<p>If you are attending the seminar, I would like to know what is it that you want me to discuss that would be most helpful to you. My talk will only be for 40 minutes and I want to make it count.</p>
<p>Just to give you an idea of what I have shared during some of the past Think Rich Pinoy Seminars, here are just some of the topics I have already covered:<span id="more-8832"></span></p>

<li>I have shared some of my experiences and lessons I have learned in buying foreclosed properties, including challenges and success factors.</li>
<li>I also talked about how and why I decided to quit the rat race to go full-time with real estate investing and internet marketing.</li>
<li>I also shared in detail how I ended up transitioning from being an I.T. professional to a real estate investor and what questions one should ask (along with some of the answers) when one is just getting started with real estate investing.</li>
</ul>
<p>This time around, I plan to give a presentation on <em><strong>&#8220;how to do the numbers&#8221;</strong></em> which attendees can use to analyze potential deals. However, I still want to verify if that is really what you want to learn from me on December 3.</p>
<p>My objective is to help attendees go beyond the learning, and to start with the doing!</p>

			<content:encoded><![CDATA[<p></p><p>After attending the <em>&#8220;How to be Truly Rich Seminar&#8221;</em> by <em><a href="http://www.foreclosurephilippines.com/trulyrichclub" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/trulyrichclub';return true;" onmouseout="self.status=''">Bo Sanchez</a></em> last July 21, 2007, I saw a flyer about the <strong><a href="http://www.foreclosurephilippines.com/thinkrichpinoy" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/thinkrichpinoy';return true;" onmouseout="self.status=''">Think Rich Pinoy</a> Seminar</strong> that was to be held on the following month.</p>
<p>I was so excited and I hurriedly registered because my wife and I had already read the book <em>&#8220;Think Rich Pinoy&#8221;</em> by <em>Larry Gamboa</em> about 8 months earlier. We both believed that the book was like an outline on how to apply <em>Rich Dad Poor Dad</em> principles and do <strong>foreclosed real estate investing</strong> in the Philippine setting. I wanted to learn more!<span id="more-7618"></span></p>
<p>August 18, 2007 came and it turned out to be a very stormy Saturday, but the flooded streets I encountered on my way to the seminar venue did not deter me from attending. I had a good feeling about this seminar.</p>
<p>I was not disappointed!</p>
<p>Although I was a bit late, I was still able to attend and I met Larry and the rest of the Think Rich Pinoy team.</p>

<p>I learned about the <em>&#8220;desert experience&#8221;</em> from Bo Sanchez and how important it is, not just for me, but also for the people around me, especially my son. I Also remember answering a questionnaire that Bo gave to all attendees. It gave an accurate picture of how financially literate I was back then, or the lack of it. Bo also talked about the true purpose of becoming rich. Awesome!</p>
<p>I also saw more examples of investing in real estate in the Philippines through real life real estate deals, not just from Larry, but also from the Think Rich Pinoy franchisees. I wanted to validate what I understood from the book, and I felt I was on the right track.</p>
<p>And then there was also this one thing that happened during the seminar that I shall never forget.</p>
<h2><strong>A preview of things to come?</strong></h2>
<p>In the afternoon session, seminar attendees played Robert Kiyosaki’s Cashflow 101 board game. I remember that I had already played the board game before, but I was not able to get out of the rat race. <em>(You can read more about cashflow 101 here: <a href="http://www.foreclosurephilippines.com/2009/11/rich-dad-cashflow-101-game-lessons-learned.html" target="_blank">Top 7 lessons learned from playing cashflow 101</a>)</em></p>
<p>That changed however during the game in that fateful day more than 3 years ago. Our team got out of the rat race, in record time(we were the second team to get out), when we simply grabbed an opportunity that came our way in the game and never looked back.</p>
<p>It also helped that the game card we picked was for a truck driver, which meant our expenses were very low, and this really helped us get out of the rat race faster.</p>
<p>It was exhilarating to hear game master Ronald Cagape announce that we got out of the rat race and later on I was congratulated by <a href="http://www.foreclosurephilippines.com/thinkrichpinoy" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/thinkrichpinoy';return true;" onmouseout="self.status=''">Larry Gamboa</a> himself!</p>
<p>I shall never forget the words Larry said to me on that day.</p>
<p><em>“Great work Jay, now you just have to do it in real life.”</em> as he shook my hand.</p>

