See you at the Dream Buys Auction of foreclosed properties slated on February 4, 2012

RCBC Savings Bank foreclosed properties shall be up for sale through public auction in their latest Dream Buys Auction to be held on February 4, 2012, Saturday, 9:00am, at the 6th floor, Development Academy of the Philippines, San Miguel Avenue, Pasig City, Philippines.

The foreclosed properties included in the auction are from Metro Manila, North and South Luzon, although I did see a few from Davao. Because of the large number of properties included in the auction, this listing is actually composed of three files which you can download below.

    Thank you for your reply and updates. Why is the Sct. Chuatoco on Aunction if it has special concerns and the owner still dwells in that house? Funny as it may seems, because before applying for housing loan, all papers must be clear for the bank to release the money, then why in this Sct Chuatoco Property, the bank can get the property back if the borrower, which is the owner of the house, can’t pay the loan anymore?

    Pls let me know all the details, if we can get the Scout Chuatoco Property, with you as the official Agent. Or you have other property/foreclosed or not in Scout Area or Cubao, even with old house but livable. Much better if it is Residential-Commercial property, where I can have a food business to help my husband.

    • Hi Ms. Elaine, I managed to get details from the bank and found out that this property’s title is consolidated, meaning the title is under the name of the bank, and they are the duly registered owners (the bank). Furthermore, the bank just rescinded the contract with the former owner for non-payment, although the former owner has filed a case contesting this. I also learned that the case has not yet been resolved and this is different from an ejectment case, which would explain why the property is still occupied.

      Anyway, we will keep you posted if we find other suitable properties for you, thanks!

  4. hi jay,dati akong ofw,gs2 q bumili house and lot,ok sana yung no.87-89 kya lang sbi nyo occupied,pano process non? aalis ba cla pag binili yung bahay? do u have any contact no.ng caretaker ng bahay pra direkta ako makapagtanong ng location kung sakaling gus2 ko makita yung property? thank you and pls help me,I really want to buy a house na ok ang location at mejo mura lang..salamat!

  7. hi sir jay, im interested to nueva ecija property but i checked the property, the owner is still living there. so how will we proceed with it? but how come it is already for auction.

    • Hi Che, buyers have the option to buy such properties on an “as is where is” basis. It’s possible that the redemption period has already lapsed and the bank can already sell these properties, even if they are still occupied.

        • Hi Che, nabanggit ko ito noon sa bank at natanong ko kung paano ang ganitong sitwasyon, at sa pagkakaintindi ko ay may iba daw na contract na specific para sa mga occupied na properties. Hindi pa ako nakakita nung mismong contract kaya hindi ko rin masabi kung paano ang buong proceso. Andun yata ang specific actions or options na available sa buyer just in case bibilhin pa rin niya ang occupied na property. Hingi pa ako ng additional details…

    Ask ko lang po kung mag kano downpayment sa isang property, and kung pwede rin siyang bayaran ng installement kagaya ng sa unionbank.

      Here is a copy of the auction terms for installment payments:

      “For Vacant Lots:
      10% Downpayment payable as follows:

      a). P25,000.00 Showmoney payable during auction day (in the form of cash or MC payable to RCBC Savings Bank)

      b). Balance for the 10% downpayment payable within seven (7) days from auction date;

      90% balance payable as follows:

      a). 10.0% fixed per annum for more than 1 to 5 years;

      b). 12.0% fixed per annum for more than 6 to 10 years

      For with Improvements:
      20% Downpayment payable as follows:

      a). P25,OOO.00 Showmoney payable during auction day (in the form of cash or
      MC payable to RCBC Savings Bank)

      b). Balance for the 20% downpayment payable within seven (7) days from
      auction date;

      80% balance payable as follows:

      a). 10.0% fixed per annum for more than 1 to 5 years;

      b). 12.0% fixed per annum for more than 6 to 10 years

      Please take note however that to occupy the property, a 25% downpayment is
      required.”
