Aside from public auctions, one can also get the properties through negotiated sale, magbibigay ka ng offer to purchase sa bank which is up for approval by the bank’s management. If hindi inapprove then you can negotiate upwards para mag meet halfway. Hmmm, usually kasi most of my posts are from the perspective of someone who has already read Think Rich Pinoy by Larry Gamboa. As I have said in another comment, I will come up with a series covering the basics. Thanks for visiting!
my experience of making a bid in the bank: today open pa. then we make a bid. then tomorrow closed na. ang balita ko, mga bank officers din daw ang kumukuha ng mga yan, they just use dummies. ganyan din ang gawa sa hlurb. correct me if i’m wrong. kaya nakakawalang gana mag-bid. aksaya ng oras at isip.
follow up question, would you know if there is any site wherein i could look up for the financial terms translated in layman’s terms? sorry for my ignorance, i downloaded the excel file but the ones written in the PAD STATUS column (like COS WITH RD, COS ANNOTATED, ETC…), i don’t really understand what they mean. thank you so much!
PAD status hindi ko alam… sorry. COS with RD means certificate of sale with registry of deeds meaning kulang na lang yung annotation sa RD. COS annotated means nakarecord na sa titulo yung certificate of sale or COS

i’ve been paying for 14months since june 2008 til aug.2009,when i got a feedback from ur property dept. that d property i was interested wasnt yet a closed account.i’ve talked to d owner, a family friend & she told me that she’ll make a letter just to show a proof that she agreed to give up d property in favor of me.what is the best thing i can do to continue my monthly amortization which i started since last year?ur reply wl be greatly appreciated,thank u very much!

need help pls..3 persons (who are agents) came to my house and said their client (a friend of the original borrower) is going to redeem the property i recently acquired from bfs. the renovation is nearly finished and i have already spent so much to just give up the property. i was made to believe that since the prop was abandoned for more than a year already and bulok bulok na ung bahay, that it will never be redeemed by its original borrower (well based on bfs experience/record?). now im just wondering why a broker had to approach me informing me about them redeeming the prop? i called up bfs and they said they will check the cos registration (was originally issued march 10, 2010).now i dont know what to do. pls advise.

my friend has some bad experiences with BFS too…kumuha xa ng foreclosed unit then nagbigay xa ng 50k dwnpayment then another 20k downpayment pa rin. tapos pwede na daw siya lumipat sa haus. so before xa lumipat pinaaus nia muna paunti-unti. nung biglang may dumating na tao from BFS pinagalitan xa..di p dw sia pwede mgpaaus nung bhay tsaka di xa pwede lumipat. dahil misinformation sinabihan xa na cge pwede xa lumipat pero bilang caretaker…Tama po ba yun?

Another thing…right now, after purchasing 2 properties from BFS, after 1 yr hindi ko p rin nakukuha ang title ko..kesyo hindi pa daw naaayos ng LIason officer nila..kesyo ung payment ko daw hindi pa nasusubmit ganun cash namin binayaran un….tapos may natanggap akong letter from BFS para to inform me kung ano na ang situation ng properties ko..so far oki nman sya…nasa transfer na ng title sa name ko..but when i talked to someone from BFS..kesyo hindi daw tama ang letter na natanggap ko dahil may error daw ang computer nila..hellow???? kaya sa inyo dyan..make sure kung magbabayad kayo ng processing fee with regards sa transfer make sure naka itemized lahat ng babayaran nyo…un lng po..
yung sa friend ko nga tatlo na ang nabili nila sa BFS khit isang title wla din puro din yun cash halos 1.5M na ang kinita ng BFS , tpos yung dalawang property may kaso pa sa RTC Antipol sabay din kming nag fofollow up sa RTC branch 71 kse may kaso din yung property na nakuha nmin, one year ng natulog ang pera nmin sa kanila khit lupa sa paso wla pa kming nahahawakan.

pag nag down payment na ba, pwede na ba lumipat kagad? o may prosedure pa na susundin? kc ayon sa forum dito may na karanas na hindi magandang transaction sa BFS, may nag bayad na ng cash himdi pa din na kukuha yung titilo nila?
Tama ka na experience na din nmin yan hanggang ngayon wla pa kming Title at wla pa din sa amin ang property. Last year pa kmi kumuha ng property june 2010 sa BFS cash pa, mura nga property nila magmumura ka din sa kupad ng transfer nila, pano nlang kung gusto mo loan sa pag ibig mabubulok na ang bahay wla pa din ang Title.

