			<content:encoded><![CDATA[<p></p><p>The 174th UnionBank <strong>foreclosed real estate auction</strong> which includes Visayas and Mindanao foreclosed properties shall be held simultaneously on September 17, 2011 at Bacolod City (Business Inn, Lacson Street), Cebu City (Cebu Country Club), Cagayan De Oro City (The VIP Hotel, Don Apolinar Velez Street), and Zamboanga City (Grand Astoria Hotel, Mayor Jaldon Street). Auction proper starts at 9:00 AM. Interested bidders are reminded to come early to have enough time to register.<span id="more-7871"></span></p>
<p>Interested bidders only need to bring <strong>PhP20,000 show money</strong> in the form of cash or manager&#8217;s check to qualify to bid for each property. By the way, interested bidders are required to inspect the properties before they are allowed to bid as part of due diligence.</p>
<p>The <strong>foreclosed properties</strong> for <strong>public auction</strong> consist of residential lots, house and lots, townhouses, condominium units, residential buildings, commercial lots, industrial lots, agricultural lots, commercial space, and industrial / commercial warehouses.</p>

<p>Unionbank offers <strong>5% discount on cash sales</strong>. Installment payment terms* are also available as follows:</p>

			<content:encoded><![CDATA[<p></p><p>After attending the <em>&#8220;How to be Truly Rich Seminar&#8221;</em> by <em><a href="http://www.foreclosurephilippines.com/trulyrichclub" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/trulyrichclub';return true;" onmouseout="self.status=''">Bo Sanchez</a></em> last July 21, 2007, I saw a flyer about the <strong>Think Rich Pinoy Seminar</strong> that was to be held on the following month.</p>
<p>I was so excited and I hurriedly registered because my wife and I had already read the book <em>&#8220;Think Rich Pinoy&#8221;</em> by <em>Larry Gamboa</em> about 8 months earlier. We both believed that the book was like an outline on how to apply <em><a href="http://www.foreclosurephilippines.com/richdadasia" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/richdadasia';return true;" onmouseout="self.status=''">Rich Dad</a> Poor Dad</em> principles and do <strong>foreclosed real estate investing</strong> in the Philippine setting. I wanted to learn more!<span id="more-7618"></span></p>
<p>August 18, 2007 came and it turned out to be a very stormy Saturday, but the flooded streets I encountered on my way to the seminar venue did not deter me from attending. I had a good feeling about this seminar.</p>
<p>I was not disappointed!</p>
<p>Although I was a bit late, I was still able to attend and I met Larry and the rest of the <a href="http://www.foreclosurephilippines.com/thinkrichpinoy" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/thinkrichpinoy';return true;" onmouseout="self.status=''">Think Rich Pinoy</a> team.</p>

<p>I learned about the <em>&#8220;desert experience&#8221;</em> from Bo Sanchez and how important it is, not just for me, but also for the people around me, especially my son. I Also remember answering a questionnaire that Bo gave to all attendees. It gave an accurate picture of how financially literate I was back then, or the lack of it. Bo also talked about the true purpose of becoming rich. Awesome!</p>
<p>I also saw more examples of investing in real estate in the Philippines through real life real estate deals, not just from Larry, but also from the Think Rich Pinoy franchisees. I wanted to validate what I understood from the book, and I felt I was on the right track.</p>
<p>And then there was also this one thing that happened during the seminar that I shall never forget.</p>
<h2><strong>A preview of things to come?</strong></h2>
<p>In the afternoon session, seminar attendees played Robert Kiyosaki’s Cashflow 101 board game. <p>That changed however during the game in that fateful day more than 3 years ago. Our team got out of the rat race, in record time(we were the second team to get out), when we simply grabbed an opportunity that came our way in the game and never looked back.</p>
<p>It also helped that the game card we picked was for a truck driver, which meant our expenses were very low, and this really helped us get out of the rat race faster.</p>
<p>It was exhilarating to hear game master Ronald Cagape announce that we got out of the rat race and later on I was congratulated by Larry Gamboa himself!</p>
<p>I shall never forget the words Larry said to me on that day.</p>
<p><em>“Great work Jay, now you just have to do it in real life.”</em> as he shook my hand.</p>

