			<content:encoded><![CDATA[<p></p><p><em>I will be starting a series based on the questions that were asked during a panel discussion with <a href="http://brezzie.homes-not-houses.com/" target="_blank">Will Abriza</a>, <a href="http://www.seminarphilippines.com" target="_blank">Sha Nacino</a>, and myself, in the recent Manila leg of the Money Summit and Wealth Expo 2011. Due to time constraints, we all gave very short answers. I believe I was not able to say all that I wanted to. Aside from sharing my answers for the benefit of those who were not present, let me share additional thoughts through this series.</em></p>

<h2>The first question</h2>
<p>The first question asked by <a href="http://www.foreclosurephilippines.com/moneysummitcebu2011" style="" target="_blank"  onmouseover="self.status='http://www.foreclosurephilippines.com/moneysummitcebu2011';return true;" onmouseout="self.status=''">money Summit</a> and <a href="http://www.foreclosurephilippines.com/moneysummitcebu2011" style="" target="_blank"  onmouseover="self.status='http://www.foreclosurephilippines.com/moneysummitcebu2011';return true;" onmouseout="self.status=''">Wealth Expo</a> 2011 emcee Airick Daquioag went something like this:</p>
<h3><em>&#8220;What was the &#8220;aha!&#8221; moment that made you decide to take action towards financial freedom?&#8221;</em></h3>
<h2>My answer</h2>
<p><em>&#8220;I realized that I was literally killing myself because of my job and it was not worth it, even though I was making good money.  Just like Will, I started to realize this after reading the book &#8220;<a href="http://www.foreclosurephilippines.com/richdadasia" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/richdadasia';return true;" onmouseout="self.status=''">Rich Dad</a> Poor Dad&#8221;, although it took some time before I finally took action. This was when I was diagnosed with hypertension at a relatively young age of 37 years old and I realized enough is enough and I just had to do something&#8230;&#8221;</em></p>
<h2>The whole story</h2>
<p>Why did I say <em>&#8220;I was killing myself because of my job?&#8221;</em> &#8211; In Filipino, this would be <em>&#8220;Nagpapakamamatay ako para sa trabaho!&#8221;</em>.</p>
<p>You see, way back in 2006, I ended up doing the job of 3 people. My department was supposed to have 5 people at full strength and all but one either resigned or transferred to other departments, including me, and I was the first to resign.</p>
<p>I resigned to work for a small IT consulting firm that had a better offer for me. While working there, my staff introduced me to the book &#8220;Rich Dad Poor Dad&#8221; by <a href="http://www.foreclosurephilippines.com/richdadpoordad" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/richdadpoordad';return true;" onmouseout="self.status=''">Robert Kiyosaki</a>. But because of the almost daily trip to/from Marikina-Makati-Batangas, I quit after 7 months and returned to my old company. I even took a pay-cut just to get out of there.</p>
<p>Anyway, when I came back, I believed that it would be easy to get us back at full strength, or so I thought. But I did not mind because I loved my job.</p>
<p>That changed, however, when one morning I thought the world had turned upside down, literally. I woke up early that morning because I had  to attend a managers&#8217; meeting, but when I stood up I immediately fell down to the floor. I did manage to get up and reach the bathroom by walking while holding on to the walls of our house.</p>
<p>I was able to get myself ready to go to work, and after vomiting a number of times, I drove myself to work and attended the meeting. After the meeting ended, that was the only time I said I did not feel well and when our company nurse checked my blood pressure, it was at 140 over 100, well above the normal levels.</p>
<p>I ended up at the emergency room and was later diagnosed with vertigo and high blood pressure.</p>
<h2>A deeper concern</h2>
<p>Looking back, I was really crazy and stupid to insist on going to the office even though I was obviously sick right? During that time, I felt that I loved my job but I was literally killing myself for it.</p>
<p>I still remember my thoughts during those days.</p>
<p>I felt angry because my job has already affected my health, and what would happen to my family if something happened to me?!</p>
<p>I love my family and I felt it was foolish for me to just let this happen and I really had to do something!</p>
<p>This goes beyond the basic need of spending more time with your family which others may think is a bit shallow.  It was a deeper concern where I wanted to be healthy and alive to take care of my family!</p>
<h2>It was all about passion</h2>
<p>In the book <em>Rich Dad Poor Dad</em>, <em>Robert Kiyosaki</em> defined <a href="http://www.foreclosurephilippines.com/2010/02/how-to-keep-the-passion-burning-for-real-estate-investing.html" target="_blank">passion</a> as a combination of love and anger. I guess I was able to combine my own feelings of anger caused by what was happening to me, and my love for my family, into passion, which finally pushed me to take action.</p>
<p>Let me leave you with a quote from the book <em>&#8220;The 4-Hour Work Week&#8221;</em> by <em>Tim Ferris</em> which I read several years later but captured in essence what led to that aha! moment for me to take action.</p>