Tip lng sa mga gustong bumili ng property sa BFS be sure na wla ng nakatirang occupant first owner man or assumer. May binili kming property sa BFS last year exact date June 16, 2010 95% percent cash half a million ang binayad nmin, hanggang ngayon di pa nmin natitirahan ang property dahil sa ayaw umalis ng second owner at lumlaban pa sa court, RTC Antipolo last hearing nmin Feb. 16, 2011, we have to wait for the resolution of the Judge, pati yung TCT ang tagal asikasuhin ng BFS yun na nga lng sana ang pinanghahawakan nmin para may laban din kmi, makupad mag transfer ng TCT ang BFS palagi ko nlang silang tinatawagan. Para lang kaming nag deposit ng pera na wlang interes, sana kumita pa sa ibang paraan ang pera nmin napalago pa sana. Mura nga property nila mapapamura ka din sa kupad ng sistema nila. Sa aking kaalamam hindi aabutin ng taon ang paglipat ng title, apat na title na ang naayos ko at nailipat sa kanikanilang may ari.

onin Good Luck with your transaction with BFS. As of now our case filed by the assumer or the second owner still on pending no resolution done from RTC antipolo we still need to wait for the last hearing this coming oct. and hopefully the judge decision be in favor to BFS , with regards to our Title im still following up religously with BFS WALA PA DIN!!! So if you have plan to loan or to use you Title another Good Luck. Anyway if you are already occupying the property you bought from BFS good for you cause on our case we took the chance to buy the property that still occupied. Kala kasi namin ganon lang kadali magpaalis may mga tao pala na matitigas ang mukha na kahit walang hawak na title kapit tuko sa property. Sana bumili nalng kami ng house sa mga developer na ready to occupy, lesson to learn. Kaya need to wait for another year 2012, two years na kming naghihintay sa property na di nmin matirahan.

BFS please lang sana nman ayusin nyo yung pag process ng transfer of title sa mabilis na paraan lalo na if cash payment. Like on our case 90% cash binayad nmin and one year na kaming naghihintay ng Title.

sa dami ng comment sa BFS naguguluhan tuloy ako? pano ba talaga ang proseso ng pagkuha ng foreclosed property sa BFS? kailangan ba may down payment? halimbawa .5M yun bahay magkano kailangan nyo down payment? at tulad ng comment ng iba pano kung may nakatira dun sa bahay at ayaw umalis?

FYI reynacman if ung property na nabili mo may nakatira and ayaw umalis thats a big problem, BFS will not help you, like on our case two years na kaming naghihintay sa property na nabili namin, nasa RTC antipolo pa yung case namin cause naghabol yung second owner or assumer and till now wla pa sa amin ang property or di pa nmin ma occupy. kung manalo man kami sa case kami pa ang mag shoulder ng payment sa sheriff na 15k dahil ang dahilan ng BFS as is basis. So all we need to do is to wait for the resolution judge decision. Gusto na nga sana nmin bawiin yung binayad nmin na cash or ipalit nalang sa ibang property hindi daw pwede. Kaya if I wer you buy a property na walang nakatira para di ka mag ka problema, hindi sa sinisiraan ko ang BFS pero I just want to share with you our situation now. OK

Mr. Castillo, are you working with BFS po ba? last year 2011 i tried to avail their foreclosed property somewhere in paranque. they advised me to check and view first the property they said the property still available. when i got a copy of title from registry of deeds, asked ko po the bfs whats the requirements. they told me that was sold already. This year 2012 i’ saw again the said property still for sale. in this case what is my assurance the property is only one buyers?? please need your opinion before i go back to them.
