			<content:encoded><![CDATA[<p></p><p><em><strong>Update as of June 2, 2011</strong> – After much thought, I have decided to leave Trace Trajano‘s local coaching program and my role as one of the local coaches. I would also like to inform everyone that I am not part of Trace’s other programs.</em></p>
<p><em>For those who don’t know, I was once a student of Trace, and I was also part of the team that won his first apprentice challenge, although </em><em>I decided to leave the RYP team last September 2010</em><em>. I became one of the local coaches as part of the now defunct Terrific Trio University. I also helped promote his seminars in the past including TRQ 1.0, TRQ 2.0, TRQ Cebu, his quick cash seminars, and the last one was TRQ 3.0.</em></p>
<p><em>It has also come to my attention that some materials that Trace used in marketing some of his seminars might make it appear that I am one of his partners. </em><em>I would like to make it clear that I am not a business partner of <a href="http://www.foreclosurephilippines.com/tracetrajano" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/tracetrajano';return true;" onmouseout="self.status=''">Trace Trajano</a>.</em><em> </em></p>
<p><em>Things did not turn out as planned, </em><em>but <a href="http://www.foreclosurephilippines.com/2010/12/top-20-lessons-learned-in-2010.html" target="_blank">lessons have been learned</a>, </em><em>and I feel it is time for me to move on.  ~ end of update ~</em></p>
<p style="text-align: justify;">&nbsp;</p>
<p style="text-align: justify;">Have you ever endured being away from your family just to make a living? Have you ever found yourself asking if all the money you make in exchange for the freedom to be with your loved ones was worth it? Do you find yourself asking if there was a better way to make a living?</p>
<p style="text-align: justify;">I used to be an employee and although I was based here in the Philippines, I remember that I still found myself asking the very same questions above,<span id="more-3412"></span> even though I still get to come home to my family everyday. What more if you were an <strong>Overseas Filipino Worker</strong> (<strong>OFW</strong>) and had to live in a foreign land away from your family and loved ones just to make a living, with the belief that this is for their own good?</p>
<p style="text-align: justify;">I had a taste of how OFW’s feel because in a way I became one when I was tasked to be part of a team that deployed an ERP system in Moscow, Russia. <a href="http://www.foreclosurephilippines.com/wp-content/uploads/2010/03/business-trip-to-moscow-russia-jay-with-terence-saint-peters-square-february-2003.jpg" target="_blank"><img class="aligncenter size-full wp-image-3433 colorbox-3412" title="business-trip-to-moscow-russia-jay-with-terence-saint-peters-square-february-2003" src="http://www.foreclosurephilippines.com/wp-content/uploads/2010/03/business-trip-to-moscow-russia-jay-with-terence-saint-peters-square-february-2003.jpg" alt="business-trip-to-moscow-russia-jay-with-terence-saint-peters-square-february-2003" width="442" height="331" /></a></p>
<p style="text-align: justify;">During the first few days it was okay but as the days became weeks, feelings of doubt, homesickness, and anguish began to creep in. I stayed there for just about 2 months and I never went abroad for such assignments again, swearing I would never leave the Philippines just to make a living.</p>
<p style="text-align: justify;">I would rather stay here in the Philippines and actually be with my loved ones. I guess deep inside I knew there is a better way.</p>
<h2 style="text-align: justify;"><strong>There is a better way: The story of Bobet</strong></h2>
<p style="text-align: justify;">If you have been reading the blog of Trace Trajano, best selling author of Think Rich Quick, you will recall the story of Bobet, just one of the countless <em>Filipino nurses</em> working abroad. Bobet worked overseas, was making good money, but really did not know much about managing his money.</p>
<p style="text-align: justify;">While he was yet to receive his first paycheck, Bobet used borrowed money to buy doodads like a new cellphone. It was obvious that if Bobet did not change his ways in managing money, he would be doomed to working for money for the rest of his life.</p>
<p style="text-align: justify;">Fortunately, Trace’s and Bobet’s paths crossed in the United States and Trace was able to explain to Bobet the secrets of wealth. Bobet was able to learn about passive income, the kind of income that comes in even if you didn’t work for it anymore as it is more like money working for you.</p>

In a year, he became a millionaire. Soon afterwards, he opened his fifth internet café branch at SM in Bulacan. His lending business has also expanded and already operates both in the Philippines in the United States.</p>

</strong>If there are five of you, you can avail of the early bird discount (P1975.-) even until the last day of payment (November 3).</p>

</strong>If you want to attend AGAIN, you can pay 50% of the fee (P 2450 * 50% = P 1225.00) &#8211; just P 1225.00 to attend again and play cashflow 202 or 101, perhaps to challenge yourself. But you must hurry because there are very limited slots for these.</p>
<p><strong>7. Maximum number of participants?<br />
</strong>We can only accommodate 120 participants per session.</p>
<p><strong>8. Is this a scam?</strong><br />
No. This is a financial education seminar and Cashflow game. The game uses play money. However, if your mindset is &#8220;scam&#8221; &#8211; unfortunately this is not the place to go &#8211; you won&#8217;t find any.</p>
<p>The goal of Think Rich Pinoy is to create wealth &#8211;using whatever legal means-though primarily through real estate &#8211; because that&#8217;s the safest way to go. You will not be required to buy property from Think Rich Pinoy people (at any given time we actually have only a handful available properties and we don&#8217;t get investors just because they have<br />
the money) -you go buy them from sellers out there in the world. We just enable you to start building your wealth.<br />
Real Estate Investing Wisdom is not taught in schools. That&#8217;s why we&#8217;re doing this. But the Think Rich Pinoy is NOT an end of learning,it&#8217;s a beginning -so please do not make the mistake of thinking you&#8217;ll become wealthy because of this one seminar.</p>
<p>You might get one idea that can propel you to become a millionaire, it happens quite a lot. You might get it from the people, the game, the seminar, who knows? The important thing is -you&#8217;re ready to accept that idea and run with it. That&#8217;s where Think Rich Pinoy comes in-we make you ready or at least we set you off to the path of becoming<br />

