That’s probably the most frequently asked question I’ve been getting lately which is why I created this compilation of Comprehensive Real Estate Seminar (CRES) review centers for the upcoming 2012 Real Estate Brokers Exam. The next real estate brokers exam is to be conducted by the PRC next year on March 18, 2012. (Yes, the next real estate brokers exam is official as mentioned here.)

With so many people asking me where they can review for the March 18, 2012 real estate brokers exam, I hope this post will help inform aspiring real estate brokers what is available out there.

If you know any seminar out there that I have not listed here, just let me know so I can add it.

Please refer to this compilation as a guide and not as an endorsement for any of the real estate brokers exam review centers on the list.

Nevertheless, For those who want to know, my wife and I had our review at Urban Institute of Real Estate, under Engineer Enrico Cruz.

What is a mentor? A mentor is someone who teaches or gives help and advice to a less experienced and often younger person.[1] Having a mentor is very important when you are serious about real estate investing, or about learning any topic. You have to be careful though, and make sure that you get advice from a real mentor.

My husband and I know the value of a good mentor.  We attend seminars conducted by experts who are well-respected in the real estate field and related fields in order to “sharpen our saws” since we are really serious in our real education. We also read a lot of books on real estate which we get from Booksale, Fully Booked, Powerbooks, and of course National Bookstore. This way, we are also being mentored, in a way, by experts from other countries. We even have our own Cashflow 101 and Cashflow for Kids boardgames, and almost all of the Rich Dad books! Yes, we are very nerdy! (Anybody else here who gets a high whenever they learn something new?).

My point is, investing in your education is investing in yourself, and nobody can take that away from you.  It is up to you to apply what you have learned in real life.

A REAL real estate mentor

Our real estate mentor is Engr. Enrico Cruz.  For those who don’t know, Engr. Cruz is a respected real estate educator with over 35 years of working experience in the Philippines, in the field of engineering, construction, real estate, and education.

He was the topnotcher of the 1994 Real Estate Appraiser Examination, and 8^th placer in the 1988 Real Estate Broker’s Examination. He is also one of the few licensed Real Estate Consultants and Real Estate Fellows in the Philippines.  He is also the President and CEO of Urban Institute of Real Estate and Construction, a respected provider of real estate education in the Philippines.

Anyway, the PREF 2011 theme is “Real Estate, Tourism and Media : A Tripartite Collaboration for National Progress”

What to expect from the Philippine Real Estate Festival 2011

During PREF 2011, expect real estate industry leaders to showcase the most up-to-date technologies, trends, and product innovations, while the latest issues, and topics, are to be discussed by real estate industry experts during various talks and seminars that are to be held throughout the 3-day event.

After attending the “How to be Truly Rich Seminar” by Bo Sanchez last July 21, 2007, I saw a flyer about the Think Rich Pinoy Seminar that was to be held on the following month.

I was so excited and I hurriedly registered because my wife and I had already read the book “Think Rich Pinoy” by Larry Gamboa about 8 months earlier. We both believed that the book was like an outline on how to apply Rich Dad Poor Dad principles and do foreclosed real estate investing in the Philippine setting. I wanted to learn more!

August 18, 2007 came and it turned out to be a very stormy Saturday, but the flooded streets I encountered on my way to the seminar venue did not deter me from attending. I had a good feeling about this seminar.

I was not disappointed!

Although I was a bit late, I was still able to attend and I met Larry and the rest of the Think Rich Pinoy team.

A stormy Saturday... but the seminar room was full! That's me in the red shirt on the right listening to Larry Gamboa's talk.

I learned about the “desert experience” from Bo Sanchez and how important it is, not just for me, but also for the people around me, especially my son. I Also remember answering a questionnaire that Bo gave to all attendees. It gave an accurate picture of how financially literate I was back then, or the lack of it. Bo also talked about the true purpose of becoming rich. Awesome!

I also saw more examples of investing in real estate in the Philippines through real life real estate deals, not just from Larry, but also from the Think Rich Pinoy franchisees. I wanted to validate what I understood from the book, and I felt I was on the right track.

And then there was also this one thing that happened during the seminar that I shall never forget.

A preview of things to come?

In the afternoon session, seminar attendees played Robert Kiyosaki’s Cashflow 101 board game. I remember that I had already played the board game before, but I was not able to get out of the rat race. (You can read more about cashflow 101 here: Top 7 lessons learned from playing cashflow 101)

That changed however during the game in that fateful day more than 3 years ago. Our team got out of the rat race, in record time(we were the second team to get out), when we simply grabbed an opportunity that came our way in the game and never looked back.

