I’m a bit short in time so I will go direct to the point. San Juan City tax delinquent properties will be up for sale through a tax foreclosure auction on February 9, 2012, 10:00am, at the Multi-Purpose Hall of the City of San Juan.

The auction will be conducted by The Office of the City Treasurer of San Juan, by virtue of the provisions of Section 260 and 263 of RA 7160 otherwise known as the Local Government Code of 1991.

According to the notice of sale, the list of tax delinquent properties is still “Subject to Adjustment” and was “Computed as of September 30,2011″. Furthermore, taxpayers were advised that “If payment has been made please present to this office the corresponding official receipt for verification/validation”

This tax foreclosure auction sale is to be conducted by virtue of the provisions of Sections 260 and 263 of RA 7160, otherwise know as the Local Government Code of 1991.

According to the official website of Pasay City, there will be a tax foreclosure auction sale of Pasay City tax delinquent properties on September 15, 2011, 10:00am, at the 4th floor, Session Hall of the Pasay City Hall.

The notice for Pasay City Taxpayers on the website also mentioned that notices of delinquencies have already been sent to the concerned property owners through mail, and were also posted at bulletin boards at the Pasay City Hall and at the barangays where the tax delinquent properties can be found.

In addition, Pasay City Treasurer Manuel E. Leycano Jr. reminds all Pasay City taxpayers to settle their real property tax arrears to avoid the inclusion of their properties in the Tax foreclosure auction sale.

Tagaytay City recently published a first notice for tax delinquent real properties, by virtue of the provisions of Sec. 2A. 44 of the Codified Revenue Ordinance of Tagaytay City enacted from Section 254 of the Local Government Code of 1991.

Nope, this is NOT a tax foreclosure auction sale. At least not yet.

This is just a first notice which basically gives the owners of these properties a chance to settle any real property tax arrears they may have, inclusive of any surcharges, interest, and penalties.

Let me quote the notice below:

“At any time before distraint of real property, payment of the realty tax inclusive of surcharges, interests and penalties may be made. Failure to pay the real property taxes or any other tax levied under the Real Property Taxation upon the expiration of the periods as provided in Section 250 of the Local government Code, shall subject the taxpayer to the payment of two percent (2%) interest rate per month on the unpaid amount or a fraction thereof, until the delinquent tax shall been fully paid. Further and unless the tax surcharges and penalties are paid before expiration of the year for which the is due except when the Notice of the Assessment of Special Levy is contested administritively or judicially pursuant to the provision of Chapter 3 Title II Book II of the Code, the delinquent Real Property will be sold at Public auction and the Title to the property will be vested to the purchaser, subject however, to the right of the delinquent owner of the property or any person having legal interest therein to redeem the property within one (1) year from the date of auction sale.

Interested bidders are required to post a cash bond of Php10,000. As far as I know, this is refundable, unless the auction rules have changed. In contrast, the cash bond for the Tagaytay Auction held recently was not refundable.

Notice of sale for Quezon City tax delinquent properties auction on December 16, 2010 is a post from: Foreclosure Investing Philippines

The City of Tagaytay shall be conducting a two (2) day public auction sale of delinquent real properties on November 25 and 26, 2010, at the Tagaytay International Convention Center (TICC), Tagaytay City, Philippines.  This is pursuant to section 260 and 263 of RA 7160, otherwise known as the Local Government Code of 1991.

According to the notice, interested bidders  must pre-register one (1) week before the date of auction sale and they will be assigned their permanent individual bidders’ numbers.

Duly registered bidders shall be given their updated copies of the lists of properties for auction, rules and regulations, and bidding form, upon payment of a non-refundable amount of Ten Thousand Pesos (Php10,000.00) to cover the costs of printing, miscellaneous, and other incidental expenses during the auction sale.

Personally, I find having a non-refundable amount of Php10,000 as very discouraging for would-be bidders. What if a bidder is not able to win in any of his bids? He ends up with a double whammy as he also loses his Php10,000.

So far this is the only tax foreclosure sale that I have known that has such a high non-refundable amount. Of course I understand that they need money to cover expenses for the costs of printing, and other incidental expenses during the auction, but charging each bidder Php10,000 is simply too much, don’t you think?!

List of tax delinquent properties for sale

Sorry guys and gals, I don’t have a copy of the complete list of Quezon City tax delinquent properties for sale on October 7, 2010, I only got the notice. The complete list of tax delinquent properties for sale is now available. Click here to view the complete list. Keep in mind that the list will grow shorter as I am hoping that residents with tax delinquencies will settle/update all their realty taxes prior to the auction.

If you are interested on joining the tax foreclosure auction and want to get a copy of the tax delinquent properties for sale, I highly suggest that you drop by the Quezon City Taxpayer’s Lounge and get a copy from their office directly.

It is open from Mondays to Fridays, 7:00 AM to 5:00 PM, except during January of every year when the City Treasurer’s Office is open 7 days a week.

If you will notice, the Quezon City Treasurer’s office has been regularly conducting their tax foreclosure auctions on a quarterly basis. I checked their website and found the following schedule, so it’s confirmed, they will auction tax delinquent properties on a quarterly basis, at least until the end of 2010.

• April 6, 2010 – 1st schedule of sale delinquent real properties
• July 2010 – 2nd schedule of sale delinquent real properties
• October 2010 – 3rd schedule of sale delinquent real properties
