			<content:encoded><![CDATA[<p></p><p><img class="alignright size-full wp-image-9301 frame colorbox-8717" title="Adopting-the-revised-schedule-of-values-of-real-property-in-the-city-of-Paranaque-teaser" src="http://www.foreclosurephilippines.com/wp-content/uploads/2011/12/Adopting-the-revised-schedule-of-values-of-real-property-in-the-city-of-Paranaque-teaser.jpg" alt="Paranaque adopting revised schedule of values of real property?" width="200" height="150" />This is a follow up to my post about the possibility that <a href="http://www.foreclosurephilippines.com/2011/09/paranaque-zonal-values-revised-schedules.html" target="_blank">Paranaque City will be adopting a revised schedule of values for real properties</a>. It turns out that <strong>Paranaque City Ordinance No. 31-2011*</strong> was approved by the City Council and Paranaque Mayor Jun Bernabe last October 13, 2011, and was later published in the Philippine Star last October 25, 2011. The ordinance should take effect immediately after it&#8217;s publication.</p>
<p>However, the implementation of the newly approved ordinance, which would have resulted in higher real property taxes starting 2012 for Paranaque City residents, was stopped by the Supreme Court (SC) through a temporary restraining order or TRO. Yes, the TRO issued by the SC stopped the real property tax increase in Paranaque, at least for now.<span id="more-8717"></span></p>

<h2>No real property tax increase in Paranaque</h2>
<p>The TRO that stopped the real property tax increase in Paranaque City would best explain the notice below that would greet visitors of Paranaque City&#8217;s <a href="http://www.paranaque.gov.ph/" target="_blank">official website</a>, as of December 2011:</p>

<p>As stated on the notice above, the prevailing fair market values of land remains at 1997 levels, while the valuation of buildings and other improvements stays at 1992 levels. In other words, there is no real property tax increase in Paranaque City, that is according to the notice above.</p>
<h2>10% discount for prompt payment of real property taxes</h2>
<p>Furthermore, the notice above also states that real property tax and business tax payers who pay their taxes promptly according to the schedule above will enjoy a 10% discount.</p>
<p>Actually, most Cities and Municipalities offer the same incentive for prompt payments of real property taxes ( I remember the discount in Marikina City was 20%, this was before Ondoy and we still lived in Marikina) so if you want to save on real property taxes, I suggest you check with your local government units before it&#8217;s too late.</p>
<h2>Paranaque RPT Online Payment System is under maintenace</h2>
<p>In related news, Paranaque&#8217;s <a href="http://www.paranaque.gov.ph/news/2010/12/p%E2%80%99que-launches-rpt-online-payment-system/" target="_blank">Real Property Tax (RPT) Online Payment System</a>, which allows taxpayers to pay through the internet without the need to go to the Paranaque City Hall, is currently under maintenance. This was posted on Paranaque City&#8217;s website, as of December 29, 2011.</p>

			<content:encoded><![CDATA[<p></p><p>I spotted this tarpaulin along Sucat Road across Duty Free Philippines and I thought Paranaque residents might want to check this out. The tarp says a public hearing on<em> &#8220;Adopting the revised schedule of values of real property in the City of Paranaque&#8221;</em> will be conducted from September 12-15, 2011.</p>
<p>I&#8217;m not really sure if this has anything to do with the Bureau of Internal Revenue (BIR). If you will recall, the BIR started to <a href="http://www.foreclosurephilippines.com/2010/05/bir-revision-schedule-of-zonal-values-real-properties.html" target="_blank">update real property zonal values nationwide</a> more than a year ago. I do believe this will have an effect on Paranaque zonal values and real property taxes.<span id="more-7945"></span></p>

<p>If you have properties in Paranaque, you might want to check this out to see how the revised schedule of real property values might affect you. This is your chance to participate and let your voice be heard.</p>
<p>For example, if the real property values are raised, this would lead to a corresponding increase in real property taxes.</p>
<p>I just hope the revised property values would be close to actual market values of the properties in Paranaque.</p>

