My wife Cherry continues from her recent post by sharing an updated listing of foreclosed properties from Metro Manila which she recently got from Philippine National Bank’s Special Assets Management Group.
You may recall that we posted last November 17, 2009, the list of acquired assets of PNB for Metro Manila, which was updated as of September 30, 2009. I’m sure a lot of you out there have been patiently waiting for new listings of foreclosed properties and here is a bunch from Philippine National Bank (PNB). My wife got these foreclosed property listings after she requested for them through e-mail.
Don’t forget to use as reference the “title id number” of the property that you wish to inquire. Furthermore, the people from PNB requests interested parties to prioritize a maximum of 5 properties per inquiry.

In my previous post: How to compute for the monthly amortization payment without a mortgage calculator, I showed how I compute for the monthly amortization payment by hand. Tyrone of Millionaire Acts through his comment asked: “How about if we don’t have access to the amortization factors table? Is there a way to compute it?”. I answered yes in my own comment and I would like to illustrate how it can be done through this post.

The Philippine National Bank – Special Assets Management Sector (PNB-SAMS) shall be having a property auction on September 17, 2009, Thursday, 2:00 P.M., at the Grand Men Seng Hotel, Magallanes-Alda Streets., Davao City Philippines.
The bank foreclosed properties for auction include properties from Davao del Sur, Davao Oriental, Cotabato, Compostela Valley, and South Cotabato.

This morning, I finished inspecting a number of properties and I must say that my real estate broker was very proactive when she brought along our contractor even without me telling her to do so. It saved all three of us the trouble of scheduling another visit to those properties, not to mention the time, effort, gasoline, etc. I believe this morning has been one of the most productive mornings I have ever had. Republic Act (R.A.) No. 9646, or The Real Estate Service Act of the Philippines which is more commonly referred to as the RESA law has been signed into law by president Gloria Macapagal-Arroyo last June 29, 2009. As mentioned in this article, it hopes to professionalize and regulate the practice of real estate in the country through the development of technically competent, trained, and accountable real estate practitioners in the country.
