Bahay Financial Services (BFS) foreclosed property listings updated as of September 2009

Thanks to a recent comment by Diane on my previous post containing foreclosed property listings from Bahay Financial Services (BFS), I called up BFS and requested for an updated copy of their list of foreclosed properties. I got an updated list through e-mail immediately after my call, nice! The foreclosed property listing I received is updated as of September 2009. I also found out that BFS usually updates their listings only once every 2 months so there really is a possibility for sold properties to remain on the list. Due to the large number of foreclosed properties in their inventory, it really would be difficult for them to have their lists updated in real time.

Anyway, the list of foreclosed homes from BFS currently includes properties from the following areas and subdivisions:

    I am Catherine Pascua would like to ask regarding the house I saw located in Capitol Homes Camarin Caloocan City its been a years and the house are abandoned the said address is Blk 23 lot 33 I want to know where and how I can avail it and if ever I can pay that in long term because I am not rich Im just simple person who earn basic is it possible thru pag-ibig?

    I bought a spotcash lot in Palmera Phase I, San Jose del Monte, Bulacan about 18 months ago (1 year and 6 months). According to your call center, the transfer of title is still under “consolidation”. I understand that your buyers need to pay BFS the amount of P10,000.00/year while the title is being processed. Is there a way to stop this? I am afraid that my title will take too long and I don’t want “na mabaon sa utang if my P10k/year ako na babayaran sa BFS”.

    Hope you can enlighten me with this.

  12. Hnd q po alam kung saklaw nyo pa po ito, my binebenta po kc n bhay samin, 700k. Pang second occupant na cla. And itinawag namin magasawa sa pagibig sabi close na yung property, kaso d pa nla binebenta kasi my time pa mag redeem yung owner. Prang ang mahal ng pagkakabenta, eh nung nakita nmin yung bahay walang halos nabago sa itsura nun nung bagong tayo ng developer. Eh hnd nmn ma view yung computation kasi hnd nmn po kmi yung mayari, and yung magasawang may ari, nag hiwalay na sila. So ang hirap mkipag comunicate agad.

    Pag-Ibig has its own requirements and conditions, which needs to be verified with them. BFS will do its best to meet the reasonable requirements of the funding institution provided it is within our scope of work and responsibility.

    Dear Mr. Ariseo,

    As stated in our website and as discussed with all our Buyers during the negotiations process, BFS sells pre-owned properties, which are “conditional” in nature i.e. may still be subject to foreclosure proceedings and processing time of government agencies, thereby delaying the delivery of titles.

    Nevertheless, your purchase with BFS is entirely legal and is in accordance with the law. That said, as long as you have fully paid for the property and have signed the necessary legal documents, you may inhabit the properties with no prejudice or other cause for concern.

      Ano po ang pwede nyong mabigay sa akin para makapag apply ako ng meralco eh wala pa sa akin ang title or deed of sale man lang? How can we inhabit it without power or water?

    Bumili ako ng lot sa inyo spotcash nitong March 2012, pero hanggang ngayon wala pa akong title. Pag tumawag din ako sa customer service hindi rin nila alam kung kailan ako mag kakaroon ng title. Nakakalungkot, dahil pinag hirapan mo yung pera tapos parang bigla ka naiwan sa ere. Ang masaklap, may babayaran daw ako na P10,000.00 every year sa pag lakad ng papeles ko hanggang hindi ma transfer ang title sa akin.

    • dumulog ka sa may inuukulan, at kung wala naman, marami din sangay ng programa ng telebisyun tumutolong gaya ng ibestigador sa gma, xxx sa tv5, failon ngaun sa abs cbn….. sa kanila meron na batas at walang makakaligtas. hindi lang ikaw ang may ganyang nararanasan maging ang mga inosenteng mamayan ang masaklap pa mga pinupunterya ang mga kapwa ofw…

    • Ganito din ang nangyayari sa akin ang galing nila sa bentahan pero pa nag fa follow up na ako e di na mahagilap at ayaw na nilang sagutin ang tawag at email ko para na akong nakakadiring may ketong. Mga bwisit pero barya lang ang binili ko sa inyo. Kung di nyo pala kaya ayusin ang mga papeles bakit pa kayo nagbebenta? Pwede ba magsara na kayo.

    Gusto ko lang po malaman yung status ng tinitirhan nmin blk32 lot75 phase 10,zinc st. golden city dasmarinas cavite.kasi may nagpapa upa sa amin dun si ma. theresa m. dayo. napagalaman nmin na sa bfs n daw yung property. pero gusto ko po malaman tlaga kc pinapaalis nya kami sa bahay n yun dhil daw nabenta nya yung rights sa halagang 55,000. pero hinahanapan nmin ng dokumento pero wala naman mapakita. kundi deed of sale of rights. un lang po other documents wala po. kung pwede po makahingi ng update tungkol sa unit po na tinitirhan nmin.kasi pinipilit nya n kanya ang bahay.

    thank you very much for this very informative blog. i always read this to find updated information regarding BFS.