<h2>How&#8217;s my health?</h2>
<p>By the way, in a follow-up question I was asked <em>&#8220;how&#8217;s your health?&#8221;</em> I quickly answered that my ex-office mates often say I look younger and stress free when I visit them.</p>
<p>Yes, it&#8217;s true! Without the stress and a healthier lifestyle, I can definitely say I have managed my hypertension very well, and even my cardiologist can attest to this.</p>

<p>In the next part of this series, let me share my answer and additional thoughts about the question <em>&#8220;There are different ways to make money in real estate like brokering, flipping, rentals, rent-to-own, buy and hold etc. Which one would you recommend and why?&#8221;</em></p>

			<content:encoded><![CDATA[<p></p><p style="text-align: justify;">It&#8217;s hard to believe it&#8217;s already been a year since I first greeted you all here with a <a href="http://www.foreclosurephilippines.com/2009/06/financial-independence-day-greeting.html">financial independence day greeting</a>. This time around I would like to greet you all again by sharing a story of how an Information Technology professional was able to cross-over to Real Estate investing. I hope this inspires not just IT professionals but also just about everyone out there that it can really be done.</p>

<h2>Cross-over:  from IT to RE</h2>

<p><em>MANILA, Philippines &#8211; For Jay Castillo, crossing over  from heading the IT department of a multinational company to investing  in real estate seemed like a very big risk at first glance. But there’s  no denying now that he’s enjoying real estate investing and making good  money out of it.</em></p>
<p><em><a href="http://www.foreclosurephilippines.com/wp-content/uploads/2010/06/jay-castillo-cross-over-from-it-to-re-philippine-star-june-11-2010.jpg"><img class="alignright size-thumbnail wp-image-4590 colorbox-4585" title="jay-castillo-cross-over-from-it-to-re-philippine-star-june-11-2010" src="http://www.foreclosurephilippines.com/wp-content/uploads/2010/06/jay-castillo-cross-over-from-it-to-re-philippine-star-june-11-2010-235x320.jpg" alt="" width="235" height="320" /></a>Jay wanted to get his feet wet in real estate investing after reading</em><em> <a href="http://www.foreclosurephilippines.com/thinkrichpinoy" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/thinkrichpinoy';return true;" onmouseout="self.status=''">Think Rich Pinoy</a> by <a href="http://www.foreclosurephilippines.com/thinkrichpinoy" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/thinkrichpinoy';return true;" onmouseout="self.status=''">Larry Gamboa</a>. He still had a lot of unanswered  questions, though, on how exactly he could start investing. Fortunately,  he was able to attend Urban Institute of Real Estate’s Investing in  Real Estate Series. “I also attended Urban Institute’s Comprehensive  Real Estate Seminar and Review (CRESAR) to gain knowledge in real estate  and I also passed the real estate broker’s licensure exam a month  after,” Jay shared.</em></p>
<p><em>At present, Jay continues to look for bargain and foreclosed  properties to buy and sell. He is also considering buying lots where he  can build townhouses which he could sell or rent out afterwards.</em></p>
<p><em>“This would be a big departure from what I did last year which was to  buy and renovate foreclosed house and lots and then sell them through a  rent-to-own scheme” Jay said.</em></p>
<p><em>According to Jay, the real estate business can be very lucrative if  one focuses on bread-and-butter properties or single-unit houses and  lots priced at P2 million and below. “These are the kinds of property  many buyers are looking for.”</em></p>
<p><em>The  other more saleable properties are single family homes below P2 million  with 2-3 bedrooms, 1 toilet &amp; bath, with a floor area of 50 to 60  square meters (sqm), and lot areas of around 100 sqm.</em></p>
<p><em>Jay’s first completed deal is always the most memorable for him. “For  my first completed deal, I bought the property through an auction after  many attempts in bidding for properties at public auctions and not  winning anything. After I won a bid for the first time, I was very  happy, but a feeling of anxiety also began to set in: “What if I am not  able to rent out or sell this property?” “What if I encounter a problem  with the title of the property, the taxes, the house’s structure, etc?”</em></p>
<p><em>His fears were unfounded after all. That property was a perfect  example of a great investment as he was able to have it tenanted in just  55 days. “I learned so much from that deal,” he enthused.</em></p>
<p><em>One of the more important considerations a serious buyer asks is  whether the property is flood-free and was not affected by Ondoy. “Of  course, buyers would also want to know if the property is accessible to  public transport and near their place of work, in a safe and secure  location, and has good investment potential.</em></p>
<p><em>Is it true that to be able to sell a property, you must be able to  fully explain or answer all the questions a buyer may ask? “Yes, and one  also has to be able to answer sincerely,” replied Jay. “I credit Urban  Institute of Real Estate for giving me the kind of training and know-how  that gave me a lot of confidence in dealing with clients,” he added.</em></p>
<p><em>Jay believes that Filipinos have become more intelligent and  discerning buyers seeking more value for money and looking for sound  investments like real estate.</em></p>
<p><em>Before enrolling in Urban Institute, all Jay knew were general  concepts on real estate investing but had no idea how exactly they can  be done.</em></p>
<p><em>“At Urban Institute, I learned exactly how real estate transactions  are conducted considering the laws, rules and regulation, taxation, etc.  When there’s a difficult question I encounter, I can ask Urban c/o  Engineer Enrico Cruz </em><em>“Engineer Cruz has probably encountered just  about everything there is in real estate investing so he is able to  answer all of my questions quickly</em><em>.” Cruz is the president of  Urban Institute of Real Estate and has more than 40 years of working  experience in the field of engineering, construction, real estate, and  education.</em></p>

