As promised in a previous post, I am finally posting here a complete listing of foreclosed properties for sale from the Star Group of Companies. This listing contains more than 700  foreclosed properties from all over the Philippines and these are all for negotiated sale. More details below.

All of the foreclosed properties on the list can be acquired for as little as 10% downpayment with the balance payable in 5 years. I’ll update this post later to include the interest rates being offered.

It depends! Obviously not all foreclosed properties are good deals.

It’s common sense that not all properties are good investments, foreclosed or otherwise, you don’t need to be a real estate investing guru to know this. However, based on the number of times I’ve either heard people ask or get asked this very same question, I feel that a significant number of people out there either have a misconception about foreclosed properties, or they are simply clueless.

Let me make it clear, NOT all foreclosed properties are good deals, and it would be foolish to think all of them are.

Don’t ever expect all foreclosed properties to be good deals because if you do, you are setting yourself up for frustration, disappointment, and failure, especially when you start finding foreclosed properties that turn out to be horrible deals. More on this later.

“Hey Jay, are you saying foreclosed properties are no good?”, you might be asking.

As I said, it depends. No, I’m not discouraging you, I’m just trying to help with managing expectations. Admittedly there are more bad deals out there than good deals, but there are still more than enough hidden gems out there that can make worthy real estate investments, and the key is finding them. One needs to look at a lot, and when I say a lot, I mean a lot of properties, to find those hidden gems, after all, investing in foreclosed properties is a numbers game.

Investing in foreclosed properties is a numbers game

I’ve said it before and I’ll say it again, investing in foreclosed properties is a numbers game.

The greater the number of foreclosed properties you look at, the greater the chance that you will find those good enough deals, and even some great deals. However, you will find a lot of bad deals in the process, but that’s just part of the game. It’s okay to find horrible deals, as long as you find out before you bought the property, and move on.

Keep in mind that one cannot just give up after looking at a few properties. I often hear people get frustrated with foreclosed properties after looking at just one or a couple of properties, or even with just one listing that really did not have many properties to begin with. And then they give up and say things like “I’ll never find any good deals…” or “The numbers will never work…” or “This is too hard…” or “I’m just wasting my time…”. Sorry, nobody said foreclosed real estate investing is easy! It may sound simple, but it isn’t easy.

The 100-10-3-1 Rule

You basically need to look at a significant number of properties to find those properties that are worth a second look.

How many would that be? The general recommendation would be to find about 100 properties worth a second look, after doing initial shortlisting. Out of those 100 properties, you will probably find 10 worth inspecting. Out of those 10 worth inspecting, you might find 3 properties that are worth giving offers for or bidding for, if they were for sale through a public auction. Out of the 3, you may end up buying 1.

That’s a brief overview of the 100-10-3-1 rule. I’ve read many variants of this rule from books and also from some of my mentors but they are basically the same. You analyze 100 properties, inspect 10, submit offers on 3, and end up buying 1. These are just average numbers, but you’d be surprised how accurate this average can be in real life. Been there, done that!

Other numbers to consider

Of course there are other numbers to consider when applying the 100-10-3-1 rule and when “doing the numbers”.

Numbers like After Repair Value (ARV), projected repair costs, target profit, Maximum Allowable Offer(MAO), Cash on Cash Return (CCR), Return-On-Investment or Return Of Investment(ROI), Net Operation Income(NOI), Cashflow, etc., to name a few, also need to be considered. For each of these numbers, you as the real estate investor will ultimately have to decide what is acceptable for you. These numbers will determine if a foreclosed property is a good deal or not.

If this sounds too daunting and tedious for you, I would be the first to say that this might not be for you. But there’s no harm in trying right?! Imagine what could happen if you consistently did this until doing the numbers became a habit and you actually became good at it!

No, I won’t have time to explain all of these numbers now, but one by one, they will be covered here soon.

Sometimes it’s all in the mind

I still remember during the early part of 2008 when I found myself unable to find any good deals in any of the listings of foreclosed properties that came my way.

I was still recovering from feelings of being betrayed after how Dinna Revilla, a former real estate mentor, got arrested and became a “fallen real estate guru”, and in disgust of what she allegedly did to those who trusted her(as far as I know, the case is still pending), I just decided to invest in mutual funds instead of real estate.

