in Banco San Juan, Bank Foreclosed Properties

Banco San Juan Makati Branch

Please find below  a listing of Banco San Juan foreclosed properties for sale, updated as of January 2012. This was forwarded to me by Ramil Alquileta (PRC Real Estate Broker License # 06153).

According to Ramil, all of the foreclosed properties on this list from Banco San Juan are consolidated and have no pending cases. However, I still advice interested buyers to conduct the necessary due diligence! More details after the jump.

The foreclosed properties on this list are mostly from Luzon, with a few from Metro Manila.

Payment terms

Ramil also mentioned that the minimum downpayment is 30% with the balance payable from 5 to 10 years at an interest rate of 18% per annum. It is possible to use other banks to facilitate the loan, provided that the minimum downpayment will be paid and the corresponding interest will also be paid (I believe this would be part of the monthly amortizations) until such time that the loan proceeds are released.

Wow, 18% interest? Seriously? They look more like a developer than a bank.

Hi Agnes. I just tried to download and open the pdf file using my android phone and noticed a similar problem. This is unexpected because I have started to make pdf files backward compatible to Adobe Acrobat reader 6.0 and it seems this is causing the problem. I’ll create another pdf file and upload after making sure it is compatible with mobile phone pdf readers. Thanks for the heads-up!

Hi Ronald. I guess rural banks typically offer steeper interest rates. It is highly suggested that buyers get a loan takeout from other banks with better interest rates, and lower equity. Thanks for dropping by!

Hi Agnes, I reuploaded a new pdf file compatible up to Acrobat Reader 9.0. I tried to open it with my android fone and it works, although it takes some time to load. I can see all 13 pages inafter about 3 minutes of loading.