It also helped that the game card we picked was for a truck driver, which meant our expenses were very low, and this really helped us get out of the rat race faster.

It was exhilarating to hear game master Ronald Cagape announce that we got out of the rat race and later on I was congratulated by Larry Gamboa himself!

I shall never forget the words Larry said to me on that day.

“Great work Jay, now you just have to do it in real life.” as he shook my hand.

Our team got out of the rat race! In this picture, we were holding our financial statement and money from the game. (Sorry I forgot my teammate's name and I also lost her number thanks to ondoy)

Was this a preview of things to come? Will I really be able to get out of the rat race for real?!

Of course, getting out of the rat race in the Cashflow 101 game is one thing, but doing it in real life is something totally different… or is it?

You see, last January 31, 2010, I got out of the rat race. But this time around, it was for real.

Yes, it really is possible!

As I look back, I truly believe It was just a matter of believing that it can really be done. Because of the seminar, I was off to a good start!

Now you know why…

Whenever I get the chance, I volunteer to help facilitate the Think Rich Pinoy Seminars. I even bring my own Cash Flow 101 board game to help make sure that there are enough boards for all to play.

I also actively promote the seminar here in Foreclosure Investing Philippines. I believe this is one seminar that I will never regret promoting.

Now I get to share my story

I was invited by Larry Gamboa to speak at the upcoming Think Rich Pinoy Seminar on May 28, 2011, and I look forward to sharing how I got out of the rat race for real.

Let me give you an idea of what I’m going to share. People are known to attend seminars and get to learn new ideas, and do nothing with them. I was also like that before.

But things happen and you just have to believe that it can be done, and you have to start taking charge of your life… and that’s exactly what I did!

If you are a DTI licensed real estate broker, appraiser, or consultant covered by the “grandfather clause” of the RESA Law, then you don’t need to retake the licensure exam to get your PRC license. You just need to register with the PRC, provided you are qualified, you have all of the real estate license requirements, and you will also have to have to pay the corresponding fees.

Real estate license requirements for Real Estate Brokers, Appraisers, and Consultants

To following documents are the real estate license requirements which you need to submit to the PRC:

1. Original and Photocopy of NSO Birth Certificate or valid Philippine passport.

2. Original and Photocopy of NSO Marriage Certificate ( for Married Female Only)

3. Original and Photocopy DTI Certificate of Registration / License and / or DTI Identification Card

4. Original DTI Certificate of Rating (for those who passed the examinations but failed to obtain their license).

5. Original NBI Clearance (updated)

6. Original and duly notarized CEP / CPE Certification earned in 2007 to July 30, 2011 accordingly as follow:

• Fifteen (15) CEP / CPE credit units for those with valid DTI licenses
• Twenty-Four (24) CEP / CPE credit units for those who failed to renew prior to July 30, 2009
• Fifteen (15) CEP / CPE credit units for DTI examination passers for the period 2008-2009 but failed to obtain their licenses
• Eighteen (18) CEP / CPE credit units for DTI examination passers last 2007 but failed to obtain their licenses
• One hundred twenty (120) credit units for DTI examination passers last 2006 and prior years but failed to obtain their licenses

7. Original Civil Service Commission Certification of Rating on Real Property Assessing Officers Examination (RPAO passers only). For Government Assessor/ Appraiser

8. Duly Notarized Certification of Appointment Papers and Service Records by the Department of Finance (DOF) or other Government Agencies stating their years of experience on real property appraisal / assessment and have completed at least One Hundred twenty (120) hours of accredited training on real property appraisal and 24 CPE credit units. ( Government Appraisers / Assessors Only)

9. Professional Indemnity Insurance / Cash or Surety Bond – renewal every 3 years with a minimum amount of P20,000.00 in favor of Professional Regulation Commission (PRC) / Housing and Land Use Regulatory Board (HLURB) for Real Estate Brokers and Professional Regulation Commission (PRC) only. for private real estate appraiser. ( Bonding company should be in good standing with the Insurance Commission)

10. Four (4) colored passport size pictures with white background and complete nametag.

11. Original and Photocopy of Community Tax Certificate (CTC).

Steps in filing your application for registration without examination

1. Fill-up application form together with required documents for pre-evaluation to the Office Secretary, PRBs or of the Asst. Secretary, PRBs (3rd Flr. Main Bldg.) at the PRC Central Office and Regional Offices processing counters. When I went there last February, it took me 30 minutes to do this. Yes, I write slowly.