			<content:encoded><![CDATA[<p></p><p>So you have announced to the world that you are now a real estate investor, and suddenly, everyone has a property they want to show to you. This often happens to me, and can also happen to you as follows.</p>
<p>A friends calls and says <em>&#8220;Hey Jay, I found a foreclosed property for sale and I know it&#8217;s a bargain!&#8221;</em></p>
<p><em>&#8220;Really?! That&#8217;s great, may I ask why it&#8217;s a bargain?&#8221;</em><span id="more-7346"></span> I answered with great enthusiasm, expecting something like an ugly multi-door property in a nice neighborhood, at a ridiculously low price.</p>
<p>My friend quickly answers <em>&#8220;Its selling price is way below its zonal value, it&#8217;s just a fraction of it!&#8221;</em></p>
<p>I cringe and I begin to explain in a nice way that zonal values and market values are worlds apart&#8230;</p>
<h2>This may shock a lot of you&#8230;</h2>
<p><a href="http://www.bir.gov.ph/zonalvalues/zonalvalues.htm" target="_blank"><img class="size-full wp-image-7347 alignright colorbox-7346" title="BIR zonal values" src="http://www.foreclosurephilippines.com/wp-content/uploads/2011/03/bir-ogo.jpg" alt="BIR zonal values" width="200" height="200" /></a>BIR Zonal Values are purely for taxation purposes only! They are not an accurate basis in determining a property&#8217;s market value.</p>
<p>Paraphrasing what  Engineer Enrico Cruz said to our class during one of his lectures; <em>&#8220;From this point onwards, we should forget about zonal values when appraising a property!&#8221;</em>.</p>
<p>Simply put, If you&#8217;ve found a property with a  selling price that is below the BIR zonal value for that property&#8217;s location, it does not follow that the property is a bargain.</p>
<p>On the other hand, if a property&#8217;s selling price is higher than the BIR Zonal value for that property&#8217;s location, it also does not follow that it is overpriced.</p>
<p>Sometimes, you may find a property with a market value that is equal to its zonal value, but this is very rare.</p>
<h2>Remember this if you are a real estate investor</h2>
<p>Here&#8217;s what real estate investors should always remember: We should use the real market value in determining if a property is a bargain or not. One fairly accurate way of determining market values is by finding comparable properties or comps. To learn more about this, refer to the article on <a title="How I estimate the market value of foreclosed properties" href="http://www.foreclosurephilippines.com/2009/07/how-i-estimate-market-values-of-foreclosed-properties.html" target="_blank">How I estimate the Market Values of foreclosed properties</a>.</p>
<p>Maybe in the future, if the BIR is able to adjust the zonal values to match current market values (yes, the <a href="http://www.foreclosurephilippines.com/2010/05/bir-revision-schedule-of-zonal-values-real-properties.html" target="_blank">BIR is revising zonal values now</a>), and if they can do this fast enough (yes, property market values change with time), then maybe we can use it to determine the market value of a property.</p>
<p>The question is, will the revised zonal values be the same as current market values?</p>
<h2>Should we totally forget about BIR zonal values?</h2>
<p>Of course not! BIR zonal values are still important as you will use them when you compute for the real estate taxes that you either as a buyer or a seller will pay, when you buy or sell a property, foreclosed or otherwise, or even as you own a property in the form of real property taxes.</p>
<p>This is part of due diligence and aims to mitigate just one of the <a href="http://www.foreclosurephilippines.com/2011/03/the-risks-of-real-estate-investing-and-how-to-manage-them.html" target="_blank">risks of real estate investing</a>, paying too much for a property by not considering expenses like <a title="View all posts about real estate taxation" href="http://www.foreclosurephilippines.com/category/real-estate-taxation" target="_blank">real estate taxes</a>.</p>
<p>In parting, let me just say it one last time. Do not use BIR zonal values to determine a property&#8217;s market value as they are not the same!</p>