<p>Was this a preview of things to come? Will I really be able to get out of the rat race for real?!</p>
<p>Of course, getting out of the rat race in the Cashflow 101 game is one thing, but doing it in real life is something totally different… or is it?</p>
<p>You see, last January 31, 2010, I got out of the rat race. But this time around, it was for real.</p>
<p>Yes, it really is possible!</p>
<p>As I look back, I truly believe It was just a matter of believing that it can really be done. Because of the seminar, I was off to a good start!</p>
<h2>Now you know why…</h2>
<p>Whenever I get the chance, I volunteer to help facilitate the Think Rich Pinoy Seminars. I even bring my own Cash Flow 101 board game to help make sure that there are enough boards for all to play.</p>
<p>I also actively promote the seminar here in <a title="foreclosed properties philippines" href="http://www.foreclosurephilippines.com" target="_blank">Foreclosure Investing Philippines</a>. I believe this is one seminar that I will never regret promoting.</p>
<h2>Now I get to share my story</h2>
<p>I was invited by Larry Gamboa to speak at the upcoming Think Rich Pinoy Seminar on May 28, 2011, and I look forward to sharing how I got out of the rat race for real.</p>
<p>Let me give you an idea of what I&#8217;m going to share. People are known to attend seminars and get to learn new ideas, and do nothing with them. I was also like that before.</p>
<p>But things happen and you just have to believe that it can be done, and you have to start taking charge of your life&#8230; and that&#8217;s exactly what I did!</p>

<p>Let me look back at 2010 for one last time to give thanks and count the blessings for the year that just passed.</p>

<h2>I quit the rat race</h2>
<p>2010 was the year I quit the rat race and got to enjoy what I believe was by far my most stress-free year ever in my adult life! Yes, there were also stressful moments (more on this later), but if I compared this to the job I left in the corporate world, it&#8217;s like a walk in the park! It&#8217;s also so much more fun, rewarding, and healthier!</p>
<p>But wait, before anyone out there gets any ideas, you need to consider a lot of things before you can really quit your job. I&#8217;ll discuss these in another post.</p>
<h2>We won the apprentice challenge</h2>
<p>In 2010, I also got to be part of the team that won the first ever <a href="http://www.foreclosurephilippines.com/2010/04/the-apprentice-challenge-we-need-your-help.html">apprentice challenge</a> and I got to meet so many people, most of whom became good friends and mentors, for which I am so thankful.</p>
<p>I did however decide to leave the RYP team later on. One of the reasons I left was because of too much stress, which I found to be unhealthy. I also needed to focus on a lot of things left undone. Let&#8217;s just say things did not work out the way they were supposed to.</p>
<p>I did stay on to finish the coaching program initiated by Trace Trajano but I should have trusted my instincts.</p>
<p class="alert"><em><strong>Update dated June 2, 2011</strong> – After much thought, I have decided to leave Trace Trajano‘s local coaching program and my role as one of the local coaches. I would also like to inform everyone that I am not part of Trace’s other programs.<br />
<br />For those who don’t know, I was once a student of Trace, and I was also part of the team that won his first apprentice challenge, although I decided to leave the RYP team last September 2010. I became one of the local coaches as part of the now defunct Terrific Trio University. I also helped promote his seminars in the past including TRQ 1.0, TRQ 2.0, TRQ Cebu, his quick cash seminars, and the last one was TRQ 3.0.<br />
<br />It has also come to my attention that some materials that Trace used in marketing some of his seminars might make it appear that I am one of his partners. I would like to make it clear that I am not a business partner of <a href="http://www.foreclosurephilippines.com/tracetrajano" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/tracetrajano';return true;" onmouseout="self.status=''">Trace Trajano</a>.<br />
<br />Things did not turn out as planned, but <a href="http://www.foreclosurephilippines.com/2010/12/top-20-lessons-learned-in-2010.html" target="_blank">lessons have been learned</a>, and I feel it is time for me to move on. ~ end of update ~</em></p>
<p>Nevertheless, I&#8217;m still very thankful for the whole experience and for all the <a href="http://www.foreclosurephilippines.com/2010/12/top-20-lessons-learned-in-2010.html">lessons learned</a>.</p>
<h2>One of the happiest places on Earth</h2>
<p>Last August 1, 2010, we were finally able to attend <a href="http://kerygmafamily.com/">The Feast</a> at the PICC. I really wanted to attend The Feast sooner, as in a couple of  years sooner at the Valle Verde  (beside ULTRA), but I wanted to do so with my wife and our son.</p>
<p>When my wife heard about The Feast at the PICC, I was surprised when she insisted on attending. I even played hard to get and asked if she was serious. It turned out she really was and we have been attending regularly ever since. I guess this was one of those examples where things will fall into place, in due time, with the help of prayers of course!</p>
<h2>To our sources of real estate investments</h2>
<p>Thanks again to the various banks in the Philippines and other lending institutions whose listings of foreclosed properties and repossessed cars were featured here in <a href="http://www.foreclosurephilippines.com">Foreclosure Investing Philippines</a>. Please keep them coming in 2011 as I&#8217;m sure a lot of people out there are just like me, and always look forward to finding good real estate investments through your lists.</p>
<h2>To my mentors and friends</h2>
<p>I am even more thankful to all my mentors for real estate investing and internet marketing that I mentioned in my <a href="http://www.foreclosurephilippines.com/2009/12/thank-you-and-farewell-to-2009-happy-new-year-to-all.html">thank you post for 2009</a>. I continued to learn a lot form all of you in 2010.</p>