If you&#8217;re abroad, the best way is to open a free paypal.com account, connect your credit card to it&#8211;following it&#8217;s directions &#8211;so you can buy a ticket online. Connecting your credit card to a paypal account is not a quick thing to do-so I suggest you do so now-even if you&#8217;re planning to pay later.</p>

</strong>Go down at the UN Avenue LRT station, walk towards the Manila Bay with Manila Doctor&#8217;s Hospital on your right.<br />
The Philamlife Building is in front of the Manila Pavilion/Casino Filipino.<br />
Yes, it&#8217;s ironic but that&#8217;s where the Think Rich Pinoy event is held. Enter Philamlife entrance (not the casino).<br />
Just tell the guard &#8220;Think Rich Pinoy&#8221; and you&#8217;ll be pointed to a training room just beside the nice outdoor chapel in a garden is located &#8211; so it isn&#8217;t really ironic. Just fitting.</p>
<p>Toilets would be opposite the direction of the training room.</p>
<p><strong>Car</strong><br />
If you have a car, the parking is on the back of the building. You&#8217;ll have to take the other street parallel to UN Avenue, that&#8217;s Padre Faura (from Taft in the direction going to Robinson&#8217;s Place Mall Faura<br />
Wing) and turn right at M Orosa, so you can reach the Philam Parking (w/c would be to your right.)</p>

<p style="font-style: italic;"><span style="font-size: medium;">Instead of BALIK BAYAN BOXES, why not a HOUSE and LOT, or an APARTMENT which you can rent out. It&#8217;s safe since your family can not sell it without your permission, not like a car, computer or any expensive appliances like TV.</span></p>
<p><span style="font-style: italic;"><span style="font-size: medium;">You will be surprised to know that the amount you spend to fill up a BALIK BAYAN BOX can actually buy you a rental property that can earn you additional money.</span></span><span style="font-size: medium;">&#8220;<span id="more-129"></span><br />

<p>The quote above is the description for the now defunct &#8220;OFW earn Passive Income via Real Estate Rental Properties&#8221; Meetup group, which I was a member of.</p>
<h3>Passive Income or doodads?</h3>
<p>Although the Meetup group is gone for now, the message is still relevant. We often hear stories of OFW&#8217;s who send money and gifts(in balikbayan boxes) to their loved ones with the hope of coming back for good one day after amassing enough savings and/or so called &#8220;assets&#8221; like home theater systems, computers, PSP&#8217;s or other expensive gadgets/appliances, which are actually doodads since they don&#8217;t generate income and tend to depreciate quickly. After awhile they do come home and enjoy life but they then realize that their savings are already dwindling.</p>
<p>What&#8217;s worse is I also hear of stories of OFW&#8217;s who come home only to find out that all the money and gifts they have sent home are gone without a trace. With a heavy heart, they have no choice but to leave again to work abroad. The &#8220;rat-race&#8221; cycle continues. Of course there are those who are already enlightened and actually buy real &#8220;assets&#8221; that provide passive income but judging from the number of friends and friends of my friends who I know who are still working abroad, I would say these are quite few.</p>
<h3>It&#8217;s really possible to be back home for good</h3>
<p>Wouldn&#8217;t it be nice if there was a way for OFW&#8217;s to come back home for good, where they have a choice to stay with their loved ones or still go abroad in case they wanted to but not out of necessity?</p>
<p>In my opinion, buying foreclosed real estate fits the bill as it can provide the means to buy income generating properties that are real assets as described by <a href="http://www.foreclosurephilippines.com/richdadpoordad" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/richdadpoordad';return true;" onmouseout="self.status=''">Robert Kiyosaki</a> in his book <a href="http://www.foreclosurephilippines.com/richdadasia" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/richdadasia';return true;" onmouseout="self.status=''">Rich Dad</a> Poor Dad. If you haven&#8217;t read this book, I highly suggest you read it NOW!</p>
<h3>Little downpayment needed for foreclosed property investing</h3>
<p>Foreclosed property investing requires very little down payment which is comparable to the cost of the contents of balikbayan boxes that are sent home to loved ones. Imagine that, for the cost of a balik bayan box, one could have already acquired an investment property that can generate passive income for many years.</p>
<h3>Passive Income and Positive Cashflow</h3>
<p>If chosen correctly and managed well, <a href="http://www.foreclosurephilippines.com/foreclosedproperties" style="" target="_blank"  onmouseover="self.status='http://www.foreclosurephilippines.com/foreclosedproperties';return true;" onmouseout="self.status=''">foreclosed properties</a> that are then rented out could generate enough income immediately that would cover the monthly amortizations along with an excess cashflow that would increase over time as the loan gets paid, and rents increase. This positive cashflow that would be coming in without depending on the amount of work put into it is passive income.</p>
<h3>My Vision</h3>
<p>Are you beginning to see my point? My vision would be to have OFW&#8217;s building enough passive income through rental properties which would then allow them to come back home and stay home for good, if they wanted to. While it&#8217;s true that OFW&#8217;s earn big money working abroad, I believe it would be better if they had the means to stay home and have the time to enjoy a meaningful life with family and loved ones here in the Philippines!</p>