			<content:encoded><![CDATA[<p></p><p>In my previous posts about <a href="http://www.foreclosurephilippines.com/2010/09/how-to-compute-for-maximum-allowable-offer-mao.html" target="_blank">Maximum Allowable Offer</a> (MAO), <a href="http://www.foreclosurephilippines.com/2010/09/how-to-compute-for-the-arv-of-foreclosed-properties.html" target="_blank">After Repair Value</a> (ARV), and <a href="http://www.foreclosurephilippines.com/2010/10/how-to-compute-acquiring-carrying-selling-costs.html" target="_blank">Cost Factor</a> (CF), we determined these numbers for properties that we intended to flip for a profit. This time around let&#8217;s determine another number that is more applicable to <strong>income generating properties</strong> like <strong>multi-door apartments</strong>, which are obviously better kept for cashflow and passive income. This number is <strong>Net Operating Income</strong> or <strong>NOI</strong>. What exactly is NOI, and why is it important? Please read on to find out.<span id="more-5959"></span></p>
<h2><span style="font-weight: normal;">What is Net Operating Income or NOI?</span></h2>
<p>NOI is basically what remains of the actual or projected annual income of a property, after all operating expenses have been deducted. Operating expenses include real property taxes, property insurance, property management, maintenance reserves, vacancy rates , collection losses, etc.</p>
<p>Costs related to debt servicing (in case a property was purchased through financing), are not yet deducted, when calculating for NOI. Furthermore, NOI can be before or after taxes. For this post, we will be computing for the NOI before income taxes are deducted.</p>
<h2>Sample income generating property: A 10-door apartment</h2>
<p><strong>Example:</strong> You have found a promising 10-door apartment in Marikina City and the current rental income per unit is Php5,000. Determine the NOI. (Keep in mind that this is just a hypothetical property which shall be used to better illustrate how we to determine NOI)</p>
<p><strong>Assumptions</strong>: Let’s assume that Real Property Taxes would amount to Php30,000 per year, property insurance would be around Php12,000/year, and property management would be Php5,000/month or Php60,000/year. The property also has a vacancy rate of 15%, and you also set aside Php5,000/mo for your maintenance reserves. Lastly, let us also make an assumption that there will be a collection loss of 5%, meaning you won’t be able to collect rents from your tenants 5% of the time (these are caused by your tenants from hell).</p>
<p>The NOI would then be as follows:</p>

<h2>Why do we need to compute for NOI?</h2>
<p>Let me give you 3 good reasons why you need NOI:</p>
<ol>
<li>You need the NOI to determine if a property      that is being offered to you as a “good investment” is really a good investment. Most people offer income generating properties without considering operating expenses. If you compute for the the NOI, you will surely know if a property will really be a worthy investment. If you know the NOI, and you are going to buy a property through bank financing, you can easily determine the cashflow it can generate. In our example above, if you bought it through bank financing and your monthly amortization is less than Php26,500/month, then you can already say that this is a self-liquidating property.</li>
<li>You need the NOI to determine a property&#8217;s <strong>cash-on-cash return</strong>. This gives you an objective way to compare your projected returns from an income generating property with other investments like stocks, bonds, mutual funds, etc. This will be tackled in my next post which should be ready by next week.</li>
<li>You need the NOI, along with the <strong>capitalization rate</strong> or <strong>cap rate</strong> to determine a property’s market value using the <strong>income method</strong>. For income generating properties, the income method is the recommended way to calculate for the property’s market value or After Repair Value. This will be tackled after my post on how to determine the cash-on-cash return. Please watch for it.</li>
</ol>
<p><strong> </strong></p>
<h2>Things to remember about NOI</h2>
<p>Obviously, the accuracy of the NOI greatly depends on the accuracy of the rental income and operating expenses that you will use. My advice is to use actual values as much as possible.</p>
<p>It would be easy to get actual rental rates by going around the immediate vicinity of the property you are evaluating.</p>
<p>Real property taxes can be checked by getting a copy of a property&#8217;s statement of account or SOA for real property taxes at the office of the City/Municipal Assessor’s office or Treasurer&#8217;s office.</p>
<p>For maintenance reserves, I have read a lot of books that say setting aside 10% of the gross rent would be good enough, but it still depends on you. Depending on the age of a property, maintenance reserves might need to be bigger, especially if repairs and maintenance needs to be done sooner.</p>
<p>I suppose estimates for vacancy rates, and collection losses, can come from landlords or <strong>property managers</strong> that operate in the same area. By the way, more than 2 years ago, I asked around and found out that during that time, property managers usually charge anywhere between 8% to 15% of gross rents. I&#8217;m not sure if these figures are still accurate so I will have to ask around again.</p>
<p>If you are evaluating a rental property, make sure you include NOI as one of the numbers you need to determine as part of due diligence. Remember, without NOI, you really won’t know for sure if you will have any positive cashflow/passive income, and it will help you stay away from properties that are really just money pits.</p>