<p>Other awesome events worth mentioning are the <a href="http://www.foreclosurephilippines.com/2010/07/real-estate-investing-and-internet-marketing-bootcamp.html">Internet Marketing Boot Camp</a>, <a href="http://www.foreclosurephilippines.com/2010/06/top-10-reasons-to-attend-the-money-summit-and-wealth-expo-2010.html">The Money Summit and Wealth Expo</a>, John Calub&#8217;s <a href="http://www.foreclosurephilippines.com/2010/07/how-to-become-a-money-magnet.html">How to become a Money Magnet</a> seminar, Maven Secrets (I  re-attended to review and sharpen the saw), and Roy Alejandrino&#8217;s <a href="http://www.foreclosurephilippines.com/2010/09/strategic-investing-practical-fundamental-analysis-seminar.html">Strategic Investing and Practical Fundamental Analysis</a>.</p>
<p>In some of the seminars above, I not only met friends and mentors, I also met business partners.</p>
<p>2010 turned out to be very interesting because my wife started to attend seminars with me. Several years ago, she would often say things like <em>&#8220;Puro ka na lang seminar, wala ka namang napapala diyan&#8230;&#8221;</em> (In english: <em>&#8220;You&#8217;re always attending seminars but you get nothing out of them&#8230;&#8221;</em>). Now the tables have turned. <img src='http://www.foreclosurephilippines.com/wp-includes/images/smilies/icon_smile.gif' alt=':-)' class='wp-smiley colorbox-6776' /> </p>
<h2>To my dear readers and subscribers</h2>
<p>I would also like to thank YOU, for taking time to read what I have to share here in Foreclosure Investing Philippines. I owe the success of FIP to all of you and I shall always be gratefull.</p>
<p>Sorry if I may take a long time to answer the avalanche of e-mails, comments, and text messages, or if I have failed to answer them at all. I guess I was not prepared for these last 2010. Hopefully I&#8217;ll find a way to multiply myself through better automation, virtual assistants, and outsourcing.</p>
<p>Speaking of outsourcing, a good example would be the time when <a href="http://www.foreclosurephilippines.com/2010/05/time-to-outsource-my-title-transfer.html">I outsourced the transfer of the title</a> of one of my properties. I hope to do more of this in 2011.</p>
<h2>My thank you&#8217;s won&#8217;t be complete&#8230;</h2>
<p>Of course my thank you&#8217;s won&#8217;t be complete without mentioning my wife and my son, who I love so much and inspire me to do what I do, and to our God Almighty for everything, none of which would have been possible without him!</p>
<p>By the way, today is our 7th Wedding Anniversary, and my son recently celebrated his 6th Birthday. <p>As 2010 comes to an end, I can&#8217;t help but look back and list down just some of the most significant and sometimes painful lessons I personally learned during the past year.</p>
<p>I hope these lessons would help us all move forward in 2011.<span id="more-6594"></span></p>
<h2>Top 20 lessons learned for 2010</h2>
<h3>1. Real estate investing should be fun</h3>
<p>If it ain&#8217;t, then there&#8217;s a problem somewhere.<span class="Apple-style-span" style="font-size: 13px; font-weight: normal;"> Find it, and correct it fast, before you lose interest or get burned out.</span></p>
<h3>2. Real estate investing should be treated as a business.</h3>
<p>The whole process of real estate investing should be defined, streamlined, and be made into a system, and then maybe it can become a business in the true sense as described in the book &#8220;<strong><em>The <a href="http://www.foreclosurephilippines.com/emyth" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/emyth';return true;" onmouseout="self.status=''">E-Myth Revisited</a>&#8220;</em></strong> by <strong><em><a href="http://www.foreclosurephilippines.com/emyth" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/emyth';return true;" onmouseout="self.status=''">Michael Gerber</a></em></strong>. We tried to do this but someone told us top drop it and just focus on making deals. Yeah right, words of wisdom indeed (If you don&#8217;t notice it, I&#8217;m being sarcastic)!</p>
<h3>3. Always deal with the decision maker.</h3>
<p>Yes, we already know this for buyers, but I learned how important this was with sellers as well.  Imagine how you would feel if you had a buyer for a property and the seller backs out just as your buyer is about to pay? Imagine how you would feel if this happened twice?! Ouch!</p>
<h3>4. It is easier working with banks than with individual sellers</h3>
<p>Unless the individual seller is really motivated, I would rather get my deals from banks. So I guess the key lies in finding really<em> motivated sellers</em>.</p>
<h3>5. Don&#8217;t let &#8220;things&#8221; distract you from the goal.</h3>
<p>Yes, real estate investing is a numbers game, but who cares if you always meet to discuss progress reports and some numbers but never close any deal? It&#8217;s like being efficient but ineffective.</p>
<h3>6. A lot of things are better <a title="Time to outsource to a title company..." href="http://www.foreclosurephilippines.com/2010/05/time-to-outsource-my-title-transfer.html" target="_blank">outsourced</a>.</h3>
<p>It is really better to outsource and delegate some things to people who can do it better than you, even if you need to pay a premium. The time that you free up for you to do more important things through outsourcing  is well worth it.</p>
<h3>7. Focus on your strengths.</h3>
<p>It would be pointless to exert too much time and effort to do something you are not good at. Learn to outsource or delegate, see above! Focus not only on what you are good at, you also need to focus on the<strong> highest and best use</strong> of your time.</p>
<h3>8. If it aint broke, don&#8217;t fix it, but if it is, by all means, fix it!</h3>
<p>If something does not work, or takes a heavy toll on you, your family, your health, (sounds like being back in the rat race), etc, do something to fix it!</p>
<h3>9. Follow your instincts.</h3>
<p><strong></strong>Remain to be optimistic and open minded but also learn to trust your gut feel, and read between the lines. I will listen more to my wife&#8217;s <em>&#8220;women&#8217;s intuition&#8221;</em>.</p>
<h3>10. Always be humble&#8230;</h3>
<p><strong></strong>And yet do things that you can be proud of. This is kinda hard to explain, but based on observations, I can assure you all that this is very true. Stay away from those self-proclaimed gurus! Consider yourself warned!</p>
<h3>11. Be <a title="Be a proactive real estate investor..." href="http://www.foreclosurephilippines.com/2010/07/how-to-be-a-proactive-real-estate-investor.html" target="_blank">proactive</a>!</h3>
<p><strong></strong>We always have a choice, believe it or not! We are responsible!</p>
<h3>12. Learn to say no or Thanks, but no thanks!</h3>
<p>We always have a choice, see above! It is up to us to make that choice, and just say no!</p>
<h3>13. Integrity is an all or nothing deal.</h3>
<p>It is either you have it or you don&#8217;t. Act with it integrity at all times  or lose it. Walk the talk because talk is cheap, and people will know.</p>
<h3>14. When an opportunity comes, and it is the right one for you, grab it!</h3>
<p>As long as it is neither illegal, nor immoral, nor unethical, go for it! It can snowball into <a title="The Matthew Effect and how it applies to real estate investing" href="http://www.foreclosurephilippines.com/2010/12/matthew-effect-real-estate-investing-part-1.html" target="_blank">a series of advantages</a> and lead to even more opportunities.</p>
<h3>15. Always do your due diligence, even with people.</h3>
<p>Checking with the NBI might seem overkill, but at times it is necessary.</p>
<h3>16. Ready-Fire-Aim can be confused with Fire-Aim.</h3>
<p>Don&#8217;t ever forget  that you still need to get <strong>Ready</strong> before you <strong>Fire</strong>! Yes, Ready-Aim-Fire has become Ready-Fire-Aim for a lot of people, but in both cases, one still has to get <strong>&#8220;Ready&#8221;</strong>! <strong><em>&#8220;Think before you act&#8221;</em></strong>. <strong><em>&#8220;Look before you leap&#8221;</em></strong>.</p>
<h3>17. The end does not justify the means.</h3>
<p>This may sound like common sense but I have observed that common sense is not so common after all.</p>

