before it can be helpful, it should make sense right? I am teaching how I get my MAO based on how I actually do it in the real world, but this would be worthless if no one understands what the heck I&#8217;m saying. 			<content:encoded><![CDATA[<p></p><p><em><strong>I would like to share this update dated June 2, 2011</strong> – After much thought, I have decided to leave <a href="http://www.foreclosurephilippines.com/tracetrajano" rel="nofollow" target="_blank">Trace Trajano</a>‘s local coaching program and my role as one of the local coaches. I would also like to inform everyone that I am not part of Trace’s other programs.</em></p>
<p><em>For those who don’t know, I was once a student of Trace, and I was also part of the team that won his first apprentice challenge, although </em><em>I decided to leave the RYP team last September 2010</em><em>. I became one of the local coaches as part of the now defunct Terrific Trio University. I also helped promote his seminars in the past including TRQ 1.0, TRQ 2.0, TRQ Cebu, his quick cash seminars, and the last one was TRQ 3.0.</em></p>
<p><em>It has also come to my attention that some materials that Trace used in marketing some of his seminars might make it appear that I am one of his partners. </em><em>I would like to make it clear that I am not a business partner of <a href="http://www.foreclosurephilippines.com/tracetrajano" rel="nofollow" target="_blank">Trace Trajano</a>.</em><em> </em></p>

Acquiring or controlling a property is just the first part for this kind of deal, now she has to implement whatever exit strategy she decides to do, which could be retailing (she can partner with another real estate investor to renovate the property and sell the property to an end-user) or wholesaling (she can just sell the deal to another investor for a wholesale fee) or some other exit strategy.</p>
<p>Hopefully, Jane would be able to complete the deal on time so she can share the details of whatever exit strategy she will implement during the upcoming <strong>Think Rich Quick seminar</strong>, which Trace also announced during the webinar.</p>
<p>This time around, the Think Rich Quick 2.0 (<strong>TRQ 2.0</strong>)  seminar will be a 2 day seminar/workshop for beginning <strong>real estate investors</strong> and it will be on October 23-24, 2010. Venue will be somewhere in Makati City, Philippines, exact details of which will be announced soon. According to Trace, the venue they have chosen can only accommodate 300 seats.</p>
<p>*September 26, 2010 update &#8211; The seminar will definitely be held in Makati City, Philippines, although the exact venue is still being finalized. Once the venue is final, I will post it here. If you have not registered yet, do keep in mind that only 249 of the 300 seats are left.<br />

			<content:encoded><![CDATA[<p></p><p><em><strong>I would like to share this update dated June 2, 2011</strong> – After much thought, I have decided to leave <a rel="nofollow" href="http://www.foreclosurephilippines.com/tracetrajano" target="_blank">Trace Trajano</a>‘s local coaching program and my role as one of the local coaches. I would also like to inform everyone that I am not part of Trace’s other programs.</em></p>
<p><em>For those who don’t know, I was once a student of Trace, and I was also part of the team that won his first apprentice challenge, although </em><em>I decided to leave the RYP team last September 2010</em><em>. I became one of the local coaches as part of the now defunct Terrific Trio University. I also helped promote his seminars in the past including TRQ 1.0, TRQ 2.0, TRQ Cebu, his quick cash seminars, and the last one was TRQ 3.0.</em></p>
<p><em>It has also come to my attention that some materials that Trace used in marketing some of his seminars might make it appear that I am one of his partners. </em><em>I would like to make it clear that I am not a business partner of <a rel="nofollow" href="http://www.foreclosurephilippines.com/tracetrajano" target="_blank">Trace Trajano</a>.</em><em> </em></p>
<p><em>Things did not turn out as planned, </em><em>but <a href="http://www.foreclosurephilippines.com/2010/12/top-20-lessons-learned-in-2010.html" target="_blank">lessons have been learned</a>, </em><em>and I feel it is time for me to move on.  ~ end of update ~</em></p>

<p>Jane may sound like your typical secretary&#8230; well, not really! She earns half the salary of a call center agent (her salary as a secretary is less than USD100.00 per month, no kidding!). She used to work for a call center but she took a pay-cut to be a secretary (more on this later). <p>I’ve  already met Jane in person so I know she is for real. I have also exchanged e-mails with her regarding some potential deals and I was quite impressed with her knowledge in real estate investing, but I had no idea she got her first deal like this!</p>