			<content:encoded><![CDATA[<p></p><p style="text-align: justify;">The Office of the Provincial Treasurer of the Province of Laguna is set to sell through public auction a number of tax delinquent real properties on February 10, 2010, 10:00AM, at the FAITH Training Center, Provincial Capitol Compound, Santa Cruz, Laguna. All of the tax delinquent real properties are located at Lewin, Lumban.</p>
<p style="text-align: justify;"><span id="more-3124"></span>The <em>tax foreclosure sale</em> of the said delinquent real properties shall be conducted by virtue of Sections 260 and 263 of RA 7160 otherwise known as the Local Government Code of 1991. I have quoted below Sections 260 and 263 of RA 7160 for everyone&#8217;s reference:</p>
<blockquote style="text-align: justify;"><p><strong><em>SECTION 260.</em></strong><em> Advertisement and Sale. — Within thirty (30) days after service of the warrant of levy, the local treasurer shall proceed to publicly advertise for sale or auction the property or a usable portion thereof as may be necessary to satisfy the tax delinquency and expenses of sale. The advertisement shall be effected by posting a notice at the main entrance of the provincial, city or municipal building, and in a publicly accessible and conspicuous place in the barangay where the real property is located, and by publication once a week for two (2) weeks in a newspaper of general circulation in the province, city or municipality where the property is located. The advertisement shall specify the amount of the delinquent tax, the interest due thereon and expenses of sale, the date and place of sale, the name of the owner of the real property or person having legal interest therein, and a description of the property to be sold. At any time before the date fixed for the sale, the owner of the real property or person having legal interest therein may stay the proceedings by paying the delinquent tax, the interest due thereon and the expenses of sale. The sale shall be held either at the main entrance of the provincial, city or municipal building, or on the property to be sold, or at any other place as specified in the notice of the sale.   acd</em></p>
<p><em>Within thirty (30) days after the sale, the local treasurer or his deputy shall make a report of the sale to the sanggunian concerned, and which shall form part of his records. The local treasurer shall likewise prepare and deliver to the purchaser a certificate of sale which shall contain the name of the purchaser, a description of the property sold, the amount of the delinquent tax, the interest due thereon, the expenses of sale and a brief description of the proceedings: Provided, however, That proceeds of the sale in excess of the delinquent tax, the interest due thereon, and the expenses of sale shall be remitted to the owner of the real property or person having legal interest therein.</em></p>
<p><em> The local treasurer may, by ordinance duly approved, advance an amount sufficient to defray the costs of collection thru the remedies provided for in this Title, including the expenses of advertisement and sale.</em></p></blockquote>
<blockquote style="text-align: justify;"><p><strong><em>SECTION 263</em></strong><em>. Purchase of Property By the Local Government Units for Want of Bidder. &#8211; In case there is no bidder for the real property advertised for sale as provided herein, or if the highest bid is for an amount insufficient to pay the real property tax and the related interest and costs of sale the local treasurer conducting the sale shall purchase the property in behalf of the local government unit concerned to satisfy the claim and within two (2) days thereafter shall make a report of his proceedings which shall be reflected upon the records of his office. It shall be the duty of the Registrar of Deeds concerned upon registration with his office of any such declaration of forfeiture to transfer the title of the forfeited property to the local government unit concerned without the necessity of an order from a competent court.</em></p>
<p><em>Within one (1) year from the date of such forfeiture, the taxpayer or any of his representative, may redeem the property by paying to the local treasurer the full amount of the real property tax and the related interest and the costs of sale. If the property is not redeemed as provided herein, the ownership thereof shall be fully vested on the local government unit concerned.</em></p></blockquote>

<p>In tax foreclosure auctions, winning bidders will have to pay the  whole winning bid amount  in  cash  before the  end  of  the  second  day  from  the  auction  date. Furthermore, the owners are given 12 months to redeem their property. If the property is redeemed within 12 months, the winning bidder will get his/her money back plus interest at a rate of 2% per month. For more information, you may download a copy of the rules and regulations below:</p>