<p>Was this a preview of things to come? Will I really be able to get out of the rat race for real?!</p>
<p>Of course, getting out of the rat race in the Cashflow 101 game is one thing, but doing it in real life is something totally different… or is it?</p>
<p>You see, last January 31, 2010, I got out of the rat race. But this time around, it was for real.</p>
<p>Yes, it really is possible!</p>
<p>As I look back, I truly believe It was just a matter of believing that it can really be done. Because of the seminar, I was off to a good start!</p>
<h2>Now you know why…</h2>
<p>Whenever I get the chance, I volunteer to help facilitate the Think Rich Pinoy Seminars. I even bring my own Cash Flow 101 board game to help make sure that there are enough boards for all to play.</p>
<p>I also actively promote the seminar here in <a title="foreclosed properties philippines" href="http://www.foreclosurephilippines.com" target="_blank">Foreclosure Investing Philippines</a>. I believe this is one seminar that I will never regret promoting.</p>
<h2>Now I get to share my story</h2>
<p>I was invited by <a href="http://www.foreclosurephilippines.com/thinkrichpinoy" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/thinkrichpinoy';return true;" onmouseout="self.status=''">Larry Gamboa</a> to speak at the upcoming Think Rich Pinoy Seminar on May 28, 2011, and I look forward to sharing how I got out of the rat race for real.</p>
<p>Let me give you an idea of what I&#8217;m going to share. People are known to attend seminars and get to learn new ideas, and do nothing with them. I was also like that before.</p>
<p>But things happen and you just have to believe that it can be done, and you have to start taking charge of your life&#8230; and that&#8217;s exactly what I did!</p>

<p>UnionBank&#8217;s 160th Special Public Auction of <a href="http://www.foreclosurephilippines.com/foreclosedproperties" style="" target="_blank"  onmouseover="self.status='http://www.foreclosurephilippines.com/foreclosedproperties';return true;" onmouseout="self.status=''">foreclosed properties</a> will be held on October 23, 2010, Saturday, 9:00am, at the 28th floor, UnionBank Plaza, Meralco Ave. cor. Onyx Road., Ortigas Center, Pasif City Philippines. If you are wondering why this auction&#8217;s venue is not at the Philippine Columbian Sports Club, it appears that employees there are on strike. I noticed this when I passed by there yesterday.</p>

			<content:encoded><![CDATA[<p></p><p>It depends! Obviously not all foreclosed properties are good deals.</p>
<p>It’s common sense that not all properties are good investments, foreclosed or otherwise, you don’t need to be a real estate investing guru to know this. However, based on the number of times I’ve either heard people ask or get asked this very same question, I feel that a significant number of people out there either have a misconception about foreclosed properties, or they are simply clueless.</p>
<p>Let me make it clear, NOT all foreclosed properties are good deals, and it would be foolish to think all of them are.<span id="more-5351"></span></p>
<p>Don’t ever expect all foreclosed properties to be good deals because if you do, you are setting yourself up for frustration, disappointment, and failure, especially when you start finding foreclosed properties that turn out to be horrible deals. More on this later.</p>
<p><em>&#8220;Hey Jay, are you saying foreclosed properties are no good?&#8221;, </em>you might be asking.<em> </em></p>
<p><em></em></p>
<p>As I said, it depends. No, I’m not discouraging you, I’m just trying to help with managing expectations. Admittedly there are more bad deals out there than good deals, but there are still more than enough hidden gems out there that can make worthy real estate investments, and the key is finding them. One needs to look at a lot, and when I say a lot, I mean a lot of properties, to find those hidden gems, after all, investing in foreclosed properties is a numbers game.</p>
<h2>Investing in foreclosed properties is a numbers game</h2>
<p>I’ve said it before and I’ll say it again, investing in foreclosed properties is a numbers game.</p>