<p>Trace Trajano will be the one to interview Jane and Trace is actually Jane&#8217;s boss, at least for now. I remember Trace mentioned in one of his status updates in facebook that pretty soon Jane might no longer be his secretary, and that sometimes, teaching people how to invest in real estate has some downsides.</p>

<p>For the past few weeks, I have been on a six-day work week. This set-up really drained my energy. Most importantly, it made it impossible for me to go home to our province, a 10-hour bus ride from Manila. I miss my family so much! How I wish I could go home and see my family as often as I want. <span id="more-4446"></span><strong> </strong></p>
<p>Last Saturday and Sunday, I had no work &#8211; a very rare chance! I wanted to go home to our province but I was already so tired, physically and emotionally. I just decided to have a laidback weekend where I could relax, sleep, eat, read, think, and write.</p>

<p>As I was reflecting, I noticed that there are so many interesting activities outside the confines of the corporate world. There’s toastmasters, a public speaking club that will help you develop your communication and leadership skills. There’s swimming, which is a good way to beat the heat. There’s travelling. Photography. Badminton. Running. Jogging. Volunteer work. And many more!</p>
<p>I engage in all these activities and more! You could just imagine how physically taxing that was.  Not only that, some of these interests could be expensive too!</p>
<p>&nbsp;</p>
<p><strong>I couldn’t juggle everything!</strong></p>
<p>I want to do everything! Yet, I don’t have all the time and money to pursue everything at the same time. I have to cut down on some of these activities. Guess where most of my time goes? Yes, to my work because I spend at least 11 hours a day 5 days a week in the office (inclusive of travel time).</p>
<p>Does my work make me happy? Let’s just say that I love a lot of things about my employer – the culture, the people, the activities, its corporate social responsibility projects, its personality development programs, and interest clubs.</p>
<p>But if money were not an issue, I would definitely be somewhere else. Yet, I cannot resign just yet because my work is my bread and butter.</p>
<p><strong>I need more time and money!</strong></p>
<p>I want to have more time and more money at the same time.  I want to have as much time as I want to spend with my family and loved ones. I want to have more time to do volunteer work. I want to have more money to help our less fortunate countrymen. And I also want to have more money so I can do the things I want to do.</p>
<p>If I work overtime, I could increase my money but this also means less time for my family and other important things in life. How could I have more of both time and money?</p>
<p><strong>What my mentors taught me</strong></p>
<p>My mindset was limited because I knew only of one way to earn money – that was through my job in the corporate world. If I wanted to have more money, I needed to work overtime.  I need to work hard for money!<strong> </strong></p>
<p>Then I met my mentor <strong>Robert Kiyosaki</strong> through his book “<strong><a href="http://www.foreclosurephilippines.com/richdadasia" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/richdadasia';return true;" onmouseout="self.status=''">Rich Dad</a> Poor Dad</strong>”. I was shocked when he said that I could earn as much as I want even without working! He termed this as <strong>passive income.</strong> He also advised me that instead of working for money, I could make money work for me.</p>
<p>Wow! I felt so liberated! If I could learn the art of earning passive income and of making money work for me, then I could have more time to spend with the persons that matter to me most and I could also have more money to use to help others.</p>
<p><strong>When the student is ready, the mentor will come</strong></p>
<p>Last August 2009, I attended the <strong><a href="http://www.foreclosurephilippines.com/thinkrichpinoy" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/thinkrichpinoy';return true;" onmouseout="self.status=''">Think Rich Pinoy</a> Seminar</strong> of <strong>Larry Gamboa</strong>, author of “<strong>Think Rich Pinoy</strong>”, “<strong>Grow Rich Pinoy</strong>”, and co-author of <strong>Trace Trajano</strong> in “<strong>Think Rich Quick</strong>”. This got me really interested in real estate investing. <strong> </strong></p>
