Thanksgiving auction to be conducted by Property Forum Phils. on November 28, 2009 is a post from: Foreclosure Investing Philippines

The Property Forum Philippines shall be conducting another public auction of foreclosed properties entitled “Heroes’ Day Auction” which shall be held on August 31, 2009 at Max’s Jupiter St., Makati City, Philippines. Registration starts at 8:00AM and the auction proper starts at 9:00AM.

Foreclosed properties can be purchased through bank financing for as low as 8% interest, for as little as 10% downpayment, and up to 10 years to pay.
The auction is to be conducted by Noli “El Subastajero” Alleje.

Instant Cash Knockout
As usual, instant cash knockout is available, just add Php1.00 to the minimum bid price to withdraw your choice of property from the auction in an instant. In my recent post about my failure to grab a real estate investment property, I mentioned that the same failures happened to me at least five times. I remember at least two of them were because of the instant cash knockout option as other buyers were able to buy the properties I wanted to buy through instant cash knockout. To avoid the same, my tip for you is to do the numbers and due diligence fast, then get the property before someone else does before the auction (I often refer to this as pre-auction bids). However, just in case the property you want has been sold already, it’s really no problem, just keep moving forward like I did and you will soon be getting the property investment that’s truly meant for you.

The foreclosed properties included in Property Forum’s latest auction include properties from Metro Manila, Luzon, Visayas, and Mindanao.

Metro Manila properties include those from Antipolo, Las Pinas, Mandaluyong, Pasig, Quezon City, Paranaque, Taguig, and Valenzuela.

Luzon properties include those from Baguio, Bataan, Batangas, Bulacan, Camarines Sur, Cavite, Isabela, Laguna, Naga City, Nueva Ecija, Nueva Viscaya, Quezon Province, Pampanga, Pangasinan, and Tarlac.

I believe that all aspiring real estate investors should attend the 3rd Philippine Real Estate Festival (2009) which will be held on July 23-25, 2009 at the World Trade Center, Roxas Blvd. corner Buendia Street, Pasay City, Philippines. I learned a lot each time I attended the Philippine Real Estate Festival during the past two years and I’m quite sure I’ll be learning much more this year.

For those of you who may still be thinking of whether to attend or not, here are my top 5 reasons to attend the Philippine Real Estate Festival and I hope it’s more than enough to convince you to attend.

1. You can build  your network.

The Philippine Real Estate Festival is a venue for real estate companies, finance institutions, suppliers, contractors, and professionals from all over the country to converge in one place. This is a perfect opportunity for any real estate investor to build his network! Make sure to visit the booths of all participating banks that offer foreclosed property listings and leave your calling cards  or register so that they can include you in their mailing lists. Also visit the booths of  contractors, suppliers, or anyone who offers services that real estate investors would need. Here’s a tip: bring lots of calling cards.

2.  You can increase your knowledge on real estate investing.

P.S. -  I can still vividly remember last year’s Philippine Real Estate Festival where Property Forum Philippines also had an auction. I won on my bid that time and I hope to do the same this year, provided I find a promising foreclosed property on this list. I better start my analysis and make sure that this time, if ever I do bid on a property, it would have no problems with the mother title. I ended up not buying that property last year.

The Property Forum Philippines will be having another public auction of bank foreclosed properties on June 27, 2009 at Max’s Jupiter, Bel-air, Makati City, Philippines. The public auction is entitled “Subastahan ni Papa” (Auction by Dad), most probably in reference to Father’s day which is just around the corner. The auction is to be conducted by Noli “El Subastajero” Alleje.

I would like to thank Lei for bringing this public auction to my attention. As she pointed out in her comment on my recent post about CBRE’s post-auction foreclosures list, there appears to be some good buys on this foreclosures list, although the buyer would have to shoulder the CGT. I am personally studying one particular property that I believe has remained unsold for almost a year now but I am not sure if its minimum bid price has really gone down. I will have to check my old newspaper clippings as that listing came out before I created this blog, which means I don’t have a scanned copy of that listing. I distinctly remember that foreclosure listing as I won my bid for a property during that auction.

Do take note that instant cash knockout is also available for this listing where you can just add Php1.00 to the minimum bid price to withdraw your choice property from the auction. This is great but it could also mean that a lot of properties on this list have already been sold way ahead of the auction. If you are interested in any of the properties listed, better call them up fast!

Subastahan Ni Papa Public Auction Of Foreclosed Properties On June 27, 2009 is a post from: Foreclosure Investing Philippines

Subastahan Sa Tag-Init, a public auction of foreclosed properties powered by The Property Forum Phils., shall be held on April 30, 2009 at the Max’s Restaurant Shangri-la Edsa corner, Shaw Blvd. Mandaluyong City, Philippines. Registration starts at 11:00AM and the auction proper starts at 12:00NN.

Foreclosed properties up for sale can be purchased for as low as 10% downpayment, with payment terms as long as 5 years to pay, and for as low as 8% annual interest rates.

Show money is Php25,000 per property in the form of cash or manager’s check.

Instant cash knockout is available, just add Php1.00 to the minimum bid price to withdraw your choice of property from the auction. Instant cash knockout allows buyers to buy foreclosed properties prior to the auction which avoids jacked up prices caused by bidders trying to outbid each other. Actually I won my first bid for a property in an auction conducted by Property Forum last year before I started this blog. However, I decided not to push through with the purchase after I discovered some issues with regards to the mother title of the property and I was prepared with the possibility that they will forfeit my Php25,000.00 show money. Do take note that the issues I discovered cannot be detected on the Mother Title at the registry of deeds, but rather came up after I pieced together statements from the property administrator after the auction. Anyway, after submitting a formal letter stating that I will not proceed with the purchase along with my reasons, they informed me that they will just return my show money. I was very thankful to Property Forum especially to Mr. Noli Alleje who made the decision that my show money be returned. Even though I was unable to close the deal with them, I can still say that my experience in dealing with Property Forum Phils. was a pleasant one as they were very professional and I got my money back.