My respite from real estate investing however was short-lived because I eventually met another mentor, Doctor Jon Abaquin, who was also featured in Larry Gamboa’s book “Think Rich Pinoy”(see page 155), who later challenged me and a couple of my friends to each buy a property within 90 days.

Lo and behold, from the same listings lying on the table in my bedroom where I could not find any suitable properties, all of a sudden I was able to pinpoint at least 3 very promising foreclosed properties from 3 banks and I ended up submitting an offer for the most promising one. Later, that one offer got accepted. That experience opened my eyes and from that point onwards, I truly believed that there were good, and great deals out there, I just had to look a little bit harder!

But what if I do find a good deal but have no money to invest?

My take on this: Financial literacy is a prerequisite to real estate investing.  Being financially literate leads to proper management of one’s money and finances, which should then help one save enough capital for investing. When that right deal comes, you will be ready. If you think that would take too long, then another option would be to find investors for your deal, although personally, I would recommend that beginning investors do it by themselves, especially on the first few deals.

I believe you should build your track record with your own money first before risking other investors’ money. If you can’t even handle your own money, how do you expect to be able to handle the money of investors?! Sorry if I may sound harsh, but hey, this is just my opinion.

So how many properties have you looked at?

Have you looked at 1, 2, 3… and have given up already? Are you looking hard enough?

Remember, the more you look and do the numbers, the greater the chance that you’ll find that real estate investment for you.

Next time someone asks you, “Are foreclosed properties good deals?”

I’m pretty sure most of you out there will eventually encounter this question once you decide to invest in foreclosed properties and people learn what you do. Well, I hope to help save you the trouble of coming up with your own answer, which can turn out to be a very long one, just like mine. I apologize for the delay in posting this. I still feel a bit under the weather, I’m just glad my fever finally subsided last Sunday, although I’m still recovering from cough/cold. This would explain why I have not been posting as often as I usually do, I just had to have much needed rest.

Anyway, I heard from my son’s pediatrician that Dengue and viral infections are quite prevalent nowadays. Thank God my son only had a viral infection and he has recovered even faster than me.

I received information from a very reliable source that the much anticipated real estate brokers exam and real estate appraisers exam which are to be under the PRC have been postponed. The real estate brokers exam schedule was apparently set for December 5, 2010, while the real estate appraisers exam follows on the next day, December 6, 2010. Please refer to a message below for more details.

I just got confirmation from PRBRES Chairman EG Ong, that the Brokers and Appraisers Exams to be held on December 5 & 6 respectively, is hereby POSTPONED.

The new date of said examinations will be on FEBRUARY 5 & 6, 2011.

Pls inform your chapter members and committees concerned.

In the meantime, we wait for future announcements and guidelines from the board.

Although this message was posted in the official website of the Real Estate Brokers Association of the Philippines – Marikina River City Inc. (REBAP-MRCI) chapter, where I am a regular member, I also received a copy of the same message through e-mail as a member of REBAP. As I said, this came from a very reliable source, as it comes from CRB Emily Quevedo-Duterte, who is the National President of the Real Estate Brokers Association of the Philippines, Inc. (REBAP. Inc.).

Why was the real estate brokers exam postponed?

In 2009, the real estate brokers licensure exam scheduled for October 2009 was postponed when the RESA was signed into law. This time around, I can only assume that the brokers exam was postponed to give more time for those in charge of the exams (PRC in this case) to prepare, and also for those who plan to conduct Certified Real Estate Seminar and Review or CRESR’s to prepare and be able to fulfill the one hundred twenty (120) credit units of real estate subjects and training, which is one of the requirements for those who want to take the exams. I suppose this also helps give them ample time to become duly accredited service providers, and to actually have enough time to conduct the seminars.

Does 120 credit units translate to 120 hours?

During a recent regular meeting of REBAP-MRCI that I attended, a fellow member raised the concern that the 120 credit units might not necessarily translate to 120 hours. Actually, that was the first time that I thought about it that way, and his concern made sense. I remember back in college, 21 units is already considered as a full load for a whole semester. What if the 120 credit units of real estate subjects were treated the same? Imagine how many semesters in college it would take to finish 120 credit units? I just hope that those concerned can shed more light into this and help clarify the issue.

