			<content:encoded><![CDATA[<p></p><p style="text-align: justify;">Last December 10, 2009, CBRE conducted their <a href="http://www.foreclosurephilippines.com/2009/12/cbre-to-hold-property-pac-yawan-bazaar-christmas-public-auction-of-bank-acquired-properties.html">Property &#8220;Pac-yawan&#8221; Bazaar</a>,  and as what commonly happens to public auctions, quite a number of the acquired assets for sale remained unsold. I would like to share the post auction listing here, courtesy of Mark Del Rosario of CBRE.</p>
<p style="text-align: justify;">I was unable to attend because I simply had no time due to work. Besides, I really can&#8217;t bid on any of the properties because I didn&#8217;t have the time to <a href="http://www.foreclosurephilippines.com/2009/05/4-steps-to-quickly-analyze-and-short.html">shortlist, analyze</a>, and perform any <a href="http://www.foreclosurephilippines.com/2009/03/31-questions-you-need-to-ask-when.html">due diligence</a> on any property I might have found to be good investments.<span id="more-2802"></span></p>
<p style="text-align: justify;">In retrospect, something similar happened last year when I was unable to bid in one of their public auctions although I was still able to attend when the auction happened to fall on the same day as my birthday. I was on leave and had time to attend. <p style="text-align: justify;">Anyway, as I have mentioned above, I am sharing here CBRE&#8217;s post auction listing of acquired assets and interested parties can still purchase the unsold prioperties at auction price. Please see below for more details.</p>

<h2><strong>Property &#8220;Pac-yawan&#8221; Bazaar Post Auction</strong></h2>
<p>CBRE has just concluded its Property &#8220;Pac-yawan&#8221; Bazaar yesterday at the Brasserie, Security Bank<a href="http://www.foreclosurephilippines.com/wp-content/uploads/2009/12/CBRE-December-10-2009-Post-Auction-listing.jpg" target="_blank"><img class="alignright colorbox-2802" src="http://www.foreclosurephilippines.com/wp-content/uploads/2009/12/CBRE-December-10-2009-Post-Auction-listing.jpg" alt="" width="201" height="470" /></a>Building.</p>
<p>For those who missed the chance, don&#8217;t worry. You can still avail of the properties at its Auction Price!</p>
<p>CBRE is having its POST AUCTION PERIOD within one month after the auction. During this time, unsold properties will still be priced the same and buyers who missed the auction can submit their offers subject for approval of the seller. After the post auction period, the prices of the properties will return to its market price which is most of the time higher that its auction price. <p><span id="more-665"></span>Show money is only Php25,000 cash or manager&#8217;s check (MC) per property. Financing is available at only 20% downpayment.</p>
<p>Don&#8217;t forget, all properties are for sale on an &#8220;AS IS, WHERE IS&#8221; basis which generally means the buyer agrees to purchase the property at its present physical condition including but not limited to any problems or legal issues the property maybe involved in. Best practice is for the buyer to thoroughly inspect the property and check for any lis pendens, annotations, etc., on the TCT/CCT. One should also check if there are any arrears on taxes, dues, etc., and confirm if these are for the account of the buyer. It is also highly recommended to check the auction guidelines as well on how the term “as is, where is” is defined by the auction manager. Doing your <a title="Due Diligence Questions" href="http://www.foreclosurephilippines.com/2009/03/31-questions-you-need-to-ask-when.html" target="_self">due diligence</a> is a must!</p>
<p>Foreclosed properties included in the public auction are from Caloocan, Las Pinas, Manila, Paranaque, Quezon City, Pasig, Valenzuela, Batangas, Bulacan, Cavite, Laguna, Nueva Ecija, Pampanga, and Rizal.</p>

		<description><![CDATA[CBRE has released this post auction listing of foreclosed properties that were not sold during CBRE&#8217;s public auction of foreclosed properties last May 28, 2009.  I noticed that only a relatively few number of  properties were sold during the public auction which leaves a lot of properties available for negotiated sale. 			<content:encoded><![CDATA[<p></p><p>CBRE has released this post auction listing of foreclosed properties that were not sold during <a title="CBRE Foreclosed Properties Public Auction - May 28, 2009" href="http://www.foreclosurephilippines.com/2009/05/considering-investing-in-philippine.html" target="_blank">CBRE&#8217;s public auction of foreclosed properties</a> last May 28, 2009.  I noticed that only a relatively few number of  properties were sold during the public auction which leaves a lot of properties available for negotiated sale. <span id="more-266"></span></p>
<p>Interested parties just have to submit their bids on the foreclosed properties they are interested in, just call up CBRE to get a copy of the official bid form.  Same auction bid terms should apply which means you should still be able to purchase any of the <a href="http://www.foreclosurephilippines.com/foreclosedproperties" style="" target="_blank"  onmouseover="self.status='http://www.foreclosurephilippines.com/foreclosedproperties';return true;" onmouseout="self.status=''">foreclosed properties</a> on the list through bank financing and with only 10% down payment.</p>

			<content:encoded><![CDATA[<p></p><p>It was my birthday last December 9, 2008 and I decided to spend a relaxing afternoon at the <a href="http://www.foreclosurephilippines.com/2008/12/updated-listing-for-cbres-public.html" target="_self">CBRE public auction of foreclosed properties </a>which happened to be on the same day. Aside from the delicious pasta they served as merienda  which I jokingly referred to as my birthday treat, I was also pleasantly surprised when the courteous and friendly staff of CBRE, the auction organizer, recognized me as a successful bidder in a previous auction they had, even though that was more than a year ago.</p>
<p><span id="more-130"></span>When I mentioned that I had no intention in bidding for any of the properties up for auction since I have neither inspected nor checked any of the properties for encumbrances etc, they still accommodated me well and insisted I stay during the auction. Perhaps I was getting a VIP treatment since they knew I was a serious buyer. They were very receptive and accommodating to my questions, particularly when I asked them if they had any properties that would meet any of my existing requirements. They gladly referred me to agents of participating banks. Now I&#8217;m just waiting for them to give me listings which would hopefully turn up good leads.</p>
<p>Based on the opening remarks, about 10 banks had participated in the auction, which would explain the large number of properties available. During the auction proper however, I noticed that there were only a few bidders present. In fact, the auctioneer had decided to ask in advance if there were any bidders for properties which he had grouped by tens. It turns out a lot of properties had no bidders at all and they were skipped to save time. I&#8217;m not really sure if holding the auction on a Tuesday had anything to do with the poor attendance. Anyway, I noted all of the properties that had no bidders so I can review and submit negotiated bids in case I happen to find any good deals. There were still however a few properties that got sold, most of which got sold at the minimum bid price. This was very different with the recent <a href="http://www.foreclosurephilippines.com/2008/11/ucpb-public-auction-on-november-29-2008.html" target="_self">UCPB auction</a> which had the venue jam-packed and lots of interested bidders for most of the properties, jacking up prices significantly (more on this in another post).</p>
<p>The auction ended before it was 4pm, which I believe makes this as one of the shortest auctions I have ever attended, lasting only about an hour, even though a lot of properties were listed for auction. This is a perfect opportunity to find good deals in the unsold properties and submit negotiated bids with big discounts.