<h3>18. You cannot change people</h3>
<p>Don&#8217;t ever believe that you can change people, You can try, but you can only do so much. However,  you always have a choice (see # 11) and you can choose to avoid people who don&#8217;t want to change. In the end, what you can do is <strong>change yourself and what you do</strong>.</p>
<h3>19. <a href="http://bosanchez.ph/don%E2%80%99t-be-too-hard-on-yourself/" target="_blank">Don&#8217;t be too hard on yourself</a> and others.</h3>
<p>Believe it or not, most people did the best they could at that particular point in time. I was reminded of this during one of <a href="http://www.foreclosurephilippines.com/trulyrichclub" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/trulyrichclub';return true;" onmouseout="self.status=''">Bo Sanchez</a>&#8216; talks during The Feast at the PICC.</p>
<h3>20. Always remember the Golden Rule.</h3>
<p>After all, what goes around comes around.</p>

			<content:encoded><![CDATA[<p></p><p>After inspecting a bunch of <strong>foreclosed properties</strong> recently, I was to drop-off my <strong>real estate broker</strong> at  her house. Her grandson who was around 7 years old, approached us after I parked, while we were still inside my car.</p>
<p>He signaled me to open the window, which I did, and he noticed I was using my HTC Touch Pro 2 while I was texting someone and he said <em>&#8220;<strong>Wow, you have a nice phone! Are you rich?&#8221;</strong></em>.</p>

<p>Both my broker and I answered without hesitation<strong> <em>&#8220;Yes of course, we are rich!&#8221;</em></strong>. (If someone asks you the same question, you should always say yes, and let the Law of Attraction do its magic!)</p>
<p>He then sarcastically said<em> <strong>&#8220;Yeah, you must be rich, it&#8217;s probably the reason why you have such an expensive car&#8221;</strong></em>. Take note that my car is an SUB&#8230; a subcompact! It&#8217;s a turbo-diesel <strong>Hyundai Getz</strong>.</p>