If in case it does translate to 120 hours, it would still require many months to complete such seminar. If a 24 unit CRESR normally took six weeks (at a rate of 1 meeting consisting of 4 hours per week) to complete prior to the RESA law, imagine how long it would take to finish 120 hours. Aside from the long amount of time it would take, imagine the cost for such seminars. Most people say that a 120 hour seminar would cost about Php20,000 pesos, and you still have to pass the exam to make sure your money does not go to waste.

More time for aspiring licensed real estate brokers

I suppose those who plan to take the real estate brokers exam would welcome this development as this would give them more time to attend the seminars prior to the exam, there would be more accredited service providers, and hopefully the competition would bring down their seminar fees, and lastly, aspiring brokers will have more time to review and actually pass the exam. I’m just glad I was able to take and pass the November 2007 Real Estate Brokers exam.

A reminder for real estate investors

If you are planning to take the real estate brokers exam because you plan to invest in real estate and think that being licensed is required, think again. In my opinion, being a licensed real estate broker is not required if you want to invest in real estate. As an investor, you are the owner, and you don’t need to be licensed to sell your own property. Let me quote Section 28-A of the RESA Law IRR:

“SEC. 28. Exemptions from the Acts Constituting the Practice of Real Estate Service

The provisions of this R.A. No. 9646 and the IRR shall not apply to the following:

(A) Any person, natural or judicial, who shall directly perform by himself/herself the acts mentioned in Section 3 hereof with reference to his/her or its own property, except real estate developers who are regulated by and registered with the Housing ang Land Use Regulatory Board (HLURB) pursuant to law and other resolutions/regulations such as but not limited to Presidential Decree (PD) 957, as amended,and Batas Pambansa Blg. 220 and their Implementing Rules and Regulations;

My mentor Trace Trajano interviewed me recently and the interview was all about how to buy foreclosed properties from banks, which are also often referred to as bank acquired assets, bank owned properties, ROPOA’s, ROPA’s, non-performing assets, etc. We basically covered buying foreclosed properties from banks:

• Before the auction (pre-auction)
• During auctions
• After the auction (negotiated sale)

Near the last part of the interview, Trace even shared a brief overview of how some of his students were able to do a short sale on a property that was in pre-foreclosure, here in the Philippines.

Trace actually created the “blueprint” while he was interviewing me, everything was spontaneous, and he even recorded everything in a video. I’m glad that Trace is sharing the video to all real estate investors out there. If you are new to real estate investing and want to start with foreclosed properties, then this video is for you.

This is the next part of my series on foreclosed property listings that I was able to get when I attended the 4th Philipippine Real Estate Festival and this installment features PNB foreclosed properties for public auction.

The Philippine National Bank – Special Assets Management Sector (PNB-SAMS) shall be having a property auction on August 26, 2010, Thursday, 2:00pm, at the A. Venue Hotel Suites, Via Veneto Hall, 7829 Makati Avenue, Makati City (Across Aberdeen Court – Great Eastern Hotel). More details after the jump.

Foreclosed properties for public auction

The foreclosed properties for public auction are from the National Capital Region, specifically properties from Metro Manila, Bulacan, Cavite, Laguna, Rizal, and Quezon.

A big number of properties from Rizal are from Village East II and III, which are located in Angono and Binangonan, Rizal.

Properties from Cavite include a significant number from Riviera Golf and Country Club, which is in Brgy. Biluso, Silang, Cavite.

Auction terms

Winning bidders can enjoy up to 35% discount*, as low as 8% interest rate*, and payment terms of up to 10 years. Please take note that installment buyers are required to bring  proof of income (ITR, certificate of Employment, Bank Statement, etc.).

To participate in this auction, interested parties must bring Php25,000.00 in cash or managers check as deposit. No deposit, no participation.

Purchase proposals submitted prior to the auction will be treated as VALID BIDS. Submission must be to PNB Special Assets Management Head Office-Manila until August 20, 2010 at 3pm.

I got this information through a listing of foreclosed properties from Star Properties Inc. when I attended the 4th Philippine Real Estate Festival and I would like to share it here for those unable to attend.

Anyway, after close scrutiny of this list of foreclosed properties, I noticed that it contained the exact same listing and auction information for their auction last July 3, 2010. It appears they are just reusing their previous announcement(s) and just added the date August 28, 2010 on the list, as seen below.

I believe that Star Properties has a bigger list that contains all of their inventory of properties for sale and I’ll be getting an updated copy soon and also post it here for those who might be interested. I’m just sharing the info here as a heads-up for those who might want to contact Star Properties directly.