2. To those with a DTI Registration or license, proceed to the Registration Division for verification of your Registration or license number from DTI. For those who passed the DTI licensure examinations but failed to obtain their license, proceed to the Records Division. ( In the absence of original document, certification from the Registration / Record Division is required). If i remember correctly, I verified my records at Window-H at the annex building and it took me about 15 minutes.

3. Proceed to the cashier for payment of fees. (Ground Flr., Main Bldg.) I paid Php900.00 and I was done in 5 minutes.

4. Proceed to the Customer Service Center for metered documentary stamp (Ground Flr., Annex Bldg.). This cost me Php21.00.

5. Proceed to notarization (2nd floor main building). I paid Php100.00 and was done in about 15 minutes.

6. Submit duly accomplished application form to the Office of the Asst. Secretary ( 3rd floor of main building). I was done in about 10 minutes.

7. Verify status of application by calling the PRC at Tel. No. (02) 735-1533 (Goodluck!). You can also visit the PRC website or just subscribe here and get alerted.

Deadline

All applications for registration without examination must be filed on or before July 30, 2011. This is the deadline as stated in the RESA Law IRR.

With the upswing mode of real estate, there is a strong need to guide incoming beginners and prospective real estate investors, dealers and developers away from the sad misfortunes of loss-making investments. Although real estate investing is one investment area that yields many opportunities and long financial security, this is realized only by knowledgeable investors.

However, because of the broad, diverse and changing intricacies and techniques of real estate, there is an urgent need to first acquire better and new knowledge in real estate on the part of prospective real estate investors, lessors, dealers and developers to save them from sad misfortunes, and also learn from the past mistakes of others.

In this regard, a series of lectures on the different how to’s of Real Estate Investing are continuously conducted by Urban Institute of Real Estate for prospective investors, developers, landowners and realty professionals for them to gain sufficient insights and confidence to finally implement proposed real estate investments.

Participants can learn the ABC’s of real estate principles and avoid costly mistakes that were normally suffered by inexperienced investors, and thus be guided to a pleasant and successful real estate business.

Jay and I went to the PRC yesterday to file my application for the Real Estate Brokers Exam on March 27, 2011. We decided to file my application for the real estate brokers exam early, even if the deadline is still on March 7, 2011.  Here are some tips based on how we did it yesterday, and we hope these would help those who are going to file their PRC real estate brokers exam application.

Before going to PRC:

1. Bring the filled-out forms already so you can save time.

Please see attached webcopy of the real estate brokers exam application form. The webcopy looks different from the photocopy version but I think they will accept it. Please confirm with the PRC employees. So sorry we were not able to scan the photocopy version of the application form (I thought the webcopy would be the same as the photocopy).

If you already have an application form, then you do not need to fall in line at the Public Assistance  counters. Also, if you fill out the forms at the PRC, you will have a hard time writing because the tables are limited.

Make sure to put the school code and course code already.  This pertains to your undergraduate course, not the review course. I saw a lot of people looking at the boards with the school codes and you can save time by looking for your code before you get to PRC. If you had further studies, get your school code and course code for that as well.

Look for your Rurban code for your place of birth, and another Rurban code for your address.

You do not need to have the application form notarized.

Place of examination – Manila (unless you will take the exam in Cebu, etc.)

Other dates usually refer to the date of filing of the application form.

Previous PRC exams taken – This is a bit confusing even for me. I wrote CPA board exams and the Board Code for CPA.  A person I talked to who was in front of me in the line said that he saw someone who wrote Engineering board but he was instructed to remove the same as the exam we will be taking is the Real Estate Broker’s Exam. So one interpretation is that it pertains to the previous PRC exams you have taken which is the same as the one you will be taking now (meaning repeat).  This one I was not able to verify. Anyway, they accepted my application so I think it is not important.

2. Prepare your documents.

Prepare all the originals (put them together in an envelope), and prepare the photocopies (put them together in an envelope as well). They will compare the photocopies with the originals. Once satisfied with the photocopies, they will return the originals to you.