<p>The greater the number of foreclosed properties you look at, the greater the chance that you will find those good enough deals, and even some great deals. However, you will find a lot of bad deals in the process, but that’s just part of the game. It&#8217;s okay to find horrible deals, as long as you find out <strong>before</strong> you bought the property, and move on.</p>
<p>Keep in mind that one cannot just give up after looking at a few properties. I often hear people get frustrated with foreclosed properties after looking at just one or a couple of properties, or even with just one listing that really did not have many properties to begin with. And then they give up and say things like <em>&#8220;I&#8217;ll never find any good deals&#8230;&#8221;</em> or <em>“The numbers will never work…”</em> or <em>“This is too hard…”</em> or <em>“I&#8217;m just wasting my time…”</em>. Sorry, nobody said foreclosed real estate investing is easy! It may sound simple, but it isn’t easy.</p>
<h2>The 100-10-3-1 Rule</h2>
<p>You basically need to look at a significant number of properties to find those properties that are worth a second look.</p>
<p>How many would that be? The general recommendation would be to find about 100 properties worth a second look, after doing initial <a href="http://www.foreclosurephilippines.com/2009/05/4-steps-to-quickly-analyze-and-short.html"><strong>shortlisting</strong></a>. Out of those 100 properties, you will probably find 10 worth inspecting. Out of those 10 worth inspecting, you might find 3 properties that are worth giving offers for or bidding for, if they were for sale through a public auction. Out of the 3, you may end up buying 1.</p>
<p>That’s a brief overview of the <strong>100-10-3-1 rule</strong>. I’ve read many variants of this rule from books and also from some of my mentors but they are basically the same. You analyze 100 properties, inspect 10, submit offers on 3, and end up buying 1. These are just average numbers, but you’d be surprised how accurate this average can be in real life. Been there, done that!</p>
<h2>Other numbers to consider</h2>
<p>Of course there are other numbers to consider when applying the 100-10-3-1 rule and when “doing the numbers”.</p>
<p>Numbers like <strong>After Repair Value</strong> (<strong>ARV</strong>), projected repair costs, target profit, <strong>Maximum Allowable Offer</strong>(<strong>MAO</strong>), <strong>Cash on Cash Return</strong> (<strong>CCR</strong>), <strong>Return-On-Investment or Return Of Investment</strong>(<strong>ROI</strong>), <strong>Net Operation Income</strong>(<strong>NOI</strong>), Cashflow, etc., to name a few, also need to be considered. For each of these numbers, you as the real estate investor will ultimately have to decide what is acceptable for you. These numbers will determine if a foreclosed property is a good deal or not.</p>
<p>If this sounds too daunting and tedious for you, I would be the first to say that this might not be for you. But there’s no harm in trying right?! Imagine what could happen if you consistently did this until doing the numbers became a habit and you actually became good at it!</p>
<p>No, I won’t have time to explain all of these numbers now, but one by one, they will be covered here soon.</p>
<h2>Sometimes it’s all in the mind</h2>
<p>I still remember during the early part of 2008 when I found myself unable to find any good deals in any of the listings of foreclosed properties that came my way.</p>
<p>I was still recovering from feelings of being betrayed after how Dinna Revilla, a former real estate mentor, <a href="http://www.pinoymoneytalk.com/dinna-revilla-foreclosed-property/" target="_blank">got arrested</a> and became a <a href="http://www.pinoymoneytalk.com/dinna-revilla-real-estate-investing/">&#8220;fallen real estate guru&#8221;</a>, and in disgust of what she allegedly did to those who trusted her(as far as I know, the case is still pending), I just decided to invest in mutual funds instead of real estate.</p>