By the way, as I entered the Philippine Real Estate Festival 2010 exhibit area last Friday afternoon, I noticed that they were giving away pink, yellow, and green listings so I got all three, thinking they might be from different areas, different auctions, etc. To my surprise however, aside from discovering that they just reused their July 3, 2010 announcement, I also found out that all 3 different colored listings had exactly the same information printed on them.

If you were not able to see their July 3, 2010 listing, you can still check it out here: July 3, 2010 auction of repossessed properties slated by Star Properties. As mentioned earlier, they should have a more complete listing and I’ll post it here once I get a copy.

Other listings of foreclosed properties

I was also able to get my hands on other listings of foreclosed properties from Allied Bank, China Bank, Philmay Property Inc., PNB, PSBank, and UnionBank during the Philippine Real Estate Festival 2010 and I will post them next. Buena Mano was also there with their Q3-2010 catalogues but I already posted their listings here.

I have always believed that real estate investing and internet marketing complement each other, they go hand in hand. Real estate investors use the internet to find properties, foreclosed or not. The much-awaited Implementing Rules and Regulations of Republic Act No. 9646, known as the “Real Estate Service Act of the Philippines” or RESA Law was finally published last July 24, 2010 in the Philippine Star, and will be effective fifteen days therefrom or on August 8, 2010. Click here for the full text of the approved and published RESA Law IRR. For a brief background, please also refer to my husband’s previous post for a copy of the full text of the RESA Law and its salient points.

The main goal of the RESA Law IRR and the RESA Law is the professionalization of the practice of real estate in the Philippines. What does this mean to the ordinary Filipino, in simple terms?

When we say professionalization, for me it means that there are subjects that need to be studied, exams that need to be passed, and rules that need to be followed. Thus, not everybody can enter the real estate profession. Only those who are qualified can be allowed to practice, and those who are allowed to practice need to follow rules to maintain their membership in the profession.

It is hoped that with these new rules, real estate transactions will be multiplied and be concluded faster, and instances of swindling or other illegal practices will be eradicated or at least minimized.

In my opinion, the important points of the RESA Law IRR are as follows:

• Only those who have passed the licensure examinations and have complied with the requirements can practice real estate service in the Philippines. [Refer to Section 29 of the RESA Law IRR on the prohibition against the unauthorized practice of real estate.]
• The Commission on Higher Education (CHED) will implement a bachelor’s degree in Real Estate Service. Once this is implemented, the Board will make the course a requirement for taking the licensure examinations.
• In the meantime that the bachelor’s degree is not yet implemented, applicants with other relevant bachelor’s degrees can take the examination provided that they have  completed 120 units of real estate subjects and training from accredited service providers (among other requirements). More on this later.
• There are certain requirements for those who want to be registered without examination [Refer to Section 20], particularly for those who have passed the licensure examination in the past. More on this later.

I know that there are some people who have been lobbying against some provisions of the draft IRR (particularly Section 28 about the proposed exemption of employees of developers from the coverage of the law), so I checked the published IRR and noted that the “insertions” they lobbied against have not been included in the final version (Kudos to the lobbyists!).

You may refer to a post of Mr. John Petalcorin, who is a passionate advocate of the RESA Law and professionalization of the real estate practice in general, with regard to the background of this story.

Moving on, I know that many of you are interested in the examination requirements so I reproduce here Section 14 of the IRR which is about the qualifications of applicants for examinations:

“SEC. 14. Qualification of Applicants for Examinations. In order to be admitted to the licensure examination for real estate service, a candidate at the time of filing his/her application, shall establish to the satisfaction of the Board that he/she possesses the following qualifications:

(a)  A citizen of the Philippines,

(b)  A holder of a relevant bachelor’s degree from a state university or college, or other educational institution duly recognized by the CHED; Provided, That he/she has completed at least one hundred twenty (120) credit units of real estate subjects and training from accredited service providers, as may be determined by the Board; Provided, further, That as soon as a course leading to a Bachelor’s degree in Real Estate Service is implemented by the CHED, the Board shall make this course a requirement for taking the licensure examination,

(c)  Is of good moral character, and must not have been convicted of any crime involving moral turpitude,

(d)  An applicant for the licensure examination for real estate consultants must show proof that he/she has at least ten (10) years experience as a licensed real estate broker, or an assessor, or as a bank, or institutional appraiser, or an employed person performing real property valuation, or at least five (5) years experience as a licensed real estate appraiser.

