			<content:encoded><![CDATA[<p></p><p>The <strong>5th Philippine Real Estate Festival</strong> has been slated on July 28-30, 2011, at the World Trade Center, Pasay City, Philippines. This event has become a yearly tradition for me, which is why I really look forward to attending the <strong>Philippine Real Estate Festival 2011</strong>. After all, this is the fifth iteration of the Real Estate Festival and it should only get better each year.</p>

<p style="text-align: left;">The Philippine Real Estate Festival or PREF  for short, is probably the biggest annual property festival in the Philippines. I suppose the only other event that comes close would be the <a href="http://www.foreclosurephilippines.com/tag/philippine-housing-fair" target="_blank">Philippine Housing Fair</a>. Anyway, the PREF 2011 theme is <em>“Real Estate, Tourism and Media : A Tripartite Collaboration for National Progress”</em></p>
<h2>What to expect from the Philippine Real Estate Festival 2011</h2>
<p>During <strong>PREF 2011</strong>, expect real estate industry leaders to showcase the most up-to-date technologies, trends, and product innovations, while the latest issues, and topics, are to be discussed by real estate industry experts during various talks and seminars that are to be held throughout the 3-day event.</p>
<p>The topics I am particularly interested in would be:</p>
<ol>
<li>Atty. Eulalio Diaz III&#8217;s talk on <strong>“How can you check the Authenticity of your land title?”</strong>. Atty. Diaz is the current Administrator of the Land Registration Authority or LRA</li>
<li>Arch. Felino “Jun” Palafox Jr.&#8217;s talk on <strong>“Global Trends: Best &amp; Worst Urban Planning, Architecture &amp; Real Estate Development”</strong></li>
<li>Professional Regulatory Board of Real Estate Service (PRB-RES) Chairman Dr. Eduardo G. Ong&#8217;s talk on <strong>“The Impact of RESA Law on the Real Estate Industry”</strong></li>
<li>BIR Commissioner Atty. Kim S. Jacinto-Henares&#8217; talk on <strong>“Tax Assessment and Exemption on Acquiring Real Estate Properties for Development”</strong></li>
</ol>
<p>Actually there are a lot more topics that might interest you, just refer to the <strong>PREF 2011 program of activities</strong> below to see all of them along with their respective schedules.</p>
<p>The real estate festival also promises to help buyers find a property that not only fits their lifestyle, they can also choose from a variety of properties that matches their budgets, from the low-end to the high-end.</p>

			<content:encoded><![CDATA[<p></p><p>The 166th Special Public Auction of UnionBank foreclosed properties will be on March 26, 2011, Saturday, 9:00am, at the 29th Floor UnionBank Plaza, Meralco Avenue corner Onyx Road, Ortigas Center, Pasig City, Philippines. The auction starts promptly at 9:00am so interested bidders are reminded to come earlier to have more than enough time to register.<span id="more-7291"></span></p>
<h2>During the last auction</h2>
<p>I attended <a href="http://www.foreclosurephilippines.com/2011/02/165th-unionbank-foreclosed-properties-auction-february-26-2011.html" target="_blank">UnionBank&#8217;s 165th public auction</a> to accompany business partners who were interested in one of the foreclosed properties for public auction on that day, and I must say that the auction was held in a very professional, and efficient manner. It was finished in about an hour and I was able to go back to Makati before lunchtime to help facilitate the <a href="http://www.foreclosurephilippines.com/thinkrichpinoy" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/thinkrichpinoy';return true;" onmouseout="self.status=''">Think Rich Pinoy</a> seminar held on the same day.</p>
<p>During the auction, I couldn&#8217;t hep but notice that one of the bidders was unable to raise his paddle on time when the property they wanted to purchase was up for bidding. In short, they lost their bid because the auctioneer already banged the gavel when they realized what was happening, and another bidder won uncontested. <em><strong>Tip:</strong> Bidders are reminded to promptly raise their paddles once the property they want is up for auction.</em></p>
<p>I also like the new auction venue at the UnionBank Plaza, it is so much better than the old venue, which was at the Philippine Columbian Sports Club in Paco, Manila. The auction venue is new, comfy, more accessible, is definitely safe and secure, and with more than enough parking.</p>

			<content:encoded><![CDATA[<p></p><p>Here&#8217;s the first <strong>public auction</strong> of <strong>foreclosed properties</strong> in 2011 by <strong>RCBC Saving Bank</strong> to be featured in<a href="http://www.foreclosurephilippines.com"> Foreclosure Investing Philippines</a>. RCBC Savings Bank&#8217;s first Dream Buys Auction will be on February 19, 2011, 9:00am, at the L.S. Virata Hall, 2nd Floor, Development Academy of the Philippines, San Miguel Avenue, Pasig City.</p>
<p><span id="more-6851"></span>I noticed some big differences in this auction as can be seen on the ad. First of all, the minimum downpayment is now as low as <strong><em>10%</em></strong>. Previous auctions required a minimum of 20% downpayment. This means lesser cashout for the winning bidders.</p>
<p>Although the ad said &#8220;FIXED INTEREST RATE&#8221; it turns out this is not for 10 years. My wife called up RCBC Savings Bank and it turns out that the interest rate is still only fixed for the first 5 years. Having a fixed interest rate is good because one need not worry about interest rate fluctuations that can have a big impact in one&#8217;s <strong>monthly amortization payments</strong>. You still need to check what interest rate they offer (Please call RCBC Saving Bank directly).</p>
<p>To participate, the <strong>show money</strong> interested bidders need to bring remains the same, which is <strong>Php25,000 per property</strong>, in the form of cash or manager&#8217;s check.</p>
<p>Just make sure you have done your <strong>due diligence</strong> before even considering to bid for a property (Check the title, tax declaration, arrears, &#8220;the numbers&#8221;, etc.). Take note that there are properties with special concerns (occupied / with legal impediments).</p>
<p>Most of the foreclosed properties are from the Metro Manila area, and also includes some from Luzon.</p>