    I am just hopeful na sana is bilisan ng BFS ang proseso nila. I paid in cash a property here in Santa Rosa,Laguna in November 2011 , that was last year, but up to now, i cannot even occupy the property because walang maibigay man lang sa akin na parang “move-in documents” na mapakita sa caretaker. “ipapaAuction” paraw but BFS cannot give definite date of the Auction. I am now beginning to regret my decision in buying from BFS, because i really need some house to use.

    The property is vacant & long abandoned by its original owner according to the neighbor & BFS caretaker. its just a good thing that BFS has appointed some paid caretakers to look for its foreclosed properties.

    for those who are planning to buy from BFS, my friendly advise is that maybe you should Not buy now. maybe in the future siguro pag napabilis na proceso nila. if you will buy now, you will end Nagsisisi.

    mabait naman yung mga taga BFS but their process really is very slow, if you are Hot headed & Nagmamadali makamove-in, BFS is not recommended for you

  36. hi im christine, i’m also one of the interesting buyer aiming to have house and lot.
    for now,were living in foreclose house,the reason behind why we occupied this property,becoz someone acting as care taker,but since the original borrower did not appeared,i decided to take a chance to browse ur website,until such time i received a notice stating the proprty subject for auction/sale effective october 2008.

    since i’m interesting buyer,i was coordinating w BFS at BPI buendia office through proprty sales. as per advice, the property still on redemption period,though its open for new buyer still the original borrower has the authority to redeem in a matter of 2 yrs from now,so for me there s no security on my part.therefore proper turn over should be applied.

    i would like to elevate some concern;
    if during the proper turn of the property to bfs,is there any right or authority for the relatives of the original borrower to conduct mischievos act for us to leave the proprty?

    and also i would like to clarify once and for all;
    what if after the redemption period to the original borrower and still the the property remain unredeemed,is it possible to reconstruct the property and via pag-ibig housing loan?
    im still hoping for a chance coz im really interested to buy the said proprty..

  45. Hi! Pls. Advice me on what to do regarding my present situation. Tenant kami for more or less 5 years na. Nagbabayad kami through ATM sa owner ng house kasi nasa malayo na sila nakatira. Ang tanong ko is dapat pa ba namin sila inform na may dumating na notice from BFS? Kasi we were thinking na if they are still interested sa property then magtatanong sila sa amin and they would settle their unpaid accounts sa BFS.
    A couple of months ago, 2 agents from BFS came here to make a survey. The first one who came here took pictures of the house. The other one advised us to go to BFS office and ask advice from the BFS staff pero until now hindi pa kami pumunta. This property is subject to foreclosure na daw after 2 years. If we want to apply for this property, do we need to go to BFS now or wait until the property is foreclosed na? Thanks.

    • you have to inform the owner of the notice from BFS you received, if that notice stating that the property has dues to be paid by the owner within a period given by the BFS, and if in case the owner/buyer did not comply in terms thereto, the property may subject to foreclosure. So, it is advisable to coordinate with the owner. It takes several months & couple of years in case of foreclosure until the property registered & transferred to a new owner and issued a new title registered in the name of new owner.

    • Hi.   Same thing happened to me.  nung na-inform namin yung owner re letter from BFS… di na sila naningil…  Nung una sabi sabi.. pag tenant ka na.. priority ka sa property na yun.  Pumunta ako sa BFS to inquire.  Meron dun form na intent to buy.  Pero kahit meron ka na form.. don’t be too sure… bibigay pa rin nila sa kung sino ang readily makakapag bigay ng cash payment!… yun nga lang.. yung buyer ang magpapa alis sa tenant… di ang BFS…. sa awa ng Diyos… nabili na namin yung property. 🙂

    • Hi Tyrone, yup, they still have an office in Buendia but their property operations and sales groups have moved to other offices as indicated above. I’m planning to visit their Alabang office to interview their sales manager so I can get answers for frequently asked questions from readers.

    • Hi Loi, thanks for the question. I have checked with BFS and this is their answer:

      For the following:
      AUCTIONED BUT NO COS YET
      COS ANNOTATED, COS RELEASED,
      COS WITH RD,
      PROCEED TO FORECLOSURE,
      ROPA-FORECLOSURE

      “means that property will still be subject to redemption by the Original Borrower” – According to BFS

      I suppose these are all at various stages of the foreclosure process. The properties may have just been foreclosed and the original owner can still redeem the property during the one-year redemption period. My advice would be to skip these properties.

      For “DACION CLOSED” –means title is readily available for transfer to new buyer – According to BFS

      My advice for properties with this status is to confirm that the title has been consolidated and is really ready for transfer to the new buyer. FYI, Dacion is a term where payment in kind was done.
