Foreclosed Properties At Low Prices – CBRE Public Auction On July 31, 2009

CB Richard Ellis (CBRE) shall be having another public auction of foreclosed properties on July 31, 2009, Friday, 2:00pm, at the 12th floor, Multi-purpose hall, Insular Life Building, Ayala Avenue, Makati City, Philippines. Grab the chance to buy foreclosed properties at very low prices!

Show money is only Php25,000 cash or manager’s check (MC) per property. Financing is available at only 20% downpayment.

Don’t forget, all properties are for sale on an “AS IS, WHERE IS” basis which generally means the buyer agrees to purchase the property at its present physical condition including but not limited to any problems or legal issues the property maybe involved in. Best practice is for the buyer to thoroughly inspect the property and check for any lis pendens, annotations, etc., on the TCT/CCT. One should also check if there are any arrears on taxes, dues, etc., and confirm if these are for the account of the buyer. It is also highly recommended to check the auction guidelines as well on how the term “as is, where is” is defined by the auction manager. Doing your due diligence is a must!

Foreclosed properties included in the public auction are from Caloocan, Las Pinas, Manila, Paranaque, Quezon City, Pasig, Valenzuela, Batangas, Bulacan, Cavite, Laguna, Nueva Ecija, Pampanga, and Rizal.

CBRE has released this post auction listing of foreclosed properties that were not sold during CBRE’s public auction of foreclosed properties last May 28, 2009. I noticed that only a relatively few number of properties were sold during the public auction which leaves a lot of properties available for negotiated sale.

Interested parties just have to submit their bids on the foreclosed properties they are interested in, just call up CBRE to get a copy of the official bid form. Same auction bid terms should apply which means you should still be able to purchase any of the foreclosed properties on the list through bank financing and with only 10% down payment.

Just click on the image on the left to check out the post-auction listing. I got this through e-mail from CBRE. If you find the listing difficult to read due to the small size, you may also refer to the listing in my previous post and just take note of the properties that were already sold.

As usual, all properties are for sale on an “AS IS, WHERE IS” basis and the available properties, rates, and prices are subject to change without prior notice. It is highly recommend that interested parties call to verify availability and other important property details. I apologize for not being able to post this post-auction listing sooner. As most of you would know, I was quite busy migrating this blog from Blogger to a new host using Wordpress and doing it with all permalinks intact and with the least amount of downtime was more complicated than I have previously anticipated. CB Richard Ellis (CBRE), a top commercial real estate provider in the Philippines, will be having a public auction of foreclosed properties on May 28, 2009, Thursday, 2:00pm, at the 12/F Multipurpose Hall, Insular Life Building, Ayala Avenue, Makati City, Philippines.

Financing is available and only 10% down payment is required. Properties are available at very low prices and I can personally vouch for this, just checkout the listing and you will see. Show money in the form of cash or manager’s checks are Php25,000 per property. Brokers are welcome, although I am not sure what rates are offered as commission, please call them up for more details.

As usual, all properties are for sale on an “AS IS, WHERE IS” basis. Properties, rates and prices are subject to change without prior notice so please call to verify details if you are interested in any of the foreclosed properties on the list.

The properties up for sale include commercial and residential properties. Big ticket properties that have a minimum bid price of at least Php7Million are also included on the list.

A Post Auction Review of CBRE’s December 9, 2008 Public Auction

It was my birthday last December 9, 2008 and I decided to spend a relaxing afternoon at the CBRE public auction of foreclosed properties which happened to be on the same day. Aside from the delicious pasta they served as merienda which I jokingly referred to as my birthday treat, I was also pleasantly surprised when the courteous and friendly staff of CBRE, the auction organizer, recognized me as a successful bidder in a previous auction they had, even though that was more than a year ago.

When I mentioned that I had no intention in bidding for any of the properties up for auction since I have neither inspected nor checked any of the properties for encumbrances etc, they still accommodated me well and insisted I stay during the auction. Perhaps I was getting a VIP treatment since they knew I was a serious buyer. They were very receptive and accommodating to my questions, particularly when I asked them if they had any properties that would meet any of my existing requirements. They gladly referred me to agents of participating banks. Now I’m just waiting for them to give me listings which would hopefully turn up good leads.

Based on the opening remarks, about 10 banks had participated in the auction, which would explain the large number of properties available. During the auction proper however, I noticed that there were only a few bidders present. In fact, the auctioneer had decided to ask in advance if there were any bidders for properties which he had grouped by tens. It turns out a lot of properties had no bidders at all and they were skipped to save time. I’m not really sure if holding the auction on a Tuesday had anything to do with the poor attendance. Anyway, I noted all of the properties that had no bidders so I can review and submit negotiated bids in case I happen to find any good deals. There were still however a few properties that got sold, most of which got sold at the minimum bid price. This was very different with the recent UCPB auction which had the venue jam-packed and lots of interested bidders for most of the properties, jacking up prices significantly (more on this in another post).

The auction ended before it was 4pm, which I believe makes this as one of the shortest auctions I have ever attended, lasting only about an hour, even though a lot of properties were listed for auction. This is a perfect opportunity to find good deals in the unsold properties and submit negotiated bids with big discounts. I received an updated listing of foreclosed properties which are up for sale during CBRE’s public auction scheduled on December 9, 2008, Tuesday, 2:00pm, at the Penthouse B.A. Lepanto Building, 8747, Paseo De Roxas, Makati City, Philippines

The listing includes foreclosed properties from Caloocan, Las Pinas, Makati, Malabon, Mandaluyong, Manila, Marikina, Paranaque, Pasig, Pateros, Quezon City, San Juan, Taguig, Bulacan, Cavite, Cebu, Laguna, Nueva Ecija, Pampanga, Quezon, and Rizal.

You will notice some properties have been withdrawn from the list. Do you think they were already sold through negotiated or pre-auction bids? Your guess is as good as mine.

I believe this is the second to the last auction for 2008 as the only other auction I am aware of after this is Union Bank’s public auction on December 13, 2008. More details on this in another post. Sorry for the delayed updates, I just came back from Baguio with my family.