<p>I guess I was ready to learn more about real estate because a few months back, I met my real estate mentor Trace Trajano. Trace taught me and my team how to<em> invest in real estate</em> with little or no money down. Trace conducted his first ever Think Rich Quick seminar in March 27, 2010. After learning from Trace’s teachings, my team was able to sell a condominium unit in just six days! Trace is really a fantastic mentor!</p>

<h2 style="text-align: justify;">Why we joined the Apprentice Challenge</h2>
<p style="text-align: justify;">One of the reasons why we joined the challenge was because we also believe in Trace&#8217;s vision of having one million Pinoy millionaires by the year 2020, a vision that he shares with <a href="http://www.foreclosurephilippines.com/thinkrichpinoy" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/thinkrichpinoy';return true;" onmouseout="self.status=''">Larry Gamboa</a>, best-selling author of &#8220;<strong><a href="http://www.foreclosurephilippines.com/thinkrichpinoy" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/thinkrichpinoy';return true;" onmouseout="self.status=''">Think Rich Pinoy</a></strong>&#8220;. Don’t you want to be one of those millionaires?</p>
<p style="text-align: justify;">One million Pinoy millionaires by 2020? You might think we guys are crazy!</p>
<p style="text-align: justify;">But wait, I did the numbers and I found out that if I helped at least 4 people become millionaires through real estate investing in 2010, and each of these four also helped at least 4 other people after they become millionaires themselves, and so on and so forth, we would have 1,048,576 Pinoy millionaires by 2019! That&#8217;s one year ahead of schedule! We can even achieve this earlier if this was done as a team and if we continue to teach more people each year. Imagine that!</p>
<p style="text-align: justify;">We also want to be mentored by Trace Trajano and his team. Why not learn from one of the best real estate mentors one can ever have, and a Filipino mentor at that?!</p>
<p style="text-align: justify;">Last but not the least, even before the challenge, we already had plans to set up our own real estate company so we might as well start it now, with mentoring and guidance from Trace and the Think Rich Pinoy franchisees, and we also get to do it as a team.</p>
<h2 style="text-align: justify;">What we’ll get if we win</h2>
<p style="text-align: justify;">If we win the Challenge, our team shall become Trace’s Philippine real estate company, and his business partners. Trace’s vision for the real estate company is to earn Php 1 million per month in revenue, through techniques like wholesaling, retailing, and rent-to-own where Trace is an expert. Sure, it won&#8217;t happen overnight, but who wouldn&#8217;t want a piece of that?!</p>
<p style="text-align: justify;">If our team wins, we also get to help in mentoring the participants of the next Apprentice Challenge of Trace which is to be held right after the next Think Rich Quick Seminar, and that will happen barely six months from now.</p>
<p style="text-align: justify;">As early as today, we are committed to impart our knowledge and virtually everything we will learn to those who are willing and are committed to learn real estate investing. Being Trace&#8217;s partners would really help speed up the learning process not just for us but for everyone else as well. In other words, if we had our way, <strong>no one gets left behind!</strong></p>
<p style="text-align: justify;">We will be more than happy to serve others by helping them learn the lessons we have learned, do what we were able to do, achieve what we were able to achieve, and so much more, just like what Trace often mentions where he actually looks forward to the day when his students and apprentices will become even better than him when it comes to real estate investing. Spoken like a true mentor!</p>
<h2 style="text-align: justify;">But we cannot do this alone</h2>
<p style="text-align: justify;">Obviously, to be successful in real estate investing, aside from having an excellent team, you also need to build your network. I’m so thankful I am already part of such a team. The logic here is one person can only achieve a certain level of success in real estate investing, but this can grow exponentially with the right team.</p>
<p style="text-align: justify;">However, even with an excellent team, we still need to build a network that would consist of partners, investors, buyers, sellers, brokers, agents, banks, contractors, appraisers, real estate lawyers, property managers, or just about everyone involved in the real estate industry.</p>
<h2 style="text-align: justify;">What to expect if we win the Apprentice Challenge</h2>