<p>I said <em>&#8220;<strong>Well, because this was the car I bought, I was able to buy three houses the following year&#8230;&#8221;</strong></em>.</p>
<p>He then said to his grandma <em><strong>&#8220;Lola, let&#8217;s buy Jollibee&#8230;&#8221;</strong></em>. <img src='http://www.foreclosurephilippines.com/wp-includes/images/smilies/icon_smile.gif' alt=':-)' class='wp-smiley colorbox-6187' /> </p>
<p>I guess my answer did not sink in and he was more interested with satisfying his craving for burgers and fries, which is totally understandable for a kid his age.</p>
<p>In retrospect, I believe that my broker&#8217;s grandson was just frank enough to ask me the very same question which I believe some people who see my car dare not ask me, <strong>why did I buy  my car</strong>, when I could have bought a more expensive or bigger one?</p>
<p>When I availed of the car plan offered at the company I used to work for way back in 2008, I could have bought the newly released 8th generation of the Honda Civic or a Ford Focus. I knew some people at the office back then had this question in mind, according to some of my close friends.</p>
<h2>Why did I buy my car?</h2>
<p>One of the reasons why I bought a diesel powered subcompact was to<strong> manage my cashflow</strong>, which in turn helped me buy three <strong>foreclosed properties</strong> the following year. Hard to believe right?</p>
<p>Aside from the <strong>lower monthly amortizations</strong>, which was less than two-thirds of what I would have paid for on a monthly basis if I had bought a Civic, my <strong>monthly expenses</strong> for diesel fuel was just less than <strong>Php2,000 per month</strong>. Compare that to my wife&#8217;s <strong>1998 Honda Civic</strong> for which I had to spend more than <strong>Php4,000</strong> for <strong>unleaded fuel per month</strong>.</p>
<p><strong>Maintenance</strong> for my new car was also easy on the pocket, at about Php6,000 per quarter. Our old car needed about Php25,000 per quarter on the average for maintenance and repairs (new problems were always being found that needed to be repaired&#8230; that sucked big time!). By the way, I forgot to mention that my car is covered by a <strong>5 year warranty</strong>&#8230; nice!</p>
<p>It&#8217;s hard to believe but the <strong>net effect</strong> of my choice of buying my car was it lowered my <strong>monthly expenses</strong> by about Php5,000 per month, as compared to buying a more expensive car, or maintaining the old car we had.</p>
<p>Php5,000 per month may not sound much but that is already comparable to the <strong>positive cashflow</strong> of <strong>one rental property</strong>. It is also just about equal to 10% of my take home pay back then, which meant I already had enough to fulfill my target of setting aside at least 10% of my total monthly income for my <strong><a href="http://www.foreclosurephilippines.com/2009/08/manage-your-finances-by-becoming-your-own-chief-financial-officer.html" target="_blank">Financial Freedom Account</a></strong> or <strong>FFA</strong>.</p>
<p>Instead of draining my savings, buying a car actually helped me increase my savings by lowering my expenses. Who wouldn&#8217;t want to have that?!</p>
<h2>Delayed gratification</h2>
<p>Even if I could have bought a more expensive car back then, I chose not to do so, and bought a small car instead.  I simply needed a car that can take me and my family safely and comfortably from <strong>point A to point B</strong> (It did just that when we drove from Antipolo to Baguio and back to Mandaluyong with just 1 full tank of diesel back in 2008).</p>
<p>I believe what I did was an example of <strong>delayed gratification</strong>. My logic here was I can buy a small car for now, and it would not hinder my goal to build my <strong>Financial Freedom Account</strong>, which I will use to buy real assets that put cash in my pocket.</p>
<p>After I buy real assets first, I can then use any excess cashflow or money from capital gains to buy a bigger or more expensive car, if I wanted to. So far I am very happy with my Getz.</p>
<p>But wait, you might be thinking I did not practice delayed gratification when I bought my mobile phone. Not really, the <strong>HTC Touch Pro 2</strong> was released more than a year ago and the one I bought last October was a second hand unit, although it was good as new. A brand new unit at malls would retail for around Php35,000 but I bought mine for less than a third of  the retail price, from a reputable seller at tipidcp.com.</p>
<h2>Instant gratification</h2>
<p>Imagine if I had bought a more expensive car first. That would have resulted in little or no money left for me to <strong>invest in real estate</strong>. I probably would not have been able to buy the three <strong><a href="http://www.foreclosurephilippines.com/foreclosedproperties" style="" target="_blank"  onmouseover="self.status='http://www.foreclosurephilippines.com/foreclosedproperties';return true;" onmouseout="self.status=''">foreclosed properties</a></strong> I acquired last 2009.</p>
<p>Who knows, maybe I would not have been able to save enough money for my <strong>emergency fund</strong>, and I would not have had the courage to resign and get out of the <strong>rat race</strong>.</p>
<h2>Buy assets first, liabilities second</h2>
<p>Another great example of <strong>delayed gratification</strong> would be to buy assets first, liabilities second, just like what <strong><a href="http://www.foreclosurephilippines.com/richdadpoordad" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/richdadpoordad';return true;" onmouseout="self.status=''">Robert Kiyosaki</a></strong> mentioned in the video below.</p>

