I attended the first day of Philippine Housing Fair yesterday and I’m glad I did. Aside from updated listings of acquired assets and foreclosed properties, I was also looking for any free seminars or talks about topics that can be of help to anyone who wants to get involved in real estate. For my purpose, I’m glad I was able to attend but should you also attend? It really depends. Please continue reading to learn more. Read the rest of this entry

Last December 10, 2009, CBRE conducted their Property “Pac-yawan” Bazaar, and as what commonly happens to public auctions, quite a number of the acquired assets for sale remained unsold. I would like to share the post auction listing here, courtesy of Mark Del Rosario of CBRE.
I was unable to attend because I simply had no time due to work. Besides, I really can’t bid on any of the properties because I didn’t have the time to shortlist, analyze, and perform any due diligence on any property I might have found to be good investments. Read the rest of this entry

For the very first time, I am featuring a listing of properties to be auctioned in a foreclosure sale. During the past year (Yes, Foreclosure Philippines is already more than 1 year old), I have been featuring information and listings for the two most common types of foreclosures we can invest in here in the Philippines. These are bank foreclosed properties or acquired assets and real property being sold through tax foreclosure auctions. Read the rest of this entry

As mentioned in my previous post which contains the full text of Act No. 3135, I am posting here Act No. 4118 which amends the original Act 3135. However, after reading the contents of Act No. 4118, I am inclined to believe that the full text of Act 3135 which I shared in my previous post was already Act 3135 as amended by Act 4118.
Why am I posting these? For starters, I just want to be sure that we are all on the same page when it comes to extrajudicial foreclosure sales in the Philippines. Please continue reading to find out more… Read the rest of this entry

Post by Cherry Castillo
In my research on foreclosed properties which I found on bank websites from my husband’s post: Ultimate List of Bank Websites, I became interested in a foreclosed property from Asiatrust Bank which was located at Pinaglabanan Ext., San Juan, priced at around P1.5M so I called up their Acquired Assets Group. Unfortunately, the said foreclosed property has already been sold. Ms. Maeryl Ann B. Blacer, Jr. Marketing Officer of the Acquired Assets Group department of Asiatrust Bank’s Asset Recovery Sector, was kind enough to send me their list of properties as of November 11, 2009 which I am sharing through this post. My wife Cherry continues from her recent post by sharing listings of acquired assets which she recently got from the Acquired Assets Division of China Banking Corporation.
In my research to find our new house, I have gone through the Chinabank acquired assets listing in our site. I inquired about a property in the May to June 2009 listing which we posted in July. It was still available! Just goes to show that just because the listing is already old, it doesn’t mean that all properties there have already been sold. The Asset Management people gave me an updated list of their foreclosed properties in Excel, which I am now sharing to you. Read the rest of this entry
