  1. Hi Jay, I’m interested to view the units. I am also from BFRV and my wife and i are looking for house and lots. Actually, we are more interested to buy a lot, but we just cannot pass up on this opportunity. We are based in Singapore but I’ll be coming home on the 6th of next month. just for 5 days so my time is very very limited. I have some appointments on the 6th on the afternoon, perhaps sep 7 morning? before lunch? Can you email me.

    I personally saw the units in Ponte Verde last September as we were looking for a house that is RFO. We did not speak with a broker yet at that time. Is it possible to pay for 10% downpayment and move-in afterwards?

    I am interested on your featured townhouses. Can you give me other options along that area, Las Pinas or Paranaque. This is my first time to purchase a house and lot. So I’m asking for your assistance. Me and my sister wants to purchase a town house. As much as possible, ung magakatabi lang. kasi me and my husband is working so my mom is in-charge with my son.     • Hi Ms. Jaquelyn, I asked the seller if they can give a discount if you get 2 units, their advice is for you to just submit an offer through a letter of intent (no cashout needed) and they will evaluate it. I’ll also look for other properties in the area that fits your requirements. Thank you!

    I’m interested in the foreclosed properties within BF Resort. Although I’m presently living abroad my family still in BF Resort. Looking to make an investment in real estate. Do let me know how I can get more details about the Ponte Verde property.

    • Hi Trulyrichson, these are all available as of now (September 11, 2012), no offers have been accepted yet. Ponte Verde and the streets leading to Ponte Verde from Alabang Zapote road via BF Resort Village Drive are confirmed flood free during the recent habagat. Residents in BFRV also say that this was not affected during Ondoy.

  9. Hi Jay! I’m very interested in real estate investing but i don’t know how and where to start. I lived here inside BF Resort Village and i think these properties in Ponte Verde is a good start for rental business. I’m considering buying a unit in a condo like Ohana Place to rent it out. Are houses easier to get rented than condos? I want a hassle free investment. If ever I want to have property manager for my rental business. Do you know anybody who takes care of all rental concerns such as non payment, repairs, renovation etc? Thanks hope to hear from you soon.

    • Hi Ms. Floranita,

      It’s good you live in BFRV, at least you know the rental rates first hand. I tried but I wasn’t able to get any rental rates from within Ponte Verde itself when I visited last Friday. I haven’t done any online search yet. How much do you think a 3BR/3TB/1 Parking slot townhouse with 110sqm of floor area within Ponte Verde would rent?

      As to which are easier to get tenanted (condos versus houses), I suppose it would really depend on the demand, tenant’s preference, and a lot of other factors (price, security, accessibility, parking, etc). For example, if I were the one to rent, I would prioritize having a safe and secure place. Ohana would be more secure (because of the tighter security and more security guards) compared to a house in BFRV right? But it should command a higher rental rate (I think), which should be good for the landlord, right?

      With regard to property managers, real estate brokers are usually the one’s who act as the property managers. I have yet to find dedicated property managers in Las Pinas though.

    I am very much interested on one of this property. Although I have some hesitations. First would be because this is the first time for me to consider buying a house and lot. Currently, we are renting an apartment in Evangelista St, Bangkal, Makati. Will it be too much to ask for help and advice regarding buying a property?

    • Hi Nick,

      I already checked and they do not accept Pag-IBIG financing, mainly because of Pag-IBIG’s requirement that the title will be transferred to the buyer prior to the release of the loan proceeds which can take a month or so.

      Bank financing is preferred but they would only accept if it is good as cash, meaning the whole selling price will be covered in one shot by the loan amount and buyers equity.

    • Hi Richard, based on townhouses for rent that are nearby within BF Resort Village Las Pinas but outside of Ponte Verde, rental rates I have found so far are from Php10K to Php16K, but these are smaller townhouses (smaller floor area). I will be heading over there later today to check rental rates within Ponte Verde and update you later. Thanks for the comment.

    • Hi Richard, I found an agent who helped find a tenant for a unit owner in Ponte Verde about a year ago and it was for 15K/month, but when the owner installed a screen door and also screens on the windows along with other improvements, the unit got tenanted at 20K per month. I hope this helps. 🙂