<p>He bought a Porsche by first investing in a storage facility, and then he used the cashflow it generated to pay for the Porsche. The cashflow remained even after the Porsche was already fully paid. Now that&#8217;s a smart way to buy a liability!</p>
<p>Let me see&#8230; a Hyundai Tucson, a  Ford Fiesta, or even a Toyota Prius would be nice. I guess I should be asking myself  <em>&#8220;How many good real estate deals do I need to buy first?&#8221;</em>. What do you think?</p>

<p>Thank you for the comment, the timing is perfect as I am trying to learn as much as I can right now on how I can turn real estate investing into a worthwhile business and as a vehicle to help achieve financial freedom for my teammates.</p>
<p>Being “rich” would actually depend on how we define it.</p>
<p>I would start by giving my own definition of being “<a href="http://www.foreclosurephilippines.com/trulyrichclub" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/trulyrichclub';return true;" onmouseout="self.status=''">truly rich</a>” which is synonymous to being “financially free”. I would say that I am rich if I am able to fulfill all of my obligations and provide the needs of my family, without the need to have a 9 to 5 job.</p>
<p>I know that I would still not be rich even if I were able to build a real estate business that can earn more than enough, but would earn nothing the moment I stop doing the various tasks needed by the business to work. Such business that will not work without me is not really a business I own, it’s just a job which I would happen to own.</p>
<p>My example above is the kind of business I would rather avoid as it is even worse than being an employee, because I would end up doing so much more work and spend so much more time, just to make the business work.</p>
<p>If we are able to create a business that works, even without us, where we own it, but don’t need to run it, as it has been setup in such a way that it will work even without us, and it earns for us more than enough to sustain our family’s needs, then we can say we are “truly rich”.</p>
<p>I believe that if the same setup was done to your “negosyo”, where it works even without you, then you can say you are already rich, as long as it truly earns passively, and it would not matter if you had to send four or forty kids(or more) to school as long as your &#8220;negosyo&#8221; earns more than enough, and you can even retire without expecting anything from your kids.</p>
<p>I guess the question that needs to be answered is “<strong>What can I do so that my business/negosyo can work without me?</strong>”</p>

<h2 style="text-align: justify;">&#8230; and some more thoughts on being &#8220;rich&#8221;</h2>
<p style="text-align: justify;"><strong>Other definitions of being &#8220;rich&#8221; or &#8220;Wealth&#8221;</strong></p>
<p style="text-align: justify;">Other definitions for being &#8220;rich&#8221; might include putting a value on the amount of money or wealth one might have. We&#8217;ve all heard of words like millionaire, multi-millionaire, billionaire, etc. Some might even consider the currency used as a millionaire in the Philippines in Philippine pesos is obviously not yet a millionaire in terms of US dollars.</p>
<p style="text-align: justify;">Again, I would rather stick  to my definition above which is actually based on Robert Kiyosaki&#8217;s definition in his book &#8220;<a href="http://www.foreclosurephilippines.com/richdadpoordad" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/richdadpoordad';return true;" onmouseout="self.status=''">Rich Dad Poor Dad</a>&#8221;  where he described Wealth as a person&#8217;s ability to survive so many number of days forward. In other words, it is how long you can survive beginning from the moment you stopped working. How long would depend on one&#8217;s expenses, the amount of money saved, and the amount of money coming in through passive income.</p>
<p style="text-align: justify;"><strong>A true business owner</strong></p>

<p style="text-align: justify;">To be a true business owner, I believe that you should be someone who owns systems that make the business work, and you have people that run the systems for you. This results in a business that can run even without you. This would also apply if one wants to turn real estate investing into a real estate business. As I said above, I will expound on this further through another article.</p>
<p style="text-align: justify;"><strong>Time freedom is the key</strong></p>
<p style="text-align: justify;">Ultimately, I believe that being rich is not just about the amount of money you make but is also about the time freedom that comes with being able to earn money passively, so that one can live life to fullest! One need not spend most of his/her time to make a living if one has more than enough passive income.</p>
<p style="text-align: justify;">I see this as a perfect introduction to my next post which is part 2 of my article about passive income which I shall publish this week (<a href="http://www.foreclosurephilippines.com/2010/06/passive-income-real-estate-investing-financial-freedom-part-1.html" target="_blank">See part 1 here</a>). <p style="text-align: justify;">After I had put sugar in my coffee, I immediately walked away with mug in hand to avoid a clash of ideas. I really wanted to voice my opinion against what they were saying but I was able to control myself, fortunately.</p>
<p style="text-align: justify;">As I walked back to my desk, It occurred to me that these guys might never become rich because they hate rich people.</p>
<p style="text-align: justify;">The logic behind this thinking is if you hate rich people, then you definitely don&#8217;t want to be like them. If you don&#8217;t want to be like them, then you most certainly won&#8217;t think and act like them and this will happen either through conscious or subconscious decisions that you would be making.</p>
<p style="text-align: justify;">Am I making any sense?</p>
<p style="text-align: justify;">Of course, people who get rich at the expense of others is a totally different story and should not be admired or emulated.</p>
<h2 style="text-align: justify;">There is nothing wrong with becoming rich&#8230;</h2>
<p style="text-align: justify;">I firmly believe that there is nothing wrong with becoming rich as long  as it is for the right reasons and purpose. In fact, it would actually help put us in a better position to make a difference in this world we live in.</p>
<p style="text-align: justify;">Nevertheless, I have not lost hope for my officemates, I believe that all they need is just a change in <a href="http://www.foreclosurephilippines.com/2009/11/the-real-estate-investor-mindset.html">mindset</a>. Believe it or not, I once had the same thinking before, similar to what I mentioned in my previous post: <em><a href="http://www.foreclosurephilippines.com/2009/06/is-it-really-possible-to-gain-financial.html">Is it really possible to gain financial freedom through real estate investing?</a></em></p>