Based on the above provision, my question mainly is with regard to the 120 credit units of real estate subjects. Do we have to earn that many units before we can take the rumored December 2010 examinations? (I say rumored because there is no mention in the IRR about the date of examinations, but there should be at least one since it would probably be in June 2011 at the earliest when a Real Estate Service course is ready, and my husband Jay mentioned that there will be one in December based on his reliable sources).

If we are to take a seminar worth 8 hours per day, that would be 15 days of 8-hour seminar-days. I wonder how much the seminars will cost. Hmmm. Incidentally, the REBAP Marikina River City Chapter intends to hold seminars for the upcoming examinations. No word yet as to the exact schedule and seminar fees though. I hope my UP Open University Continuing Professional Education Program on Land Valuation – Introduction to and Valuation and Management (CPEPLV-ILV) course will be part of my credits. It looks like it, based on the course title. But I’ll have to ask my teacher and classmates [Hi classmates!] first and I’ll let you know.

Another question in my mind as regards Section 14 above is the meaning of “relevant” bachelor’s degree. What bachelor’s degrees will they deem as “relevant”? I am not aware of the deliberations so I really can’t say which degrees are relevant or not.

As for those who have already passed the Real Estate Brokers’ Examination in the past, Section 20 governs, as follows:

SEC. 20. Registration Without Examination.~ Upon application and payment of the required fees, the following shall be registered, and shall be issued by the Board and the Commission a certificate of registration and a professional identification card without taking the prescribed examination:

(a)  Those who, on the date of the effectivity of R.A. No. 9646 or as of 31 July 2009, are already licensed as real estate brokers, real estate appraisers or real estate consultants by the Department of Trade and Industry (DTI) by virtue of Ministry Order No. 39, as amended: Provided, That they are in active practice as real estate brokers, real estate appraisers, and real estate consultants, and that they have undertaken relevant Continuing Professional Education (CPE) or Continuing Education Program (CEP) to the satisfaction of the Board; Provided, further, That the following practitioners shall be allowed to register:

1. Any holder of a valid DTI license who has earned fifteen (15) Continuing Education Program or CPE credit units;
2. Those who failed to renew their DTI License prior to 30 July 2009 but who have earned twenty four (24) CEP credit units from accredited service providers as per M.O. 39 or CPE credit units from CPE Council Accredited Provider from 2007 to July 30, 2011;
3. Those who had passed the 2009 & 2008 licensure examinations given by the DTI but who failed to obtain their license upon the effectivity of the R.A. No. 9646 and who have earned fifteen (15) CEP or CPE credit units;
4. Those who had passed the 2007 licensure examinations given by the DTI but who failed to obtain their license upon the effectivity of the R.A. No. 9646 and who have earned eighteen (18) CEP or CPE credit units;
5. Those who had passed the DTI licensure examinations in 2006 and prior years but who had failed to obtain their license upon the effectivity of the R.A. No. 9646 and who have earned one hundred twenty (120) CEP or CPE credit units;

Provided finally, That real estate practitioners falling under the above-described categories who fail to comply with the necessary CPE requirements within two (2) years after the effectivity of R.A. No. 9646, on or before 30 July 2011, shall be required to take the Board licensure examination for real estate service practitioners;

(b)  Assessors and appraisers who, on the date of the effectivity of R.A. No. 9646 or as of 30 July 2009, hold permanent appointments and are performing actual appraisal and assessment functions for the last five (5) years, have passed the Real Property Assessing Officer (RPAO) examination conducted and administered by the Civil Service Commission (CSC) in coordination with the Department of Finance (DOF), and have undertaken relevant CPE to the satisfaction of the Board; and

(c)  Assessors and appraisers who, on the date of the effectivity of R.A. No. 9646 or as of 30 July 2009, hold permanent appointments and have at least ten (10) years actual experience in real property appraisal or assessment and have completed at least one hundred twenty (120) hours of accredited training on real property appraisal conducted by national or international appraisal organizations or institutions/entities duly certified by the Department of Finance (DOF) or any other pertinent national government agencies or Government Owned and Controlled Corporations (GOCC), as the case may be, recognized by the Board and relevant CPE credit units to the satisfaction of the Board.