<p style="text-align: justify;">Here&#8217;s a little trivia, if you will notice my picture on the printed edition, I appear to be very serious and somewhat concerned. This was because I was checking what was my maximum allowable bid as I had a lot of competitors who were also bidding for the same properties during this auction of <a href="http://www.foreclosurephilippines.com/2008/11/ucpb-public-auction-on-november-29-2008.html">UCPB foreclosed properties</a>. I did not win in any of my bids for properties I was bidding for during that auction but I was able to win three months later with another bank. I guess persistence really pays off!</p>

<p>For the past few weeks, I have been on a six-day work week. This set-up really drained my energy. Most importantly, it made it impossible for me to go home to our province, a 10-hour bus ride from Manila. I miss my family so much! How I wish I could go home and see my family as often as I want. <span id="more-4446"></span><strong> </strong></p>
<p>Last Saturday and Sunday, I had no work &#8211; a very rare chance! I wanted to go home to our province but I was already so tired, physically and emotionally. I just decided to have a laidback weekend where I could relax, sleep, eat, read, think, and write.</p>

<p>As I was reflecting, I noticed that there are so many interesting activities outside the confines of the corporate world. There’s toastmasters, a public speaking club that will help you develop your communication and leadership skills. There’s swimming, which is a good way to beat the heat. There’s travelling. Photography. Badminton. Running. Jogging. Volunteer work. And many more!</p>
<p>I engage in all these activities and more! You could just imagine how physically taxing that was.  Not only that, some of these interests could be expensive too!</p>
<p>&nbsp;</p>
<p><strong>I couldn’t juggle everything!</strong></p>
<p>I want to do everything! Yet, I don’t have all the time and money to pursue everything at the same time. I have to cut down on some of these activities. Guess where most of my time goes? Yes, to my work because I spend at least 11 hours a day 5 days a week in the office (inclusive of travel time).</p>
<p>Does my work make me happy? Let’s just say that I love a lot of things about my employer – the culture, the people, the activities, its corporate social responsibility projects, its personality development programs, and interest clubs.</p>
<p>But if money were not an issue, I would definitely be somewhere else. Yet, I cannot resign just yet because my work is my bread and butter.</p>
<p><strong>I need more time and money!</strong></p>
<p>I want to have more time and more money at the same time.  I want to have as much time as I want to spend with my family and loved ones. I want to have more time to do volunteer work. I want to have more money to help our less fortunate countrymen. And I also want to have more money so I can do the things I want to do.</p>
<p>If I work overtime, I could increase my money but this also means less time for my family and other important things in life. How could I have more of both time and money?</p>
<p><strong>What my mentors taught me</strong></p>
<p>My mindset was limited because I knew only of one way to earn money – that was through my job in the corporate world. If I wanted to have more money, I needed to work overtime.  I need to work hard for money!<strong> </strong></p>
<p>Then I met my mentor <strong><a href="http://www.foreclosurephilippines.com/richdadpoordad" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/richdadpoordad';return true;" onmouseout="self.status=''">Robert Kiyosaki</a></strong> through his book “<strong>Rich Dad Poor Dad</strong>”. I was shocked when he said that I could earn as much as I want even without working! He termed this as <strong>passive income.</strong> He also advised me that instead of working for money, I could make money work for me.</p>
<p>Wow! I felt so liberated! If I could learn the art of earning passive income and of making money work for me, then I could have more time to spend with the persons that matter to me most and I could also have more money to use to help others.</p>
<p><strong>When the student is ready, the mentor will come</strong></p>
<p>Last August 2009, I attended the <strong><a href="http://www.foreclosurephilippines.com/thinkrichpinoy" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/thinkrichpinoy';return true;" onmouseout="self.status=''">Think Rich Pinoy</a> Seminar</strong> of <strong><a href="http://www.foreclosurephilippines.com/thinkrichpinoy" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/thinkrichpinoy';return true;" onmouseout="self.status=''">Larry Gamboa</a></strong>, author of “<strong>Think Rich Pinoy</strong>”, “<strong>Grow Rich Pinoy</strong>”, and co-author of <strong>Trace Trajano</strong> in “<strong>Think Rich Quick</strong>”. This got me really interested in real estate investing. <strong> </strong></p>
<p>I guess I was ready to learn more about real estate because a few months back, I met my real estate mentor <a href="http://www.foreclosurephilippines.com/tracetrajano" style="" target="_blank" rel="nofollow" onmouseover="self.status='http://www.foreclosurephilippines.com/tracetrajano';return true;" onmouseout="self.status=''">Trace Trajano</a>. Trace taught me and my team how to<em> invest in real estate</em> with little or no money down. Trace conducted his first ever Think Rich Quick seminar in March 27, 2010. After learning from Trace’s teachings, my team was able to sell a condominium unit in just six days! Trace is really a fantastic mentor!</p>