<p>My respite from real estate investing however was short-lived because I eventually met another mentor, Doctor Jon Abaquin, who was also featured in <a href="http://www.foreclosurephilippines.com/thinkrichpinoy" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/thinkrichpinoy';return true;" onmouseout="self.status=''">Larry Gamboa</a>’s book “<a href="http://www.foreclosurephilippines.com/thinkrichpinoy" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/thinkrichpinoy';return true;" onmouseout="self.status=''">Think Rich Pinoy</a>”(see page 155), who later challenged me and a couple of my friends to each buy a property within 90 days.</p>
<p>Lo and behold, from the same listings lying on the table in my bedroom where I could not find any suitable properties, all of a sudden I was able to pinpoint at least 3 very promising foreclosed properties from 3 banks and I ended up submitting an offer for the most promising one. Later, that one offer got accepted. That experience opened my eyes and from that point onwards, I truly believed that there were good, and great deals out there, I just had to look a little bit harder!</p>
<h2>But what if I do find a good deal but have no money to invest?</h2>
<p>My take on this: <strong>Financial literacy is a prerequisite to real estate investing</strong>.  Being financially literate leads to proper management of one&#8217;s money and finances, which should then help one save enough capital for investing. When that right deal comes, you will be ready. If you think that would take too long, then another option would be to find investors for your deal, although personally, I would recommend that beginning investors do it by themselves, especially on the first few deals.</p>
<p>I believe you should build your track record with your own money first before risking other investors&#8217; money. If you can&#8217;t even handle your own money, how do you expect to be able to handle the money of investors?! Sorry if I may sound harsh, but hey, this is just my opinion.</p>
<h2>So how many properties have you looked at?</h2>
<p>Have you looked at 1, 2, 3… and have given up already? Are you looking hard enough?</p>
<p>Remember, the more you look and do the numbers, the greater the chance that you’ll find that real estate investment for you.</p>
<h2>Next time someone asks you, “Are foreclosed properties good deals?”</h2>
<p>I’m pretty sure most of you out there will eventually encounter this question once you decide to invest in <a href="http://www.foreclosurephilippines.com/foreclosedproperties" style="" target="_blank"  onmouseover="self.status='http://www.foreclosurephilippines.com/foreclosedproperties';return true;" onmouseout="self.status=''">foreclosed properties</a> and people learn what you do. Well, I hope to help save you the trouble of coming up with your own answer, which can turn out to be a very long one, just like mine. No.  This is a <strong>financial education</strong> seminar and Cashflow game. The game uses  play money. However, if your mindset is &#8220;scam&#8221; &#8211; unfortunately this is  not the place to go &#8211; you won&#8217;t find any.</em></p>
<p><em>The goal of Think Rich  Pinoy is to create wealth &#8211;using whatever legal means-though primarily  through real estate &#8211; because that&#8217;s the safest way to go. You will not  be required to buy property from Think Rich Pinoy people (at any given  time we actually have only a handful available properties and we don&#8217;t  get investors just because they have</em><em> the money) -you go buy them from  sellers out there in the world. We just enable you to start building  your wealth.<strong> </strong></em></p>
<p><em><strong>Real Estate Investing</strong> Wisdom is not taught in schools.  That&#8217;s why we&#8217;re doing this. <p><em>Yes, it&#8217;s ironic but that&#8217;s where  the Think Rich Pinoy event is held. Enter Philamlife entrance (not the  casino). Just tell the guard &#8220;Think Rich Pinoy&#8221; and you&#8217;ll be pointed  to a training room just beside the nice outdoor chapel in a garden is  located &#8211; so it isn&#8217;t really ironic. Just fitting.</em></p>
<p><em>Toilets would  be opposite the direction of the training room.</em></p>