<p style="text-align: justify;">I would advice interested parties to verify the properties that are to be included in the tax foreclosure auction sale by getting an updated list at the Quezon City Treasurer&#8217;s office. Since a lot of the owners of the real properties on the list would actually pay their real property taxes as the day of the auction nears, expect a lot of properties to be withdrawn from the final list of properties to be included in the auction.</p>
<p style="text-align: justify;">Don&#8217;t forget to do your due diligence before even considering to bid on any of the properties included in this tax foreclosure auction. 			<content:encoded><![CDATA[<p></p><p style="margin-top: 0px; margin-right: 0px; margin-bottom: 1em; margin-left: 0px; text-align: justify; padding: 0px;">The Office of the Provincial Treasurer of the Provincial Government of Cavite recently published a Notice of Sale of delinquent real properties and as usual, I am sharing the list here for everyone’s reference. The notice of sale contains a list of tax delinquent real estate which are for sale through public auction on December 8 and 9, 2009 at 10:00 AM.</p>
<p style="margin-top: 0px; margin-right: 0px; margin-bottom: 1em; margin-left: 0px; text-align: justify; padding: 0px;"><span id="more-2064"></span>By virtue of the provision of section 260 of the Republic Act 7160 otherwise known as the Local Government Code of the Philippines, the Provincial Treasurer shall sell at public auction the real properties on the list which were certified to be delinquent in payment of real property taxes. The tax foreclosure sale shall be conducted to satisfy all realty taxes, penalties, and cost due thereon as of the date of the tax foreclosure sale.</p>

<p style="margin-top: 0px; margin-right: 0px; margin-bottom: 1em; margin-left: 0px; text-align: justify; padding: 0px;">Pursuant to Section 260 of R.A. 7160, at any time before the date fixed for the sale, the owner of the real property or person having legal interest therein may stay the proceedings by paying the delinquent tax, and the interest due thereon and the expenses of sale.</p>
<p style="margin-top: 0px; margin-right: 0px; margin-bottom: 1em; margin-left: 0px; text-align: justify; padding: 0px;">Here is section 260 of R.A. 7160 for everyone’s reference:</p>
<blockquote style="margin-top: 0px; margin-right: 0px; margin-bottom: 0px; margin-left: 3em; text-align: justify; padding: 0px;">
<p style="margin-top: 0px; margin-right: 0px; margin-bottom: 1em; margin-left: 0px; padding: 0px;">SECTION 260.        Advertisement and Sale. — Within thirty (30) days after service of the warrant of levy, the local treasurer shall proceed to publicly advertise for sale or auction the property or a usable portion thereof as may be necessary to satisfy the tax delinquency and expenses of sale. The advertisement shall be effected by posting a notice at the main entrance of the provincial, city or municipal building, and in a publicly accessible and conspicuous place in the barangay where the real property is located, and by publication once a week for two (2) weeks in a newspaper of general circulation in the province, city or municipality where the property is located. The advertisement shall specify the amount of the delinquent tax, the interest due thereon and expenses of sale, the date and place of sale, the name of the owner of the real property or person having legal interest therein, and a description of the property to be sold. At any time before the date fixed for the sale, the owner of the real property or person having legal interest therein may stay the proceedings by paying the delinquent tax, the interest due thereon and the expenses of sale. The sale shall be held either at the main entrance of the provincial, city or municipal building, or on the property to be sold, or at any other place as specified in the notice of the sale.   acd</p>
<p style="margin-top: 0px; margin-right: 0px; margin-bottom: 1em; margin-left: 0px; padding: 0px;">Within thirty (30) days after the sale, the local treasurer or his deputy shall make a report of the sale to the sanggunian concerned, and which shall form part of his records. The local treasurer shall likewise prepare and deliver to the purchaser a certificate of sale which shall contain the name of the purchaser, a description of the property sold, the amount of the delinquent tax, the interest due thereon, the expenses of sale and a brief description of the proceedings: Provided, however, That proceeds of the sale in excess of the delinquent tax, the interest due thereon, and the expenses of sale shall be remitted to the owner of the real property or person having legal interest therein.</p>
<p style="margin-top: 0px; margin-right: 0px; margin-bottom: 1em; margin-left: 0px; padding: 0px;">The local treasurer may, by ordinance duly approved, advance an amount sufficient to defray the costs of collection thru the remedies provided for in this Title, including the expenses of advertisement and sale.</p>