Those falling under categories (b) and (c) shall register with the Board after they shall have complied with the requirements for registration as real estate appraisers, and have completed twenty four (24) CPE credit units.  Provided, That those seeking to be licensed to a new credential level shall be required to take the pertinent Board licensure examination for real estate service practitioners.

Those so exempt under the aforementioned categories shall file their application within two (2) years from the effectivity of Republic Act No. 9646 or until 30 July 2011. Provided, That the renewal of the professional identification card is subject to the provisions of Section 17, Art. III of R.A. No. 9646.

What’s the difference?

The PDF file is search-able, which means that while in your PDF reader(Adobe reader, Foxit reader, etc), you can search for keywords like “examination” and you will find portions that contain “examination”. Please take note that due to low print quality, I was not able to get 100% character recognition so some keywords might not be found when you search for them.

The DOC file is unsearchable as I just pasted JPG images inside a word document. Although it is not searchable, as long as you can open a word file, you will surely be able to open the document without the need for a PDF reader installed on your computer.

We take a breather from the usual listings of foreclosed real estate and give way to this list of foreclosed cars for sale from AMA Bank. The opening of the sealed bids for these foreclosed or repossessed cars will be on July 23, 2010, Friday, 2:00pm. Bids should be submitted before 10:00am on the same day.

The repossessed cars can be inspected at their warehouse at Octagon Avenue, corner F. Mariano Avenue., Brgy Dela Paz, Pasig City, Philippines. Don’t forget to bring a trusted mechanic when you inspect these cars, which is the proactive thing to do whenever buying second hand cars like these.

I made a quick phone call to AMA Bank and found out that all of the repossessed cars for sale are in running condition,  and you can even start them during your inspection. Furthermore, one can already submit their bids at the warehouse.

Interested in any of our properties?

1. Visit your chosen property any day of the week, any time of the day. Most of our properties have caretakers who can assist you during your visit (except for condos and vacant subdivision lots which are under the watch of the respective condo/subdivision homeowners association). For condos, you have to coordinate with us on where to get the keys.

Just a word of advice … Since our properties sell fast, we advise you to CALL US FIRST before your scheduled visit just to check the important details of the property and if it is STILL AVAILABLE. You can also verffy from us on the best way to get to the property.

2. If you like the property, submit to us an Offer to Purchase (found in one of the pages of this catalogue)

• All offers must be submitted in the official Offer to Purchase Form, duly filled out and signed. The said form may be submitted directly or sent through fax or email with attached scanned copy of the signed Offer to Purchase form (front and back) to the CUSTOMER CARE DESK of Property Sales and Leases.
• When the form is faxed or sent via email, the date and time stamped on the email or fax shall be considered the official time and date of the receipt.

3. FIRST-COME, FIRST-SERVED POLICY. First-come, First-served is our service policy whereby the offers to purchase are attended to in the order that they are received without other biases and preferences. This policy shall apply only to offers which are equal to or higher than our asking price.

4. You will be informed if your offer has been accepted. A Letter Advice containing the terms and conditions of the sale (with the following information) shall be sent to you:

a. Selling Price

b. Property Address/Description

c. Schedule of payment/s to complete the purchase price

5. After you sign the Letter Advice, which signnies that you agree with the terms and conditions of the sale, you must send us a copy for our file and as our basis to reserve the property for you until you pay the minimum 10% earnest money on or before the date stated therein. If the earnest money is not paid on due date, then the property will be offered to other interested buyers.

*What are the related taxes and fees that go with a real estate transaction?

For the account of the Seller:

• Capital Gains Tax – 6% of Selling Price (SP) or Zonal Value (ZV) or Fair Market Value (FMV) whichever is higher
• Business Tax – if applicable

For the account of the Buyer:

• Documentary Stamp Tax – 1.5% of SP or ZV whichever is higher
• Transfer Tax – rate depends on location of property (ranging from 0.25% to 0.75% of SP or ZV whichever is higher)
• Registration Fee – graduated rate based on SP (ex. P5,646 for SP of Php1 Million)
• Realty Taxes – for the remaining months of the year based on date of full payment

Note*: Government may impose other taxes and fees that are not covered by the above schedule.

What are the payment modes available for the purchase of a property?

• Cash
• Bank Financing
  • Through BPI, BPI Family Savings Bank or any other major domestic bank
  • Terms are subject to separate credit approval by the lending bank