<p style="text-align: justify;">A lot of you may be asking, <em>“So you need our help, what’s in it for us?”</em>. We will obviously learn so much from this challenge and one thing I can assure you all is that we will share as much as we can with just about everyone out there who is willing to learn from us and our mentors.</p>
<p style="text-align: justify;">How do you know that we will do this? Well, I have been doing this ever since I started Foreclosure Philippines (formerly Foreclosed Real Estate Philippines). I believe we should all have an abundance mentality, where we believe that there is more than enough for everyone. I have been doing this for more than a year and I don’t intend to stop anytime soon. I’m really glad that my teammates also share the same belief. You can trust me on this!</p>
<p style="text-align: justify;">We can also <strong>earn while we learn</strong> together. Why don&#8217;t we become partners even beyond the Apprentice Challenge?</p>
<p style="text-align: justify;">Brokers, Realtors, and real estate agents that are such a big help in helping us get connected with sellers and find great deals can also help us sell or lease our properties to buyers and tenants, and possibly earn double commissions from us in the process.</p>
<p style="text-align: justify;">We can partner with fellow real estate investors who either lack time or simply cannot do it yet due to physical constraints (like OFW’s or those with demanding full-time jobs) or maybe those who still lack some of the skills needed to go into active real estate investing. We can help them earn passive income by becoming investors for our deals, or we can do the legwork and take care of the nitty-gritty details either for them or WITH them if they really want to learn. These can include finding buyers and sellers, pre-qualifying them based on a set of criteria, analyzing deals, helping with the legal matters and taxes, assisting in working with banks, appraisers, contractors, or just about any challenge fellow investors may be facing right now or in the future.</p>
<p style="text-align: justify;">Speaking of banks, we can easily help banks dispose their non-performing assets by either buying them or marketing them. We may even be able to help homeowners avoid the foreclosure of their homes which would really be a win-win situation for everyone.</p>
<p style="text-align: justify;">We can also help those who need to sell their properties fast with the lessons we have learned about extreme marketing.</p>
<p style="text-align: justify;">We can even help buyers find the properties they are looking for with the help of our growing network of partners.</p>
<p style="text-align: justify;">In other words, if we win, we shall be in a better position to help others and <strong>our success will be everyone’s success!</strong></p>
<h2 style="text-align: justify;">How are we faring in the Apprentice Challenge?</h2>
<p style="text-align: justify;">I’m glad to report that our team is doing very well and is currently the front-runner of the Apprentice Challenge.</p>
<p style="text-align: justify;">For those who are not part of the Challenge, the following are the first three Challenge rounds:</p>
<ol>
<li><strong>BONUS Round:</strong> Help the most number of OFW’s learn about financial literacy. We invited the most number of OFW&#8217;s and relatives to attend the OFW mini seminar and got first place.</li>
<li><strong>FIRST CHALLENGE:</strong> The challenge was to sell a property in 3 weeks and we won first place because we were able to close the deal in a record-breaking 6 days! Nice!</li>
<li><strong>SECOND CHALLENGE:</strong> Find a good deal for a buyer in 2 weeks and earn at least Php100K in profit &#8211; this Challenge is still ongoing and we are positive that our efforts will produce the closing sale we need early this week.</li>
</ol>
<p style="text-align: justify;">Three more challenges to go. More sleepless weeks, more brainstorming and strategic planning sessions, and implementation activities with the team.</p>
<h2 style="text-align: justify;">Partnering with a Champion team</h2>
<p style="text-align: justify;">Do we get tired? Of course we do! Most of us have families, children and even full-time jobs <em>(This excludes me. Remember, I just got out of the rat race recently! DJ is also excluded as he is living a <a href="http://www.takehomephilippines.com" target="_blank">life without a boss</a>)</em>, and we need to cope with all of these every day while we are doing the challenge.</p>