3. Double-check your documents:

• Transcript of records (TOR) – must have S.O. #, with scanned picture, and noted “For Board Exam Purposes”
• As an alternative to the TOR, you may present your diploma with S.O.# and scanned picture (I did not present this, only my TOR)
• 4 pcs. Passport size colored pictures with full name tag. Inside PRC (to the right of the Public Assistance counters), there is a picture-taking service for P80.00. I had mine done at Tronix for P60.00 only.
• NSO Birth Certificate
• NSO Marriage Certificate (for married women)
• Passport (I brought my passport also as additional proof of Filipino citizenship and my name).
• Community Tax Certificate (Cedula)
• Any valid identification card
• Notarized Certificate of Completion of 120 hours
• NBI Clearance – I gave the Original Copy, but I saw someone pass the Personal Copy and it was accepted as well. To be sure, just prepare the Original Copy. I got mine (renewal) at the Park Square I NBI Satellite Office (in front of Dusit Hotel Makati) and it took me almost 2 hours to get it because of the long line.
• OJT Certification: 60 hours – This is for those who opted to attend CRESAR’s that offer 60-units lecture which should then be accompanied by 60 hours of OJT certified by a licensed real estate broker. In relation to this, a friend of Jay who also filed his application yesterday will have to go back after 3 days as it appears the 60 hours of OJT under a broker needs to be consulted and clarified with the PRBRES. This is one good reason to file your applications early!

4. You do not need to have a Certificate of Good Moral Character.

5. Bring your own ballpen, paste, and stamp pad.

There is a stamp pad or everybody’s use at the long table at the Customer Service Center, but you have to get out of the line and go outside the main building.

Going to PRC:

The address of PRC is P. Paredes street, Cor. Morayta Street, Sampaloc, Manila, Philippines

By car – The best route recommended by my husband would be to come from C.M. Recto Avenue then turn right at Nicanor Reyes Street (formerly Morayta). Turn right again at P. Paredes street which is a one-way street.  P. Paredes is the street just before Espana. At P. Paredes street, you will see the PRC building at the left side (the blue building).

Parking is next to impossible at P. Paredes street. Just turn left to Sergio H. Loyola Street and then to P.  Campa street where you should be able to find some pay parking spaces.

By commuting - I suppose you can reach Nicanor Reyes Street or Morayta by riding any jeepney that will pass C.M. Recto or Espana. After alighting at Nicanor Reyes Street, just walk towards P. Paredes street where the PRC building is located.

6. Be early.

According to Ate Guard, the PRC opens at 8:00am. There is a lunch break from 12:00NN to 1:00pm, and the closing time is at 5pm. We just rode a taxi because it’s difficult to find parking space in the area (and Tuesday is our coding day). Downside is that it was hard for us to get a taxi going back to Makati.

7. Buy Documentary stamps.

When you get inside the gate, you can buy metered documentary stamps (P21.00) at the windows at the right side.  I think there are three windows only. If you want to be more efficient, prepare the exact amount.  Give your application form and the PRC employee will stick the doc stamps on your form.

8. Buy a genuine window envelope.

Go to the left side, passing the windows with letters (Window H, Window K, etc.), and you will see the PRC Coop store beside the stairs. Buy a window envelope with metered stamp for P18.00. Again, if you want to be more efficient, prepare the exact amount. Do not buy a window envelope with metered stamp from peddlers outside PRC. According to a PRC employee at the documentary stamp window, those are fake.

9. Fall in line for Evaluation.

Go inside the main building, and at the leftmost side, fall in line for evaluation of your application (Windows 5, 6, 7, and 8 ) There is a “manong” who will give you your application form number, which you have to write on your application form (Thus, you must have your own ballpen).

Better  if you have a thick folder which you can use as “patungan” or any hard surface you can write on since you will be doing a lot of writing while in line.  Ask manong to scan your application form as he can help you with some questions.

10. Fill-up the PERCC form, etc.

After your application form is evaluated, the PRC will give you the PERCC form and another form.  Hold on to it in the meantime.

11. Payment.

Next, pay the Php900.00 fee at the Cashier (right side of Windows 5, 6, 7, and 8). See picture above.

12. Issuance of Notice of Admission.

You will have to fall in line again for the issuance of the Notice of Admission (Windows 9, 10, 11, and 12). While you are in line, fill out the PERCC form and Notice of Admission form if you have not yet done so. Please see attached sample PERCC form so you are aware of what to write on the real one. The real PERCC form you should fill out shall be the one given to you by the PRC.

Note that you need to affix your thumbmark to the PERRC form. This is when having your own stamp pad is convenient, as you don’t have to go outside anymore. I think everyone in the line will thank you if you share your stamp pad with them. Note: There is no stamp pad being sold at the Coop store.

Have your own paste also as you need to paste your picture on the Notice of Admission and the PERCC forms. This is the last step for the day. Go back 2-3 days before the exam for the building and room assignments.

With thousands of aspiring brokers that are going to take the exam on March 27, 2011, I’m sure the long lines at the PRC will become longer and longer as the March 7, 2011 deadline for the filing of the real estate brokers exam application draws near.

Our suggestion is to file your applications for the real estate brokers exam as soon as you complete your requirements, like the 120-unit CRESAR certificates, among the many requirements.