			<content:encoded><![CDATA[<p></p><p>Today we observe Philippine independence day. On June 12, 1898, the Philippine declaration of independence happened at the ancestral home of General Emilio Aguinaldo in Kawit, Cavite. I would like to greet all fellow Filipinos a happy and meaningful Independence Day!</p>
<h2>How about our &#8220;Financial Independence&#8221;?</h2>
<p><span id="more-216"></span>Much the same way as a declaration of independence was done in Cavite more than 100 years ago, I believe that we should also declare and proclaim to the world our goal of achieving financial independence. I would say that this is a defining moment in our quest for financial freedom. Without the declaration, we are not really clear on what our objectives are. After we declare it, the more we can focus on it.</p>
<p>This again is another insight from watching <em>&#8220;The Secret&#8221;</em> as mentioned in my previous post about <a href="http://www.foreclosurephilippines.com/2009/06/is-it-really-possible-to-gain-financial.html">achieving financial freedom</a>. Following the Law of Attraction, declare and radiate to the world what you really, truly want, and the world will give it to you.</p>
<h2>My declaration of financial independence and financial freedom</h2>
<p><em>&#8220;I declare that I shall be financially independent by building at least Php60,000 in  monthly </em><em>passive </em>income before my 40th birthday through multiple streams of passive income from foreclosure investing, internet marketing, and other passive income opportunities.&#8221;</p>
<p>I really can&#8217;t remember when I started to declare this to myself and to the whole world. I guess what is really important is that I made the declaration, and doing so has left me no choice but to achieve it!</p>

			<content:encoded><![CDATA[<p></p><p>I was inspired to write this post after I watched &#8220;The Secret&#8221; for the nth time and remembered a question made through a comment on my post <a href="http://www.foreclosurephilippines.com/2009/04/foreclosure-investing-is-not-really.html">Foreclosure Investing Is Not Really Just About The Money, It&#8217;s About Financial Freedom!</a> where I was asked &#8220;Is it really achievable that you will be financially free in real estate investing?&#8221;. <span id="more-208"></span></p>

<p>I<img class="alignleft size-full wp-image-4239 colorbox-208" title="financial freedom" src="http://www.foreclosurephilippines.com/wp-content/uploads/2009/06/financialfreedom.jpg" alt="financial freedom" width="300" height="238" /> was very quick to answer with a resounding yes to that comment.</p>
<p>However, while watching the video and when the quotation above flashed on the screen, I thought to myself that maybe the late Henry Ford had a more accurate answer.</p>
<p>The reason I say this is because more often than not, the answer to similar questions really depend on ourselves, on what we believe.</p>
<p>If we believe that we can accomplish one thing, then there is a great chance that that we will, especially if that belief is accompanied by passion and action.</p>
<p>On the other hand, if we believe we can&#8217;t, that is usually enough to hold us back and we can&#8217;t succeed because we won&#8217;t even try.</p>
<p>I know how that feels. Had I been asked the same question 4 years ago, I would have had a different answer. I would have probably said I can&#8217;t make real estate investing work along with a lot of reasons and excuses.</p>
<p>Obviously, I was able to change that mindset. Otherwise you won&#8217;t be reading this blog as it would not exist at all.</p>
<p>It really took a long time for me to change my perspective and I&#8217;m glad I was able to do so.</p>
<p>I could say I was lucky and life pushed me to the right direction or maybe I am just very passionate about this quest of mine as my wife would often say. Whatever it was, I am just happy that I can now say that it really is possible to gain financial freedom from real estate investing. I know this from experience.</p>
<p>No, I am not yet financially free, but I truly believe that I shall be financially free soon*.</p>
<p><em><strong>*Update:</strong> I already got out of the rat race and the next challenge is to make it permanent!</em></p>