<p style="text-align: justify;">But we are willing to put our necks on the line for this worthwhile challenge because we believe in the principles behind everything that we do. The learning and the rewards are priceless. The experiences we get and the people we meet while doing the Apprentice Challenge are more than enough to give us the winning attitude. Even if we don&#8217;t emerge as the winning team of the Challenge, we will forever carry with us the <strong>heart of a Champion</strong>. And that&#8217;s the kind of team that is committed to partner with all of you. Nevertheless, <strong>we want to win this challenge</strong>!</p>
<h2 style="text-align: justify;">Reality bites&#8230;</h2>
<p style="text-align: justify;"><em>*Update as of September 2010 &#8211; I have officially left the RYP team. I&#8217;ll just say things did not turn out as expected, but <a href="http://www.foreclosurephilippines.com/2010/12/top-20-lessons-learned-in-2010.html" target="_blank">lessons have been learned</a>. So If you plan on being part of any future apprentice challenge, all I can say to you is&#8230; good luck!<br />

<p><em>Last Saturday, March 27, 2010, the 1st ever Think Rich Quick Seminar conducted by Multi-Millionaire Real Estate Mentor <a href="http://www.foreclosurephilippines.com/tracetrajano" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/tracetrajano';return true;" onmouseout="self.status=''">Trace Trajano</a> finally pushed through. Trace Trajano, for those who still don&#8217;t know him, is the best-selling author of the book Think Rich Quick. In this book, he highlighted his experience in real estate investing where he shared that anyone can invest in real estate and earn even with no money down! Wow! That means anyone can be rich if you just learn what Trace is doing! As a quick background, Trace has made over half a billion pesos of real estate deals in the USA.</em></p>
<p><em><strong>Everything Happens for a Reason</strong></em></p>
<p><em>I first bumped into his book, Think Rich Quick, March of 2009  I was waiting for a client (who eventually didn&#8217;t showed up) at Greenbelt, Makati. I decided to wait at Powerbooks to browse something to read. Since I read <a href="http://www.foreclosurephilippines.com/richdadasia" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/richdadasia';return true;" onmouseout="self.status=''">Robert Kiyosaki</a>&#8216;s best-selling book <a href="http://www.foreclosurephilippines.com/richdadasia" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/richdadasia';return true;" onmouseout="self.status=''">Rich Dad</a>, Poor Dad, I already had an interest in real estate investing. At Powerbooks, I was searching for real estate investing books that are done in the Philippines setting or written by Filipino authors. I am thinking that it is the best way to learn how to do real estate investing here in the Philippines is to learn from those who have done it. I bumped upon a number of books, searched the table of contents, and the book that really caught my attention is Trace Trajano&#8217;s Think Rich Quick. I know I have a limited number of time during that day and I want to read a book that is very concise and at the same time contains specific examples from experiences. That&#8217;s exactly what I found with the Think Rich Quick book. From that moment on, I fell in love with the book. I told myself, I wanna meet Trace Trajano one day!</em></p>
<p><em><strong>Fast forward to 2010</strong></em></p>
<p><em>I learned about the Thinks Rich Quick seminar barely 2 weeks before the seminar date. Fortunately, participants are still welcome and are in the last week of accepting payments for the event. I even got excited when I learned that this would be the very 1st seminar he will conduct! I made contact with the organizers, I became a member of BFD, Trace Trajano&#8217;s online network at http://buyfirstdeal.com, read Jay Castillo&#8217;s blog at Foreclosure Philippines (http://foreclosurephilippines.com) and paid for the event the following day (if the banks were open that time I could have paid on the same day).</em></p>
<p><em><strong>Think Rich Quick Seminar 1.0</strong></em></p>
<p><em>The event was a success! 100 participants are expected, the numbers reached about 160! Trace started his talk on time, about 9:00 AM, and everyone was ready to go! He talked about what every Filipino need in order to be really successful. He called this module &#8220;The 5 Ms to Millions&#8221;. He then discussed a strategy called Wholesaling, in which anyone can sell a house to an investor and profit from it even without no money down! Your ROI would be not 50%, not 75%, not even 100%, not 200%, your ROI would be infinity! Afterwards, one of his students Thea Santos talked about her very 1st deal in which she sold a house in 2 weeks giving her P250,000 profit! Wow! In just 2 weeks! This story can be read in Trace&#8217;s book Think Rich Quick.</em></p>
