It has been quite a long while since I last posted a list of bank acquired assets for sale from Banco De Oro (BDO). I often ask for a copy of the BDO Asset Magazine whenever I get to visit any of BDO’s branches, but the friendly people from BDO often tell me that they still have no updated copy and suggest that I just visit their website.

I attended a seminar on how to prevent foreclosures more than a year ago and I often heard the speaker talk about Act No. 3135 which is An Act to Regulate the Sale of Property under Special Powers Inserted in or Annexed to Real Estate Mortgages. I can’t remember exactly who gave the seminar because my notes and handouts were also destroyed during typhoon Ondoy’s visit, maybe if and when I find notes in my only laptop that got saved, I can share more details on that seminar about foreclosure prevention. That was the first and only seminar I have attended that thoroughly discussed Act 3135 which is often referenced by court rulings pertaining to foreclosures in the Philippines.

As far as I understand, Act No.  3135 governs extrajudicial foreclosures in the Philippines. Sorry, I really can’t  so I will not attempt to discuss the salient features of Act 3135, I will just share its full text here for easy reference for everyone, took me quite some time to find this! A parable on creating a Passive Income Stream

I was cleaning out my archived emails in preparation for returning my company issued laptop when I stumbled upon this very interesting story in one of my emails in my sent items. I forwarded this same story to my friends way back in January 2006, a few months after I first read “Rich Dad Poor Dad” by Robert Kiyosaki. This was the time when I experienced a paradigm shift in my head after reading the book and started to devote most of my spare time to learn all about passive income, getting out of the rat race, and financial freedom.

In my research on foreclosed properties which I found on bank websites from my husband’s post: Ultimate List of Bank Websites, I became interested in a foreclosed property from Asiatrust Bank which was located at Pinaglabanan Ext., San Juan, priced at around P1.5M so I called up their Acquired Assets Group. Unfortunately, the said foreclosed property has already been sold. Ms. Maeryl Ann B. This is just a reminder for interested parties to get ready for the 2009 Philippine Housing Fair which pushes through on December 27-29, 2009 at the SM Megamall Megatrade Halls 1 and 2. Originally scheduled on October 27-29, 2009, the 4th Philippine Housing fair was postponed, most probably due to the complications caused by Typhoon Ondoy’s visit. I recently came across an invitation to bid from the Philippine Deposit Insurance Corporation (PDIC). This invitation to bid is quite interesting because the properties that are for sale through sealed bidding are actually the Real and Other Properties Acquired (ROPA) of closed banks. I guess this helps confirm my answer to a recent comment by Jun where he had a concern with regard to a property he got through a tax foreclosure auction whose title had an inscription of mortgage with a bank that was already closed.