Actually, this was forwarded to me by my wife, and I just got permission from Ms. Jane Asuncion of Asiatrust Bank to post the list here.</p>
<p><span id="more-6331"></span>This list contains <strong>foreclosed properties </strong>that are for<strong> negotiated sale </strong>from Metro Manila, CALABARZON (Cavite, Laguna, Batangas, Rizal), Central Luzon, Northern Luzon, and Mindanao.</p>
<h2>Payment terms</h2>
<p>According to an ad that was recently published in the Manila Bulletin, <em>Asiatrust Bank foreclosed properties</em> can be purchased with only 20% downpayment, at 12% interest rate, and with up to 10 years to pay. The same should apply to this list as most of the properties in that ad are also on the list of foreclosed properties below.</p>

			<content:encoded><![CDATA[<p></p><p>Earlier this year, I shared with you <a href="http://www.foreclosurephilippines.com/2010/02/before-you-go-to-a-bank-foreclosed-auction….html" target="_blank">Eden April Alemania’s story</a> about the first auction of bank foreclosed properties she attended where she bought her first property. Her journey did not stop there.<span id="more-6166"></span></p>
<p>From her first deal, she went on to her other deals to become a real estate entrepreneur. And it doesn&#8217;t even stop there; she&#8217;s opened doors to becoming a speaker.</p>
<p>Read her speech in the Rookie of the Year Toastmaster&#8217;s contest last December 2009:</p>
<blockquote><p><strong>Don&#8217;t you just love blankets?</strong> They feel so soft, snug and warm. When I was a kid, Lola said I can&#8217;t sleep without one. I would even drag it with me when I play.</p>
<p>I thought I outgrew the habit but it just evolved to something else.</p>
<p>Growing up, I was enveloped by a <strong>blanket of security</strong> in the form of little pleasures.</p>
<p>Most of it in the form of <strong>money</strong> such as being enrolled in private schools, a cell phone and an allowance.</p>
<p>Upon graduation, I was afraid to go out of the confines of my <strong>comfortable shell</strong> simply because I didn&#8217;t know what to expect. Part of the worry stems from not getting an allowance!</p>
<p>Little did I know that <strong>being employed is also another blanket in disguise</strong>. Let me explain why:</p>
<p>I started my <strong>career as a chemical engineer</strong> in a semiconductor firm.</p>
<p>I was covered by <strong>PD1530</strong>. (you know what that means?) It is payday 15th and 30th. Getting a <strong>monthly paycheck</strong> became my source of security. It went on for almost 3 years until I got to the point where I became <strong>physically exhausted</strong>.</p>
<p>Whenever I render overtime hours to the company, sometimes unpaid, I would say to myself, wouldn&#8217;t it be better if I <strong>dictate how much money I will get</strong> instead of people telling me how much I am worth in pesos?</p>
<p>I loved my job but there are uncontrollable aspects such as <strong>pay cuts</strong> and <strong>unpaid overtime</strong> and I can&#8217;t do anything about them simply because I am not in charge.</p>
<p>Suddenly, I realized that my <strong>job</strong> was just another blanket and that the blanket felt too snug, too warm and too soft for comfort. I didn&#8217;t like it.</p>
<p>Then, talks of recession in the first world countries emerged where people are losing their jobs! Then, I experienced the biggest lightbulb moment of my life. <strong>There is no security in employment!</strong> I could&#8217;ve been the one laid off, downsized, fired! The blanket that I&#8217;ve been clinging on to isn&#8217;t real.</p>
<p>And it hit me like a brick on my head!</p>
<p><strong>I don&#8217;t need to be employed to have money</strong>. Because money is just an idea, and it is easy to make money.</p>
<p>Let me say that again. <strong>Money is just an idea</strong>, and it is easy to make money. (I had to repeat this to myself a lot of times before I really believed this statement.)</p>
<p>How did I do it? I took the path of <strong>entrepreneurship</strong>.</p>
<p>I began dabbling into <strong>real estate</strong>. (To learn how Eden started in real estate, <a style="text-decoration: underline;" href="http://bit.ly/trpseminar" target="_blank">Grab a seat in the Think Rich Pinoy Seminar</a>)</p>
<p>Early on in my career as an <strong>investor</strong>, I was approached by a <strong>property seller</strong> who cannot sell his house in <strong>Tagaytay</strong> and is willing to sell it for just Php600,000 or 40% of its value.</p>
<p>You know what I did, <strong>I sold it  for Php1Million</strong>.</p>
<p>And I got a <strong>Php100,000 fee</strong> from it.</p>
<p>Now, where did that Php100,000 come from? Is that even legal? That value came from my head. I dictated how much my service will cost. And yes, it is perfectly legal. It is called <strong>wholesaling</strong>.  <a href="http://renttoownproperties.blogspot.com/2009/07/tagaytay-lot-for-sale-at-70-market.html" target="_blank">(see Eden&#8217;s blog for the actual deal)</a></p>
<p>And to top that, I never even set foot on the property. He practically sold the property by himself. All I did was to send him leads. That, I realized, is my core gift. I know how to <strong>market real estate</strong>. That is what I am passionate about. That should be what I should have been holding on to all my life.</p>
<p>So, again, money is just an idea. And <strong>it is easy to make money</strong>.</p>
<p>I&#8217;ve been covered by blankets all my life.</p>
<p>And these blankets? I don&#8217;t need anymore.</p>