If  you have a car, the parking is on the back of the building. You&#8217;ll have  to take the other street parallel to UN Avenue, that&#8217;s Padre Faura  (from Taft in the direction going to Robinson&#8217;s Place Mall Faura Wing)  and turn right at M Orosa, so you can reach the Philam Parking (w/c  would be to your right.)</em></p>

Just email thinkrichpinoyseminar@gmail.com with the scanned deposit slip or paypal acknowledgment receipt with following data: Name, Address, Email Address, Cell # and Landline # AFTER you have paid via paypal or bank deposit.</p>
<p><strong>5. Can we get a group discount?<br />
</strong>If there are five of you, you can avail of the early bird discount (P1975.-) even until the last day of payment (November 3).</p>
<p><strong>6. Other discounts?<br />
</strong>If you want to attend AGAIN, you can pay 50% of the fee (P 2450 * 50% = P 1225.00) &#8211; just P 1225.00 to attend again and play cashflow 202 or 101, perhaps to challenge yourself. But you must hurry because there are very limited slots for these.</p>
<p><strong>7. Maximum number of participants?<br />
</strong>We can only accommodate 120 participants per session.</p>
<p><strong>8. Is this a scam?</strong><br />
No. This is a financial education seminar and Cashflow game. The game uses play money. However, if your mindset is &#8220;scam&#8221; &#8211; unfortunately this is not the place to go &#8211; you won&#8217;t find any.</p>
<p>The goal of Think Rich Pinoy is to create wealth &#8211;using whatever legal means-though primarily through real estate &#8211; because that&#8217;s the safest way to go. You will not be required to buy property from Think Rich Pinoy people (at any given time we actually have only a handful available properties and we don&#8217;t get investors just because they have<br />
the money) -you go buy them from sellers out there in the world. We just enable you to start building your wealth.<br />
Real Estate Investing Wisdom is not taught in schools. That&#8217;s why we&#8217;re doing this. But the Think Rich Pinoy is NOT an end of learning,it&#8217;s a beginning -so please do not make the mistake of thinking you&#8217;ll become wealthy because of this one seminar.</p>
<p>You might get one idea that can propel you to become a millionaire, it happens quite a lot. You might get it from the people, the game, the seminar, who knows? The important thing is -you&#8217;re ready to accept that idea and run with it. That&#8217;s where Think Rich Pinoy comes in-we make you ready or at least we set you off to the path of becoming<br />
truly wealthy.</p>
<p><strong>9. Can i pay on the site (UN Avenue Venue)?</strong><br />
You may but there&#8217;s no guarantee of being able to play cashflow as the slots are very limited. Better to secure your seat via credit card (using paypal.com Buy your seminar ticket here!) or deposit to the bank. If you&#8217;re abroad, the best way is to open a free paypal.com account, connect your credit card to it&#8211;following it&#8217;s directions &#8211;so you can buy a ticket online. Connecting your credit card to a paypal account is not a quick thing to do-so I suggest you do so now-even if you&#8217;re planning to pay later.</p>

<p><strong>12. How to get there?</strong></p>
<p><strong>Commuting:<br />
</strong>Go down at the UN Avenue LRT station, walk towards the Manila Bay with Manila Doctor&#8217;s Hospital on your right.<br />
The Philamlife Building is in front of the Manila Pavilion/Casino Filipino.<br />
Yes, it&#8217;s ironic but that&#8217;s where the Think Rich Pinoy event is held. Enter Philamlife entrance (not the casino).<br />
Just tell the guard &#8220;Think Rich Pinoy&#8221; and you&#8217;ll be pointed to a training room just beside the nice outdoor chapel in a garden is located &#8211; so it isn&#8217;t really ironic. Just fitting.</p>
<p>Toilets would be opposite the direction of the training room.</p>
<p><strong>Car</strong><br />
If you have a car, the parking is on the back of the building. You&#8217;ll have to take the other street parallel to UN Avenue, that&#8217;s Padre Faura (from Taft in the direction going to Robinson&#8217;s Place Mall Faura<br />
Wing) and turn right at M Orosa, so you can reach the Philam Parking (w/c would be to your right.)</p>

