Reminder: May 15, 2010 is the next Think Rich Pinoy Wealth Seminar!

I got an e-mail reminder from Larry Gamboa’s mailing list about the Think Rich Pinoy Seminar which happens on May 15, 2010. A few days ago, I sent you a video called the “Anatomy of a Deal” where Eden walks you through her latest Rent-To-Own property. See video below:

Now the audio was a bit hard to hear so let me point two highlights of the video.

First, when deciding to buy a property, look at the neighborhood.

Who lives in there?

Are there kids playing?

Are there cars parked?

Is it a gated subdivision?

Now, why are these questions important?

Well, they’re your target market. The people who rent there are the ones most likely to BUY from you.

Now in case they don’t buy, the next ones who would be most likely to buy are people LIKE them.

This exercise is simply called Market Research.

You have to know your market before you go in a deal.

Second highlight of the video is the property itself.

What is the condition of the property?

Are there leaks in the ceiling?

Are there termites?

What is the flooring?

Are there horizontal cracks in the foundation?

Are the tiles due for replacement?

These questions then help you gauge the cost of repairs. The cost of repairs will directly affect your bottom line.

In general, people look for answers but the secret in Think Rich Pinoy is to ask the right questions. The right questions lead to the right answers.

The right questions lead to the your first (or next) Real Estate deal.
