Registration starts at 10:00am and auction proper starts at 11:00am. The <strong>acquired assets</strong> for auction appears to be a mix of <strong>PNB foreclosed properties</strong>, <strong>Allied Bank foreclosed properties</strong>, and properties from other banks.</p>
<p>You will notice that this auction immediately follows the &#8220;<a href="http://www.foreclosurephilippines.com/2010/06/subastahan-ni-papa-foreclosed-properties-auction-july-3-2010.html" target="_blank"><strong>Subastahan ni Papa</strong></a>&#8221; auction which will also be held at the same venue, on the same day, but is from 8:30am to 10:00am.</p>

Registration starts at 8:00AM and the auction proper starts at 9:00AM.</p>
<p>Foreclosed properties can be purchased through bank financing for as low as 8% interest, for as little as 10% downpayment, and up to 10 years to pay.<br />
<span id="more-1260"></span>The auction is to be conducted by Noli &#8220;El Subastajero&#8221; Alleje.<br />

<p><strong>Instant Cash Knockout</strong><br />
As usual, instant cash knockout is available, just add Php1.00 to the minimum bid price to withdraw your choice of property from the auction in an instant. In my <a href="http://www.foreclosurephilippines.com/2009/08/i-failed-to-grab-my-first-real-estate-investment-property-so-what.html">recent post</a> about my failure to grab a real estate investment property, I mentioned that the same failures happened to me at least five times. I remember at least two of them were because of the instant cash knockout option as other buyers were able to buy the properties I wanted to buy through instant cash knockout. To avoid the same, my tip for you is to <a href="http://www.foreclosurephilippines.com/2009/01/real-estate-investment-property-how-to.html">do the numbers</a> and <a href="http://www.foreclosurephilippines.com/2009/03/31-questions-you-need-to-ask-when.html">due diligence</a> fast, then get the property before someone else does before the auction (I often refer to this as <a href="http://www.foreclosurephilippines.com/2008/11/pre-auction-bids-another-lesson-learned.html">pre-auction bids</a>). However, just in case the property you want has been sold already, it&#8217;s really no problem, just keep moving forward like I did and you will soon be getting the property investment that&#8217;s truly meant for you.</p>
<p>The <a href="http://www.foreclosurephilippines.com/foreclosedproperties" style="" target="_blank"  onmouseover="self.status='http://www.foreclosurephilippines.com/foreclosedproperties';return true;" onmouseout="self.status=''">foreclosed properties</a> included in Property Forum&#8217;s latest auction include properties from Metro Manila, Luzon, Visayas, and Mindanao.</p>
<p>Metro Manila properties include those from Antipolo, Las Pinas, Mandaluyong, Pasig, Quezon City, Paranaque, Taguig, and Valenzuela.</p>
<p>Luzon properties include those from Baguio, Bataan, Batangas, Bulacan, Camarines Sur, Cavite, Isabela, Laguna, Naga City, Nueva Ecija, Nueva Viscaya, Quezon Province, Pampanga, Pangasinan, and Tarlac.</p>
<p>Visayas properties include those from Bacolod, Capiz, Cebu, Iloilo, and Negros Occidental.</p>

I won on my bid that time and I hope to do the same this year, provided I find a promising foreclosed property on this list. I better start my analysis and make sure that this time, if ever I do bid on a property, it would have no problems with the mother title. I ended up not buying that property last year.<br />

			<content:encoded><![CDATA[<p></p><p>The Property Forum Philippines will be having another public auction of bank foreclosed properties on June 27, 2009 at Max&#8217;s Jupiter, Bel-air, Makati City, Philippines. The public auction is entitled &#8220;Subastahan ni Papa&#8221; (Auction by Dad), most probably in reference to Father&#8217;s day which is just around the corner. The auction is to be conducted by Noli &#8220;El Subastajero&#8221; Alleje.</p>
<p><span id="more-287"></span>I would like to thank Lei for bringing this public auction to my attention. As she pointed out in her comment on my recent post about <a title="CBRE Foreclosed Properties Public Auction - May 28, 2009" href="http://www.foreclosurephilippines.com/2009/06/cbre-post-auction-sale-of-foreclosed-properties.html" target="_blank">CBRE&#8217;s post-auction foreclosures list</a>, there appears to be some good buys on this foreclosures list, although the buyer would have to shoulder the <a title="Capital Gains Tax" href="http://www.foreclosurephilippines.com/2009/02/real-estate-taxation-what-is-capital.html" target="_blank">CGT</a>. I am personally studying one particular property that I believe has remained unsold for almost a year now but I am not sure if its minimum bid price has really gone down. I will have to check my old newspaper clippings as that listing came out before I created this blog, which means I don&#8217;t have a scanned copy of that listing. I distinctly remember that foreclosure listing as I won my bid for a property during that auction.</p>
<p>Do take note that instant cash knockout is also available for this listing where you can just add Php1.00 to the minimum bid price to withdraw your choice property from the auction. This is great but it could also mean that a lot of properties on this list have already been sold way ahead of the auction. If you are interested in any of the properties listed, better call them up fast!</p>

Even though I was unable to close the deal with them, I can still say that my experience in dealing with Property Forum Phils. was a pleasant one as they were very professional and I got my money back.</p>