Yes, we will serve a morning snack and lunch.</p>
<p><strong>14. What should I bring?</strong><br />
If you want an autographed copy of your Think Rich Pinoy books, bring them.Bring a camera and get a photo shoot with Larry Gamboa. Why? Because it works. Most successful people do that, why shouldn&#8217;t you?<br />

<p><strong>15. When do you plan to do a seminar here in (Country,City)?<br />

			<content:encoded><![CDATA[<p></p><p style="text-align: justify;">As 2008 comes to an end, first and foremost, I would like to say thank you to all of you my dear readers and visitors. I created this blog only recently, last October 31, 2008 to be exact, and I am still dumbfounded by the number of visitors of this blog.</p>
<p style="text-align: justify;">Each time CJ, my three year old son says “Look at those dots, <em>pindot na</em> (click on them now) daddy!” while pointing to my Clustermaps image(at the right side bar near the bottom), it makes me feel good with the notion that you do find this blog helpful.</p>
<p style="text-align: justify;"><span id="more-135"></span>Well, I really hope that you really do find value in Foreclosure Philippines and if there’s anything that I can do to improve it, comments and suggestions are always welcome.</p>
<h2>Why did I start Foreclosure Philippines?</h2>
<p style="text-align: justify;">Looking back, why did I write this blog in the first place? Initially, this was supposed to be just an experiment as I was looking for a way to have all my <strong>foreclosed property listings</strong> accessible from anywhere from my PDA, eliminating the need to bring the actual classified ads with me.</p>
<p style="text-align: justify;">I remember that during that time, I have just finished helping facilitate an <em><a href="http://www.foreclosurephilippines.com/jomarhilario" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/jomarhilario';return true;" onmouseout="self.status=''">internet marketing workshop</a></em> of <a href="http://www.jomarhilario.com">Jomar Hilario</a>, courtesy of an invitation from <a href="http://www.thinkrichpinay.com">Thea Santos</a>, and I said to myself I might as well create a blog for this purpose.</p>
<p style="text-align: justify;">I also remember that I was also trying to convince some of my friends and officemates to start <em>investing in foreclosures</em> using our 13th month pay and Christmas Bonus and I found it very tedious to keep on bringing copies of the classified ads along with website addresses of HGC, Pag-IBIG, SSS, etc. so I just posted these in my blog and continued posting new listings.</p>
<h2>More inspiration&#8230;</h2>
<p style="text-align: justify;">What inspired me more was when my wife and I decided to share our experiences in the <a href="http://www.foreclosurephilippines.com/2008/11/marikina-public-auction-of-real.html"><span style="color: #ff0000;">tax foreclosure auction in Marikina</span></a> and I was overwhelmed with the response from visitors and readers. This became a fuel for the passion inside of me. As they say, the rest is history.</p>
<h2>I am a real estate investor&#8230;</h2>
<p style="text-align: justify;">By the way, I just want to make it clear that I am not a real estate guru; I certainly would not want anyone to think that I am. I am simply just like any other real estate investor who just happens to focus on foreclosed real estate, and wants to share experiences, insights, and lessons learned along the way through his journey to financial freedom.</p>
<h2>There are more than enough great real estate deals for everyone</h2>
<p style="text-align: justify;">Now some would probably say that by sharing these, along with the property listings I get, I might be losing deals to competition or other real estate investors. In my point of view, there’s simply more than enough great deals for everyone.  We should all have an abundance mentality.</p>
<p style="text-align: justify;">Besides, most of the information I learned which got me interested in investing in real estate came from mentors and fellow real estate investors who did not hesitate to share these with me. Now if I started becoming selfish and self-centered, that wouldn’t be right would it?</p>
<h2>Helping fellow real estate investors</h2>
<p style="text-align: justify;">As we welcome 2009, I hope I can continue to help fellow <strong>pinoy real estate investors</strong> like me through this blog. In addition to<em> foreclosed property listings</em>, let’s share experiences, challenges, success stories, and virtually anything that can help each other make 2009 another successful year for <em>foreclosed real estate investing</em>.</p>
