The foreclosed properties included in the auction are from Metro Manila, North and South Luzon, although I did see a few from Davao. Because of the large number of properties included in the auction, this listing is actually composed of three files which you can download below.

Yesterday, my wife and I inspected some of the foreclosed properties from RCBC Savings Bank just to familiarize ourselves with what’s available out there, in BF Resort Village Las Pinas to be exact. We are still learning as much as we can in this new niche of ours and so far things look very promising.

We were able to inspect only two foreclosed properties from RCBC Savings Bank. It could have been more but we could not find some of those on our list and we just gave up. Actually, we inspected a number of foreclosed townhouses from a government agency and these were in the same area, so we decided to inspect these as well.

I was able to attend the RCBC Mega Property auction held last February 19, 2011 (RCBC Savings Bank foreclosed properties were part of the properties for sale)  where a friend of mine participated in the bidding for one of the foreclosed properties.

Unfortunately, he did not win on his bid, which was also his first attempt to buy a foreclosed property through an auction. There was another bidder and they tried to outbid each other. When the bid price already exceeded his predetermined Maximum Allowable Offer or MAO, my friend had to put down his paddle. The other bidder won.

So my friend lost his bid, no problem! I said to him and other friends present that day that it was perfectly okay. In real estate investing, you win some, you lose some. What’s important is my friend tried, and had the balls to bid. Not many people can do what he did.

This was of course after he made sure he properly analyzed the property, did his due diligence, and he was ready to finance the deal. I also believe he was investing for the right reasons. More importantly, he had the guts to “pull the trigger” by actually bidding.

I’m pretty sure he’ll be winning in one of his future bids and have a successful deal. Good luck!

Here’s the first public auction of foreclosed properties in 2011 by RCBC Saving Bank to be featured in Foreclosure Investing Philippines. RCBC Savings Bank’s first Dream Buys Auction will be on February 19, 2011, 9:00am, at the L.S. Virata Hall, 2nd Floor, Development Academy of the Philippines, San Miguel Avenue, Pasig City.

I noticed some big differences in this auction as can be seen on the ad. First of all, the minimum downpayment is now as low as 10%. Previous auctions required a minimum of 20% downpayment. This means lesser cashout for the winning bidders.

Although the ad said “FIXED INTEREST RATE” it turns out this is not for 10 years. My wife called up RCBC Savings Bank and it turns out that the interest rate is still only fixed for the first 5 years. Having a fixed interest rate is good because one need not worry about interest rate fluctuations that can have a big impact in one’s monthly amortization payments. You still need to check what interest rate they offer (Please call RCBC Saving Bank directly).

To participate, the show money interested bidders need to bring remains the same, which is Php25,000 per property, in the form of cash or manager’s check.

Just make sure you have done your due diligence before even considering to bid for a property (Check the title, tax declaration, arrears, “the numbers”, etc.). Take note that there are properties with special concerns (occupied / with legal impediments).

Most of the foreclosed properties are from the Metro Manila area, and also includes some from Luzon.

RCBC Savings Bank will be having another RCBC Dream Buys Auction of foreclosed properties on November 13, 2010, Saturday, 9:00am, at the L.S. Virata Hall, 2nd Floor, Development Academy of the Philippines, San Miguel Avenue, Pasig City, Philippines.

This list from RCBC Savings Bank contains 181 foreclosed properties with details that include the property address (most are from Metro Manila), lot area, floor area, and minimum bid price. Another 406 properties from various subdivisions are also on the list (see bottom of the listing) but you will have to call them up directly to get more details.

Some of the properties for public auction are properties with “special concerns”. These are properties that are either occupied, have legal impediments, or both.

It’s good that they segregated the properties with special concerns from the rest of the foreclosed properties properties for sale. Interested buyers who don’t want to deal with such properties won’t have to waste time inquiring about properties only to find out later that these have issues.