			<content:encoded><![CDATA[<p></p><p style="text-align: justify;">At least that&#8217;s the way I look at it. My purpose for making money through foreclosed property investing is not really just about having lots of money or getting rich, its about having the freedom to do the things that are truly most important in life, without worrying about where to get money to provide for my family.</p>
<p><span id="more-185"></span></p>
<h2>Don&#8217;t let life pass you by while &#8220;working hard&#8221;</h2>
<p>As I write this, I have a four year old son who is growing rapidly right before my eyes and I would rather be a father that is always there for him, than one who is always working hard in an office somewhere, confined to having weekends and short vacations as free time to spend with my family.</p>
<p>I tell you, spending the best years of your life &#8220;working hard&#8221; is not worth it when you realize that life is really passing you by.</p>
<h2>Why I want to be financially free</h2>
<p><img class="alignright size-full wp-image-7089 colorbox-185" title="financial-freedom" src="http://www.foreclosurephilippines.com/wp-content/uploads/2009/04/financial-freedom.jpg" alt="" width="227" height="151" /></p>
<p>The past decade in the corporate world has made me realize this, where earning a &#8220;living&#8221; is actually causing too much stress that is literally killing me softly.</p>
<p>This is the reason why a little more than 2 years ago, just after I was diagnosed with hypertension, I made a decision that I will get out of the so called <a class="zem_slink" title="Rat race" rel="wikipedia" href="http://en.wikipedia.org/wiki/Rat_race" target="_blank">rat-race</a> as soon as possible and achieve financial freedom.</p>
<p>The goal is to have more than enough money in the form of passive income to sustain us without the need for a job.</p>
<h2>I would rather have money and happiness</h2>
<p style="text-align: justify;">Money may not be everything but money absolutely affects everything that we hold dear in life!</p>
<p style="text-align: justify;">I often hear people say that money is not important as they believe that happiness and family is more important.</p>
<p style="text-align: justify;">But if you think about it, how the heck can you be happy if you don&#8217;t have the money to feed your family?!</p>
<p style="text-align: justify;">I would rather have both, money and happiness!</p>
<h2 style="text-align: justify;">Live life to the fullest now!</h2>
<p style="text-align: justify;">Life is short and I want to make the most of my life by living life to the fullest now, while I am at the prime of my life, not when I am sixty or sixty five years old.</p>
<p style="text-align: justify;">The naysayers would often say that what I&#8217;m saying is impossible and we have no choice but to work hard, guess what, these words often become a self fulfilling prophecy.</p>
<p style="text-align: justify;">I for one know for a fact that it can be done because I am doing it right now, which is what I am sharing to all of you through this blog about <strong>foreclosed real estate investing</strong>.</p>
<h2 style="text-align: justify;">There is no need to defer life and happiness</h2>
<p style="text-align: justify;">Happiness does not have to be deferred. It just takes courage to act.</p>
<p style="text-align: justify;">More than a year ago I gave myself a deadline and said to myself that I shall have financial freedom before my 40th birthday. Guess what, I am turning 40 this December 2009.</p>
<p style="text-align: justify;">So far I am on track with my goals, I have already closed one deal for 2009, thank God!!! One down, three more to go! Makes me look forward to what lies ahead and it gives the saying <em>&#8220;Life begins at 40&#8243;</em> a whole new meaning for me!</p>
<p style="text-align: justify;">I would love to share a lot more <em>&#8220;emotional why&#8217;s&#8221;</em>, a term I borrowed from <a title="Bo Sanchez" rel="homepage" href="http://www.foreclosurephilippines.com/trulyrichclub.php" target="_blank">Bo Sanchez</a> that refers to the big enough reasons why we would want to succeed in an endeavor, but I guess I will probably have to do so in another post in the future, I seem to get too emotional just thinking about them.</p>