<p><em>Trace then discussed his eXtreme Marketing concept to sell a house fast. This means again quick money! Next he taught us how to find, analyze, and negotiate good deals using formulas that he has been using in all his deals! And I&#8217;m telling you, it really works!</em></p>
<p><em>The event also featured Jay Castillo, the very famous author and owner of the blog Foreclosure Philippines (http://foreclosurephilippines.com), and he talked about.. have a guess.. yes! you got it right! FORECLOSURES! Just a brief background of Jay Castillo is he made 3 foreclosure deals in his very first year of doing real estate investing and made really good money out of it. He did this part-time, while he was still working as an employee. This means any of you can do it too!</em></p></blockquote>
<p>Actually I bought those properties on my third year of real estate investing, which was last 2009. However, these were the very first deals that I closed as previous deals were either passive investments or are still pending. These 3 deals made 2009 a ground breaking year for me and helped me to get out of the rat race for real. <img src='http://www.foreclosurephilippines.com/wp-includes/images/smilies/icon_smile.gif' alt=':-)' class='wp-smiley colorbox-3692' /> <em><br />
</em></p>
<blockquote><p><em>The next topic was an exercise to analyze a deal and tell if it is a Deal or No Deal. We had a lot of fun analyzing the properties and in turn, learned a lot from it! We are also taught how to raise money from investors. Did you know that during the exercise, one of the attendees raised P20M from an investor and Trace Trajano talked to this investor live at the phone! Mind-blowing! In just 30 minutes someone raise P20M out of nothing!</em></p>
<p><em>The highlight of the event is the Apprentice Challenge where 10 teams will compete with each other, given tasks to complete, and the winning team will become Trace Trajano&#8217;s next apprentice!</em></p>

			<content:encoded><![CDATA[<p></p><p><em><strong>Update as of June 2, 2011</strong> – After much thought, I have decided to leave Trace Trajano‘s local coaching program and my role as one of the local coaches. I would also like to inform everyone that I am not part of Trace’s other programs.</em></p>
<p><em>For those who don’t know, I was once a student of Trace, and I was also part of the team that won his first apprentice challenge, although </em><em>I decided to leave the RYP team last September 2010</em><em>. I became one of the local coaches as part of the now defunct Terrific Trio University. I also helped promote his seminars in the past including TRQ 1.0, TRQ 2.0, TRQ Cebu, his quick cash seminars, and the last one was TRQ 3.0.</em></p>
<p><em>It has also come to my attention that some materials that Trace used in marketing some of his seminars might make it appear that I am one of his partners. </em><em>I would like to make it clear that I am not a business partner of <a href="http://www.foreclosurephilippines.com/tracetrajano" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/tracetrajano';return true;" onmouseout="self.status=''">Trace Trajano</a>.</em><em> </em></p>
<p><em>Things did not turn out as planned, </em><em>but <a href="http://www.foreclosurephilippines.com/2010/12/top-20-lessons-learned-in-2010.html" target="_blank">lessons have been learned</a>, </em><em>and I feel it is time for me to move on.  ~ end of update ~</em></p>
<p style="text-align: justify;">&nbsp;</p>
<p style="text-align: justify;">Have you ever endured being away from your family just to make a living? Have you ever found yourself asking if all the money you make in exchange for the freedom to be with your loved ones was worth it? Do you find yourself asking if there was a better way to make a living?</p>
<p style="text-align: justify;">I used to be an employee and although I was based here in the Philippines, I remember that I still found myself asking the very same questions above,<span id="more-3412"></span> even though I still get to come home to my family everyday. What more if you were an <strong>Overseas Filipino Worker</strong> (<strong>OFW</strong>) and had to live in a foreign land away from your family and loved ones just to make a living, with the belief that this is for their own good?</p>
<p style="text-align: justify;">I had a taste of how OFW’s feel because in a way I became one when I was tasked to be part of a team that deployed an ERP system in Moscow, Russia. <a href="http://www.foreclosurephilippines.com/wp-content/uploads/2010/03/business-trip-to-moscow-russia-jay-with-terence-saint-peters-square-february-2003.jpg" target="_blank"><img class="aligncenter size-full wp-image-3433 colorbox-3412" title="business-trip-to-moscow-russia-jay-with-terence-saint-peters-square-february-2003" src="http://www.foreclosurephilippines.com/wp-content/uploads/2010/03/business-trip-to-moscow-russia-jay-with-terence-saint-peters-square-february-2003.jpg" alt="business-trip-to-moscow-russia-jay-with-terence-saint-peters-square-february-2003" width="442" height="331" /></a></p>