			<content:encoded><![CDATA[<p></p><p>Here&#8217;s a heads-up for both Quezon City taxpayers who might be delinquent in paying their real property taxes and for real estate investors who may want to help. I accidentally found this notice on the same issue of the Philippine Star where I got the complete <a href="http://www.foreclosurephilippines.com/2009/09/antipolo-tax-delinquent-properties-public-auction.html" target="_blank">listing of tax delinquent properties from the Province of Rizal</a> which was recently auctioned in Antipolo City.</p>
<p>Anyway, before I explain how real estate investors can help those delinquent in paying their real property taxes, let me share more details about the tax foreclosure auction sale to be held in Quezon City. <span id="more-1779"></span>The Quezon City Treasurer shall be holding the auction sale of real properties with delinquent tax payments on land, building, and machineries on October 8, 2009, 10:00 A.M., at the 2nd floor of the Taxpayer&#8217;s Lounge, Quezon City Hall. Furthermore, all Quezon City taxpayers who may be delinquent in paying their real property taxes are advised to settle/update their realty tax arrearages before the date of the auction sale (October 8, 2009) to avoid inclusion of their properties.</p>

<h2>Time for Due Diligence</h2>
<p>As usual, all prospective bidders are also requested to do their due diligence and verify the properties they may want to bid on at the Quezon City assessor&#8217;s office and the Register of Deeds of Quezon City. In summary, you can do this by:</p>

<li>Get the updated list of tax delinquent properties for auction at the Quezon City Treasurer&#8217;s Office</li>
<li>Get the tax declaration number and other important details that you will bring to the tax mapping section</li>
<li>Give the property details you got in step 2 above to the tax mapping section so that they can give you property details like the exact address, location, Transfer Certificate of Title (TCT) number, etc. You can also ask for more details that they may know about the property (ex. if it will be affected by a road widening project in the future, etc.)</li>
<li>From the information you got from step 3 above, you can then proceed to Quezon City register of deeds which is located in East Avenue to get a certified true copy of the TCT.</li>
<li>You can then inspect the property if you want along with other due diligence tasks.</li>
</ol>
<h2>How can real estate investors help?</h2>
<p>As I have mentioned in the beginning of this post, real estate investors can help those Quezon City taxpayers who might be delinquent in paying their real property taxes. This can be done by paying the arrears in real property taxes, penalties and other costs (all of which are equal to the minimum bid price) for the property owner  through a winning bid. This basically buys some time for the property owner (12 months to be exact and is referred to as the redemption period) to settle his/her arrears.</p>
<p>As an incentive, the winning bidder earns an interest of 2% per month and he/she will receive this once the property owner is able to settle his tax arrears within the 12 month redemption period.</p>

<p>As I have often said in the past, it would be better to invest in real property tax foreclosures without the intention of actually getting the property. I believe this is a win-win solution for everyone &#8211; the owner gets another 12 months to come up with enough funds to settle his arrears, the local government gets to collect the taxes they need to fund their operations and local projects, and the real estate investor gets to earn 2% per month or up to 24% for 12 months by buying some time for the property owner and also for helping the local government collect taxes. <p>Sorry if I am unable to post an updated list of the Quezon City delinquent properties for public auction. Ever since our house was devastated by the floods last week, we have been very busy picking up the pieces and relocating to a place we can temporarily live-in while our house is being repaired and becomes livable again. A big thank you goes out to all of those who gave words of encouragement and prayers. Let&#8217;s continue praying for and helping those that were affected by the recent typhoons.</p>

			<content:encoded><![CDATA[<p></p><p>The Office of the Provincial Treasurer of the City of Antipolo recently published a notice of sale of tax delinquent properties. The notice of sale for the tax delinquent properties were published in the September 7, 2009 issue of the Philippine Star. I&#8217;m just glad my mom was able to find the notice of sale not just for me but for all of us. Thanks Mom!</p>
<p>According to the notice of sale, the Office Of The Provincial Treasurer will be selling the tax delinquent properties through public auction on September 30, 2009, Wednesday 9:00 AM, at the Department Heads&#8217; Conference Room, 3rd Floor Capitol Building, Ynares Center, City of Antipolo, Province of Rizal.</p>
<p><span id="more-1728"></span>The tax delinquent properties listed on the notice of sale were said to be delinquent in payment of real property taxes, penalties and cost due thereon as of the date of publication of the notice of sale.</p>

Speaking of Quezon City,they shall also be holding their own real property tax foreclosure auction on October 8, 2009. I&#8217;ll share more details about this in my next post.</p>
