It has been quite a long while since I last posted a list of bank acquired assets for sale from Banco De Oro (BDO). I often ask for a copy of the BDO Asset Magazine whenever I get to visit any of BDO’s branches, but the friendly people from BDO often tell me that they still have no updated copy and suggest that I just visit their website.

Anyway, my wife recently asked for a complete list of BDO foreclosed properties for sale and Ms. Mary Jean V. Reyes was kind enough to send us an updated copy a complete list BDO acquired assets through e-mail. I am posting it here for those who might be interested.

Location of the bank acquired assets

The acquired assets that are available for sale include properties from Metro Manila, Luzon, Visayas, and Mindanao. I estimate that there are more than 800 acquired properties in this list of acquired assets from BDO.

Other bank acquired assets available

Aside from acquired assets for sale, the list also contains acquired assets that are available for lease. Other acquired assets for sale include club shares, chattel, as well as repossessed cars. For BDO repossessed cars, I estimate for than a hundred units are for sale. This is quite a huge number of foreclosed cars. Just refer to the list for more details.

PSBank’s loan rates are very competitive, if you ask me. Their loan rate for home acquisition or construction, which is fixed for 10 years, is 10.5%, which is the same as the top rate for Pag-Ibig. Foreclosed properties can be purchased through bank financing for as low as 8% interest, for as little as 10% downpayment, and up to 10 years to pay.

Instant Cash Knockout
As usual, instant cash knockout is available, just add Php1.00 to the minimum bid price to withdraw your choice of property from the auction in an instant. In my recent post about my failure to grab a real estate investment property, I mentioned that the same failures happened to me at least five times. I remember at least two of them were because of the instant cash knockout option as other buyers were able to buy the properties I wanted to buy through instant cash knockout. To avoid the same, my tip for you is to do the numbers and due diligence fast, then get the property before someone else does before the auction (I often refer to this as pre-auction bids). However, just in case the property you want has been sold already, it’s really no problem, just keep moving forward like I did and you will soon be getting the property investment that’s truly meant for you.

The foreclosed properties included in Property Forum’s latest auction include properties from Metro Manila, Luzon, Visayas, and Mindanao.

Metro Manila properties include those from Antipolo, Las Pinas, Mandaluyong, Pasig, Quezon City, Paranaque, Taguig, and Valenzuela.

I’m quite sure there are a lot of you out there who are looking for cheap homes for sale and the latest issue of the Buena Mano Luzon Properties for Q1 -2009 is a good place to start your search. The Buena Mano publication is a free catalog of foreclosed properties for sale which is published quarterly. This particular issue I have here is for Luzon Properties which include Green Tag, Yellow Tag, and Red Tag properties.

Green Tag Properties
What exactly are Green Tag properties? Green tag properties are free of special issues like pending court cases with former owners trying to stop the foreclosure, and illegal occupants that need ejection, issues that are best avoided by those that are just beginning to start in investing in foreclosures. The Metro Manila foreclosed properties in the Green Tag section are prime properties that are priced Php10M and above. You may also want to checkout the Buena Mano Green Tag Metro Manila Foreclosed Properties for Sale Q1-2009 here. Other areas included in the Green Tag section are Naga, Lipa, Bulacan, and Dagupan, among others.

Yellow Tag Properties
Yellow Tag properties on the other hand are are foreclosed properties with any of the following special concerns:

• Properties whose titles may still be in the process of transfer to the name of the bank which foreclosed the properties
• Properties that are still being occupied by former owners, tenants or illegal occupants
• Properties whose property documents still need to be updated

• Properties that have pending court cases contesting the foreclosure procedure of the bank
• Properties that are still being occupied by former owners, tenants or illegal occupants
• Properties whose property documents still need to be updated

For Red Tag properties, the bank will allow even bigger discounts on the selling price of these properties giving buyers better opportunities to buy properties for their own use or for investment purposes. One can assume that for some properties at least, the former owners are still trying to exhaust all means to stop the foreclosure of their property and they are holding out as long as they can.
