In my last post featuring Buena Mano properties, I only featured bank acquired assets for sale from the Makati Area that were classified as Green Tag properties. I was supposed to follow this up by doing the same with the rest of the areas in the Metro Manila area but never had the chance to do. I suppose most of you know by now that my teammates and I have been so busy with the apprentice challenge.

I foresee that we would still be very busy with the challenge so I’ll just post the entire Buena Mano Greater Metro Manila Area (GMMA) Green Tag and Yellow Tag listings of properties for Q2-2010 in this post. This contains both Prime(10M and above) and Super Value properties(below 10M) in the Metro Manila area.

Please do take note of the status of each property as some have occupants, while others are on lease and are bank owned properties. There are also a few that have pending court cases, illegal occupants, or have annototations of lis pendens and adverse claims. Personally, I would rather avoid those that are occupied or have pending court cases.

It has been quite a long while since I last posted a list of bank acquired assets for sale from Banco De Oro (BDO). I often ask for a copy of the BDO Asset Magazine whenever I get to visit any of BDO’s branches, but the friendly people from BDO often tell me that they still have no updated copy and suggest that I just visit their website.

Anyway, my wife recently asked for a complete list of BDO foreclosed properties for sale and Ms. Mary Jean V. Reyes was kind enough to send us an updated copy a complete list BDO acquired assets through e-mail. I am posting it here for those who might be interested.

Location of the bank acquired assets

The acquired assets that are available for sale include properties from Metro Manila, Luzon, Visayas, and Mindanao. I estimate that there are more than 800 acquired properties in this list of acquired assets from BDO.

Other bank acquired assets available

Aside from acquired assets for sale, the list also contains acquired assets that are available for lease. Other acquired assets for sale include club shares, chattel, as well as repossessed cars. For BDO repossessed cars, I estimate for than a hundred units are for sale. This is quite a huge number of foreclosed cars. Just refer to the list for more details.

PSBank’s loan rates are very competitive, if you ask me. Their loan rate for home acquisition or construction, which is fixed for 10 years, is 10.5%, which is the same as the top rate for Pag-Ibig. Note that in Pag-Ibig, you would have to increase your monthly contribution if you will be loaning a big amount. Applying for a loan is easy as one may also apply online. My wife Cherry continues from her recent post by sharing listings of acquired assets which she recently got from the Acquired Assets Division of China Banking Corporation.

In my research to find our new house, I have gone through the Chinabank acquired assets listing in our site. I inquired about a property in the May to June 2009 listing which we posted in July. It was still available! Just goes to show that just because the listing is already old, it doesn’t mean that all properties there have already been sold. The Asset Management people gave me an updated list of their foreclosed properties in Excel, which I am now sharing to you.

Thanks to a recent comment by Diane on my previous post containing foreclosed property listings from Bahay Financial Services (BFS), I called up BFS and requested for an updated copy of their list of foreclosed properties. I got an updated list through e-mail immediately after my call, nice! The foreclosed property listing I received is updated as of September 2009. I also found out that BFS usually updates their listings only once every 2 months so there really is a possibility for sold properties to remain on the list. Due to the large number of foreclosed properties in their inventory, it really would be difficult for them to have their lists updated in real time.

The RCBC Asset Management Group will be having another Amazing Buys sale of foreclosed properties through sealed bidding which features properties from Metro Manila and Luzon. Deadline of submission of offers is on or before August 31, 2009, Monday, at the 12/F Yuchengco Tower, RCBC Plaza, Ayala Avenue corner Buendia Avenue, Makati City, Philippines.

Metro Manila foreclosed properties for sale include properties from Makati City, Pasig City, Quezon City, and Valenzuela City.

According to the print ad, all offers must be submitted with the following:

1. Ten percent (10%) deposit based on published price.
2. Submission of the accomplished forms (forms can be secured at any RCBC branch)
3. All offers must be submitted on or before August 31, 2009 to avail of low interest rates and downpayment.

RCBC Amazing Buys Metro Manila and Luzon foreclosed properties for sale – August 31, 2009 is a post from: Foreclosure Investing Philippines

The Property Forum Philippines shall be conducting another public auction of foreclosed properties entitled “Heroes’ Day Auction” which shall be held on August 31, 2009 at Max’s Jupiter St., Makati City, Philippines. Registration starts at 8:00AM and the auction proper starts at 9:00AM.

Foreclosed properties can be purchased through bank financing for as low as 8% interest, for as little as 10% downpayment, and up to 10 years to pay.
The auction is to be conducted by Noli “El Subastajero” Alleje.

Instant Cash Knockout
As usual, instant cash knockout is available, just add Php1.00 to the minimum bid price to withdraw your choice of property from the auction in an instant. In my recent post about my failure to grab a real estate investment property, I mentioned that the same failures happened to me at least five times. I remember at least two of them were because of the instant cash knockout option as other buyers were able to buy the properties I wanted to buy through instant cash knockout. To avoid the same, my tip for you is to do the numbers and due diligence fast, then get the property before someone else does before the auction (I often refer to this as pre-auction bids). However, just in case the property you want has been sold already, it’s really no problem, just keep moving forward like I did and you will soon be getting the property investment that’s truly meant for you.

The foreclosed properties included in Property Forum’s latest auction include properties from Metro Manila, Luzon, Visayas, and Mindanao.

Metro Manila properties include those from Antipolo, Las Pinas, Mandaluyong, Pasig, Quezon City, Paranaque, Taguig, and Valenzuela.

Luzon properties include those from Baguio, Bataan, Batangas, Bulacan, Camarines Sur, Cavite, Isabela, Laguna, Naga City, Nueva Ecija, Nueva Viscaya, Quezon Province, Pampanga, Pangasinan, and Tarlac.

Visayas properties include those from Bacolod, Capiz, Cebu, Iloilo, and Negros Occidental.

Last but not the least, Mindanao properties included in the auction are from Cagayan De Oro, General Santos City, Misamis Oriental, and Sultan Kudarat.

Property Forum Heroes’ Day auction of foreclosed properties on August 31, 2009 is a post from: Foreclosure Investing Philippines

I would like to share an updated list of Metrobank Acquired Assets for sale as of May 19, 2009 covering the Metro Manila Area. Actually I received this listing of foreclosed properties from Metrobank’s Acquired Asset Management & Disposition Group (AAMDG), after my wife requested a copy of the listing via e-mail. I received the email containing this list about a month ago and I’m so sorry for not posting this sooner. It seems this was one of those listings that got sidelined when I migrated this blog to WordPress.

Anyway, please take note of the important reminders as indicated on the list which I have copied and pasted below for everyone’s reference.

IMPORTANT REMINDERS:

1. All sales on “AS-IS, WHERE-IS” and “NO RECOURSE” basis.  No warranties.
2. Prices NOT applicable to buybacks by former owners.  Please contact Sales Division for buyback price.
3. Properties & prices subject to change anytime & may be removed from the list for any reason Top Management deems appropriate.
4. The list may reflect properties sold without the knowledge of AAMDG.  For immediate correction, kindly advise AAMDG of such fact if identified.
5. If multiple offers are received for the same property, a bidding shall be conducted and the property shall be awarded to the highest bidder.
6. Mere submission of an Offer to Buy does not confer “first option” or “first right” to the offeror.