<p style="text-align: justify;">During the first few days it was okay but as the days became weeks, feelings of doubt, homesickness, and anguish began to creep in. I stayed there for just about 2 months and I never went abroad for such assignments again, swearing I would never leave the Philippines just to make a living.</p>
<p style="text-align: justify;">I would rather stay here in the Philippines and actually be with my loved ones. I guess deep inside I knew there is a better way.</p>
<h2 style="text-align: justify;"><strong>There is a better way: The story of Bobet</strong></h2>
<p style="text-align: justify;">If you have been reading the blog of Trace Trajano, best selling author of Think Rich Quick, you will recall the story of Bobet, just one of the countless <em>Filipino nurses</em> working abroad. Bobet worked overseas, was making good money, but really did not know much about managing his money.</p>
<p style="text-align: justify;">While he was yet to receive his first paycheck, Bobet used borrowed money to buy doodads like a new cellphone. It was obvious that if Bobet did not change his ways in managing money, he would be doomed to working for money for the rest of his life.</p>

His lending business has also expanded and already operates both in the Philippines in the United States.</p>

<p style="text-align: justify;"><em><strong>You… yes, even you can invest in real estate!</strong></em></p>
<p style="text-align: justify;">I am very excited to announce that <a href="http://www.foreclosurephilippines.com/tracetrajano" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/tracetrajano';return true;" onmouseout="self.status=''">Trace Trajano</a> is coming to Manila and will give the first ever <strong>Think Rich Quick Seminar</strong> on March 27, 2010. If you have not read his book “<em>Think Rich Quick</em>”, you should. It has changed thousands of people’s lives and it can change yours.<span id="more-3197"></span></p>
<h2 style="text-align: justify;">What is the Think Rich Quick Seminar and book about?</h2>

<p style="text-align: justify;">People have the misconception that you need a lot of capital to get started in real estate (<em>up to a certain extent, that includes me because I advocate being financially literate enough to be able to at least raise the 10% or 20% for the downpayment</em>). “NOT true”, Trace says and he has a right to say this after having acquired and sold over $13 Million worth of investment properties, mostly with no money down. That’s P1 Billion worth of properties acquired without any money down.</p>
<p style="text-align: justify;">Trace continues, “You can also get started investing in real estate without borrowing money from banks.” For example, in his book, he mentioned a deal he did by taking over the mortgage payments and then he turned around and sold that property via rent to own. It’s an amazing strategy and I believe you should learn about it.</p>
<p style="text-align: justify;">Lastly, Trace dispels the misconception you have to wait years before you can make money in real estate. Trace says, “You can make money in real estate in a few months, a few weeks, sometimes, even in a few days.”</p>
<p style="text-align: justify;">Trace says, “But rather than boast about what I have done, I’ll just show you what my students have done…specially my students in the Philippines. I want to show you that this can be done anywhere, even in the Philippines.” Here are some of Trace’s students and what they have done (NOTE: they are all based in the Philippines!):</p>
<p style="text-align: justify;"><strong>Thea Santos</strong> – made P260,000 selling a house in just 2 weeks using a strategy called Wholesaling. She sold the property quickly using one of Trace’s marketing strategy.</p>
<p style="text-align: justify;"><strong>Gia Garcia</strong> – she bought a condo using other people’s money, she fixed it, then sold it. This is a strategy called Retailing. Gia said, “Trace’s advice on how to rehab the property saved me a lot of money!”</p>
<p style="text-align: justify;"><strong>Julius Bernard Lopez</strong> – made over P300,000 by “syndicating” a deal. He found an investor who managed the renovation…he found another investor to put up the money and the only thing he did is find the deal. Here’s the thing… Julius did this AFTER reading the book “Think Rich – Quick”. Julius is not even officially Trace’s student or franchisee!</p>
