Subastahan Ni Papa Public Auction Of Foreclosed Properties On June 27, 2009
The Property Forum Philippines will be having another public auction of bank foreclosed properties on June 27, 2009 at Max’s Jupiter, Bel-air, Makati City, Philippines. The public auction is entitled “Subastahan ni Papa” (Auction by Dad), most probably in reference to Father’s day which is just around the corner. The auction is to be conducted by Noli “El Subastajero” Alleje.
I would like to thank Lei for bringing this public auction to my attention. As she pointed out in her comment on my recent post about CBRE’s post-auction foreclosures list, there appears to be some good buys on this foreclosures list, although the buyer would have to shoulder the CGT. I am personally studying one particular property that I believe has remained unsold for almost a year now but I am not sure if its minimum bid price has really gone down. I will have to check my old newspaper clippings as that listing came out before I created this blog, which means I don’t have a scanned copy of that listing. I distinctly remember that foreclosure listing as I won my bid for a property during that auction.
Do take note that instant cash knockout is also available for this listing where you can just add Php1.00 to the minimum bid price to withdraw your choice property from the auction. This is great but it could also mean that a lot of properties on this list have already been sold way ahead of the auction. If you are interested in any of the properties listed, better call them up fast!
The foreclosed properties included on this listing are from Antipolo, Makati, Mandaluyong, Manila, Paranaque, Quezon City, Valenzuela, Batangas, Bulacan, Isabela, Laguna, Rizal, Nueva Ecija, Pangasinan, and Tarlac.
As usual, foreclosed properties can be purchased for as low as 10% downpayment, with the balance payable through bank financing. All properties are for sale on an “As-Is, Where-Is” basis. For more details, please download the foreclosures list below and don’t forget to read the fine print!

It’s really quite challenging to find good properties on the foreclosure list. Yung isang item dito, the one in Gen. Trias Cavite which is being auctioned for 25 M, I believe is the same property mentioned in Dinna Revilla’s book that was acquired through BPI at 11.5 M. Guess who is the lucky buyer

@Lei, unfortunately I was not able to bid on the RCBC auction yesterday, wasn’t able to complete any due diligence on target properties and I also had to take care of more urgent matters. Same goes for the subastahan ni papa. It’s too bad they were held at the same time. Anyway, there’s always a next time. Were you able to attend?
@nightwatch, nice to see you here again! Really, it’s the same property on the book Riches In Foreclosures by Dinna Revilla? Makes me want to read the book again. Who won? Was it you?
As for finding properties, it really is a numbers game. I can see that the 100-10-3-1 rule is accurate and we really have to look at 100 properties to find 10 that are worth looking at further, and 3 to submit offers on(or bid on at an auction), and end up buying 1.
By the way, thanks again for the heads up with the problem accessing this blog when it was still hosted in blogger.com, I’m so glad I made the move to wordpress!

Sorry to reply just now. Can’t reply when I’m at the office. Your blog blocks responses beyond proxies. Can’t remember the exact error, pero can’t sent the reply. Not really sure if it is because I’m using a proxy at the office.
“El Subastajero” won that BPI bidding (see page 72 of the book).
Well, doubling your money from 1M to 2M is good, but 11m to 25M is another thing (Wow, pwede na agad retire.)
Still have to get my feet wet on this foreclosure business.