			<content:encoded><![CDATA[<p></p><p><em>This is part one of a 3-part series on the types of income one can get through <strong>real estate investing</strong>.  Rather than write another 3000+ word nosebleed article, I’ll break it down into three parts which should be more manageable and easier to digest.</em></p>
<p><em>Through this series, I hope to help beginning <strong>real estate investors</strong> by sharing my thoughts and ideas for each type of income, based mostly on actual experiences as a real estate investor. Part one tackles <strong>portfolio income</strong> through real estate investing.  Here goes…</em><span id="more-4291"></span></p>
<p>Obviously, real estate investors get into real estate investing because of the income that real estate investing can generate. But what types of income can one get from real estate investing? What are the advantages/disadvantages for each type of income?</p>
<p>There are basically three types of income that one can get from real estate. These are:</p>
<ul>
<li>Portfolio income</li>
<li>Earned income</li>
<li>Passive income</li>
</ul>
<p>Let me first try to explain portfolio income.</p>
<h2><span style="font-weight: normal;">What is Portfolio Income</span></h2>
<p>Portfolio income in a nutshell is the income or the gain you get in the form of an increase in equity.</p>
<h2><span style="font-weight: normal;">What is equity? </span></h2>
<p>Equity is basically the difference between a property’s current appraised value/market value and the loan principal balance as of a particular point in time.</p>
<p>For example, I bought a foreclosed property for Php1Million by putting down 20% downpayment or Php200,000, with a remaining  loan principal balance of 80% or Php800,000. Assuming the property&#8217;s current market value at this point in time is really Php1 Million, then my equity can be calculated as follows:</p>
<p style="padding-left: 30px;"><strong>Equity=Php1 Million &#8211; Php800,000 = Php200,000</strong></p>
<p>In this example, my equity is equal to my downpayment because I bought the property at market value.</p>
<p>For the example above, there really is still no portfolio income as I still have no gain in equity.</p>
<h2><span style="font-weight: normal;">Portfolio Income from properties bought below market value</span></h2>
<p>What if for the same foreclosed property above, which I bought for Php1Million pesos by putting 20% downpayment or  Php200,000, with a remaining loan principal balance of 80% or Php800,000, I had it repainted and got it ready for occupancy. I then had it appraised afterwards and the new appraisal is Php1.5 Million. My new equity can be computed as follows:</p>
<p style="padding-left: 30px;"><strong>Equity = Php1.5 Million &#8211; Php800,000 = Php700,000</strong></p>
<p>From an original equity of Php200,000, it increased to Php700,000.  In effect, I now have a portfolio income of Php500,000 in the form of equity that I have gained.</p>
<p>By the way, sometimes the equity can increase even without the introduction of improvements like painting or fixing up the property. This happens when the property was simply sold below market value because the appraised value or market value used by the seller was outdated.</p>
<h2><span style="font-weight: normal;">The problem with portfolio income</span></h2>
<p>There is only one problem with portfolio income. The income is just on paper! One still needs to do something to get the income out. In other words, I still need to turn my portfolio income into cash or realized income. Otherwise, it is just on paper and I cannot make use of it.</p>
<p>I also believe that portfolio income is still just an assumption and can be looked at as a form of speculation until the portfolio income is actually turned into cash.</p>
<h2><span style="font-weight: normal;">How to turn portfolio income into cash</span></h2>
<p>In order for one to turn the portfolio income into real cash, one would have to either sell the property at a price equal to the appraised value/market value or have the property refinanced at the new appraised value/market value.</p>
<h3><span style="font-weight: normal;">1. Sell the property to get cash</span></h3>
<p>For example, I decided to sell the sample property above and it got sold for Php1.5 Million cash. I would then have to pay off the loan principal balance of Php800,000 with the bank. That would leave me with Php700,000 cash on hand. I have already recouped my downpayment of Php200,000 and made an additional Php500,000 in the process, which was the equity I gained or portfolio income.</p>
<p>Of course one should also consider the taxes(Capital gains tax, etc.)  and other closing costs when a property is sold.</p>
<p>By the way, if one just keeps on selling properties, one is really just investing for capital gains. He/she would lose the cashflow the properties would generate, if any.</p>
<h3><span style="font-weight: normal;">2. Refinance the property to get some cash out</span></h3>
<p>On the other hand, if I had the property refinanced at the new appraised value/market value, I would be able to get a big chunk of my portfolio income if the new loan is approved.</p>
<p>Let’s say I went to a second bank, applied for a new loan to refinance my existing loan, and they had the property appraised. The new appraised value turned out to be Php1.5 Million as expected and the bank granted me a new loan based on this new appraised value, and they are willing to loan me 80% of the appraised value which is Php1.2 Million. The second bank would then pay off my loan with the first bank, which is Php800,000 and that would leave me with Php400K. This means I pocketed Php400,000 in cash by refinancing the loan.</p>
<p>Sure it was smaller than what I would have gotten if I had just sold the property, but that’s okay for 2 simple reasons:</p>
<p>(1)    I didn’t have to sell the property which means I don’t have to pay taxes related to properties getting sold like capital gains tax, documentary stamps tax, etc., and</p>
<p>(2)    The property remains to be mine and I get to continue enjoying the cashflow it generates(if any if it is tenanted) and any appreciation in its value, just in case I do decide to sell it down the road.</p>
<p>Of course, with refinancing, the new loan amount will translate to an increase in monthly amortization payments, etc. which should always be considered to determine the cashflow a property generates. At least I have taken out some of the cash which used to be portfolio income and I can use this to buy another income generating property, etc.</p>
<h2><strong><span style="font-weight: normal;">My thoughts on portfolio income</span><br />
</strong></h2>
<p>From my examples above, you will see that one cannot make use of portfolio income unless one takes steps to get the cash out. It looks good but the income is still just on paper.</p>
<p>However, portfolio income gives a good indication as to the potential of a property in terms of capital gains. It can help one see if you are really following the well known advice from <strong><a href="http://www.foreclosurephilippines.com/richdadpoordad" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/richdadpoordad';return true;" onmouseout="self.status=''">Robert Kiyosaki</a></strong> and his <strong><a href="http://www.foreclosurephilippines.com/richdadasia" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/richdadasia';return true;" onmouseout="self.status=''">Rich Dad</a></strong> which is <em></em></p>

<p>because the portfolio income is basically the money you can potentially make the moment you bought a property at a price below market value.</p>
<p>As stated earlier in this article, until you can turn portfolio income into cash by actually selling the property at a price equal to the market value or refinancing it at an appraised value higher than your purchase price, you are just speculating. Remember, we are supposed to be real estate investors, not speculators.</p>
<p>Since portfolio income is only on paper, having a large portfolio of properties that look good on paper is useless if you can’t get any cash out. Instead of being real assets, they are just liabilities that take money out of your pocket, unless these properties are generating passive income through rental or rent-to-own income.</p>
<p>In hindsight, I also believe that by selling a property, one is converting portfolio income into earned income. Earned income will be tackled in the next part of this series on the types of income one can get through real estate investing.</p>

The next Think Rich Pinoy Seminar  will be be held on May 15, 2010, Saturday, at the PhilamLife Building, Manila, Philippines. Special mention goes to Erwin who texted me and asked about the schedule of the next seminar, which is why I am posting the details here for everyone&#8217;s reference. Thanks Erwin!</p>
<p style="text-align: justify;">When I checked the Think Rich Pinoy website , I was glad to find out that there is still time to take advantage of the &#8220;Early Bird Fee&#8221;, which is Php2,450 or USD53 and this is valid only until April 16, 2010. No.  This is a <strong>financial education</strong> seminar and Cashflow game. The game uses  play money. However, if your mindset is &#8220;scam&#8221; &#8211; unfortunately this is  not the place to go &#8211; you won&#8217;t find any.</em></p>
<p><em>The goal of Think Rich  Pinoy is to create wealth &#8211;using whatever legal means-though primarily  through real estate &#8211; because that&#8217;s the safest way to go. You will not  be required to buy property from Think Rich Pinoy people (at any given  time we actually have only a handful available properties and we don&#8217;t  get investors just because they have</em><em> the money) -you go buy them from  sellers out there in the world. <p><em>Yes, it&#8217;s ironic but that&#8217;s where  the Think Rich Pinoy event is held. Enter Philamlife entrance (not the  casino). Just tell the guard &#8220;Think Rich Pinoy&#8221; and you&#8217;ll be pointed  to a training room just beside the nice outdoor chapel in a garden is  located &#8211; so it isn&#8217;t really ironic. Just fitting.</em></p>

If  you have a car, the parking is on the back of the building. You&#8217;ll have  to take the other street parallel to UN Avenue, that&#8217;s Padre Faura  (from Taft in the direction going to Robinson&#8217;s Place Mall Faura Wing)  and turn right at M Orosa, so you can reach the Philam Parking (w/c  would be to your right.)</em></p>
